BEWARE. Applegate employees write positive reviews about themselves online. I know this for a fact. Applegate is frankly just out to take money, and do not care at all about the tenant. They have screwed me in terms of rent increases without warning, unforeseen or previously reconciled charges, and simply not acting as a professional business. They have no problem billing you for random things, or not refunding. My pet deposit of $400 was non-refundable when I moved in, and I didn't have a choice. I work throughout the week, and once they called me 3 times in 3 hours, leaving messages for me to call them and see if they can schedule an appointment. Seriously, if I don't pick up the first time, I will CALL YOU BACK. There is NO organization, system of management, or professionalism with Applegate. Not to mention they are consistently late for scheduling showing times, and it is not uncommon to have them tell you "Well, we couldn't get there because the visitor is not here." Well have the decency to call me and tell me that. Please, I write this because I care for tenant's rights. Save yourself a headache, if not a migraine, and find any other property management to go through. Even if it's an extra 5-10 minute drive, you will not regret it. Johnny read more

I am a property owner in St Paul who lives overseas. Applegate has been managing my property for 2 years and I am in the process of replacing them. Should have done it a year ago. Accounting and reporting very difficult to follow; also had a number of significant "mistakes" that resulted in me being grossly overcharged. They also left me with exceptionally low quality maintenance, very long vacancy periods, poor tenant selection....All around disaster! I would really caution against using them. Keep looking - at this stage I have to think nearly any property manager would be better. read more

SCUM does not even begin to describe this company, RIVER FALLS BEWARE!!!! This company has recently bought up all of the apartments and homes in the city of River Falls Wisconsin, and is begging its systematic preying on college students. From its Horrible customer service, to its ridiculous lease terms, this company is out to nickle and dime you at every single turn. They have stolen hundreds of dollars from me and my roommate in the form of cutting our security deposit in half after signing the lease agreement, to charging us 150$ for carpet cleaning upon move out, even though we had the carpet professionally cleaned. They towed my car out of my own parking spot for not having a parking pass, of which they require you to drive 40 miles round trip to pick up...in the middle of the day...They will try and charge you late fees, even if you pay on time, they will try to cash checks on accounts with a 0$ balance, and then charge you a bounced check fee. !!!!!AVOID THIS LANDLORD COMPANY AT ABSOLUTELY ALL COSTS!!!!! If you do have the unfortunate displeasure of having to rent from these Asshole's, make sure you save every single document, and make copies, because you will have to claw at them tooth and nail to get your money back. read more

This is the most unethical property management company I have ever encountered. BEWARE - they are only after your application fee. They make you jump through hoops including sending deposit check only to tell you they rented out from under you. They withhold information. Their level of customer service is appalling. read more

THIS COMPANY IS HORRIBLE!!!! We lived in one of their townhomes for two years. We set up our rent to be taken out of our checking account automatically to make sure we never forgot. We believe you should leave a place better than what you found it, and that is what we did. So now comes the time to move.... While we still lived there, them trying to organize a showing was a complete disaster. I had to laugh because a few times they would call and ask me if I knew about a showing later that day! Ah no. Oh well. About 10 days before the end of the month/lease, the office called and was wondering if we knew when we would be leaving. I let them know we are pretty flexible since our new place is available and we should be out a few days early. Tuesday comes around and they call and ask if I am able to do a walk through with them and the owner of the property before Labor Day weekend. Wednesday night the new tenants stopped by with their kids to check out their soon to be new place. Thursday morning comes, and when I say we left this place sparkling, that is a understatement :) Applegate and the owner stopped by to do the walk through and they said everything was good to go. At this time I gave the office staff person all the keys, garage openers and a letter that they needed to cancel our ACH along with our new address. (Our exit paperwork stated we need to write this) As we were leaving, he called the office to tell them to have the new tenants pay the remainder of the month and he will drop off the keys so they could move in that day. So after the holiday weekend, I was checking our bank account and guess what...THEY TOOK RENT OUT AND WE WERE NOT LIVING THERE! I called them and and they said they never got my letter. I told them who I gave it to and when. Less than a minute later they said they had it, but didn't receive it in time. Not my fault you misplaced it. I then asked them to put the money back in as fast as they took it out and they said they cannot do that. The only way it could be refunded is they would add it on to the return of our security deposit, not to be mailed for almost three weeks. I am not a person to get easily angered but as a business owner, you do not do business like this. We called the office again after we should have received the check and they said the mailed it to our old address. WHAT!?! We gave you our new address you ding-a-lings! Even if you did, we have mail forwarding. I told her it was on the letter we gave to them and I got the some response, "We did not received it in time." We have called multiple times, and still no check! Now they want us to email them our concerns. I emailed them two days ago and no response. Not surprised. read more

I will never rent from them again. First off they tried to move me into a property that had electrical wiring randomly throughout the apartment with no covering. Second, they are very unforgiving and try to get your money anyway that they can. Horrible customer service with no positives for tenants who are good. Little regard for tenants. If you are looking to rent from them, rethink that!!! I would never suggest people to live in these crappy apartments!!! read more

If you are a home owner and are looking for property management services because you need to rent your home, DO NOT use Applegate Property Management. I used their services for more than four years. Of the four years + they were my property manager (I use the term loosely), my home was rented for approximately 36 months. If you are looking to rent a home in the Stillwater or New Richmond area, do not lease a home through them. Their customer service is terrible. Their response times are atrocious. They never return phone calls. My home was allowed to sit empty for months without anyone from their office even driving by to look at it - let alone show it to prospective tenants. Despite their lackluster performance as a leasing agency, it took more than 60 days to get out from underneath our contract - which had not been reviewed, resigned, or revisited since I initially signed it in March 2007. When I received my final bill from them, I was charged fees for services not performed or provided. Six months later, I continue to receive bills from them with new costs and fees added. There are plenty of other property managers in the area -- use one of them. read more

The dishwasher was clogged with decayed food, the carpet had a terrible smell, there were 100s of dead bugs, drawers fell out from cabinet, garage doors did not work and later had a power outage (no heat) to an electric short. The we found out the house was unlicensed to rent. We had to go to the court to get out of the lease. And we had to pay Todd $300 from the rental deposit as he found the house was not clean as it was at the final inspection. I dont know how this business is still in business.

Your services to the Association Board were very valuable as noted during my two years on the Board. You provided all of the necessary financial data on a timely basis to the Board for their monthly reports as well as for annual audits and tax reports. You responded in a timely fashion to many questions on a wide variety of topics from Board members. Your attendance at the annual Board meeting was very helpful as well. A good example of your flexibility to respond to unexpected problems has been how you handled the snow and ice emergencies over the past few years, working closely with our subcontractors to meet the needs of members who had to get to work in the morning and providing special snow and ice removal to our handicapped members. I was also very pleased at your handling of legal issues the Board had and your interface with our attorney. Last but not least, you kept the Board "on the straight and narrow" when you felt we were heading in the wrong direction, providing advice based on your extensive experience with other Associations. The other aspect of your management was your interface directly with Association members. This involved responding to email and phone calls which covered a wide variety of issues. Your response was prompt and in the majority of cases, very helpful. You were able to keep members up to date on subcontractor services, when to expect the work to be done and what would be involved. In summary, In my view Applegate has satisfied all the management needs of our Association in a very professional and knowledgeable manner. read more

Why I would recommend Applegate Property Management Co. to my friends. I have lived at XXXX Homes for 17 years. When my husband and I moved in there was another management company working for us. In October of 2008, we released our former Company and Applegate Property Management became our new property manager. I have appreciated the service of Applegate as a homeowner and as a member of the Board of Directors for the last five years. As a homeowner I was impressed with the way the service companies worked under Applegate's direction. For me, on the sidelines all was well. It was when I became a member of the board I realized the close working relationship Applegate had with the Board. Our requests, by email or by phone were answered promptly and courteously. I felt respected in my position as secretary and enjoyed the friendly work atmosphere I have with the staff. I have told the girls, esp. Sadie, I would not want her job! I dump the hard stuff on her and she always comes through for me. My term is now up but because I truly enjoy working with Applegate and our board I am considering running for another term. Either way I know that Applegate Property Management will be there helping with our present and future needs. read more

To Whom it May Concern: I have had the pleasure of working with Applegate Property Management for the past ten years. Applegate runs the day-to-day operations of my fifty-seven apartment units. These units are located in two cities which are thirty miles apart. Applegate Property Management does an excellent job of keeping my apartments over 95% occupied by helping to find and approve new tenants and keeping the apartments well-maintained. When a difficult tenant situation has arisen, Applegate has either helped resolve the situation or removed the tenant. Applegate has been a wonderful partner by informing me of all maintenance concerns, then I make the decisions to take care of things myself or have Applegate's qualified staff handle them. When I had a personal crisis, Applegate stepped in and successfully handled everything for me. For the last two and one-half years I have been fortunate to have been working with Applegate in maintaining and then selling my properties. Staff is always receptive and competent in resolving any maintenance issues that arise in the turnover of the apartments. I have always been treated with utmost respect and concern for my needs. In dealing with an issue with MNDOT over a settlement regarding road work, TJ and staff were very knowledgeable and worked very hard in helping to bring a good settlement to the table for me. When it was time to sell my properties, I found TJ very knowledgeable in the value of the properties and successful in bringing buyers to the table. I just wanted to say how pleased we are with Applegate Properties and the house we are renting-- we have been renting from Applegate since 2014-we were allowed to make some minor adjustments to the home to help me in the bathroom with my disability-and a couple other adjustments before we moved in- On their Applegate Website- I turned in a service needed form-- after the area was hit by a storm and I was contacted right away- the service for the repairs were always done in a timely manner by Knowledgeable Service team. We get email reminders on the rent due on our account- and we can pay on line which makes payment a lot easier and convenient for us. read more

Managing properties can be a daunting task for any individual. After attempting to use 2 management companies I landed on Applegate Property management team. WOW! This 3 letter word hardly does justice for the amazing service I have received. They have truly removed any of my previously wasted time, and taken on all facets of managing my rental properties. In addition to this service, they also have found QUALITY tenants with extensive background checks (time consuming!) Lastly, their sale team has been wonderful in aiding in buying and selling of properties. They are very thorough and always available! read more

Not only have you been resourceful in finding various investment properties for me to purchase, you have done an excellent job in managing my many Condos as well. Applegate Management has kept my vacancy rate to less than 1/2% and requires me to do nothing more than review monthly and annual statements. I have been with Applegate four years and have just brought 2 more properties for them to manage. I have never seen such a truly professional team and I am so happy to have my properties being managed by them. I love how easy it is to pay my rent online with the Applegate Properties. I have a very busy and sometimes odd schedule that doesn't fit to turn in a rental payment on someone else's timeline. So, having online rental payment options is a huge help for me. I can know that my rent is paid on time and do not have to worry about making extra time in my hectic day to get it to the office. read more

Applegate Property Management managed my 32 apartment units for approximately 2-1/2 years , I was very pleased with how my buildings were maintained and how the vacancies were efficiently filled. Their maintenance department did an excellent job for me and if ever own any more rental properties I would hesitate to contract with them again. read more
