Three stars was probably generous. Every day that I miss them I feel angry about Kris and Daniela's workers VERY LIKELY having stolen valuable tools and rope. I HATE THIEVES. They're cowards. Besides failing to point out a conspicuous problem with my foundation that I could have fixed myself (review submitted 2015) , Kris brought in a landscaper and a general laborer to help with transferring our stuff to my trailer. Much of that work was done in my absence. I had a worker of my own but anyone would know in short order that he would not take anything that didn't belong to him---more likely to give than take. Now, nine years later, I still cannot find 100 feet of quality, 3/4 inch, soft laid nylon rope. Just about any boat owner will know that that stuff is "not cheap". Also still missing are a new, quality pry bar, etching tool and small torch. I was barely able to close a small drawer of a small tool chest before the move but when I checked it after the moving dust settled it was nearly empty. I could have misplaced a thing or two--or more but am certain I didn't misplace 100 feet of rope---for nine years. These agents weren't the worst I've had. A Windermere agent lied on their flyer and got me in a lot of trouble. The judge reported that the client is responsible for the agent's actions. In my case the agent had skipped town. When Kris helped us with a purchase things went smoothly (with one exception). Next was the duplex sale for which she had a lot of referrals for remodeling and, unlike the landscaper and laborer, those referrals turned out to be well worthwhile. I was enthusiastic about Kris for a few years and referred others to her. I guess all agents have their flaws but can no longer recommend Kris. read more

Daniela and Kris were great to work with from the first call through closing. We were moving from out of state and needed to first find a house, then win the sale (which is very challenging in Seattle) and close, all from long distance. We also had limited visits and time to tour properties. Daniela and Kris were very efficient and patient with our challenging situation. They made sure we understood the various neighborhoods, market dynamics and what to look for while touring. They also helped determine our needs and wants in order to assure we bought a house we would enjoy for years to come. We toured over 20 homes and looked at even more. When searching for an agent to sell my Ravenna home, Kris and Daniela were the first on my interview list. After meeting with them I knew I needed to look no further. No regrets! They turned out to be a great choice. I was planning a complicated out-of-state move and it was clear that Daniela and Kris were ready to provide the support and services that I needed before, during, and after the sale, and had the skills and experience to do it well. Our working relationship started months before the house was on the market. K&D also kindly saw to the final details that must be dealt with after a home is sold, such as getting the utility meters read and reported at closing. This was a great relief to me since I was out of the area and couldn't do it myself. These two professionals are highly skilled at what they do, are very knowledgeable, well-connected, responsive, personable, and fun to work with. This team of real estate agents gets our highest possible recommendation for anyone wanting to sell a home in the Seattle area. We had the experience of failing to sell the house during the market downturn, listing it several times with various real estate agents. This time we interviewed several agents looking for specifics of how they intended to sell the home. Kris and Daniela came to the property and viewed it through a buyers' eyes, giving us suggestions for quick upgrades that would add value. Two days later they presented a marketing plan more thorough and modern than any we had ever seen. Fiduciary breach---another lesson in trust. When friends asked me for a realtor recommendation, I could not recommend Kris Murphy, and Daniela. I realized that I would not use them again and could not recommend them to friends. My last transaction with Kris and Daniela has been bothering me for nearly two years so I have decided to modify a review I wrote here 5 years ago as "tito R". My first transaction with them was a purchase, 5 years ago, and at that time I was definitely a fan. So, when I put our duplex on the market, two years ago, I called on them again. At that time I was too willing to relinquish skepticism and I put complete trust in Kris. After the open house we had only one "above asking" offer. It was the hottest buyers' market I have seen since just before the recession, maybe hotter. So I expressed some surprise that there was not more interest. Kris and Daniela reported that a conspicuous foundation problem had discouraged open house visitors and some just walked away upon discovering it. I had known for 35+ years that a couple of foundation supports needed replacing---they had been installed poorly 50 years ago during a conversion from single family. I assumed Kris would have told me that this would be a problem before we listed. It is immediately apparent upon entering the basement. As I said, conspicuous. Kris did not mention it---until it was too late and we were considering offers. I should have stopped right then and started over but there was pressure to continue and, foolishly, I did---and have regretted it. I thought I knew Kris well enough to trust that she would put my interest first. I learned that one should be very careful about putting complete trust in any real estate agent. After I relinquished my blind trust in Kris I realized that they might have done a number of things to make a quick and easy sale e.g. encouraging listing before July 4th. It may be that the staging helped--I'm uncertain about that--- it was expensive. I must say they had good contacts for work they recommended and the house looked much better after some remodeling. But they encouraged me to choose from the offers we got the day after the open house weekend. Only one was above asking (5%) and asking was at the low end. I had told them we had 5 months to make the sale and don't understand the rush. Regarding the foundation problem, I'm pretty sure Kris knew me well enough to know that I would fix it, thereby delaying the sale. I have building experience and ability and would have fixed it--- I estimate a week--- so that means probably two or 3. What we lost in time would have been more than offset by a solid foundation. I could be mistaken about some of the "rushed" things I suspect but the foundation issue is certain. To their credit, I think Kris and Daniela are reasonably honest and they are certainly professional. But the failure to warn about the foundation problem was a fiduciary breach and I believe it cost me. After the sale was complete I sent two messages expressing my dissatisfaction with not being warned about the foundation problem. I did not receive a response. read more

Prior to meeting Kris and Daniela I was extremely nervous about selling our home. After our initial meeting with them I knew they were the perfect fit. We met with multiple agents when deciding who to list our home with and Kris and Daniela outshined everyone. Kris and Daniela were so professional and came extremely prepared to the meeting. They walked us through all of the comparables and then gave us a price range in which they thought they could sell our home for. They walked through the pro's and con's of listing a home high versus low. After receiving the initial "price range" from Kris and Daniela I was shocked with joy at what they thought they could sell our home for. I told them that if they were able to sell our home for the expected price, I would buy them whatever they wanted! I just couldn't believe that our home could sell for the range they estimated. They assured me with the right staging and marketing, our home would for sure sell in that price range. When we listed our home I decided to go with a price right in the middle of their range as a "dream" sales price. Low and behold, three days on the market and our home sold for $10,000 above the list price; inspection and appraisal waived. I COULD NOT believe it. I am 100% confident that our home sold for the amount that it did because of their marketing and connections. Our home hit the market Thursday afternoon and Kris and Daniela had a twilight open house scheduled for Friday and an open house scheduled for both Saturday and Sunday. Each night Kris and Daniela sent us an email on the traffic and prospective buyers. We were extremely informed throughout the entire process, which is a HUGE plus for an "A" type personality like mine. I CANNOT say enough good things about Kris and Daniela. Kris and Daniela made my first "sell" experience a dream. I can't not express how easy the "sell" process was with them as our realtors. I I would suggest their services to ANYONE and we will for sure use their services again when we return to the Seattle area. Thanks again Kris and Daniela - you were AMAZING! read more
