Kim and Casey is the worse property management company. I am a senior and have been a good tenant. They do not answer their phone and make it impossible to reach them. My stove and refrigerator are broken and they still have not fixed and replaced things even though they said they would. Also, there are people living in our building who are not on leases. A friend of mine resides in a property managed by this horrendous so called business. The only time they respond to any requests is if you report them to the " HOUSING DEPARTMENT". The absolute worst is JOSE while doing work he is looking for items he can easily steal. If he is in your home get a chair and watch him constantly. The only good thing that this property management has is this new maintenance guy his name is Luis he's the most respectful and professional person that they have, others like Simon and I Believe is Jimmy they're not good at all starting with their attitude which is terrible and their job quality which is terrible. My building's management changed to Kim and Casey last year. They billed me extra without any explanations. They did not respond my letter so I called them. It is completely waste of time, because you will get nothing but frustration. The receptionist told me that I need address any issue to Jason, but refused to transfer my call, because nobody else is in the office at the moment. After talking for few minutes he changed it to Jason was in a meeting. He cannot guarantee Jason will talk to me even I call back. I asked for somebody else to help, he say no, only Jason can help but unavailable. They just fired the old builder porter, so I asked for the new porter's number? He said no, go to Jason first. One star is high for them Bryan and Richard Kim are extremely dismissive of any request and indeed dismissed my constant complaints of a disgusting odor for a month. Only when I called out the City of Glendale and the Health Dept did they ride out with their posse to take care of the problem. They would tell me I was picky about the filth they'd promised to clean up before I moved in but never took care of it. They wouldn't accept responsibility and blamed everyone and everything else until they were legally forced to take control of the growing sludge and cesspool that had been forming for I don't know how many weeks . It's like pulling teeth to get them to do anything except begrudgingly if they don't ignore you altogether. None of my direct emails to them were even acknowledged and they turned things around to make me the bad guy. Even though Bryan apologized at one point, it didn't seem genuine and was too little too late and I'm sure they called me a bitch out of earshot. Who cares!! Be aware.. i wish i can give them NO STAR AT ALL. these ppl are all about money. When it comes for monthly rent, you have to pay on the 1st, otherwise, you will have to pay extra. I paid each rent on time, never broke a single thing , and kept the whole apartment as clean as possible ( they are old, no matter how much you will clean, they are gona look dirty) We rented the apartment for only a year. I left everything clean and nice. From 1300 deposit, all i received was $42? I'll throw that check on their face. Their apartments are old as F. This property Mgmt is not good. They are no in top of things, not responsive. Do not care about their tenants, they are extremely cheap and will cut corners. The good thing is they'll leave alone for the most part and not ever bother you. But if there is an issue... you'll need to fight tooth and nail to get the bare minimum completed. I wish I could put a Zero Star! The most unprofessional unethical and rude people to deal with. I have been a tenant for past 11 years, every time I had a complain because of leakage of sink (because they are so old), or broken cabinet (because they are old) and etc. I could not get a hold of the landlord or management company they would not pick up my phone calls but they will call my manager, yell at her over The phone, and have her deal with it. Never got a proper letter for them how to write a check monthly, every couple of months after writing the check, they will tell manager, it's wrong add name of property on, add number, don't add number, ... as of there was no guidance or regulations. I tried to call million times, left voice msgs, I asked them to call me back, never once I got a call back to just simply ask them please sent a letter for clarification. Finally today I could get a hold of Casey and after explaining my complaint she said "I don't know you. I don't need to answer your question" and she hang up on me. professional right?! I would recommended everyone trying to get any property making sure they are not dealing with "Kim and Casey Management" They are only interested in making money from you and they care less if your heater is off and you're dying from cold. I moved out of their properties (3075 Wilshire blvd, The Westmore) this July. I got the deposit back around early September which wasn't a big deal to me. However, they incorrectly charged me for so many things where I had to reach out to them and get it fixed. However, it took me weeks to get into contact with them. I asked the building manager to connect me to their accounting and still took weeks. After reaching out and talking about the problems I had with the charges they placed, it took them 3 weeks to reach back out to me when they told me they would get back to me after the weekend. I constantly called them and emailed them. Their accountant Robin, is for some reason NEVER in the office whenever I give them a call. To which I decided to call them everyday because it was just outrageous for them to not figure out the problems with my deposit charges. Even now I can't get in touch with Robin. He blamed his sickness on covid when he at one point finally responded and called me back after calling his office everyday for a month. I'm going to give him the benefit of the doubt and say he had covid, but you don't have covid for 3+ weeks. Needless to say he told me he would send another check with my deposit yesterday. I emailed him back saying that I needed to see what charges were made or changed etc so I that I don't have to go through this atrocious back and forth again. Yet again, no response. I called in the morning said he wasn't in the office, I called them around 1:30pm said he was out on lunch, how many excuses can these assholes make. Until he reached out to me, not once have I ever been able to reach out and speak to their accountant Robin. That speaks volumes on what type of fraudulent company this is. Once they have your money, they don't give a shit about what you want. Currently speaking with my lawyer on how to move forward with this problem. read more

I used to rent from them before. They take their renters for granted!! As long as they get the money, that's all they care about, BUT with so many people being so fed up or at least quickly learning that they don't know how to cater to who they do business with, how are they to stay in business??? The only way they can is by corralling in new suckers who don't know their business acumen (or is it that they just plain lack knowledge in the area of business dealings that you deal with people, not just the material aspects of it!!). Suggestions or requests from us only go in one ear and out the other! Problems should be a priority because they only get worse and create....BIGGER PROBLEMS!!! Please learn from the rest of us who found out the hard way and can share with the rest of you all.
