I was the first tenant to…read moremove into this complex, and I truly wish I had known that this is not a traditional rental community. From the beginning, there were issues. We were originally scheduled to move in at the start of December 2023, but were notified last minute that construction delays pushed our move-in back two weeks. We had already given notice to our previous landlord, so we had to scramble to extend our stay. We tried to be understanding since we had a newborn and didn't want added stress. At move-in, the property manager pointed out areas that needed touch-ups that we could expect corrected in our initial weeks but those fixes were never completed. About three months in, we started hearing noises in the walls. By month four, it became frequent enough that we contacted maintenance. We were told this was "normal" for a new build and that pest control was our responsibility. After escalating, their team came out--but instead of resolving the issue, they sealed the entry points and trapped a rodent in the wall. We were then stuck living with the smell of a dead animal for a week, with no response or help from management. Unfortunately, this wasn't a one-time issue. When the weather got colder, the rodents returned. Multiple neighbors reported the same problem, so this is clearly a property-wide issue. Other problems continued: * Routine maintenance issues (lights, vents, etc.) were consistently labeled as "tenant responsibility" * Amenities were delayed far beyond promised timelines * Construction would begin working before the Menifee noise ordinance (we expected noise but not at 6 am) * The front gate frequently malfunctioned in the initial months, sometimes preventing entry/exit * It took months to receive a second garage remote and it was only prioritized after they flagged something for us to complete * Solar panel activation was also delayed * The maintenance line was basically nonexistent because Tricon didn't have it live yet We gave management the benefit of the doubt since they were operating without a proper office and handling a new development--but the pattern of poor service never improved. About five months after moving in, we were contacted about an unpaid move-in fee that had never been included in our original balance. While the amount was small, it was frustrating to be held accountable for their oversight months later but again we ended up giving them grace. Later, our key fobs suddenly stopped working without notice due to a system update that affected a "few" tenants but we were not informed. It took nearly a month to receive replacements, during which we couldn't access amenities we were paying for. You might wonder why we stayed so long. Honestly, we assumed many of these issues were out of the front office's control, and with a young child, we didn't want to deal with moving again. However, in our final year, we discovered a persistent pink substance in our shower that kept returning despite constant cleaning. It was eventually identified as mold. Maintenance initially claimed it was our responsibility, but their own technician admitted it was caused by improper sealing during construction. After escalating to corporate, they finally approved repairs--but only after significant back-and-forth. At move-out, we encountered yet another issue. While 30-day notice is standard, this property requires 60 days. We submitted notice 40 days in advance and requested leniency due to our ongoing issues, but never received a response in the 40 days prior to moving. After moving out, we followed up repeatedly and were ultimately told--again--that everything was our responsibility and we're not extended the same grace we often gave them. Final advice:If you choose to move here, document everything. Follow up constantly. Take photos at move-in. Don't expect flexibility or proactive support. If you're considering signing a lease--my honest recommendation is to look elsewhere. Based on our experience, if they didn't prioritize their first tenants, it's unlikely things have improved.

No follow up , no service ! She told us to scan a QR code for a self guided tour lol to which we found useless! I am looking to sell my property and rent while i try to time the market once again, I was interested in this community due to its amenities, but let me tell you I will never be back or inquire. GOD PROTECTS and works in mysterious ways, we drove around the community just to see a ton of ghetto looking people and old oily spilled cars. RUN !!

I feel that the house we rented is cursed because in two years there have been 3 leaks, the hvac system broke down, and the garage door broke. Blue has been rude and horrendous to speak with. We lived with 90F+ heat inside the home for a month last summer. There are exposed walls in the garage and my son's room. Blue only tried to find a solution 6 months after constant complaining that I wanted it repaired. She hired a sketchy guy to come but when I asked for someone else she said I didn't get to decide who can do it and that she called around a lot of places to get this guy. Really Blue he's the only guy in southern California who can repair a tiny crack in a tub?! She's just awful and we're looking for a new place now because I'm sure they will raise the rent and continue with the poor service and even worse attitude. I…read moregenuinely believe in supporting local companies, and I understand that real estate transactions can be stressful for everyone involved. However, our experience with Menifee Valley Escrow was extremely disappointing and unfortunately could not go unaddressed. In the beginning, Laurie and Janet were pleasant, attentive, and appeared helpful. Communication felt smooth at first. Unfortunately, that changed once we approached the closing stage and began asking for clarity and specifics about the process. Menifee Valley Escrow had all required documents in their possession for approximately two weeks prior to closing, yet our paperwork was not completed in time. What was most concerning was learning -- after repeated follow-ups -- that the deed had been rejected. Laurie was aware of this but did not communicate it to us. Instead, we were told, "There is nothing wrong with the paperwork and I'm 99% sure you guys will have the house today." That statement ultimately proved to be inaccurate. We were also told we would receive an email outlining the plan and what to expect next. That email never came. After countless phone calls from both us and our realtor, we continued to receive vague responses and were told Laurie would return our call to clarify everything. When she did call back -- two hours later -- we were informed that the deed had in fact been rejected and that they had arrived 10 minutes late to the title office, meaning closing would not happen that day. When we expressed our frustration about the conflicting information we had been given throughout the day, Laurie denied misleading us and ultimately ended the call abruptly stating "I'm sorry you're not greatful for everything we've done for you." Fast forward to the next day. Laurie informed our realtor that the deed would be recorded with our names at 8:00 a.m. Based on that clear representation, we scheduled our movers accordingly. Unfortunately, the deed was not recorded at 8:00 a.m., and we were left with movers at the property and no legal authorization to proceed. When we attempted to follow up -- after numerous calls simply seeking clarity and updates -- we were met with noticeable frustration and annoyance rather than professionalism or accountability. It is entirely reasonable for clients to request timely communication when thousands of dollars and a home closing are involved. This experience was deeply disappointing. Clear timelines and accurate communication are critical in escrow, and in this case, both were severely lacking. Buying a home is one of the most significant and emotional financial transactions a person can make. Clear, transparent, and proactive communication is essential -- especially during closing. Unfortunately, that level of professionalism and accountability was not our experience here. I hope this feedback is taken constructively. At the very least, future clients deserve timely updates and honest communication during such an important milestone. Very disappointed.
