We've worked with Julio twice to buy homes in Silver Lake and I honestly cannot imagine working with another realtor. Nine years ago he helped us negotiate a competitive deal and navigate the process of being a first time home buyer, closing with a lower but winning offer. When the opportunity to buy our neighbor's house as an investment property arose earlier this year, Julio was our first call and we are thankful we did. Buying a second property in 2025 LA proved to be incredibly challenging. The competition for the house was fiercer than our first purchase - Julio managed the seller's difficult agent skillfully and once again steered us towards a competitive deal. We ultimately won the house with a lower bid due to his guidance and negotiation acumen. Then we struggled to obtain insurance coverage that would meet the demands of our larger legacy bank and after six weeks ultimately couldn't meet the bank's insurance requirements (partially because this second property is over 100 years old). Julio sprang into action immediately and connected us with an independent lender and insurance carrier and we were able to close within three weeks after starting over. We closed on this new property this week and he's already starting connecting us with companies to help us begin the renovations needed to make this house fresh and habitable again. Julio and his team consistently go above and beyond and always find a way to the deal. He also has a network of trusted partners for every step of the purchase and renovation process. Just as importantly, you'll enjoy talking and working with him throughout. He's the best. 10/10 recommend. read more

I contacted Julio for months to address multiple leaks in my roof that were clearly documented in our Request for Repair Agreement. To-date I've received no communication from him or his team. In the absence of progress I may now have to consider all available legal options to protect my interest. read more

Julio and team definitely met our expectations. We searched for a realtor who was knowledgeable in the local market and provided additional services. He helped us search for contractors, managed some of the contractors, and guided us through the local Santa Ana City ordinances. He even helped resolve the few hiccups that come with all house sales to achieve a professional and good outcome. We gave him a challenging task, as our sale was not simple, and we were definitely pleased with the result. He went the extra mile and even found several prospective buyers before the house renovations were even finished. In the end, one of them made an offer before the house was listed. Yes, we recommend Julio and his team. read more

Thanks to Julio's hard work and expertise, we were able to sell our house faster than anticipated and well above asking price. I would highly recommend Julio and his team to anyone looking to buy or sell. read more

Julio did an amazing job selling my place in Santa Ana. I wanted to renovate the unit before putting it on the market and had gotten several high quotes for the work. After I met with Julio, and he became my realtor, he assisted with the renovation and helped me save a lot on the project. Julio is knowledgeable, has great communication, is professional and is a great guy all around. Him and his team went above and beyond, and the unit sold quickly. If you're looking for an efficient and stress-free process, I highly recommend working with him. read more

We are real estate investors in Santa Ana and have heard about Julio for 5+ years and the great work he's done. The universe aligned us to work together this past year and since then we've done over 4 transactions. His expertise, knowledge, led us in the right direction. He's guided us through our real estate journey. If it was possible to give him 100 stars we would but 5 stars will have to do it. Excellent service and his team is also top tier. read more

I had the pleasure of working with Julio as our realtor for the sale of our first home, and I couldn't be more thrilled with the entire process. Selling our first home was an emotional journey for us, but Julio made it easy and seamless. From the initial inspection to the appraisal and coordinating with all parties involved, Julio was there every step of the way. We had a specific selling price in mind, and not only did Julio meet it, but he also managed to get us way over asking. In fact, our home's sale set a new record in our community as the highest recorded sale for our unit, which has left us absolutely ecstatic. Julio's dedication and professionalism were outstanding. Even our little dachshund, Maple, will miss him as he took her on walks during his visits to our home. We are incredibly grateful for Julio's expertise and commitment throughout this process. Choosing to work with him was the best decision we made, and we can't thank him enough for making our home sale a resounding success! Also, he's the best dressed realtor in OC! read more

We highly recommend Julio. He is very knowledgeable about real estate from making competitive offers, to all the disclosures, and contacts for inspections as well as any needed home updates. Julio and Mónica are such a great team. Very helpful and made the process very easy and enjoyable here in Santa Ana.

Julio was very helpful in finding us a property! He was diligent, hands on, hilarious, and so so helpful! It's not often you find a realtor you would totally want to hangout with after the deal is over! He really knows his stuff especially when it comes to real estate or ADU's! read more

The team was able to get us a condo during a hard to buy market. We are very happy with the services and our new place.

When I finally decided it was time to start my home search , I immediately reached out to Julio . Julio is the absolute best and has been an amazing agent throughout the home buying experience. We were looking to buy a house in West Covina and found a beautiful home with an Open House listed by Julio. We asked his assistant, Monica, if Julio would be willing to represent us and he promptly called us after the Open House to schedule a call. Throughout the entire process Julio was an excellent communicator. This was a dual agency transaction, and Julio helped us clearly and promptly communicate with the seller. He has been very professional and negotiated win-win terms for us and the seller. Julio also did a great job patiently explaining terms in the contract, such as contingencies and what a specific document is supposed to represent. Aside from the ordinary duties of his job which he earns a 10/10, there were small things we appreciated such as his insightful opinions about the house. Julio gave us design ideas such as to strip the current laminate flooring to reveal the original hardwood floors. He also helped elaborate the Home Inspector's findings and communicated the more complicated stuff in a way we can understand. Overall, it was simply a great and smooth experience. He communicated daily with my Mortgage Banker. Answered all our questions. Great positive attitude and quite energetic. Everything ran rather smoothly and the deal was done, everyone is happy. Great job Julio and thank you. read more

My mother was interested in putting her house in Victorville on the market. We were not familiar with any realtors in the area and decided to take a gamble with Julio even though he's based about 1.5 hours away. Julio and Monica assisted my mother through the entire transaction in Spanish, which made her even more comfortable. They answered her questions and made themselves available. They walked her through every step and even made sure that she had someone who spoke Spanish at the time of signing. My mother was not new to the sell/purchase of real estate but she has shared with me that this has been by far the easiest transaction she's ever done. She even feels like she has learned a lot through the process! Thank you Julio and his team for insuring that my mother understood and felt comfortable every step of the way. She's already entrusted Julio for her next purchase. He's definitely invited to the carne asada! read more

I can't begin to explain with an amazing journey i have had with Julio, Monica and the rest of his team. Buying a home during these times felt seamless, we were able to land the home I wanted below market value and with Julio's help even negotiate some extra cash from the seller to help out my closing costs. I was able to get approved for a loan that I was comfortable with, and now I can say I'm a proud owner of a new home. Julio and Monica have excellent communication, professionalism, and are great to speak with. They will forever be the team that will help me with all my real estate needs. To them I wasn't a dollar sign, I was treated like family. Anyone who chooses them is in great hands!! Thank you!! read more

As first time home buyers we were definitely nervous about the home buying process but luckily for my fiancé and I, Julio and Caitlin helped make it a breeze! They were so professional, responsive, and helpful that I would recommend them to anyone wanting to buy a home in this crazy market. So if you need an efficient realtor who will get the job done right, definitely go with Julio and Caitlin! read more

Julio has done it AGAIN!! He is the BEST agent around. Julio has assisted us with the purchases of all of our properties, 2 investments and our primary home (since 2014). With the housing market prices skyrocketing we decided to take the opportunity and cash in on one of our properties giving us about a 3500% RETURN!! I cannot reiterate this enough; Julio is basically a Super-Agent. With such a vast knowledge about the housing market and on top of that knows the ins and outs of all things real estate what more could you need in an agent? He is transparent, realistic, knowledgeable, and very reliable. He makes the process of buying or selling so easy because he is friendly and fun to work with. Thank you, Julio!! This review is way overdue as our loan closed on 1/10/20. My experience working with Julio Arana has been exceptionally wonderful for the last several months. He is very knowledgeable, dedicated & truly understands the client's needs. My niece found Julio through Yelp & after meeting with him my family knew this is the right realtor that would be able to assist with the difficulty transaction. Julio is very approachable every time we have questions, willingly to assist with all aspects from start to finish. Julio has sold our home & was able to find our new home. Julio has gone above the "regular realtor" duties such as - part of the appraisal requirements was to installed carbon monoxide/ double strap the water heater he came over & got the required items done himself. There is a reason Julio has 5 stars across the board--he really did earn them. We've worked with inexperienced or arrogant or flaky agents before and so were worried about finding a new agent to sell our place. I just cannot tell you what a relief it was to find Julio. From the very beginning, he was professional, prompt, easy to work with and kind. He is a genuinely pleasant person to be around. He kept us informed throughout the process and went above and beyond to get our house sold during this incredibly difficult time. He was honest and realistic about the challenges we faced and helped get other professionals in to give our house a face lift and produce very high-quality marketing materials. We ended up with several offers after a single weekend of showings! Really would not hesitate in the slightest to recommend him to any family or friend looking to buy or sell a home. My only regret is we moved out of state so he can't be our buying agent. Should we ever move back to the area, he will be my first call. read more

All around white glove service! From our fist chat about a home purchase, to closing date. Julio was patient with us as we looked at about 15 different homes until we found the perfect home. He negotiated double the estimated amount in home repair credits and stayed in constant communication with the lender, sellers agent and escrow, and even pushed the closing date (several times, at our lenders request) During such an insane time for buyers, we couldn't have picked a better agent. read more

Julio and Monica are an awesome Real Estate Agent duo who supported our (my fiancée and myself) first home purchase. An opportunity arose for our family to relocate from Los Angeles to Orange County. We were looking for an expert agent to navigate the sell of our home in Los Angeles and a purchase of a new home in Orange County. One of our friends highly recommended Julio due to his expertise in Orange County and we are extremely happy they did. During our initial meeting we were able to communicate with Julio exactly what we were looking for and he provided insights on the market, the neighborhoods and what worked within our price range. He was able to provide different solutions and make recommendations and suggestions that would work for our family such as fixer uppers versus move in ready. Given the location of our current home he was able to work with his colleagues to facilitate the sale of our home in the valley, while concurrently scheduling multiple viewings in the Orange county area. Due to our work schedules and still living in the valley, scheduling viewings was a bit more challenging for us. However Julio was able to work around our schedules and be flexible. A great example of his flexibility was that he even showed us houses through FaceTime as we were not always able to drive to Orange County. Throughout this process we really felt Julio understood what we were looking for and what would work for our family. We highly recommend working with Julio due to his vast experience in the real estate industry, his knowledge of the Southern California market and his go get them attitude. We enjoyed working with Julio and we felt very comfortable working with him and knew he always had our best interest at heart. read more
