How does one top Adam m.'s review of Kingsgate mall, they don't. It's the perfect description of this exceptional mall. I've been a frequent shopper at Kingsgate over the years and they really do have everything you need. It's like a sitcom mall, everything is nostalgic, down the people walking the mall. I love it. Never change Kingsgate never change. read more

This is an older mall that could have been used as the perfect filming location for an early 80's tv show. There are clothings stores, a florist, a few stands that sell cellular accessories and a few other things. The mall is attached to a well stocked grocery store with a large parking lot (for an urban mall). The overall feeling is that a value is easily found. A discounted pair of Bermuda shorts, a discounted bamboo stalk, even a jeweler with reasonable prices, these items are stocked and supplied by helpful customer service and business owners alike. Stop by and don't let malls like this disappear. read more

Welcome to the weird and wonderful Kingsgate Mall....the mall that time forgot. And that's not a bad thing. The mall is like a step back in time to the small town malls I grew up around. Small and yet everything you need is here. I live in the neighbourhood and a trip to the mall for me consists of a visit to Shopper's Drug Mart, a stop at Mark's (formerly called Mark's Work Wearhouse), a stop at the liquor store, lunch of tasty butter chicken from Chai 69 and then over to the Keno tables to scratch a few scratch tickets and watch the old fellows play keno. I love this mall. It's not huge and overwhelming like the big malls and the people are very friendly. read more

For you young un's out there who are interested in by-gone days, or for you folks who are my age who are feeling nostalgic and want the walk down memory lane and experience a time warp for real, come visit this mall on E. Broadway by Kingsgate. It's literally like entering a portal to 1970 when the first suburban shopping centers became enclosed and started to be known as "malls". This mall is a real throw-back to those days. It's not dirty or run-down. In fact, it was spotless when I visited it recently. But it's old and antiquated, with minimal to no natural light inside, with one lone central corridor inside and an odd assortment of shops inside (I had no idea any Reitman stores still existed! Wow! There is a decent Shoppers' Drug Mart, though, so that's good). The parking lot is a nightmare. There aren't that many parking stalls and of those they have, many are arranged at odd angles, so as to fit as many cars in the lot as possible. If two or more cars are backing out of their spots simultaneously, if those spots are near each other, it's a disaster waiting to happen (tons of blind spots, with all these odd angles of parked cars). I saw a near accident happen today here. And if you are a pedestrian, avoid walking through this parking lot as if your life depends on it - as it well may!! read more

I would have never thought this 'mall' (hardly that) could have survived the times over the years, how it is still standing I would have thought some developer would have tried to put the wrecking ball right to this structure. Instead, surprisingly enough they have decided to renovate this place, add some extra lighting, and make this place a little brighter. The shape and size of this place has not changed sinced I remembered it from my childhood, the vendors, yes, but the exterior is what it has been since the start of time. The big two vendors in this mall are the Shoppers Drug Mart, and the oh so friendly government liquor store. The most traffic you will see is at either of these stores, other than that there's quite a few things at this mall (if you can call it that) that you can walk through in under 30 minutes. Let's just say, if your here, your here, it's more of a utility mall of needs and nothing really special ever pops up, with people sitting on the benches, chilling out, it's more of a locals mall that satisfies the local community. I still remember a Mr. Mike's that was here, talk about dating myself! Parking is plenty on both sides, and if the lots are full, don't worry, someone will be leaving quite soon! read more

Kingsgate Mall - Shopping Centers Near Me - Vancouver, British Columbia

one of the best shopping mall in Vancouver. Customer service is so fine. They always care about their customers and gives the best servic.

As a kid and even now this mall doesn't interest me at all. Its small and also the place is very run down. Lots of homeless people in the area around the mall. Also the stores are usually the for older or middle aged people. Not really my style. Only one store that I can see lots of people going to is Shoppers and maybe Buy Low. But again Buy Low prices are not better than say Superstore or Walmart etc. Parking is also a meh here. Yes they have more parking upstair on the rooftop. Most people like to park in front of shoppers but again that lot is small. read more

It is what it is. I'm so disappointed that orange Julius & Scalia Shoes are gone. Watch out Raffles!! You have a new competitor in town - Esh has moved in on your skanky turf. I love to come here and people watch. Talk about nefarious sketchy mall rats who have passed their prime, however, if you set out the right bait (which they clearly have at this mall) such as Raffles, Mirage, Esh & a liquor store with a built in prime loitering parking lot right in front, it becomes the perfect hang out. While you're here getting some fancy digs for your new date from Tinder tonight and a bottle of Polar Ice, it's super convenient that they have a Shoppers Drug Mart here too to pick up your Valtrex. One stop shopping! If you build it, they will come. Also noticed a Pabst blue ribbon can on top of garbage bin on my way in. Some hipsters came here for the same entertainment this afternoon. read more

Time doesn't move consistently forward in an even line, it gets snagged in places and tears. Like rips in a cheap stocking. Like rips in the cheap stockings available and worn at Kingsgate mall. Depression can sparkle. When you're so low, even mediocre things seem great. Even bad things seem good because you're in love with very depression itself. This is what Kingsgate mall is like. If you never experienced how low one could feel in 1992, just go here. The depths of the 90's are alive and 'well' at 'Vancouver's secret retail jewel' as they advertise it. All that said, I'll let you in on a very big secret. The mall actually rocks. It has a shoppers, a liquor store, a grocery store with an organic section which rivals Whole Foods at a fraction of the price, a bangin' dollar store, a cheap florist and The Source with every battery and electronic doo-dad you could want. You can also find parking. There's also fashion. If you haven't been, I'll just keep that as a surprise with the lure - they have stuff I haven't seen elsewhere in town... In terms of retail coverage, it's more efficient than any single place in vancouver. Go on, take a stroll through your 1990's depression recast as a mall. read more

I have driven past Kingsgate Mall for Years and NEVER fathomed that someday I would be living across the street. It seemed like some ghetto mall that time forgot...to be honest it kind of scared me a little...with store like Payless and Marks Work Warehouse who wouldn't be scared?? So..much to my dismay..I finally had to venture over to my new neighborhood mall for a gander....and ...well...I lived! It was actually not too shabby..the mall has undergone some renos recently with the new development in the area and is a very cute suburbia like mall...The Shoppers is new and huge...the liquor store is a must stop shop..and the have the oddest independently owned stores you have to see to believe..it's an unusual mall for sure..but worth the experience... read more

Everyone says this mall is ghetto. It isn't. It's a small centrally located mall that has all the amenities you'd expect from a mall: shopper's drug mart; electronics shop (the source); liquor store (one of the busiest in the city); a flower shop, a dollar store, shoe stores, lottery kiosk and a variety of other shops. For a small mall, this place is pretty great. read more

Kingsgate is such an institution in East Van. A creepy, creepy institution. I recently stopped by here to pick up some booze and dollar store supplies - I highly recommend NOT driving to get here! Kingsgate has three parking lots, all completely separate from one another, and I ended up parking in all three before getting the one closest to the liquor store! At the first lot I took a stroll around Buy Low, in the second I grabbed some dollar store supplies, and the third brought me to the back of the liquor store to load up some alcomahols. The inside of this mall is so creepy, ill lit and run down, but there's a strange kitschy charm to it. It's like stepping into another world and it's one I kind of like. Weirdly. read more

I love this mall. It's the most quirkiest mall in all of Vancouver. Sure it's small, but they have a good mix of independent shops as well as a few name brand chains. I love the fact that Mark's work Wearhouse is here as the only other one I can think of off the top of my head is at the Canadian Tire on Bentall st. which is pretty far away. Sure you have Reitman's, Shopper's and a grocery store but you have that quirky dollar store in the corner and that shop that used to be Leily's with all the DVD's, games and kids toys. You also have a weird store with As Seen on TV stuff but it's not the As Seen on TV store. The liquor store is here as well as an insurance place and an Easy home. There's a bunch of other weird and interesting stores here and it's all at the foot of Mount Pleasant. Also here's something rare for you, free parking. I hope this mall always stays in Vancouver and I really hope they never sell and bulldoze it for Condos. If you're in the area, check it out! read more

This, and the Denman Place Mall officially qualify as the strangest, most ghetto malls in Vancouver. Sure, you can get your essentials here (Buy Low, Shoppers, BC Liquor Store, et al), but really it's so much more than the bare necessities (those simple *bear* necessities). It's the could-be clairvoyant cashier that will spend an extra five minutes predicting my future and telling my past rather than dealing with the queue that's formed behind me; it's the hopes-to-be hip hop store that sells off-cut and damaged American Apparel shirts (watch for the hidden holes); it's that weirdo shoe store that sells the highest form of tack in platform heels and gumboots (do I feel like hooking, or do I feel like puddle-jumping today?); it's the most depressed Santa in all of the lower mainland who makes an appearance but once a year to bring us all joy. It's Kingsgate, and it's all good. read more

Odd, and dowdy, perhaps, but not ghetto. In a neighbourhood with many "assisted living" homes, you will find some interesting mall rats here. And Scalie Shoes - who wears size 13 pink patent leather sandals with 7 inch heels? I'd rather shop here, and enjoy meeting up with my neighbours, than give my cash to pretentious up sellers in high rent shops. Everything necessary is here; BC Liquor Store, Shopper's (with some great cosmetics clerks), ATM at the credit union, electronics and batteries at Source, great pj's at Christmas at Reitman's, BuyLow (lots of Blue Jay oranges in season) and grips and curly shoe laces at the Shopper's Medical Supply shop on the upper level. Seasonal entertainment is at the level one expects at seniors' homes - earnest but off-key. My one beef is the grumpy store dick at BuyLow. Perhaps he has low blood glucose. Oh, and the ladies' can could use more frequent attention. read more

Also known as the Hooker Mall, Kingsgate Mall is pretty ghetto. Why is it called the Hooker Mall? Well, everything a hooker needs is at Kingsgate! Scalie Shoes sells super platform stilettos and thigh high boots. At Ruffles you can grab some sexy slutty bar getup for super cheap - cuz you're not gonna have it on long anyways. Then it's off to the liquor store to grab some booze to help set the mood for the night, and also help you forget the sins you are about to commit. You may as well stop in to the Shopper's Drug Mart to grab some rubbers and a pregnancy test! Safety first! And for the true hookers our there, there is also a Rogers, so you can hookup that pay-as-you-go plan for late night booty call sexting and there is also a Source, so you can grab some rechargable batteries, so you can satisfy yourself after you get paid. Kingsgate Mall FTW! read more

It's not as dodgy as the area indicates, inside a few cell phone companies, Shoppers, the Source (old Radio Shack) BC Liquor (always a good thing), Buy Low Foods, and of course a dollar store. You won't see the teenie boppers here but an interesting mix of ppl here. Won't make anyone plan a trip here but more of a convenience thing if one's in the area. Plenty of parking. read more

I found a deli in the middle of the mall. Ordered a tuna sandwich and sugarcane juice...this is freshly grinded in front of you like the do in Vietnam on the streets! I would recommend the squeeze some lime to make it more authentic. read more

Kingsgate Mall is rather old and dilapidated, but it does have a few good things to offer. There's a Government liquor store in there and a nice coffee stand that sells Parallel 49 coffee. There are always lots of elderly folks hanging out and playing the lottery. If you were challenged to buy an entire outfit including shoes for $30 you could probably do it thanks to Payless Shoes, Reitman's, Mark's Work Warehouse, and Dollar Land. Lely's Books has a lot of educational books for kids, which is pretty cool. Unfortunately, the library just got smaller as it downsized into a tiny temporary home before ultimately moving to it's new permanent location at 1 Kingsway. read more

This mall has always cracked me up. Even when they added a Shopper's Drug Mart. Hooker boots, Passport photos, Mark's Work Warehouse, batteries for my door fob, plants, booze.. this mall seems to answer most of my menial needs. I think i may even buy some dress pant there later. read more

It's great if you live in the neighborhood in one of the $1000+/month "rent-controlled" (BAHAHAHA!) apartments, or one of the over-priced million dollar homes. In both cases, all of your income is probably going towards your mortgage/rent and the only groceries you can afford are at Buy-Low. Drink the pain away of 80% of your income going to your housing cost by visiting the BC Liquor Store, also conveniently located at Kingsgate Mall. Fired from your last construction job after you accidentally drilled rebar through your foot? Pick up new work boots from Marks, drop by Shopper's Home Health Care for your wound management needs and hit up the pharmacy if you have any EI money left for your prescription pain killers. Keep truckin' on. Unless you get to the staircase leading to Buy-Low, which used to be an escalator, but it broke and they were too cheap to replace it. Don't go in the elevator. Bad things happen in there. Trust me. Instead, enjoy awkwardly maneuvering up the stairs - it's just a titch too narrow for two people travelling in opposite directions to not be a little awkward when passing each other. Seriously, my fellow East Van-ers, have lovingly dubbed Kingsgate "the dirt mall:" yellow lighting, old reddish brick, stained tiles, drunk people passed out the creepy parking lot until a tired security guard kicks them out, garbage regularly overflowing from the cans out front and cheap hot dogs that look disturbingly more frightening than what you get at the corner store. I think they added more lighting in the past few years, but it still looks like something the 1970's chewed up, spat out, and forgot about for the past 33 years. But hey - it's geared towards the lower-middle class. If you don't care that it's known as the "dirt mall" then go forth, walk past the weirdos inhabiting the grungy crevice that is Kingsgate, and enjoy family pack prices on ground beef, discount footwear at Payless and look out for those liquor store sales. read more

I have gone to this mall for more than 30 years, and it used to be a good place to meet friends. Now it is rather bland, and none of the old gang goes there anymore. The Shoppers store always has long lineups, and poor mark downs on clearance items.A security guard is always present, for the many rounders, that go frequent this mall.I have seen drugged out people in the parking lot ,outside Buylow.and trouble in the liquor store. The clothing stores, have rather crummy clothes like T-shirts and caps, and the Dollar store is overpriced, cramped and could never compete the likes of Dollarrama.I do go to buylow for sale items, but then again the checkout lineups, are maddening. The mall could use a good cafe, like when they had Mr.Mikes.. read more

Best place to get your ugly sweater christmas picture done with santa. It's the 13th wonder of the world.

For people who live in the area, Kingsgate is an oddity that has somehow survived through the ages. I usually refer to it as "Ghettogate" but do love the liquour store, Buy Low and Shoppers that are located close by. I will say that the Buy Low has gone WAY up in terms of the food they sell and the quality. This time last year, I would usually find old, expired and obviously "off" meat located in the cooler but this is no longer the case. This little blurb has to do with the bathrooms which are located by the Dollar Store. One thing I noticed whenever I went in there, they always smelled like someone had just eaten a bowl of Mexican chili and it was rotting out their insides. That's fine I thought...I'll just make it a point to ALWAYS avoid the washrooms. Sure enough, the day came where it was unavoidable...I HAD to go or get branded with Drunk Charlie who frequents the liquor store. I cautiously open the door...huh...smells nice in here. Like actual cleaning products were used which gave me confidence to proceed with my objective. The stalls are so narrow that they're made for a pygmy but that's fine...I'm average anyways so I fit. I set my purse down on the sink and proceed to wash my hands. There I am...doing the hand-washing ritual and I see something dart over to my purse. Huh...I think, must've been a fly...or an ant...or ugh...a spider. It was none of those things...it was...a... Cockroach! It was disgusting and it crawled away before I could even think of what to do about it. Even if my very sanity depends on it, I will never use those bathrooms again. I can put up with a lot of things but cockroaches running around your mall are just unacceptable. Everyone, hopefully you heed the warning...buy your groceries, your alcohol and clothes but not sure I would eat any food at that coffee shop. You have been forever dubbed...Ghettogate. read more

A true gem. 6/5 stars for reasons language could never articulate.

Haters gunna hate, but Kingsgate Mall is fabulous! It has everything you need and more. Charming and unpretentious.

This is not much of a mall to be honest and is extremely disappointing. There seems to be no one inside, however, parking lot is always full...this baffles me. Stores aren't that great and are generic and sometimes rip off stores. I came in here in hopes to find a cool mall to browse in...not so. read more

Seems to be far too many stores for women's clothing, apparel etc. We also need a proper restaurant in the mall. There used to be Mr. Mikes and the Windmill. Also, access to washrooms should be available as long as the any of the stores are open. This is NOT acceptable. I spend thousands of $$ every year in various stores in this mall. read more

I've dropped into this mall over the past 3 decades. It is a good convenient bathroom with usually easy parking...which is its big plus along with a liquor store for those who want no hassles. But, in the last year I had 2 huge negatives. I bought a Sony Ereader from the Source and it malfunctioned within 10 months. They removed themselves from any warranty handling and even tried convincing me it was my fault it broke...then even hinting at buying more items. I then dealt directly with Sony and they were professional and fast to fix the item which was not broken as the staff member at The Source in Kingsgate Mall had said. My next purchase was 2 watches from Golden Leaf Jewellers; for my wife and I. The guarantee for her Orient was done with a Citizen Card since he told me, "We have no more Orient warranty cards'. With a store full of Orients, a dodgy receipt not saying what I bought ( just the price for the 2 items and no watch box), I find this 3 strike shiftiness. My other watch was a classic marked up 100% and then sold at so called half price. On amazon it was almost exactly the same price. After all is said and done, the liquore store and the bathroom are the only uses I have for that mall. I would buy from Mark's if I had too, which I never do or buy from the Pharmacy if I was there for the bathroom and needed an item. But, besides that, I have decided to boycott Golden Leaf Jewellers in Kingsgate mall and The Source for life. Mr.K read more

The mall that time forgot. Welfare mall. Lots of cheap, hooker type clothing.

Kingsgate mall is one of the most awesome malls of all time, at the front of the mall and to the side of the mall they have lovely homeless men who haven't bathed and urinated on the side of the building. What a welcoming fresh scent and display of dominance! I ordered an ice cream cone at the food stand in the center of the mall. The cashier looked at me like a ghost and ignored me and started touching some weiners for no apparent reason and the "boss" of the food stand let me know how it was my fault for him not taking my order and blamed me for not paying after being ignored. WOW! That man really has educated me in the error of my ways. When you come to kingsgate mall you really learn little new bits of information that you can add to spruce up your everyday life. 7/5 Best mall ever. read more

It is old and dowdy and the crowd can be interesting at times but it's convenient and supportive of the Mt. Pleasant community. I can look past the old and when so much good is taking place! Buy Low offers a good range of natural and organic products at competitive prices, Leley's Books has a great selection of kids toys and games (Mellissa and Doug, Plan...) for half of what you'd pay elsewhere and the liquor store rarely has a line (compared to others). The property is owned by the Vancouver School Board (it was the original site of Mt. Pleasant Elementary school) and threfore the mall permits and supports school and community events. Mt. Pleasant school holds their annual tree chipping fundraiser in the parkinglot every January (supported by the Mt. Pleasant Buisiness Improvement Association), Buy Low donates to the local school Parent Advisory Councils (for events and fundraisers), and local families in need benefit from the 'tree of giving' errected annually during the holiday. And, yes, Girl Guides selling cookies co-mingle with seniors gathering, hipsters picking up groceries and those purchasing brown bagged drinks to down at the park. read more
