At the time we weren't looking for a home but we tossed around the idea. Fast forward mid 2018, our lease was going to be up that year and we finally decided to start looking at houses. We weren't 100% ready to purchase yet but we figured we'd start looking. As first time home buyers we were absolutely clueless. Kara was very patient and more than happy to show us as many houses as we pleased. Kara took the time to teach us about the housing market, what to look for in a home and to show us homes purely for education without any expectation of us buying. Her goal as our real estate agent was to make sure we loved whatever house we decided to buy. Well, naturally we did find a house we absolutely loved. Modern, newly renovated, pool. Kara knew we wanted that house. Unfortunately this house was hot and already had multiple offers before we even saw it. Kara reassured us we still had a chance to get the house. Kara was aggressive and within a hour had paperwork ready to make an offer on this house. Knowing that the house had multiple offers Kara gave us excellent advice on how to make a competitive offer without overextending our budget. We submitted the offer and unfortunately someone else offered even more than we did and got the house. Which worked out for the best because the house sold for more than our budget. After that we decided to take a few months off from house hunting to focus on our wedding. Later that year in August, after getting back from our wedding we decided it was time to look again. Within a week of being back Kara took us to see houses just about every other day. Her and Miranda (Kbb employee) emailed us daily with new listings that they thought we might like. And just like that the next perfect house came along. The house had only been on the market for a few hours. Kara took me to see it immediately. I got lucky and even got to meet the guy who renovated it. After my husband got off from work we went back to the house and viewed it again. We knew this was the one. Everything about it was perfect for us and Kara knew it the moment we walked in the house. Kara promptly had paperwork drawn up and we submitted an offer that same day. By the end of the day the seller decided their was so many offers that they would make a decision later that day. By 7pm our offer was picked and we were under contract! In the following weeks Kara and Miranda worked with us to help us get all our paperwork together, appraisal, inspection, etc. The process was very smooth. Kara answered all our questions and if she didn't have answer for us she knew someone who did. On September 21st, we closed on our house. We couldn't be more thankful for Kara's help! I'd recently retired and relocated here, from Southern California. Some still ask why. I'll tell you readers the same thing that I told Tanika that day. People here are really friendly here. Well, that and the cost of living is a dream. Seemed like the place to be. So, I met Tanika at an open house event that she hosted and after a few minute conversation, I knew she was my girl. I saw it in her eyes. You know; that sharp look, focused, intelligent, determined and ambitious. I put her on the team. Before I knew it, I received the grand tour of Oklahoma City (OKC) and its surrounding areas. Tanika took me through OKC, through Edmond, and from the South to the North, and the East to the West. She really new her way around; the highways, the backroads, you name it. Now, I'll admit, I some times have the tendency to be a bit indecisive. There was a particular home that I was looking for that was difficult to find in Oklahoma. It seemed that builders just do things differently here than California. I had a lot of property that was just not going to fit in an Oklahoma home as it did in my California home. So, I had to find a bigger home and with a bonus room. Tanika took here and Tanika took me there. Home after home, I had to reject, because it just wasn't the right fit. I knew Tanika had to be frustrated with me, particularly after having viewed the 16th home. At times, I thought to myself, "this will be the last rejection and she'll quit on me", but she did not. Tanika remained professional and stayed the course. I was nothing less than impressed! Once I finally found the home I was looking for, she put her negotiating hat on. She kept me aware of what was going on, informed me of the pros and cons, as she did with every home we visited beforehand; from foundation issues to a lack of sidewalks in the neighborhood. Haha, she was big on that. It was cute. However, this home met all the desirable criteria. We determined what market value of the home was and even negotiated the sellers down to $10k less than that. I was very much pleased. Who doesn't like to save money, right?.. The best part of all is that Tanika was very personable. From beginning to end, she gave me her undivided attention. I even met her 2 daughters and she met my parents. To this day, I can honestly say that she is the first friend that I made in Oklahoma, and I have her to thank for my new home. Just between you and me, every now and again, when I sit back and relax in my theater room, watching movies, I reminisce about the conversations we had about my vision of setting it up before the fact.
