While we have heard sad stories from friends having construction done, we have had one of the most enjoyable and positive experiences while working with Spencer. Our house is beautiful (on quality). We moved in as scheduled (on time). We came in at exactly the cost Spencer told us (on budget). Who does that? Smith NW homes did. Delivering a house (one of the biggest investments of anyone's life) that provides the design and features that turns a house into a personalized home, and does so within a target budget, requires a strong process and a reliable quality driven team of craftsmen. Spencer explained his process to us at the outset but it wasn't until we had experienced it from beginning to end, that we could fully appreciate how it translated into such a positive experience and outstanding product. Listens - Spencer spent a lot of time with us in the beginning to understand how we wanted to use our home, what types of features we wanted and how much money we had to spend. He then worked with designers and engineers to create a design that met our vision that could be accomplished within our budget. Selections - Spencer made multiple "field trips" with us to select finishes, cabinetry, fixtures and lighting that appealed to us. The great part is that he guided and helped us make selections that complemented one another to create a consistent thought and feel from the exterior front entrance - through the house and into the rear yard. It doesn't cost more to have a cohesive, artistic look. It takes the disciplined and artistic approach Spencer brings to selection meetings. Fixed Price Bid - Spencer then created a guaranteed price for the project that reflected the design we had chosen and features selected. Remarkable Team - A contractor rarely has a hammer in their hand. They rely on their subcontractors to do the work. It becomes evident very quickly that a builder is only as good as his subs. His ability to stay on schedule is only possible if he can count on his subs to show up when they are supposed to. Spencer has worked with most of his subs for 5 yrs, 10 yrs and 20 yrs. These are long term relationships with proven quality and a long term commitment to one another. We felt we had the best craftsman in every area from framers, to tilers, to painters and landscapers. Imagine what a positive difference that makes in the finished product that will be your home for years to come. Ability to Make Changes - As our project evolved we decided we wanted to add to some of our cabinetry, change some windows and adjust our landscaping. No problem. We signed a fixed price change order for each of those things and the amount was added to our original price. The only price changes were changes that we requested. Each month we received an easy to read invoice which showed the percentage of completion of each phase at that point in the project. Spencer may have had cost over-runs in our project but we never heard about any of them. He stayed by his commitment to us. A great wrap up - When our project was completed, Spencer did a thorough walk through going through every element of our home. He showed us tags he placed on every shut off valve and safety item identifying what they turned on or off. Plus, he delivered two three ring binders. One with instruction manuals for every appliance and electrical device in the house. I hired Imperial Remodels to build a single-car garage on my property, replacing an existing concrete pad. The project was contracted to start on March 1, 2024, and finish by April 1, 2024, for $21,000. I paid a $10,000 cash deposit on March 13, 2024, but the contractor did not provide a receipt for the cash deposit. After signing the contract and accepting my deposit, the contractor told me someone would begin removing the concrete pad within about a week. Shortly after, someone arrived with an excavator, destroyed, and removed the concrete pad. They left behind an uneven dirt surface, which has created a serious safety hazard for me. Due to mobility issues, I now struggle to safely get in and out of my car. Despite repeated attempts to contact the contractor to discuss next steps and complete the work, he has ignored all my calls and messages. On one occasion, he agreed to visit my property to discuss the project but canceled the meeting and never followed up. My daughter attempted to help me by posting a review on their business page to warn others. In response, the business owner finally reached out, acknowledged their wrongdoing, and agreed to reimburse me the full deposit plus interest. However, they got Yelp to remove my daughter's post and are unreachable again. They have still not provided any reimbursement for the lost money or the destruction of my property. I was primarily in contact with Mike Isak (206-909-8125), but his colleague, Karina Momotyuk, was also involved. Another phone number associated with them is (253-409-6956). As a result, I am out my $10,000 deposit, unable to safely park my car, and left with no resolution. He has abandoned this job, caused destruction of my property, and has a complete lack of remorse or professionalism--particularly in taking advantage of someone in my position. Do not do work with this company as they pray on people.

We worked with J&M on a bathroom remodel. Bathroom is 5x6 feet and quote was for 6 weeks work and…read more50k. We ended project at 18 weeks and 60k. During our project, the sub-contractors damaged the wall while installing our toilet by drilling through the wall and failing to hook up the toilet correctly so that water was pouring straight into our basement. The sub-contractor did pay for these damages. We had no supply chain issues with our project as we had purchased all the materials ourselves before hand. Our primary issues with working with J&M was that due to the amount of projects they had going on, it felt that unless we were actively saying we were unhappy with progress and calling J&M frequently, there would only be work at our home 1 or 2 days a week. When asking for estimates for components J&M were unable to provide accurate estimates. For example, it was estimated that tiling our shower would take 1 week with 2 people due to the complex design. It ended up taking 3 weeks. This is our only bathroom, so we lived with my parents for several weeks, but I would hesitate to recommend J&M to anyone who doesn't have a flexible timeline. In addition, J&M failed to notify of us of change orders that resulted in an increase of price. These were supposed to be agreed upon mutually before the work was completed, but instead J&M released them after the work was done and were forced to eat the cost. J&M did not provide any options to mitigate this cost even though this was in direct breach of our contract. Ultimately, we are reasonably happy with the final outcome of our bathroom, but extremely unhappy with path to get there. We ended up not asking for several fixes as we were so fed up with the inaccurate timelines and constantly changing estimates. Fixes include 1) bleeding paint on ceiling, 2) missed paint spot, 3) grout on window and tile, 4) miss-cut vanity counter-top, and 5) dip in floor tiling causing one spot to not drain. All in all, J&M has good general contractors, but seem extremely mismanaged in the back of office. If you do work with them, double check all billing multiple times as we found several inaccuracies. Hold J&M to prices and push back on change order process.
