He went to great lengths to ensure the data provided was accurate, and presented in a format that would be acceptable to the insurance carrier we were working with. He has a pleasant demeanor, and truly cares about the quality of his work. The policy was approved after having another appraisal from a different appraiser denied by the carrier because the format did not meet the carrier's needs. Best of all Dan's appraisal was considerably more affordable than the first one, which was a major concern to the COA as they were having to pay for a second appraisal, which was not anticipated in their budget. I said no I don't have any claims now, but I wanted to do it for any future claims (Irma, Ian and Nicole had flooded then area three times in six years which he was well aware as evidenced by is asking me if my appraisal was for a current claim.) I told him FEMA would only insure it for $40k and that I could not replace it for that maybe more like 80. He said that I could do a lot with 80k. I then explained to him all the improvements that were not obvious such as the reframing to current standards, hurricane windows, the same closed cell structural foam insulation they put in Yeti coolers giving the structure great rigidity. Hre said I could not see the appraisal without paying the $380 first so I did. When I got it it's not insurance appraisal it's a sales appraisal. So I called him and he said the mobile home had no value. I told from a sales view that's right as the can no longer be moved, but that I had ask for a FEMA appraisal and FEMA doesn't pay out for sales value, but for repairs and replacement. I then texted him to remake this into FEMA appraisal (he already had all the information he needed). No response.
