    Beautiful Sunset
    Amanda D.

I saw this gem of a property on an Instagram reel and thought this would be the perfect little get away for my husband and I's anniversary. We were actually able to sneak away for a couple of days and I thought the hour and a half drive from DFW made this the exact location I was in search of. I wanted somewhere with atmosphere and style, a pool and close to things to do! Before checking in at 3PM my husband and I did a drive thru at Fossil Rim, an absolute must when you stay here! I could go on forever about giraffes and such but that's an entirely different review. Driving up to the property in late March was a sight to see, the green grass rolling down to the beautiful red Spanish tile... all tucked behind a gate with a code to make all guests feel safe & secure. Our room was modern and spacious, herbal tea for my husband when he wakes up around midnight and coffee for a late afternoon pick me up. The room was very clean and nicely decorated - large enough to spread out, a closet to hang out clothes and dresser to put items away out of sight. A little fridge to keep our bottled water we brought nice and cold throughout the stay. Dual sink vanity in the bathroom & spacious countertops! Unlike some hotels where we feel a bit cramped, there was plenty of room for us to spread out our bathroom belongings and not feel claustrophobic. One thing I was lacking was the little shower caps that come complimentary with hotel stays, as a short hair girlie I do not wash my hair every day and needed to be a little creative to save my curls. Other than that the shampoo, body wash and conditioner were the large normal size and I respect a property that saves on plastic and thinks of longevity - plus it allows us both to take realistic showers and not try to bathe with a pea sized amount sharing a tiny throw away tube. The nights were very quiet, you could hear the occasional conversation as other guests walk past but everyone seemed very respectful and we both had zero problems falling asleep tucked up inside the cozy comfortable sheets. The grounds keeper was very knowledgeable on plants arranged around the property, you could tell she has a passion for native plants and keeping the wildlife and pollinators happy. In the meeting house where breakfast was served I was very thrilled to see a water fountain where I could easily fill my emotional support water bottle - this will be extremely useful and beneficial during those triple digit Texas summers. We walked down to the river one morning, we were lucky to come at a time of year to see it fully flowing and take in the natural surroundings with our morning coffee. My husband and I did run into Andy while we were checking out the pool area and he was kind enough to locate a wine bottle opener for my husband and I. We did have one slight hiccup our first day, the room that ended up checking in next to us was filled full with tiny humans and definitely was not the ideal situation to celebrate a wedding anniversary get away. I texted the number provided and Mitch immediately responded & was extremely diligent in getting us a much quieter room and was extremely understanding. Once we settled into our new spot everything was back to picture perfect. The pool the next day made for a fabulously peaceful setting for sunning & reading, there were clean towels in great condition ready to use at our leisure. A fridge to keep drinks cold, a sink to wash up, and a grill to prep a fun outdoor dinner if you wanted. Breakfasts in the morning were simple, nothing extravagant but overall was a nice start to the day and the coffee was hot. I was so happy that we were able to stay at this property before the secret is out and all of Dallas keeps this place booked up for months! I have been telling all our friends about this new little gem and hopefully we'll be able to visit again very soon!

Was offered four days of camping in return for sitting through a one and half hour sales…read morepresentation. Sat down and went through the different parks and amenities. Then were told it was just $16,900 for a membership to just Tres Rios and that nobody ever took that one because take a guess at how much it is for a membership to include all their resorts. Cmon take a guess, no really take a guess. $20,000, $25,000 maybe $30k. Not even close!!! It's the same price!!!!!How amazing is that? How can this be? Oh the insanity of these folks to sell all of that for the same price as just the one. No wonder anyone ever took the deal with just one resort! Tried a soft close then went and looked at the resort. Then came back and tried another close. When still resisted the awesomeness of this deal, they brought in the The Closer, the manger, the magic man, the man that could make things happen. Have you ever seen the old movie "Used Cars"? Do these morons think nobody has sat and listened to a cheesy used car salesman before. Because he liked us so much. I felt so special and unique. He offered us not only Tres Rios but a resort in Oklahoma and wait there's more. All the other resorts plus access to all Coast to Coast resorts. And all this for guess how much? Cmon you guessed so bad last time give it another try. Ok I won't make ton wait anymore. All that for $8000. I sat there and thought you MFers tried to sell me at $16,000 and then come in at $8k. Wow what a sleezy sales tactic. Then tells me if money is a problem I can finance with only half down. I assure him that money was not the issue. We would never use enough to justify not to mention they tried to bend me over. He kept talking about money and even the girl that had showed us around even stated telling him money wasn't the issue. He was getting pissed and dug deep telling me I owed it to my family to take them on vacations and leave this membership to them when I died. Told him I have 3 grown ass kids that none of them like to camp or stay in RV Parks. They have left home and can pay for their own vacations. He just could not believe that I wasn't falling or his superior sales tactics and pitches. Sad part of it is the girl that gave us the tour and was our sales person was doing well and I might have bought from her. The whole thing was very unpleasant. Oh yeah they tell you upfront there's no high pressure or arm twisting to buy. Now about the park. It's nice. In between three rivers like the name says. Gave us a site that was all dirt. You'd think if your wanting to sell someone you'd give them a nice spot. Office folks were hit or miss. We're really friendly upon arrival but went back another day and seemed stressed because of phone calls and were short that day. The resort has live oaks and pine trees Only one shower building with two showers each for men and women. Pretty clean considering public restrooms/showers. It's not a bad place to spend a few days. Just know your going to sit through an ass beating sales presentation. Good place for kids as have a play ground and they can play in Squaw Creek as well as adults can sit in lawn chairs in the creek. Just remember to put your adult beverages in a cup that is not glass anywhere other than your camp site. Most of the other guests were friendly. Just don't step foot on anyone's else's camp site. Some folks take that stuff serious.

We have been members here for more than a decade and we have enjoyed the park several times a year…read more The park looks the best we've ever seen it. Pool is glistening, lots of fresh paint on the cottages and fences, and the grass is green and well maintained. We were greeted by Angie who offered a huge smile and a hug. She ushered us to a shady campsite and the customer service has been wonderful. The activity schedule is full of fun and the park quests are friendly and quiet. Plenty of room for our 42' fifth-wheel and two trucks. The park is nestled in-between three rivers (thus the name, Tres Rios). We have totally enjoyed our stay and our membership!

I arrived to my room and noticed there was a swarm of gnats in my bathroom sink. I killed them with a napkin and wasn't too worried about it, I was just here for one night so some gnats I figured I could deal with. I was short on time and had to leave for a wedding so I wasn't in the room all evening. When I got back from the wedding, I went to the bathroom and noticed even more gnats plus a HUGE spider in the corner of my bathroom in between the toilet and shower. It was probably close to golf ball size or bigger. I have bad arachnophobia so I'm dramatic and can't get myself to even look at or kill spiders let alone get one out of my room myself. I knew I wouldn't be able to sleep knowing the spider could move to my room so I closed the door and tried calling the front desk but received no answer. I then walked down the hall but noticed no one was at the front desk. I was unable to use my bathroom that night and had to get up super early to leave the hotel because I couldn't sleep. I went to the pool bathroom before I left and there was a small spider in that bathroom as well. No one was at the front desk when I went to leave either. The room wasn't super clean, there was a big stain on the ground near the desk. It was LOUD, I could hear every stomp and step down the hall up above me and outside my door and all of the doors slam super loud as well. My door made an awful high pitched loud squeak sound every time I opened or closed it. Wasn't the worst stay of all time but definitely not somewhere I would choose to stay again.
