    The last time I was here was about ten years ago and times have not been kind to this Shopping…read moreMall. It is still clean but about half or maybe more of the shops are unoccupied, the food court is pretty sad, and one of the anchor stores is gone. The stores that remain seem to be very slow and overall there are only few customers in the mall. I think about 30 cars were near Macy's where I parked. The Mexican restaurant Abuelo's looks like it is closed down but signs are still there but zero customers so I think it was closed. The only store that looked semi-busy was the Chinese massage place where there were about four people being massaged and one customer waiting. I honestly was just looking around to get some exercise on a cold day but I really couldn't find anything I really wanted to buy even if I was searching for something. There were also lots of kids just using the mall as a playground but they seemed to enjoy the empty mall. The highlights of my visit was the sports memorabilia store and the pet store. They were also the only places that the clerks engaged me to see if I needed any help. I guess we have to just get used to the slow death of shopping malls in the future and realize online shopping is here to stay.

It reminds me of a two story version of Pembroke Mall (RIP). They renovated the mall since I was last there. It looks cleaner and modern(ish). There are a lot of vacancies including where Reignforest tea was. We walked the entire perimeter of the top floor once and then the perimeter of the bottom floor twice which was an estimated 1.5 miles. Not a very far walk, but it was with intensity. A few notable stores in the mall were Macy's, rack room shoes and bath and body works. Otherwise, the mall was pretty dead with little activity. The food court was the area that was most booming with activity but it still felt like a ghost town. If you've ever seen zombie apocalyptic movies, it kind of has the vibes like the mall you would be running into to escape from the zombies. Except the mall was already dead when it was open.

Each time I turn into the shopping center from Kempsville Road I directly face the beloved spot that no longer exists. The shopping center is located on the northwest corner of Kempsville & Providence Roads. It provides convenient one stop shopping for residents in the area. It's easy to stop for a car wash at Green Clean Express when I'm returning from a doctor appointment in Chesapeake. The L shaped center is anchored by a Food Lion facing the Providence Road entrance. In addition to the previously mentioned businesses the shopping center houses numerous popular fast food restaurants, Music & Arts, Ivy Rehab Center, a pharmacy, cell phone store, hair & nail salons and much more. It truly is one stop shopping. The facade has been upgraded over the years. It's clean and has plentiful parking. Entrance & exit on busy Kempsville Road can be difficult during peak traffic. It's easier at those times to take advantage of the traffic light at Providence Road, even if your stop is on a Kempsville Road out parcel, such as Green Clean Express. The shopping center will always be a stop for me, even though Frankie's Ribs is now only a part of my memories.

You should check out the thrift store when you get a chance or TJ Maxx. If you need a drug store, they've got one of those too. There are a ton of empty storefronts and the empty spaces look old/bad. But I can tell that the center is making some visual updates to the main strip.

I will list the businesses that are current as of September 2025. The only store that had access to the mall was Kohls which had the entrance sealed and still is open. Kohls Target REI The Fresh Market Nordstrom Rack Old Navy DSW Rack Room Shoes Red Cross Bahama Breeze Latitude If I missed any I'm not aware. A very large area is vacant where Sears once was. The center of the surrounding buildings which once occupied the mall has been leveled. The plan as I understand is to build a senior living community.

After a years long renovation and redo - it's now more like the outdoor shopping malls of Richmond or Hampton. The old, moldy indoor mall is gone and now it's fresh and clean with a Bath and Body Works, REI, Fresh Market, huge super Target, Old Navy and Nordstrom Rack. There are more shops but those are the ones I frequent the most. Since Nordstrom sadly departed MacArthur a few years ago this is the only Nordstrom you'll find on this side of the water. It's not the same as the three-story beauty in Norfolk but it'll do - even if it's only their discount arm. I love the shoe section there. Best deals in town. This is an updated shopping center with plenty of easy parking and some dining (Smokey Bones anyone - nah, I'll pass) as well.
