The location is very strategic: in the middle of Columbia Town Center but away from the main road so you wouldn't hear noises. I get free coffee from the lobby every day, and it is the highlight of my day. The Concierge lady, Sherri, is very reliable and friendly. Oh, did I mention they have many significant events every month and complimentary yoga classes twice a month? Not forgetting they have a free EV car chargers for those with EV cars.

The rest of my review is below - My girlfriend and I looked at apartments in April of 2018 with the plan of moving in to wherever we selected near the beginning of June. We visited Lakehouse and several other apartments in the region. We made the "mistake" of visiting Lakehouse first which sort of soured us on everything after... HOWEVER - this wasn't necessarily a bad thing. The rent here is a bit on the higher side - but Lakehouse is classified as luxury for a reason. The staff are all INCREDIBLY friendly and fast to respond to special requests and maintenance tickets. We had a few things (very minor) that needed fixing or adjustment when we first moved in, and we never had to wait more than one business day for the maintenance folks to resolve issues. Further, the concierge/front desk is even willing to deliver packages to our apartment if you will not be home in time to fetch your packages on your own. We have a weekly HelloFresh delivery that they even unpack and load into our fridge for us! The building is pet friendly ($40 pet rent per pet). We had a few issues with a neighbors dog barking for hours on end but that has calmed down significantly. The staff was quick to get back to us and has always been willing to work on any issues that pop up. Your rent doesn't include utilities - but you only pay $6 per month for trash services (disposal rooms are easy to find and well lit). You pay utilities (both Comcast and Verizon are available for telecom). Electricity is through BGE and through our first month the prices have been affordable. We have laundry machines in our apartment and they are energy star rated - the washer is a bit compact and can't handle that much laundry - but that's the trade-off for saving space and water. Parking is INCLUDED in your rent and the parking garage has ABUNDANT parking (I'm not exaggerating). The garage feels very safe ( I regularly leave radio equipment (for my volunteer gig) in my car and it has not been broken into)). Security guards watch the garage overnight as well. You have control over your climate control as well which is very nice - the balconies are spacious and enough to fit chairs/small table on them. I will definitely reiterate that the major draw here is the staff - they are so friendly and willing to go the extra mile. I hope Bozzuto has no plans to give the building to another management company. There are frequent resident events as well. The rooftop pool is a huge plus - it's never super crowded either. The staff also tends to remember resident names. If you're looking to move to Columbia (easy to reach route 29) you should definitely visit/tour Lakehouse.

    Fantastic community -- highly recommend!…read more I've lived in this complex for a while now, and it's easily the best apartment experience I've ever had. The facilities are first-rate -- a great fitness center, beautiful pool, game room, and modern, well-kept apartments. The security gives me real peace of mind, and everything is always clean and well-maintained. What really makes this place stand out, though, is the people. Sean, the property manager, is approachable, friendly, and genuinely cares about the residents. The office staff are always helpful, the cleaning crew does a great job, and the maintenance team is outstanding -- quick to respond, skilled, and some of the nicest people you'll meet (which isn't something you can say about every complex!). They also go above and beyond to create a sense of community with fun resident events -- from free breakfasts and barbecues to pet-friendly gatherings with treats and photo ops. It's those little touches that make it feel like home. If you're looking for a safe, friendly, and well-managed place to live, this is it.

The week after I moved in the began heavy construction installing a commercial grad AC for two months on the the roof. The refused to discount my rent during the construction. The building is pet friendly but many of the residents refused to cleanup after their pets. towards the end of my lease the change the management team to a completely unprofessional team in 2022. The refused to answer basic questions, had forms for every thing, no timely follow-up on service requests, and overall the quality of the place had worn off. The management company is useless and given to retaliation against the building residents. Avoid this place at all costs.

This is more than an apartment complex--it's an open invitation for danger. Criminals easily access the garage due to a perpetually broken garage door. Imagine coming home late at night, stepping into a dimly lit garage, knowing anyone could be lurking. It's not just cars that aren't safe here--you aren't either. My car was vandalized recently (photo included), along with THREE others in a single night. Management? Silent. JESSICA MARTIN, the Senior Community Manager, hasn't responded to my emails or directly addressed the incident that occurred to me, that night. The police report revealed the scale of the problem, but Jessica and her team (MATTHEW BLOOM) had not widely notified residents of what occurred that night. No warning. No updates. Just silence. If you have kids, don't let them roam anywhere near that garage. If you like to walk your dog late, reconsider! And if you're someone who works late or values your safety, think twice before signing a lease here. This isn't just about inconvenience--it's about personal security. Management's neglect has unfortunately created a perfect storm for criminal activity. Move in here, and you'll spend every evening looking over your shoulder, wondering who might be waiting in the shadows. Do yourself a favor: find a place where safety is more than just a buzzword and where management shows up when it matters. [Police report doesn't lie--four cars vandalized in one night (not including the SEVERAL other cars months prior mentioned in the complaints below) --the proof is in the pudding: this place is a security nightmare]. Let me start with the office staff--Luther, Daryl and Josh are some of the most genuine people. They are very good at addressing any questions or requests I have in prompt manner. The property manager, Luther Crawford, really lives up to all of the amazing reviews-- I'm so impressed with how well he runs this community and goes above and beyond. Always with a smile on his face asking how you or your family are doing...he isn't just asking to sound nice, he truly means it! He really cares about his residents and it shows! He has even brought packages right to my doorstep for me!! The maintenance crew, Daryl and Josh, are very friendly and courteous when coming into my apartment for any maintenance & always care to make sure we are comfortable in our home at all times. They respond to maintenance requests practically immediately and always do an exceptional job! Next, the community..anyone I have encountered here is so friendly and easy to spark up a conversation with. It makes me super thankful to live in a place full of so many warm personalities! Unfortunately, everything else has been a terrible experience due to property management. The first red flag came two days before move-in, when we were suddenly told our apartment wouldn't be ready for another two weeks. After almost a year with no issues, things got worse when a roach infestation began due to overcrowded apartments nearby. Instead of handling it promptly, management delayed inspections and extermination over and over, forcing residents to live with pests. On top of that, despite months of documented requests, no lease renewal or transfer options were ever provided as my lease end date approached. The manager avoids calls, emails, and any direct contact, showing no accountability for residents' concerns. This community could be fine if not for management's negligence. The poor communication, failure to address habitability, and disregard for residents make it impossible to recommend.

I will update with more details later, but for now, suffice it to say...our leasing agent (Chantel) and the manager (Ashley) were both very helpful and personable. We're now on a first name basis with the maintenance technician, though with a name like Pharoah, how could you not remember. He has also been very personable and responsive... We already feel more welcome in 2 days than I felt at my old place in over 2 years. The only reason for the 4 star review is for the hot water heater not being the greatest and the steps up to garden apartment landing are VERY steep and slightly sloped so you have to be really careful if you're carrying a bunch of stuff or you have any stability/clumsiness issues. Overall though, I'm thrilled to be here!

Danielle (who is no longer here) made us feel really welcomed here, and Chris was very pleasant and welcoming as well. Now, management has changed and fun living and feeling welcomed here is no longer a feeling for us. The amenities here are supposed to be a part of living and paying for a luxury apartment, but here that isn't the case anymore. We used the Community Room for a friendly and fun gathering for the holiday. We were given permission to use the room. After using the room we were first charged $1,000. After retaining an attorney, he advised us that there is nothing in our lease stating that they can charge us for using the room. After receiving the letter from our attorney Christy and Jasimon changed the $1,000 to $500. Which we haven't paid, because it's not valid or fair. I feel like we were targeted for them to get extra money from us for the activities that they have here. People use that room all the time, even the night before we did and they were not charged. A fact that I know! It seems like since management changed, everything has changed for the worst. Why live in a luxury apartment if you can't utilize the amenities that you're paying for? I have had two packages stolen that has still not showed up. Thankfully, the two companies resent my orders to me. This week has been the fourth or fifth time that we had to put in a work order for the microwave. It keeps cutting out, and tripping the breaker. The last time we smelled smoke. I have asked the last maintenance guy to put in an order for a new microwave. We'll see what happens or how long this will take. I pray that living here gets better and back to fun the way it used to be.

If she's not working everyone is goofing off or just laughing in the one girls office. I used to call and get a message to people but not any more. I submitted a service request three weeks ago about my faucet not working in the sink. Called about it. Said it'd be fixed by the end of the week. That was last Friday. Still broken. In short they do not have the same standards as before and it starts in that office. I don't know if it's poor management or what but they need to rethink who they hire and how they work. They are nice. I will say that. But really just goofing off in suits most days. My lease isn't over until December but I am not renewing. Not here.

    When I started living here nearly 4 years ago it was wonderful. We had great and responsive…read moremanagement, lots of helpful service techs that came right away, problems were fixed fast, and the management went above and beyond for residents. Now, it feels like I'm living in a motel 6 while this place is marketed as a "luxury" building. I am a breast feeding mother, I have a newborn in my home. My freezer with all my breast milk repeatedly breaks and the new management has done NOTHING. They've basically swapped my fridge with another fridge from another apartment (same model) that seems to have the same issue. After they brought me a replacement fridge after days of hassle to even get that the same issue is happening. I call the front desk and the new manager basically says "well the fridge was fine before" as if a working, breastfeeding mother with a newborn has nothing better to do than to purposely break appliances and empty several refrigerators while they continue to "replace" them with more broken ones. And now the same issue is happening again and my husband and I scrambling to save whatever breast milk we can. Does management care? No. I don't know if they realize there is a formula shortage and breast milk is not a replaceable resource!! It takes hours of effort to make. This is the only food for my baby. To top this list of my laundry machine is very loud (again I have a baby at home!), all of the things that were "included" in rent are no longer provided : no more No more utilities, no more front desk, packages are just left all over the halls, all the things the previous management did to make residents feel special is done. Like some more recent reviewers said, don't read the old reviews for this place when making your decision, read the new ones.

There were resident activities, quiet peaceful neighbors and a real sense of community. Sadly this place has changed, and in my opinion not for the good. The setting of the property is like out of a story book, nobody can deny that. The views over the Patapsco from my apartment are outstanding and I can watch bald eagles fly by daily. The condition of the building is also stellar, the cleaning and maintenance crews do an amazing job keeping the building and the grounds beautiful. Additionally, my apartment is a fantastic blend of modern and period architecture. It is a beautiful physical space to come home to. This is why I am giving this property 2 stars. For the reasons I am not giving more, please read on... The problem is with the management of the building and with the building's owners, Southern Management. There have been several changes over the last year that have made this an increasingly less desirable place to call home. For example, several resident amenities have been reduced or eliminated altogether, residents are treated and made to feel like children, resident concerns are given the brush off, building management would prefer to sit in their offices rather than mingle with residents and changes to corporate policy are going to result in huge increases in rents being collected by residents already paying a premium. When we moved in this was an "all inclusive" community, residents were not "nickel and dimed" at every turn. Moving forward, what was all inclusive (electric, water, trash, maintenance, etc...) will now be billed to each resident. This essentially is a rent increase because each of these items were previously included in the rent paid. Also, it has not been made clear to any resident how they plan on determining the amount to be paid (apartments are not individually metered). A friend of ours had trouble with the door lock to the apartment. This friend was charged to have the lock fixed. Isn't this the responsibility of a landlord to fix? Why is a resident being charged for a maintenance request? Just this morning my husband returned home from work at 3am to find someone had parked in his reserved space in the parking garage. This has happened to me on two other occasions previously. The building management simply shrugs its shoulders and says we need to give them time to move their vehicle. Further research concluded that the front office made a mistake and assigned another vehicle the spot we already pay for. Yes, parking in the garage is an extra fee. Instead of apologizing for the snafu, I was snapped at and made to feel like I was a bully for complaining. No, I pay a premium price for you to do your job, and expect a sincere apology and explanation when something goes wrong. These are just a few examples of the issues both we and other residents are currently experiencing living at Oella Mill. Trust me, there are many, many more. The Residences at Oella Mill was once the premier apartment community in Howard/Baltimore counties. Sadly, you are now being asked to pay an incredibly premium price for sub-premium customer service and amenities. Do yourself a favor and look at other properties, I know I am.
