    Look at their website, on average they are upcharging 10% more than other property management companies!!!! Their fees and fines are ridiculous!!!! Horrible property management company, unless you're the landlord.

    Our place at 4400 Gaston Ave use to look great before JoGip took over the management. Now it looks like a dump.

    For an apartment building built in the 20s, this place use to be charming. Since JoGip took over management it has become a dump. The place hasn't been cleaned inside in over a year. I am ashamed to have guest over. Rude and disrespectful property managers. The building owner should replace them. No other managers in 18 yrs have spoke to tenants like they have.

    Slow to respond to maintenance requests. Past broken items that were broken when you moved in on to you by keeping deposit. Tell flat out lies like I left a lock on the gate when I never put a lock on the gate because the first two years the gate when close. It was propped up with a pole.They deleted my maintenance request for 2018-2019 ( and there were a lot). Do not rent from this place! Today I received my security deposit refund. Some of the charges are items I shouldn't have been charged for and need to be refunded. You can't charge me for things that were broken when I moved in there or that are flat out lies. 1) No items were left in the garage. There was a broom and mats left at the door on the right side, but my daughter picked them up on the 30th after I called them and told them I was there dropping the key off. I had until the 30th on Wednesday to get everything. I went by and pushed the trash cans to the curb and went back and pushed them back in the yard that evening. There was absolutely nothing left in there, we went back and got it all by 5:00. This simply isn't true. 2) My primary reason for moving was the ac NEVER worked. Y'all kept sending people to put band aids on it instead of fixing it. I don't know what the return is, but if it's the door that hold the filter, the one in the gameroom has always been broken from the day I move in. I was always afraid of it falling open on someone. And, how would I even break that? You can tell by how old and rusted the broken part looked that it had been broken for a while. One of the "inspectors" you sent said it wasn't anything we caused and that he was going to have it fixed and never did. The one in the hall was broken by one of the many contractors you sent to fix it. You all are taking advantage and using my deposit to fix things that you should have fixed years ago from wear and tear. You didn't notice it when the last resident moved out or did you charge them for it as well, but never fixed it? 3) There was nothing wrong with the masters blind. There were large fly traps on the windows when I moved in and they were never clear. They foggy or whatever so I've never opened or closed those blinds. I didn't want to see that. If it was broken it was broken when I moved in and I wouldn't have noticed because I didn't use them. 4) The closet doors were off the hinges when I moved in. If you check your records you will see I put in a maintenance request when I moved in. I didn't make a big deal of it because my daughters didn't care about them being off and neither did I. I just wanted you aware they were off so you could come fix them if you wanted to. I guess you didn't want to while I was there and now that I've moved you want to fix them on me, but whoever noticed it didn't notice before I moved in?????? This is definitely not anything I did. You all weren't responsible enough to replace them before I moved in and want to charge me to put them on after I move? This definitely sound like some type of scamming, up charge behavior. 5) There was NEVER a lock on the fence. As a matter of fact the gate was barely on the hinges and wouldn't even close all the way. It finally fell down and was fixed a few months prior. This should be in your records as well. You should have two because I don't think you came out at all the first time. Just like the back fence was propped up with a piece of wood until it fell down. After not being able to completely close the gate for nearly two years, you think I suddenly felt a need to start locking it? No, I never put a lock on it...ever. This is a total and complete lie. I never used one. I had the grass mowed the Saturday before I moved. I can't control how fast the weeds grow in the yard, but okay. I paid my rent on time every month and kept the house up although it was apparent that regular maintenance was not done on it. As one of your contractors told me "This house is 20+ years old and they are doing the minimum maintenance". I am responsible and don't use or take advantage of anyone and I don't expect anyone to do that to me.

    This management has given me issues from the start. Not only do they delay in everything they do, but they also are terrible with communication. I moved into my apartment a mess, has multiple issues throughout my stay despite being a good resident. Most issues I fixed myself since they wouldn't answer in a timely manner unless I called yelling. At the end they charged $215 for a cleaning fee despite me cleaning and scrubbing the entire apartment and leaving it in better conditions than I had originally found it [with pictures below for reference that a $215 cleaning fee is absolutely ridiculous]. On top of this, the only reason I received my deposit back was because I called to inquire since it had been nearly 3 month since I moved out and nobody had spoken, despite the contract saying it would be done within 1 month. Would not recommend going through them to anyone unless you have absolutely no other options. This company is only trying to gain money from residents [which I've ran into this issue on multiple accounts apart from the move out fees] and not interested in helping their residents with quality care unfortunately.

    Make sure to have your client put a deposit down and first months rent when applying. If not your client will be wasting their time.

That level of dedication is rare. His entire team works with real fire, fast, motivated, and incredibly effective. They communicate clearly, take action immediately, and truly go above and beyond. We don't use the pool anymore because adults aren't allowed to have fun. Ridiculous. I'm not talking be inappropriate. We should be able to bring a noodle? As a renter I pay for all of this. We pay over $2200 a month for 1600 square feet and that includes the garage. They care more about the land lord than the tenants. When the lease is up we are out. I recommend everyone do research before you rent. Rent is always negotiatable if you're dealing with honest people! I will not attack anyone 1 person. I feel that both renter and landlord should be happy not just 1 sided. Jon I have discussed these problems with you months ago and I texted you today around 11:50am and it's 5:00pm. You are the one who made the rules and said that the privacy fence is a privilege and your office says it too. In fact you have it in your hand book. You haven't solved any problems for me to write a good review. I told you I would not put a good review in until I see changes. No changes on your end at all. Don't come on here and lie. I respect honest people. You aren't being honest. This relationship will end on the last date of the lease and I will take care of everything you need from me to get out of here.     In the year of being stuck under a lease with FBM I had many strange bad experiences that I would…read morenever imagine or want anyone else to go through. When we moved into the house we were informed by landlord Josh Tay (easily the worst landlord of all time) that the house had some obvious things that were in need of replacement or repair and to let the company know what was serious. (New AC/Heater, new steps, completely insulate house, new windows, driveway) When maintenance is to be completed, there would be no heads up as to what day or what time they will arrive, some issues would linger for weeks or months, and when they finally arrived, it would always be around 7 am and they would wake you up with their drills or blasting music from their trucks. The employees had no care about anything or anyone. They would pull completely into the yard, on the sidewalk. they would also regularly leave nails and screws scattered all over the property, and purposely throw cigarettes'. Multiple times our internet cable under the house was cut because of the employees, and one time when I went outside to ask them about it, i was greeted with one of the workers full frontal nudity urinating in the very public front yard with plenty of young children and women around, next to our sidewalk to the front door. The entire year we stayed here we never did have a proper working A/C or heater, during the cold season we would have the heat set to 75 and the highest the apartment would get is maybe 60. During the Texas summer there was no point to running the old unit, it was just a waste of electricity. The landlord Josh Tay, is quite fake, no communication, uses cheapest resources and labor, and a blatant liar on more than one occasion. Altogether unfriendly, entirely company based do not care about renter whatsoever, and if you hope to get something at your rental fixed, be prepared to face hillbillies peeing in your VERY IN THE OPEN front yard blasting Green Day at 6 in the morning. If you are thinking about renting through this company, STOP, read this and reconsider.
