Everything about our experience with this letting agent was fantastic. We called up, looking for a house for the next academic year. We arranged a booking with a secretary who was friendly and efficient. When we met up, the man who showed us around took us to a variety of properties, including ones that weren't on his list, that we bugged him to take us to! Back at the agency, having seen a house we liked, we were given time to think about our decision without being hassled. We decided to go for it and had a two week period between paying our agency fees (to get the property off the market) and signing the contract. This was good because it allowed us to calmly assure ourselves that it was what we wanted. Going back for the signing, we were shown downstairs (this did scare us a little - I felt as though we were being led to a dungeon) and greeted by another office of happy looking staff. It's a time honoured tradition of letting agents to screw people over. It's how they make their money, after all. "Oh, your mates are moving out of a house and you'd like to make sure you and another group of friends can move in straight away? Well, that's going to be £250 agency fees. That'll pay for all the contracts we're going to print out for you. In about four months. If we feel like it." I'm well aware of this fact, and I factor all douche-fees into my accounting when dealing with estate agents. So understand that when I say Keylet takes the goddamn cake, I know what I'm talking about. I'd never witnessed such incredible incompetence until I rented a student house with them, and never thought I would again (but that's a topic for another review). In what society is it considered fine for an estate agent to be made aware of problems 2 months before new tenants move in, only to not have fixed them AT ALL, but also to deny ever being told about them and, when presented with e-mail evidence of them being told, to say the tenants FORGED the e-mail and the reply? And furthermore, to not only not fix the issues for the entire length of the year long tenancy, but then try to bill the renters for the damage, which they had also tried to do to the previous tenants? Keylet is an incompetent, malicious company based around the business model of thoroughly screwing any customers that are unlucky enough to not have already heard their reputation. Landlords and tenants alike, do not use them. If you see a house you like with Keylet on the front, try your hardest to contact the landlord directly and do everything through him. No. When you start thinking about looking for somewhere to live in your second year of university, your university should provide you with a list of recommended agencies and landlords to go through (if they don't, ask them about it). You'll notice that Keylet isn't on that list. It's not on that list for a very good reason: Keylet are evil. The sole purpose of Keylet is to rip off unsuspecting, vulnerable students. Stay far, far away from them. I wasn't involved with the choosing of my second year house. I left it in the hands of a group of friends, who, for whatever reason, chose to go through Keylet. Despite the shocking agency fees, at first I didn't think they'd done too badly. The house was quite nice: a good size but cosy, with everything we needed. By the time we moved in in September though, I realised what the Keylet agent had successfully stopped us from noticing: the damp, the unfinished bathroom, the cupboard under the stairs filled with the landlord's paint and other flammable things... And, after we'd been there for almost a month, we finally met our landlord. The landlord who'd turned up to start fixing doors and painting walls that I'm sure should have been done in the two whole months no-one was living there. And then when something genuinely did need fixing, like the heating or a light switch or a door either the landlord couldn't be bothered to do it, or - equally likely - the Keylet agent who was supposed to organise all this for us didn't tell him it needed doing. When we viewed the house, the agent told us that the landlord was "a fantastic guy", "the best landlord we have", that he'd "do anything you needed him to". Instead we ended up with a man who couldn't care less about what we needed, or getting a professional to fix things properly, and who told me that "all windows leak when it rains a lot" ... Really? And then, when we finally moved out, we get billed for all the things that were wrong with the house before we'd even moved in. Because that's just how Keylet roll. Keylet have one of the funkiest letting offices going in Cathays, if not of the whole of Cardiff, or even the world - well, maybe that's going a bit too far, but it is pretty funky with its bizarre circular design and and strange gaps in the floor where you can look down at some office monkeys working away below. Keylet are very helpful when looking for a place, if not badgering, to get you to look at them. I had all but given up on looking for a house share when Keylet rang me up regarding a viewing I had taken on recently. They took me to a house that was perfect for me, location wise and cost wise. We have had some problems with appliances breaking here and there, it may take them a little time to do it, but it does get done in the end, but then again that may be down to the landlord. You do have to pay a £75 agency fee to Keylet for the pleasure but your bond does get stashed away in one of those external bond companies, so it is easier to quibble if you don't get the amount back that you were expecting. So far, no major disasters but then again I am only 2 months into my tenancy, I shall see how it goes. read more

AVOID THIS COMPANY....We are currently trying to get our deposit back from our Daughters shared student apartment, they have had over £1000 since June and are trying to retain over half of it! The students had water leeks, not attended to and then were charged for the redecoration, a vermin infestation, cleaning an immaculate apartment...it was filty when they got there! £20 to tighten a wobbly toilet seat and several admin fees! I went into store, trekking 40 minutes, wasting my time and I get there and noone knows anything. Amy was helpful and had a look at the stored files and surprise surprise my inventory was there. That store is for inventories that have been accepted and are kept for the records purposes. You'd think they'd look in there when they told me they had no sight of it. Waste of my time. Also found out that my internet that is included in the rent has not been working since I moved in because the pigeons outside have chewed through the wires. I live in a block of flats and it is just our floor that is affected. All other flat's internets work. Also, to save money, keylet have bought the cheapest internet connection with 100mb for the whole building. Therefore dividing 100mb by about 20(?), this is shocking. As I say, stay away. Keylet are a terrible company with little to no respect for their customers. If you are students then there are many many estate agents that are better than Keylet. If you are professionals, dont even think about it. You just get the same terrible service but from someone with more expensive aftershave on. They make their money through keeping your bond at the end of your tenancy. The staff are rude from the minute you sign up and then turn on the charm to encourage more 'victims' to sign up. Be very careful when dealing with this agency. They will do barely anything for you, even though they will be asking for the fees to be paid in full (wasted money). Always put everything in writing, ask for written confirmation for everything, record phone calls or live chats inside their offices. If you have any problem with your house/flat remember that you have rights, MAKE them do what they're supposed to do (if you're not sure, check with the Citizen Advice Bureau). Besides wasting staff time by making them write phony reviews on a website supposedly for 'Real People, Real Reviews', Keylet are absolutely awful. We have been with them for 5 years, paying them over £36,000 in rent. Both properties were infected on arrival (carpet moths, bedbugs), and both times they have tried to charge us for the damage caused. The first property had moths in the carpet, which were heavily damaged. Not only did Keylet fail to replace them, they attempted to charge us £150 for professional cleaning of carpets. Only after a strong defence copying in Watchdog did they let up on this charge. The second property had bedbugs, and as such all beds were removed and destroyed on advice from Europest and in consultation with Keylet. They then attempted to charge us for 'missing beds' at the end of the tenancy, as they had only replace two beds after the originals were destroyed!! They didn't reply within the promised timeframe to any letters, and became surly, childish and agressive when questioned. They are simply thieves and the staff are difficult and unhelpful. Their pathetic attempt to post a positive review on this site (after being found out on Qype) is nothing more than pathetic. Please, please, please, for your own sake, DON'T GO WITH KEYLET. From the Gair Rhydd (student magazine): "The results of the survey indicate that 77 of 92 respondents letting with Keylet were not satisfied with the service they provided. 36 out of 55 respondents were not satisfied with the service Pinnacle provided." read more

I will never deal with these amateurs again! I had the misfortune of dealing with Keylet recently and I will never touch them again. If for some reason you have no choice then the cautions I would have would be to go through the inventory with a fine tooth comb. Mine had various omissions which I had to get added when I first moved in. Dont be under any illusion - they will do their best to screw you over when you are leaving. take pictures of everything when you move in and note every mark or scratch. Coming up to the end of my lease, before I had confirmed that I was moving out, they had let people in to view the apartment without my prior consent. I only knew this had happened as the door was locked in a different way each time. This is a big issue!!! I had arranged to be in the apartment for the final check out to ensure I wasnt going to be screwed. At the last minute they changed the dates and I could not attend. A few weeks later I got a bill for £90 as in their opinion, the apartment was not up to their standard. I can assure you, it was much cleaner than when I moved in. When I questioned this, I got blurry photos of absolutely nothing!! They kept insisting that they were going to have to get a cleaner in and these were the charges however the next tenant had already been living in the place for approx 3 weeks. In my opinion, they had no intention of sending a cleaner in and the £90 quid was a scam. How can you send a cleaner in 3 weeks after someone else had already moved in??? Per the lease I had, they had to generate a list of issues and give me 5 days to rectify myself. This did not happen which is why I refused to give then anything. After months of arguing, they eventually gave me my full deposit back - this was only because they were in breach of the contract on several occasions. Avoid at all cost. Stay away from this letting agent at all costs! they are money grabbers who will over charge you for everything under the sun and rob you blind. they will charge stupid extra amounts for invoices (i.e. printing out a sheet of paper), which must be using fancy ink i suppose by the astronomical prices. they constantly add these petty fees and charge you extortionate amounts for cleaning when you leave the property, they have charged me over £100 for a cleaning job that will take about 30 seconds. they're trying to con me by charging for stains that were there when i moved in and avoid any hard questions that require a tough answer - very poor customer service. they also fail to address any issues you raise, and the ones they do address they employ people who make a half arsed job at things and then give up when you continually nag them to fix the problem. Keylet was my first choice when me and three of my friends were looking to rent a house for 2015. We met a man called Corbin, I think? At first he was very helpful and the two houses we seen were pretty decent and great location. When we got back from the view ins we said that I liked a specific house. But we had a lot of other view ins that day and we told Corbin that we would come back if we did not find anything else. From then on he became very pushy and told that basically, we would not find another house as nice as the ones we just seen. He started bad mouthing the other agencies telling us that half of the ones we were going to see were not registered and that our bonds would not be protected. He then went on to explain about all of this and he instantly became pushing, pressuring and to me annoying. I would not recommend going to Keylet because of my experience this man was to pushy and was not a good sales person, and he pushed me and my friends away. Me and my friends found much nicer houses that the first ones we seen at a much cheaper price as well!! And our agents are so nice and down to earth. We also confronted the agencies telling them that we were told about how our bonds wasn't protected and they were more happy to show and talk to us that they are, etc. This man from Keylet was lying and was just trying to fool us. read more

I've been lied to repeatedly concerning them contacting me and when I try and contact them the only person that can apparently talk to me is constantly out, in a meeting, at the other branch or it's their day off again. Keylet are the most scandalous bunch of cowboys I have ever witnessed and I have rented from many letting agents in my time in Cardiff. I been with these guys in 2004 and 2010. I decided to give them another try as I thought they might've got their act together since I used to be a student and maybe they would treat us as the 5 working professionals. They're all friendly and helpful BEFORE you sign contract but afterwards they are bunch of a charletons, probably the worst agency in Cardiff. We had 2 beds unfixed and one tenant had to sleep on the floor for 6 weeks and wasn't allowed to bring his own bed in "assured one would be delivered in 3 days", broken kitchen apparatus when moving in, a broken shower which was not fixed (we was advised by Keylet, a house of 5, to have 2 baths each a day instead. When the time comes to move out, however, the mood changes. They will take you for everything. Luckily I kept the initial inventory (pictures they thought I didn't take). They tried to take for marks on the wall, cigarette burns (no one smoked) on worktops, worktop marks, broken beds, a broken plug (£50......) which were all present BEFORE our tenancy. We also had an accident with the cooker (which wasn't fastened and fell out). We decided to buy a new one ourselves as it would be cheap and we had it installed by an electrician of our own. This was done and PAT tested. Then come moving out they tried to charge for us an electrician of they're own (some handyman they pay peanuts) they used. They tried to charge us nearly £700 pound for fixes which would probably equate to £50. In the end we paid £50 after a stern 3 page letter from my solicitor. Furthermore, we had lights throughout the property that they were meant to change and they never did. Studying as a student in Cardiff it's inevitable that you're going to be taken for a ride by 'student friendly' letting agents, this is particularly the case for naive freshers wanting to sign for a house as soon as possible. True to form Keylet displayed a consistent lack of care to existing tenants in their houses. This included ignoring reparations which CLEARLY should have been made before letting houses out to tenants and even ignoring them once they were brought to their attention. Even damp affecting many properties and thus the health and well being of it's tenants was passed off as the fault of the tenants despite being an issue for previous tenants too. As soon as me and my house mates moved in we were met by a barrage of completely unannounced viewings lead by slick talking letting agents looking to pass off what was clearly a property in poor condition as a palace. Many times agents would let themselves into the house and rooms without even knocking. Again complaints about such issues were either not passed on or completely ignored. The bottom line is that from my own experience with Keylet they are a company who will only take your money, once they have you you can forget about them giving a damn about you or about maintaining the property you're paying for. read more

DO NOT rent a house through keylet, they are the most incompetent bunch of people I have ever come across in my life. They talk to you like you are stupid and do the best they can to rinse you of your money. Lets start from the beginning... 'Agency fees' are £120 (apparently it costs this much to do a couple of photocopies and signature) They led us to believe that we could use any internet provider (my friend specifically asked this before we signed the contract) however when we moved in to the property only BT was installed. BT only do 12 month contracts which is not great if you are a student and only there for 9 or 10 months. Any time we called Keylet to try and resolve this and see why they mislead us they would say that the person we need to speak to is "not in the office or has gone home sick" and that they would call back tomorrow. THEY NEVER CALL BACK!!!!!!! How easy is it to pick up the phone???? When it came to moving out, the person who performed the exit inspection indicated to my housemate on the phone that it went well and we would get our deposits back, however a couple of weeks later we received a letter saying that approximately £300 had been taken out of our deposits. This did not go down well as we had scrubbed the place top to bottom and even repainted walls - it was spotless trust me. We might as well not have bothered spending 4 hours cleaning. We were charged £70 for 'marks on the wall. WHAT MARKS???? According to them a tiny smudge on the wall requires all the walls to be repainted so they think they can justify charging £70 for this. We were also charged £40 for 'fluff under the bed' - need I say more!!?? £20 was charged because apparently the washing machine powder tray was not clean, who even cares!? £24 charged for the letter being sent out. Without a doubt Keylet are the WORST letting agents I have ever had the misfortune of dealing with. They begin by wasting your time and showing you flats and houses that are so grotty or specifically NOT what you asked to see that when you do finally see a half decent property it feels like your dreams have been answered. Then September comes - surely with 2 months the flat will have been redecorated, cleaned and be livable. WRONG... We got a seriously dirty flat. A delightful piss stained bathroom greeted us. Grease covered the entire kitchen. 3 out of 4 beds were completely broken and 2 mattresses need to be replaced (oh don't worry - this process will only took about a month to sort - yes AN ENTIRE MONTH WITHOUT BEDS). Finally, when we moved out and the place was left spotless, we were charged £125 for a cleaning, minor redecoration and "administration" fee. We had a week to respond to this letter, very kindly keylet had faked the date on the letter so we were too late to respond. To query this we actually went back to the property as the next tenants moved in straight after we did. Had keylet redecorated or cleaned anything - NO! Never use this company!!!! I am really unhappy with the way I have been treated by your staff recently and would appreciate it if you could take my matter seriously. I am an ex-tennant of 3 cyfarthfa street and called keylet to ask how to return my house keys, the lady on the phone said I need to hand them in before 10am on the 1st July or risk a fine. She also said that we could post them through the letter box as the office was closing. That night me and my friends posted the keys through the letterbox only to call them the next day and for you to say you only had one set and that we will be charged. I understand why you would have to charge for not handing in keys, that I cannot dispute but when your colleague 'Lisa' says that I haven't posted the keys when I have, that really upsets me. I am not a liar. We asked if we could see the cctv footage or for you to open the letterbox and the two ladies said that they can't do that, we are too busy and we will be charged. To make matters worse, Lisa then suggested out of the blue that we had left our previous house in a 'mess' this however is not true. They are polite in person however they do not respond to email correspondance and are still yet to return my deposit 4 months after I have moved out with no reason given. They charge extortionate costs for certain services. For example my door had a faulty latch and once locked me out. They then charged me £36 to let me back in to my own room. If you want a stress free housing agent stay well away from Keylet. Sure they are more than happy to help you find the property your after but as soon as you have signed the contract you become a hassle to them. They are unwilling to take any report of damp, rodents, ceilings caving in and general fitting issues seriously. If you need them to do anything within a week it is best to get your parents on the phone as they seem to be incapable of taking anything a student says seriously. One particular member of staff I suggest you avoid is Stacy, this woman is nothing but an ignorant patroniser, she will do nothing to help you. The worst letting agency ever, by far! I used Keylet for my 3rd year accommodation while at uni and it was one of if not the worst experience I have ever had in terms of assistance from their staff, the landlord and all the sweet talk. First when I agreed to rent a residence they ensured that we would be paying monthly by direct debit and then all of a sudden during the second month of payment the direct debit deducts thousands of pounds from my account to which their answer was it's because you're a student (they could have told me before and it wouldn't screw up my budget in fact I would happily have paid the whole amount). Anyway at this point I thought its no biggie and it's better to have paid the whole amount. Another issue was the living room condition, the sofas couldn't be sat on as the cushions were worn out and the base always attempted to penetrate your bum, manageable I thought (didn't use sofas much), although the carpet on the other hand was totally messed up with burns everywhere and was extremely unhygienic. Had spoken to them about changing the carpet two months before I moved in and during which nobody was living in the house, they continually told me it would be replaced. What a shock when I moved in, nothing was touched, nothing had been done. I contacted them and their initial response was we don't know anything about a carpet with burns. After a bit of persuasion they agreed to get it replaced (unfortunately it wasn't the manager I had spoken to and just another regular d***h**d). So I waited for a month with nothing happening, every time I called they said the guy was out of office for some reason or the other and nobody else knew about what was going on. When I eventually did manage to explain the matter to another employee (a woman this time) she kept telling me that they were still getting the approval of the landlord and the quote was being prepared for a whole darn month. Oh well, I tried following up now and again but since they had managed to get the whole year's rent, nothing mattered to them and finally one day they said we won't be replacing the carpet after all. I gave up and thought I want nothing more to do with the agency. Then sadly again I had to contact them to let them know I'm moving out to which they said we would have to carry out an exit inspection, so I went ahead and booked one not being informed that the house would need to be vacant at the time of inspection. So then came along one of their very rude staffs who complained that it was a waste of time and she should have been notified that the place was not yet vacated. By now I already knew how they behaved so I didn't bother doing anything, they rearranged for the inspection when I vacated and nobody turned up for it. At this point I call them the next day to find out what's happening and they had no clue so I ask to speak to the manager who is reported to be in meetings all day (standard) and the lady on the phone then asks me to visit their office and hand over the keys (at first they informed me they would be picking up the keys but I guess you can't expect anything from the s***heads). Other issues were maintenance (takes at least a week to get something small fixed), the landlord only visited once during the year and accused me of being dirty whereas his property was in no state to be called clean. I must say at first when i viewed the place it didn't seem that way at all because the person living there had everything covered up with some of his own furniture. Honestly, Keylet is the biggest disaster you can come across. The staff never have any clue about what's going on, they are rude, not helpful at all, very inconsiderate and overall just f*****s. read more

experiences with Keylet....... THINK TWICE! We was issued to move into the property on September 1st by which we was issued the keys to find the house was an absolute state that wouldn't put pigs in there to live. As of this, keylet offered us a reimbursement for the delay in moving into the property. The actual day we moved into the house was 7th of September. Within the house, there was an extre...mely small room by which I happened to draw the short straw of making my home for a year. In the bedroom there was no wardrobe which Keylet said there was no wardrobe on the contract. However, I did eventually get wardrobe sorted when they came to visit the property. During the visit, I queried the reimbursement for the delay in moving in but they said they had no record of it and that we had moved in on the 1st of September (obviously). After this, I got the contact details of the cleaners that cleaned our house by which she said she had the details of the date they finished cleaning (6th September) and would send it via email by which I never received. Further calls to follow this up I could not get hold of the cleaner (use your imagination). However, when ringing the cleaner on withheld she finally answered by which I got her to admit over the phone that we didn't move in till the 7th of September. Due to excessive problems with the property (the main concern being mold) we wrote a letter to Keylet for reimbursement. What we got was a very poor reply that actually stated within the letter that we moved in the property on the 1st of September not knowing that we had actual evidence of the cleaner confirming they did not finish cleaning till 6th September. However, they did manage to put in the letter the noise complaint that we received the first day that we moved in which should not have happened but I don't know of any other students that would not be rowdy the first day they move into a house with friends. Following on the noise complaint, we did apologise to our neighbours and received no further complaints; something Keylet can't master after the realization that the property had £4000 worth of unnecessary damage according to Cardiff Council who we got to visit the property on our own behalf. Following this, the house was inhabitable for 3 weeks. The only area that was habitual was 5 bedrooms and there were 6 tenants. Therefore, one individual was forced to move out. Nevertheless, all tenants moved out apart from me as I had work commitments nearby. As of this, I was forced to cook all my food for the day and be out of the property from 9-5 everyday; Something Keylet deemed habitual when querying reimbursement. Keylet also claimed that all tenants were moved out of the house during the 3 week period that the house was under construction and that the tenants room that was under construction had all his belongings moved into the "spare room" as described by a colleague of Keylet which was actually my very small room that I was living and paying rent for. Under Pressure, the colleague stated she was not aware of anyone living there bearing in mind 6 people signed the contract and they were still accepting my rent. After several meetings, phone calls and further investigation (on our own behalf), we realised this was not the first time that Keylet had been in this situations as fellow other properties have experienced similar situations. On Keylets behalf, we did eventually receive three quarters of our rent back although the effort we put in to get it was not worth and reflected badly in our grades at University. By the end of it I wasn't quite sure whether I was graduating in property rental and development or sport. From what I can get from my experiences with Keylet is that they think students are easy targets to rip off. Also, they are the middle man between the landlord and the tenants so want to please both parties in order to keep the business profitable which are understandable as they have to put bread on the table as the rest of us. However, my experiences with Keylet made me feel ripped off, betrayed and disappointed considering they advertise as the No.1 housing agency.
