We enlisted Julia's help to find us a home in Pleasanton. We were living in San Francisco at the time and didn't know much about the tri-valley area. Julia really worked out well for us for several reasons: 1) Really listened to our wants/needs and was very honest about the properties available for sale. I always felt that she was looking out for our best interest and trying to find the perfect home for us, not just trying to make a quick sale. 2) My husband and I can't stand walking into a home and the realtor immediately starts giving us a running narrative on how great the home is--I think you get this a lot at Open Houses. I can see the beautiful hardwood floors for myself, I don't need you to gush about them to me for 10 minutes! Julia allowed us to experience the homes in peace and just would point out features here and there (both good and bad features) that we might want to take into consideration. 3) Julia was easily reachable on both cell phone and via email. She always returned calls and emails quickly. She did a large portion of our transaction online, which we appreciated. I felt she was very organized and amazingly got our home from offer to closing in only 3 weeks. 4) Julia was very knowledgeable about the school system, which was important to our family. 5) We were in competition with one other offer for our house. I think Julia did a great job with negotiations and gave us good advice on pricing and offer/counteroffers. 6) Julia went above and beyond my expectations for a realtor. For example, since we were living in San Francisco during this transaction, Julia took care of several inspection appointments, carpet cleaning appointments, etc for us. It was so helpful not to have to drive back and forth from the city to Pleasanton for all those appointments. Julia also has been a great resource for us even after the sale was complete, giving us advice on everything from doctors to CPAs to restaurants. We couldn't be happier with our new home and with our experience with Julia. Set up an appointment with her now--you won't be disappointed! read more

Have nothing but good things to recommend about Julia. We started our house search about a year back and also put in an offer but then decided to take a step back. Julia, however continued to stay in touch with us apprising us of the houses that were getting listed in Pleasanton that were a good fit to what we wanted. As a result we were perhaps the first people to learn about the property that we liked although we were not even looking at that time. Once we found the house that we really liked,Julia was on top of every item and levelof professionalism we got from her was absolutely outstanding ( this is our 2nd home purchase and I wish our realtor for the 1st house was even half as good). For example, the house we bought was an REO (bank owned) which involved a lot of paperwork. Julia made it all easy through docusign and we had to spend negligible time in paperwork. I would go so far as to say that had there been any realtor other than Julia then we would have still been trying to close on a house. I highly recommend her as you realtor. read more

Julia Murtagh of Alain Pinel was absolutely amazing to work with. We listed and sold our home with her. She is knowledgeable, patient, helpful, ethical, and truly cared about what was best for us. Julia answered ALL of the loads of questions we asked, kept us in the loop each step of the way, and really made the process easy on us. We had a few curve balls thrown at us and she handled them with grace and ease. If you need to sell your home, I highly recommend Julia. read more

We met Julia at an open house in 2014 and immediately liked her. She was friendly and professional and worked with a great team of people (Olivia Kearns was wonderful too). When we decided to sell in 2016 we weren't sure where to start. Julia represented us as we sold our condo and purchased a single family home. We called Julia and she came over and walked us through how to prepare our home for a sale and what our wishes were for our next home. She was incredibly helpful, knew great vendors to help us get the condo "sale ready" and mad us feel very comfortable that we would find something that we loved even in a competitive market. I'm pretty sure she works 24/7 because she was always available to us for questions, conversations and was FANTASTIC at follow up and making sure we met all our deadlines. She even printed out a calendar for us of what was due on each day which was really helpful. I have spoken with a few other people who have worked with Julia and they all recommend her 100% as would I! I actually think that because of Julia's shining reputation when the seller of the single family home we purchased heard we were working with her he was automatically interested because he had heard such great things about her. She was very fair and calm during the negotiation process (even with a VERY difficult realtor on our buyers of the condo side). The other realtor was awful and completely unprofessional and Julia kept her cool always being professional and keeping the client at top of mind. Thank you, Julia for your support through this process. We LOVE our new home! read more

Buying a new house in the Bay Area is not an easy task. That is especially true if you are trying to do a contingent offer which was our case. We could not afford a new house without selling our existing one and Julia literally came to the rescue. It is a enormous amount of effort to setup a house for sell, find a one you want, make an offer and win it. While there were moments of suspense - as in any transaction like buying a house - Julia help us sail away with ease and in the best scenario possible. We are so grateful we worked with Julia as I am absolutely certain we would have failed with other realtors. read more

BY FAR, the two most professional, efficient, financially beneficial and enjoyable real estate transactions I have ever experienced came through working with Julia Murtagh. Her patience and diligence found our family the dream home that was beyond our hopes. Her prudence and shrewd negotiations made it affordable. Her market knowledge, marketing footprint and expansive network sold our home at our asking price with offer in hand in 6 days in a "soft" market. Avoiding the cliché bombs that are often used in describing real estate professionals, it is most simply said that if you value your money, your time, a low level of stress and a desired outcome, you need to get the Power of the Purple in your life. Work with Julia Murtagh for all your real estate needs! read more

I can't say enough about Julia Murtagh. She was clearly our advocate from beginning to end always making us feel like her top priority. Julia was our agent when buying a single family home in Pleasanton. We had just moved from Boston and Julia helped us understand the Pleasanton neighborhoods and what will work best for us as a family. It is difficult coming to the Bay Area from a real estate perspective but Julia made the transition much easier for us. She was like a friend through the entire process and always available to listen to our concerns as well as guide us through some tricky negotiations. In Julia we have found a friend that we will reach out to always (even though we have bought a house) for guidance and advice. We highly recommend her as an agent for anyone looking to buy or sell a house in Pleasanton. Thanks Julia!! read more

12/2015 We can't praise Julia's efforts enough! We were so lucky to have a friend recommend her, as we were moving from out of state and completely overwhelmed with which area would be best for our family. Julia patiently took us through many neighborhoods, knowing each areas pros and cons, including school stats and family friendly neighborhoods. Julia was fantastic during our close, especially doing most of the vetting of the house for us since we were still out of state. Even AFTER we closed, Julia has remained a life line for us since we were new to the area, answering every question we had and providing us with a wealth of resources to help us get settled into our home!! I wouldn't waste my time with anyone else!! read more

I came to know Julia by chance through one of the real estate websites while I was looking to purchase a house. I found that she had in-depth knowledge of the Pleasanton housing market. She was always available to answer any questions or concerns I had. She provided me feedback on any of the house I visited and ensured that we were always on the same page. Julia is a very trustworthy person who always had my interest first during the entire process. Her professionalism and experience helped me find a house, after a couple of months search, that was in the price range I was looking for in the area I was interested. She negotiated with the selling agent to ensure that the deal was made to my expectation. Her contacts and followup skills made the settlement process a smooth affair. I consider myself lucky for having Julia as my agent and I strongly recommend her! read more

I have used Julia Murtagh, to purchase 2 homes in Pleasanton in the last 5 years. Through out the process I felt confident that she was always looking out for my best interest. We spent over a year looking for our last home, and looked at many homes during that time. She found us a fantastic property that was perfect for us. She helped us to beat out other offers on this home during a very competitive Spring market. She is a dedicated, honest, and very hard working in this Business. I would highly recommend her to anyone thinking of Buying or Selling a home in the Bay Area. read more

I want to update my review for Julia because we moved again and she helped us sell our last home in Pleasanton and purchase our new one in Los Gatos. Now that we have had multiple experiences with Julia and referred her to several friends and family, we can appreciate the amazing realtor she is even more. We found our current home in Los Gatos and even though that area is not Julia's territory, we chose her to represent us because of the many variables that go into a purchase. We also chose her to represent us selling our house. There were many tricky situations because we needed to sell our home within a short timeframe and release all contingencies. Half way through the process, our home fell out of escrow and we had to put it back on the market immediately. Julia had multiple buyers with 2 offers within 3 days. She is a consummate professional and provides great insight and into the buying/selling process. read more

Julia Murtagh is an amazing realtor! She is organized, informative, honest, knowledgeable and most importantly responsive. My family and I recently relocated to Pleasanton from the Peninsula. Julia not only helped us find a home in the neighborhood we wanted, she also put us in touch with a fabulous mortgage broker and some really stellar contractors. From start to finish working with Julia was a pleasure. This was the third real estate purchase that my husband and I have made, and it was by far the best. Last year my husband and I decided it was time to relocate from the Peninsula to the East Bay. We needed to find an East Bay realtor so I turned to my favorite resource, YELP! Julia Murtagh had rave reviews so we decided to contact her and start our search for a new home. During our first phone call I was very impressed with Julia. She was informed about Pleasanton and the ins and outs of the current real estate market. Throughout our search, she was professional, hardworking and responsive. Julia previewed all new listings that met our criteria, and called me almost daily to discuss them. Whenever I had a question or needed something Julia was always available to assist me. After two long months of searching, Julia helped us find a beautiful home in the neighborhood we wanted to live in. We used Julia's expert services for both the purchase of a new home and the sale of our existing house. She was a top-notch negotiator in both transactions, . . . exceptionally personable, professional, and patient. Julia knows her stuff, and she knows the market very, very well, whether you are selling or buying. Her attention to detail is reassuring, and she takes care of EVERYTHING. We especially liked that she took great care to understand our needs and desires at the outset and that she always represented our best interests. My husband and I decided to list our home in the Pleasanton Hills last summer with Julia Murtagh because of her extensive experience with selling homes in Pleasanton and, in particular, downtown Pleasanton. We were very impressed with her education, her affability and strong work ethic. Throughout the sale of our home, Julia was always available to us. If we called or emailed her, she would respond immediately with a phone call, email or text, and some of these calls were very late in the evening! She kept us fully informed of every part of the process, was clear about what was expected of us in staging our home and completing repairs. Our open houses went smoothly, and because of her strength in advertising on many different websites and mail, we got lots of foot traffic. When it came time to receive offers, Julia meticulously created a spreadsheet comparing and contrasting all offers so that we could evaluate them intelligently as a group. She let us take our time and talked us through any confusions we had. Julia is a savvy negotiator and understands the market. We were thrilled with the final offer and felt so confident in her, we chose her as the purchasing agent of our next home, which was in Pleasant Hill. We knew that in the market, as hot as it was last summer, we needed a real estate agent who would act quickly and do whatever it took to get us our next home, and she did! Julia is a real professional. She is aware of the small touches that go into selling a home, things you wouldn't even think of doing that really make the difference. She pays attention to detail, such as putting out fresh flowers, making sure that your pets are taken care of if she is showing your home, and knowing when to respect your space. She has a way of making people feel at ease, and this is why she is such a successful realtor. Even now, many months after our move to the new home, she still checks on us to make sure we are happy. read more

I would highly recommend using Julia Murtagh for your next home sale or purchase! I recently listed my house for sale through Julia and through her knowledgeable counsel on marketing, pricing, negotiations, and closing, we sold the property in six short weeks! Julia was able to generate multiple offers for my house and was instrumental in negotiating a sale on my behalf above list price and with very attractive terms. At a critical juncture during the closing process when the buyer ran into difficulties with his loan, Julia drew on her leadership and experience to jump in and help the buyer secure a loan with another bank. Without her initiative and resourcefulness, the transaction surely would have fallen through. With a great personality to complement her professionalism and ability to execute, Julia was truly a pleasure to work with and I will definitely have her represent me again with my next home purchase. read more

Julia recently sold our home in the Stoneridge area of Pleasanton. From the start she did a fantastic job for us - - provided excellent advice about the market, was very knowledgeable about our neighborhood, offered excellent suggestions on preparing our home for sale. Julia stays with you throughout the entire process - her negotiation skills were very evident as we reviewed the offers on our house and we were very pleased with the final sale process. She has a great upbeat personality which really helps during the hectic process of moving and she is very vigilant in supporting her clients. We ended up renting back so we had time to find a new home to purchase- -Julia also handled the rent back agreement and offered guidance and support even during that time. Highly recommend her for her integrity and communication through the entire process. My family and I met Julia last year at a home she was showing. She was extremely considerate and showed genuine concern for our needs. We were impressed with her knowledge of the area and of the infinite details present in real estate transactions. She gave us straight talk on the value of our current home and helped to construct a unique deal for the home we wanted. The transaction proved to be lengthy but Julia was steadfast and supportive of our position. When we were negotiating financing, she referred us to a top lender who was able to not only meet, but beat the other offers. In the end, we purchased the home we wanted and couldn't be happier. The sale was a direct result of Julia's dedication and perseverance and I am skeptical if any another realtor would have had the patience she did. A top recommendation for anyone looking to buy a property and gain a true partner in an otherwise painstaking process. Hats off to Alain Pinel Realtors and Julia Murtagh. read more
