My husband and I lived in the Kihei Regency Apartments for 2 years. Before I discuss our wonderful apartment, we have to recognize Michelle - the amazing Property Manager, and also, Paul - Maintenance. These two were absolutely amazing and made us feel so welcomed on the property. Michelle is so friendly and helpful, as well as happy to assist us with anything we needed. She is THE best Property Manager we've ever had the pleasure of having. She is a very valuable addition to this complex! About our Apartment: We loved our time here. We woke up every morning to the sound of birds chirping and a view of the sun rising over Haleakala every morning. There are beautiful palms and plants surrounding the property. They take great care of the entire complex. NO BUGS! (never had that in my life living on Maui), and they do a quarterly spray if you're okay with that in your unit. Also, the units are far back enough where you don't hear any road noise. It was so nice having that peace and quiet. Oh, and the access to 2 pools and 2 hottubs! AMAZING! They're SUCH a great addition to the property. Location is great too. Right in downtown South Kihei area and you can walk EVERYWHERE. I started every morning and/or evening with my walks on the beach. It's hard to beat the price/location/management of this property. I never felt more safe renting. THANK YOU Michelle and Paul. ZERO STARS IF IT WERE POSSIBLE!! DON'T DO IT!!!!!!! THESE COMPLEX IS CONTROLLED BY EVIL PEOPLE!! There was a recent fire that took out one of their buildings and the owner of this complex decided a proper solution was to raise the rent $700..the best part was the fire started due to their own maintenance worker. he was smoking by the maintenance shed and used a gasoline canister to set his cigarette. The black mold seeping into the walls, floors, and ceilings are so bad that tenants are getting sick including their pets. They won't take any responsibility for this and are screwing the current tenants out of money so they can rebuild this. the woman that works in the office started getting mouthy with me when I asked her about the fire. People lost their homes and they wouldn't do anything. they called Red Cross and Red Cross wouldn't do anything. Things like this are why the homelessness rate is so high here. DO YOURSELVES A FAVOR AND DO NOT EVERY RENT FROM THIS HORRIBLE, EVIL, PEOPLE!!! I am warning you all now..just look somewhere else. Yes, the location is great and rent is cheap but you get what you pay for. Water being shut off without notification,the landscape guys talking about virgins and fat girls outside at 9:00 every morning and the lack of involvement of the property management is just a start. Five months after we moved in, the upstairs unit started to leak rancid water down in to our bathroom. The maintenance brought buckets to collect the water and used our towels to clean it up. They finally got outside help and after 12 days of complaining, YES 12 DAYS OF POO WATER LEAKING DOWN ON US, it was finally fixed. Though the management told us our issue wasn't one of their "priorities" ,they did compensate our rent for those 12 days after we showed them pictures (they never even came in to check it out) brought up our renter's rights and basically told them what to do. Michelle and Paul are the best property manager and maintenance man you could ever ask for. They go above and beyond to make sure we have a safe and nice place to live. The building is old, but they do everything they can to keep it comfortable for their tenants. I plan on staying with them for a long time. read more

A month in apartment with washer n dryer... After he reviews my credit n finds out where I work/ my career, he calls n says it will be 50 dollars more, WTF.... I call it discrimination, BS... and whatever u want.... to treat a military family with disrespect, and try to bait n switch to charge more and give a hard time to rent a cheap apartment..... This place or R.j need to be THRASHED!!!! And TRASHEd....... Just received a credit alert from my I D safety, and checked the alerts, guess who pulled my credit more than once^^^^^^^^^^^^^What a@@holes are these people @ kihei regency......but that is okay, cause the attorney general, BBB, and consumer BBB, and if anything else happens, will be my attorney will here about this!!! read more

We loved the office manager, Michelle, when we first applied and moved in. Now she is on maternity leave and the place is falling apart. The apartments are not impressive, they're old dated, chipped and stained countertops shallow sink and a cabinet that won't open because the stove sticks out too far. The pool hasn't been open since we moved in and although I understand they're being safe because of covid we can't get an answer as to a projected date for the pool opening. But that's all the small stuff here comes the kicker. I received a letter from someone who said he was the manager I've never met him couldn't read his signature and it was not typed out so I don't know what it says and there was no contact information in the letter. It was a form letter with blanks to fill in the amount. This letter said that I owed over $3,900 in back rent. This is completely false. I have photos of the canceled checks in my bank statement. So they are either inept or incompetent or I hate to think this but they might be scamming me or they might have somebody in the organization that is not completely honest. They're owned by a company in California but I can't get the name or contact info of the corporation or information about who to speak to about this. The letter said call or drop by the office but there was no answer when I called and I only occasionally see young woman in the office I think her name is Tiara or Tiana. The name in the letter looks something like George . I know that there are people who really like living here and have been here for years this is just our experience. read more

This place was awful! We had high hopes but unfortunately the poor reviews held true. We had our place burglarized, our car was stolen, drug addicts roam around at night and the new manager there is terrible and unresponsive. We tried to make a complaint but she refused to give us the corporate information after repeated requests. Does anyone have any info as to who owns or the company that manages these apts? I am looking to rent an apartment - not given the runaround and eventually insulted by somebody named RJ. I originally spoke to Nikki who sent me an email asking me for the following - Completed rental application Bank statements to prove income copy of drivers license $20.00 application fee Upon approval I would be eligible for a unit becoming available on January 10 for $1395.00. I was out of the country but was hopeful to have a unit approved and avoid the $300.00 a night hotel rates around the holidays to begin the process. I emailed Nikki and asked how I could pay the application fee - a credit card number or mail a bill pay? I waited 3 days and received no response. I finally called and spoke to RJ who quickly informed me Nikki is no longer employed. "Are you Jeff?" he says. I was initially relieved to discover no return correspondence didn't mean "rejection" but quickly realized RJ was more interested in lecturing and insulting prospective tenants than renting. "I don't know if we have anything available" "This is Maui - things run slowly around here!" "Bank statements prove nothing!" "How do I know you want to come to Maui and live the good-life like so many who come and go!" "Now you know why Nikki is no longer with us" As a former resident on Maui for 10 years RJ is correct on one issue - Maui moves in slow motion because of people like him! I'm sorry I passed on a different complex and wasted 10 days. He had my application; all emails and did nothing until my call and subsequent lecture! RJ, Nikki, and whoever owns Kihei Regency apartments have every right to decide who they want to rent to! To sit on an application; change the rules and insult is probably a gift from above and a little insight about living in Kihei Regency Apartments. read more

If I could give zero stars I would. My job is transferring me to Maui this month so I took a trip out to find somewhere to live. Mind you this is not a time for dilly dallying and waiting around, this move has been quick. We applied for a place here, sent in a $60 money order because "the sooner she had everything the sooner they could make a decision." After waiting over a month to hear back, we were told we were approved, but only with a co-signer that makes at least $94k a year. I have not needed a cosigner since I was 18 years old in college, let alone with a number like that on it. Reluctantly, I asked family and got that situation together. THEN I did not receive a response after multiple calls and emails. Only after I finally got a hold of Ana, the woman we've been dealing with this whole time, did she proceed to say "well the current tenant doesn't look like she's moving out, so we don't even know if the apartment is even available." So... I paid an application fee, sent in every single piece of information about my life and finances, and the apartment isn't even available? I received a final email stating that the tenant chose to stay, and that when she did move out her co worker was set to take over her lease. There wasn't a single "I'm sorry" or "thank you" written in any emails. Terrible, terrible, terrible. DO NOT LET THEM STRING YOU ALONG JUST TO STEAL YOUR MONEY! Thanks, Ana! :) read more

For anyone moving to Kihei, or looking for an apartment in a great location to beaches and restaraunts, check out Kihei Regency Apartments in Kihei, HI. Although they are a tad small for a 2 bedroom (but hey, it's Maui!) I've lived there for a year and loved it. The staff is friendly and helpful. The maintenance guy, Rick, is awesome! He was always quick to fix things when I called it in. There are two pools, although I didn't really use them too much (the ocean is just at the bottom of the hill across the street), they do offer just what you need when you are just moving to the island. Because really, how much time to really plan on spending in doors? I would still be there now except I finally bought a place. Thank you to Kihei Regency, I enjoyed being your tenant! read more

TERRIBLE sales technique & negative attitude. No wonder there are so always many vacancies. The first time I called the woman told me that if my cat was outside it would be caught in a trap and taken to the shelter. When I went to see the grounds, there were actually tenant cats outside, and a very nice tenant (who was walking his dog(!)) told me that cats and dogs were no problem. When I went into the office the manager spent the entire time telling me that I would fail at having a business on Maui (I have had 2 successful businesses since 1995), run out of money, and have to just go home like everyone else. After all, HE had 4 failed businesses of his own, so that just proves it, right? (Gee, with an attitude like that, I can't imagine why he didn't do well...) A) I'm not going to fail, and what do you care anyway? Just take my money while I have it, and B) They lost the best tenant they would have ever had, one who has never paid rent late and always takes awesome care of her place. As you can see from my profile I don't usually give lower ratings but this place is in need of some help. It's nice in some areas but in others is a bit sketchy. Although, I haven't seen the police force up and down the street in a while. Really all depends on your neighbors. I lucked out and have fabulous neighbors. I'm in a corner unit that has no one above me. I think I got the old bait and switch by the last property manager. I was supposed to be taking over a lease at $1340 a month and I was told on numerous occasions that I could move in before the 1st which he told me I would be able to. So I got everything together (deposit, 1st months rent, ect.) and RJ said, you have to wait until the 1st. Rented a truck and had to be out by the 1st. He said oh well....It is what it is. I was pretty upset but what could I do? So when I came in on the 1st he gave me the lease paperwork...upped my rent to $1370 a month and put me on a year lease...I argued a bit with him but I had no place to go back to so I basically got bullied into a higher rent and 3 more months of a lease that I didn't want to be stuck in...that isn't even the worst of it. I was told the reason we had to wait was because he was getting the place cleaned, painted, and a new stove. My place was clean but the walls were not painted, the stove was not replaced, the doors are all messed up, and the carpet has several runs in it. I was told that was just how all the apartments were and he insisted I did not need to mark it on my inspection. I was told to not worry about it because he knows about it and I wouldn't be charged my deposit because he was the manager. Well....he is no longer there anymore so I'm pretty worried that I will be getting charged for the Management's negligence. My stove is falling apart and I put a work order in awhile ago and nothing has been done yet...I honestly think one Maintenance person to take care of all the grounds and apartments is a bit ridiculous and the owners should look into getting at least one other person. This place is not as bad as Paradise Gardens as in residences but the overall maintenance issues and overall grounds that the apartments have is worse. Also, the apartments are very very small compared to Paradise Gardens which is HUGE..if you don't mind the drugs and crazies. The reason I gave it more than one star is because they do have a couple great pools and jacuzzis but for the price if you're not set on a pool and jacuzzi I'd suggest finding a Ohana because you'll definitely get more bang for your buck. read more

I would have picked NO Starts if i could... This is probably the cheapest place to live in Kihei along with their other apartments, Paradise Gardens, and that one's even worst... But talking about Kihei Regency, I have lived here for a year and it is by far the worst apt complex I have ever renters anywhere... First off, the grounds are bad.. cars with flat tires that have never moved since I lived here, dead trees, plants and shrubs everywhere, They hardly ever cut the grass... They have two pools here that are gross... Ad shows waterfalls and they have never worked since I have lived here, big potted plants around the pool that have been dead for as long as I lived here also, Pool filter and pumps are broken all the time and the water is gross. The units (apt) are small and really out dated.. Every time someone moves out they paint ( yes paint) the counter tops and shower... and then it starts peeling in a month and looks like crap... NO inside storage at all. Windows are old and really foggy... No dishwasher. There's a really bad ant and roach problem... They say "No Dog" when you move in, but I see lots of dogs and the management does nothing about it.. I really don't blame most of the problems on the staff here, I think it's the owners who are in California and they don't seem to care, but the manager here is NOT manager fit.. She has no clue on how to manage and I believe she quite the boozer.... They jack the rent up every time your lease runs out and that's a given... Garbage area is always over filled with garbage, Over all, this place is a dump...All of this is of course is my opinion, but just to let everyone know... If you are moving to Maui and want to live in the Kihei area, DO NOT rent here, you WILL be disappointed.... Now the good. The maintenance guy here is a really nice guy and it's not far from the beach, but that's about it..... I can't WAIT to move... read more
