R2 Whipped Cream Oreo Croffle
Carol C.

I enjoyed my whipped cream Oreo croffle. The croissant was nicely grilled, soft on the inside with crispy exterior. I do like a croffle served with ice cream, but in this case it was whipped cream topped with a Oreo cookie and bits. Service was friendly and prompt.

Came in for dessert drinks after filling up on malatang. Many options including skewers and savory dishes. Will have to go back to try the food. We tried the kocochi coffee (which tasted like a standard iced Vietnamese coffee), ube milk tea with ube crystal jelly, and lychee yogurt with lychee jelly and lychee bursting boba. Ube milk tea was good, not too sweet, and son liked the yogurt. Eclectic interior, enjoyed looking at their Funko Pop collection.

I drove past Kocochi Cafe on my way for groceries and decided to stop in afterwards to try a drink. Black Milk Tea, 50% Sweet, Half Ice w/ Boba ($6.25) - They don't fill the cup all the way to the top and instead leave about a half inch gap. The drink actually comes premixed in a pitcher and the boba scooped from a pan. At half ice, there's way too much ice, probably comparable to 100% at other shops. The milk tea is not bad actually. It tastes a little like mulling spices, perhaps 1/4 of the way to becoming Chai. I found it very similar in taste to ViVi Bubble Tea. The boba here isn't rotated very well, I assume due to low traffic. The texture makes it feel like the boba has been sitting for a bit. It feels both hard but also too soft at the same time; chewy, but leathery. It's not quite to the point of being like day-old boba, but it's on the way there. Milk Tea Rating: 3.5/5 Boba Rating 2.5/5 The plaza Kocochi inhabits was completely desolate when I visited, most likely since the only business open in the building. I assume things will pick up once the YGF opens next door. I'll have to visit again once that happens, as I assume things will be a bit more fresh once they have more customers. This place had "soft opening" sign when we visited. Very cozy with comfortable chairs. We were at the cafe for such a long time. People came in and out but never too full at least currently. We ordered passionfruit lemon tea and cocochi tea. The drinks can be customized to 25% sugar. We only ordered drinks but the food choices are appealing. Will have to try next time. There's plenty parking spaces in front when other places were closed. There are some restaurants and businesses sharing the parking.

Signage on 99, new strip mall north of 99 Ranch (12/16/24)

Kocochi Cafe caught my attention driving past on 99 twice. Third time's the charm, I had the opportunity to check out this new spot, located just north of 99 Ranch in Edmonds (12/16/24). Totally new spot in a brand new strip mall that emerged after the fire that took out the previous businesses a few years back. Bright, clean cafe. Ample available parking, ample interior seating. There's also a social gaming corner with games and plushies on the adjacent shelf. The front counter sure has a lot of Funko items lined up that adds to the interior decor. Bumping stereo system. Decent menu selection for bevs and eats. Welcoming service from the counter staff. The Homie ordered a Brown Sugar Thai Milk Tea w/boba and the five piece combo with 3 lobster and 2 shrimp skewers. I decided on a Hokkaido Milk Tea and two pork and shrimp siu mai fried skewers. Pretty decent for onsite dining, social meetup, or takeout. Nice north end find!

Very spacious cafe that newly opened in Edmonds! Lots of seating and tables available to chat with your friends or to do work. I got the Kocochi Milk Tea which came with brown sugar agar jelly, boba, and creme brûlée. The lowest sweetness setting appears to be 25%, though I prefer my drinks to contain 0% sugar. My drink had a good balance of tea to ice and the toppings were fun to chew on. Additionally, the popcorn chicken was crispy and well-seasoned. I did find it to be saltier than it was spicy.

Rounding up from 3.5 as I'm hopeful. Replacing Tapioca Express is Kokochi Cafe, a new boba spot serving a variety of drinks and snacks. Will miss TapEx in the Pacific Plaza for nostalgic reasons but the drinks here are definitely better (given the advanced growth with bbt). Currently only sharing the parking lot with KidStrong so there is a ton of parking. Free wifi available with some outlets. They do offer ice and sugar adjustments in 25% increments. Noticed interesting toppings including chili pepper popping boba which sounds fun but unsure what that pairs well with. Soft opening first week of December. Service is pretty slow but I remain hopeful for their success. Buy any 2 drinks and get 1 basic milk tea free (oolong, green, or ...) first two days. No toppings on the free drink. Rest of the week is 10% off. Took just under 30 minutes for our first two drinks. Took 50 minutes for our fourth drink. Popcorn chicken came first (before drinks) and wasn't too hot. Wasn't too busy either, but staff could still be training, so keeping that in mind. Popcorn Chicken - not as good as TapEx. Chicken is cut smaller which means they're more dry. Spice is dusted at the end so certain pieces are more flavorful on top but could the bottom bites are bland. Could be better spread and incorporated earlier into the process. Jasmine Green Milk Tea w/ Boba - boba is slightly undercooked. It's firm but still chewy, could use a few more minutes (or perhaps it's not fresh since it's a soft opening). Green tea was present with a light floral taste. Oolong Milk Tea - tasted like a normal oolong milk tea. Not much to comment on here. Kokochi Milk Tea - their signature drink with a variety of toppings. Couldn't quite tell because of the toppings and their sugar coatings, but tea base felt closer to black tea. It's a good dessert drink with the creme brûlée.

Since this whole plaza burnt down a year or two ago, this used to be tapioca express and they had some yummy street snacks and drinks but saw that Kocochi Cafe was opening after they rebuilt the plaza and was super excited to see what they offered! Looked at their menu and there were a lot of similar things that they had like Tapioca Express! I decided to try their Jasmine Green Tea with boba and my girlfriend tried the Oreo Thai Tea Smoothie with boba. Both drinks were delicious! The Oreo Thai Tea Smoothie reminded us of a place call Zero Degree in Oregon! Perfect sweetness and the consistency was perfect. We also ordered some of their food to try too! What we got were the popcorn chicken & fries combo, four combo skewer(fried hacao, taro fish balls, and the shrimp ball with quail egg) everything was delicious! Everything came out fresh, crispy and hot! I recommend trying the snacks when you come here! You won't regret it! Lastly, the inside of this cafe was super clean and modern! The decoration of funko pops was pretty cool since I'm into collectibles and something unique to see at a cafe! Also workers there were very welcomed and super nice too! Overall, I'm glad that this cafe is in the plaza and very close to us! I will be back to try their other drinks and snacks!

Cute new place that opened up that took over tapioca express in the same plaza. They have a large menu with foods and drinks. Nothing in particular stood out to my eye, but they had things like Oreo, Matcha latte and Tara smoothies and signature drinks. The Boba was good texture.Friendly service and good tea taste.

ohmygod when i tell you this is my new favorite spot for popcorn chicken and yummy drinks!! we tried the matcha oreo smoothie and peach strawberry yogurt drinks... amazing, light on sweetness, refreshing taste, one size and big cups!! the popcorn chicken was perfectly crispy and seasoned. we will be back to try more snacks on their menu!!

Matcha Coffee with Taro foam
Alexia D.

First time trying this place out and I was blown away by the menu from boba drinks, coffee, munchies, skewers to croffles! The cafe was cute modern and a good vibe. The owner is super friendly and helped me choose which drinks to order. My favorite was the matcha coffee with taro foam! You taste the hint of matcha mixed with Vietnamese coffee and sweetness from the condense milk and taro foam. It's delicious you got to try it! And then I ate the croffle (croissant/waffle) that was topped with whipped cream and Oreos! It was light and fluffy with just enough sweetness. You got to order it when you visit! I've tried a lot of boba spots but this one has some delicious boba and amazing fusion food that I'll keep coming back for.

Super cute cafe with tables to sit and board games to play! All of their drinks are delicious and taste incredible! Staff was super nice and accommodating as well. Got our drinks and food within 10 minutes. Definitely recommend!

The coconut cream w/ube foam is freaking delicious and the staff were super sweet. They're playing chill, pop music as well, really nice for the atmosphere.

Pretty cool find if you are ever in the neighborhood!…read more Mountlake Terrace is not a place I frequently visit, but I did because of the convenience with the light rail - it's about a 9-minute walk from the light rail station. The interior has a warm and cozy vibe; I also dig the lighting. There's a good amount and variety of seating. They don't have outlets on the floor at the benches in the center, but there are a few outlets on the walls, so if you need to charge your devices I recommend sitting at the chairs next to the treasure chest (where I'm writing this review lol). Space seems very dog friendly, and there are 2 tables outside where the fur baby pawrents would typically sit with their fur babies. I also saw dog treats at the cashier that dog owners are free to take. I guess if you wanted to eat them you could, but I would judge you. For my drink, I got the Woodsman - opted for iced, large size, and whole milk. The drink was very chai spice-forward, which I loved. The staff member who took my order asked for my name, and later on when I went up to inquire the WiFi password, he addressed me by name - impressive. The owner (?), Heather, also thanked me for coming here after I picked up my drink. Needless to say, super friendly people. I didn't get a pastry or sandwich, but that's the goal for my next visit!

Given this I cannot accurately rate the Woodsman as I got it with almond milk and wasn't a fan. My husband is also in the same boat as me with regards to milk. Please consider adding at least a 2% although skim would be amazing. If you like whole milk/alternatives please give this place a shot!

In long This is part of my new regular tour of Edmonds coffee spots since I'm down here a time or two a week these days. Ladro has lots of fans and it's easy to see why, even if the smaller mom-and-pop places get higher rates around here. Ladro deserves credit for doing everything right. This is an older strip mall, probably built around the time that phrase was coined. Wide variety of businesses, wonky shapes and angles in the parking lot. Inside, there's the big coffee bar on one side, and tables and chairs over there. They have some merch for sale, including plenty of choices among their own house-roasted beans. Lots of blends, and even a few interesting-looking single-origin bags, too. Not any cheaper than the big premium roasters charge. I'd have to try some of the beans before I could say if that seems justified, but I bet it might be. You can order ahead, but not only did I choose to order manually, I went inside and looked the poor kids in the eye. They all seemed to enjoy each others' company, and their nice work environment translates into a nice ambiance for relaxing with a cup. I ordered chai lattes to go, and they were boiling hot and tasted like they were from a tea bag (not the sugar-bomb concentrate that some places use). I also had a brown butter scone that was great even at room temp. They didn't get overly chatty making the drinks, but they were definitely friendly, and everything was ready quickly. Nice kid clocking off for the day even held the door for me as we went out, given that my hands were full. Honestly, if you didn't know this was a chain (albeit a small, local one), you'd think this place existed simply to caffeinate locals in the neighborhood. Everything about it has that nice neighborly, next-door vibe. They don't have anything quirky about them, really, and that huge pastry case is definitely not filled by on-site bakeries at every location. But it all still FEELS like a friendly spot down the street from home. 2 coffees and a scone were about $20 before tip. Could be better, could be worse. I'd definitely come back.

I tried to revisit once during the holiday season, but the pastry case was cleaned out except for three cookies. I had much better luck stopping in and hanging out onsite (1/8/26). Same welcoming counter person/barista. Better available variety, and I opted for the featured special, 12oz mocha and a pain au chocolat for $9, which was a great value! There were just two others onsite. There were a lot of takeout customers, including regulars, that I observed while onsite at a nearby two top. My mocha was decent, the pain au chocolat was fresh, good flavor and texture, despite being pretty hollow. The photo I took created quite the illusion, looked like it had mass quantities of melty chocolate. Despite the bakery/cafe has an unassuming, now faded yellow exterior and well worn interior, French and Vietnamese inspired Grand Pere Bakery has quite the longevity record and staying power since March 2014.
