Portable fan required to keep room cool
Anthony C.

Tolerable but not comfortable as something always requiring you to manage. Big issue was HVAC room temp would not achieve set temp. 6 maintenance calls where one the tech was verbally abusive that i had to ask him to leave. I gave up. The final resolution was a portable fan that had to run 24x7 to keep room cool. Text service was a round robin of different service people that didn't read the thread or drop the thread for up yo 4 days so would be like starting over. They offered to provide another unit and dropped that effort and then no one could figure out why it got dropped. Had to keep blinds closed and balcony door closed to ensure room did not get hot and 24 x7 noise for the portable to keep room comfortable. After giving up instead of a decent credit as we never had full use of the room they provided only 100.00 credit. Other issues include mold in bath tub, missing blind slats, curtain rod that pull away from wall, worn walls and appliances, toilet paper holder that was broke and damaged walls.

We settled for Kasa because they were one of the few hotels in the downtown area where the date we wanted to arrive in Chicago was available. We got a studio. They are a high rise with about 30 floors. They are located in the River North area surrounded by restaurants, walking distance to shopping; you can walk to the Magnificent Mile but I found a few shops that were right around the corner that I love. If you're a diva, try Accessorize on State St. Since they are located downtown, you are going to experience the city "noise" like ambulances, police, and ohh the church bells. There are a few Catholic Churches in the vicinity that ring their bells at the same time every day (9am, noon, weddings). So just remember, all hotels downtown are going to be noisy. Don't book a hotel in the heart of downtown Chicago if you want peace and quiet. Really this is the only con of our stay but we still enjoyed Chicago. We too experienced the guy at the front desk who seemed "bothered" and not very personable, a trait that is necessary when dealing in hospitality. The welcome wasn't warm. You will get communications via text to make sure you have settled in okay, to see if there are any issues, to extend your stay and help you sign out. I liked that. I figure technology is taking over where human social skills used to be. Overall, the hotel was clean. I had one issue where the cleaners didn't clean around the base of the toilet. I was able to address that in the text. They sent someone up right away to clean it. Each unit has a patio which we enjoyed. We could see the Sears Tower and the Holy Name Cathedral from our room. There is a Whole Foods and Lifetime Fitness across the street. I cooked breakfast every morning in our room which saved on eating out. There is no restaurant in the building. There is no exhaust fan in the bathroom. You will need to purchase air freshener. There is a washer and dryer where you can wash your towels. Detergent is provided. We washed our towels instead of asking for more. There are also additional towels in the closet. Since I'm a clean freak I purchased Clorox wipes to keep the surfaces clean. They only provide one roll of paper towels. I suggest that you read all the information they provide to you upon booking and you will have no issues. Everything is spelled out. They return the $250 they hold for incidentals the next business day. It is noted that if you lose the key fobs, there is a fee. The desk guy also tells you this when he shows you your room. So it is not a surprise fee. The check out procedure is super easy; hit check out in the app and leave the fobs on the hooks near the door. That's it!! Checkout time is 11:00am. Our train left at 9pm, they give you the opportunity to check your bags for free. You can extend your stay in the room by the hour at a cost that increases $25 for each hour. We extended our stay for a couple hours and checked our bags so we could continue to do more stuff in this great city. We will stay here again. I loved the location. But don't expect hugs and kisses upon arrival. Lol, this guy will check you in, explain how the elevators work and how to access your room. We got it! We still enjoyed our stay

River North Park - Spacious bedroom with natural light and gray upholstered bed

River North Park

River North, Near North Side

I have read many negative reviews on here about River North Park Apartments. However we have lived…read morein the building for two years & my post is going to be going down the list of stuff in a recent post from a Jim S with my thoughts. When I read his review his negativity rubbed off on to me and now I'd like to shoot myself. I disagree with many things he said so here is a counter review: In regards to having people "constantly" in unit- We have never had this issue unless we put in a request for maintenance. Which brings me to, every time we have needed something fixed, maintenance was there and had the issue fixed within at least one business day, depending when we put in the request. Example, our bathroom faucet had been dripping for about two days and the third day I turned on the cold water and the entire hot water handle popped off and water was spraying everywhere. I called down to front desk immediately and someone was in our unit in under one minute. He had the whole thing fixed within 5 minutes and even helped us clean up the water. I find the maintenance workers are extremely friendly and nice. As for the homeless men on the church stoop, that church does not belong to Waterton. If you pay attention, you will notice that the church often takes in those less fortunate for multiple events/food. I have never been bothered by either of these men and I have never seen them bothering anyone else, or panhandling for that matter. As for them sleeping there, would you like to let them sleep on your couch? They are homeless, don't be a dick. I will say that there is a strong urine smell is present outside the building most days due to owners not walking their dogs away from the building to pee. I have also witnessed people let their dog poop outside the building and just leave it. Now, this is a tough issue because they have sent plenty of emails and notices about people who do this however, their job is not to be on poop patrol. It's the simple fact that the people who live in the building need to pick up after their pets! As for other odors, I have maybe ONCE smelt a lingering stench coming from the trash room. Front desk was notified and the smell was take care of within a timely matter. As for marijuana, can't say that I have this issue either. However, if I did smell marijuana I think I could simply roll my eyes and get over it. I do admit that the doors to the units are pretty thin in that I can hear anyone opening and closing their doors. I do hear people talking when they walk past my unit but other than that, I don't hear noise coming from my neighbors when, for example, they flush the toilet or take a shower. And Jim S, you knew you were choosing to live next to the CTA line... not sure what you expected exactly? Although you can indeed hear the train, it is never loud enough to affect watching tv, sleeping or conversing with others etc 'Doormen' - there is a fob system for the doors for a reason. Safety! If they were to stand up and open the door every time someone walked in, anyone could come knocking on my front door. I think not being lazy as fuck and getting my keys out to open the door is definitely not the end of the world. Also, if I have gone and picked up a package or am clearly arms full of groceries, they do open the door for me. Maybe I'm just polite and that's all it takes? As for the fact that they can click open the door while sitting - WHO CARES. Their job is to sit at that desk, make sure everything runs smoothly, check in outside guest or delivery and to notify the tenant of said person. Pricing- you live in one of the best areas! DOWNTOWN RIVER NORTH RIGHT OFF THE HIGHWAY WITH EXTREMELY SHORT COMMUTES TO THE LOOP! A new apartment building just went up a block over. The price of a convertible in that building costs MORE than my one bedroom and is much smaller. So if you think this is not worth your money, then I'm not sure you're in the right neighborhood. It also makes a difference when you sign your lease. Summer vs Winter. RNPA has negotiated the resigning of our lease with us twice now for lower rent. As for parking, I don't believe the building has any say in the pricing. It is not owned by the building, it is owned by LAZ. I agree though, LAZ, your pricing is ridiculous. & about the gym - get a gym membership, this is an apartment building. However, they do keep upgrading gym equipment. Staff - I have had zero issues or complaints about the staff in the leasing office, the doormen, the maintenance staff. I honestly don't know how anyone could have an issue. As for the doormen not always having the brightest smile, they work long shifts and I'm sure are tired, just as I would be. But when I prompt them with a hello and ask how they are, they smile and are friendly. Honestly, think the only way someone could have an issue with the staff of the building is to be an extremely negative person. If you are friendly, positive and polite, it seems to go further. Just saying.

I lived in this building for three years, and unfortunately, by the time I moved out, I was…read moredisappointed. My frustration is not based on one isolated incident. It is the result of a pattern of poor communication, lack of follow-through, inconsistent responses, and very little effort to maintain positive relationships with residents. The most significant issue occurred after a major water intrusion in my apartment. Water entered my unit from an above unit. My rug, furniture, baskets, dog toys, and other belongings were affected. Eight pieces of drying equipment were ultimately running in my approximately 740-square-foot apartment. The noise from the equipment reached approximately 79 decibels. I was initially told by a flood mitigation employee that my apartment was uninhabitable, that the fans would remain for an extended period, and that the work could potentially take weeks. Management later disputed what I had been told. That was frustrating. They wanted me to leave my small dog there with the industrial fans and people in and out. I ultimately stayed elsewhere for a period of time, losing use of my apartment and parking. During that time, I incurred additional expenses, had a significantly longer commute, had belongings damaged or discarded, and had furniture warp from the water. Management cleaned my rug, which I appreciated, but it was never the same and eventually had to be thrown away. Beyond that, I received no meaningful offer of assistance. Unfortunately, there were many smaller experiences over the years that contributed to the same feeling. I repeatedly reported excessive dog barking and what appeared to be pet urine left in the hallway on multiple occasions. I raised concerns about a neighboring apartment door that was extremely marked up for months and asked whether management could have the common area hallway-facing door addressed. Rather than simply addressing the concern, I received a response questioning why I was asking for it to be fixed. I take pride in where I live and would have liked my guests to stop questioning the damaged door. I later sent a detailed email explaining my concerns and never received a response. There were also occasions when only one elevator was operating, the pool was green, calls to the property manager went unanswered, and I saw management respond to resident complaints with a winky-face emoji, which I found surprisingly unprofessional. What was most disappointing was the overall lack of resident-focused customer service. I was a respectful and reasonable tenant. I communicated concerns professionally, gave situations time to be resolved, and often chose not to complain. I understand that apartment buildings have maintenance issues, emergencies happen, equipment breaks, and management cannot make every resident happy. My issue is not that problems occurred. It is how frequently concerns were met with defensiveness, minimal follow-up, inconsistent communication, or seemingly little interest in finding a resident-friendly solution. After three years, I left feeling that resident satisfaction and retention simply were not priorities. A little more kindness, professionalism, communication, and willingness to work with long-term residents would have made a significant difference in my experience.

I've shared more details about my experience below, but overall, my biggest gripe is that there were sometimes additional costs for things that you wouldn't expect given the decent amount you are already paying to live in the building. For example, when the building had pipes burst which made the gym unusable for over a month, the solution was for residents to pay additional fees to use other gyms nearby. Another example is the costs to fix or replace certain things in the unit after moving out - I was charged $180 to replace a microwave due to some discoloration which they would not categorize as normal wear and tear. It definitely feels a bit nit picky and I just wish they had been more upfront about expectations and the price list that they shared only during the move-out process. They also did things like change visitor parking pricing without any notice until it was time to pay. They are entitled to do all this, but I'd just say there are many other options in Chicago where I felt more appreciated as a resident. Pros: * Really nice views of the city * Proximity to a lot of things in River North * Amenities are nice when you can use them * Great maintenance team that responds quickly Cons: * They rent out units on AirBnB so there are a lot of people checking in and out throughout the week like at a hotel * Packages get lost/misplaced frequently (I've had an apple watch go missing after someone at the front desk signed for it, a perishable package that essentially melted because they couldn't find it for a few days); you can tell management about it, but they don't do much to try to help you * For a luxury building, some of the things in the unit aren't the best quality, it is not super apparent until you move in

I've seen a lot of condos in this building through our condo search and I have a few friends who live there as well. The 2nd bedroom was pretty small, but it had a massive living room, a walk in closet that people dream about, and a very impressive up to date master bathroom (has both a walk in shower and jacuzzi tub). The doorman here are very friendly and you definitely feel safe! Mr. Lewis, the doorman during the weekdays, runs a tight shift. Fellow Austin yelper, Kevin N, once visited me and Mr. Lewis not only requested a business card from him, but also kept it! My only complaint about the door staff is that whenever I was carrying a lot of boxes (pretty often for my job) that didn't even help me open the door. There were many times I was struggling and tripping all over the place and they just let me! I've already noticed a huge difference with the helpfulness of the doormen in my new building. There's a dry cleaners on site who's a little expensive, but does a good job and it's nice having it right in the building. And they also collect packages here...and the 2 women who work here do actually help you load them on the cart (unlike those doormen). The gym in the building is adequate, but most people seem to belong to the east bank club, which is conveniently right next door. The location itself of this building is great because it's so close to downtown, but it would be nice to have a few more restaurants to grab a quick bite to eat nearby...but new places are popping up everyday!
