They have screwed me in terms of rent increases without warning, unforeseen or previously reconciled charges, and simply not acting as a professional business. They have no problem billing you for random things, or not refunding. My pet deposit of $400 was non-refundable when I moved in, and I didn't have a choice. I work throughout the week, and once they called me 3 times in 3 hours, leaving messages for me to call them and see if they can schedule an appointment. Seriously, if I don't pick up the first time, I will CALL YOU BACK. There is NO organization, system of management, or professionalism with Applegate. Not to mention they are consistently late for scheduling showing times, and it is not uncommon to have them tell you "Well, we couldn't get there because the visitor is not here." Well have the decency to call me and tell me that. Please, I write this because I care for tenant's rights. Accounting and reporting very difficult to follow; also had a number of significant "mistakes" that resulted in me being grossly overcharged. They also left me with exceptionally low quality maintenance, very long vacancy periods, poor tenant selection....All around disaster! I would really caution against using them. Keep looking - at this stage I have to think nearly any property manager would be better.

And we had to pay Todd $300 from the rental deposit as he found the house was not clean as it was at the final inspection. I dont know how this business is still in business.

Minnesota Statute 327C.05, "homeowners are not obligated to adhere to any new rule that substantially changes an existing rule." Also, Minnesota rules and regulations governing mobile home parks, a shed that was lawful at the time Summit took control remains protected even if Summit changed the community rules. PLUS! Our own Attorney General has Manufactured Home Park Rules guidelines. "parks cannot prohibit pre-existing sheds, and any rule changes must be reasonable and applied equally to all residents." Even the City of Hugo cleared the shed as grandfathered in. These laws and rules are crystal clear yet Santiago Romero and Summit think they are above the law when they served an 86 year old woman who has lived in the park for 45 years and has been in and out of the hospital with stage 3 heart failure a 10 day notice to tear down the shed or face eviction. Thereby cornering (bullying) her because she didn't want to risk losing the home she has lived in for 45 years and she does not have it in her to fight (Duress). So Summit and Santiago, do not reply that rules need to be followed when you, yourself, do not follow the very rules you claim need to be followed. This company preys on the elderly and low income.
