When you find a quality loan officer, the home buying experience becomes infinitely easier. Before I met Joe Schmitz, I was lost jumping through the hoops brought forth by big banks and the glut of online marketplaces aimed at collecting my personal information. When I met with loan officers, even those that were highly referred, I grew tired of the sometimes overbearing sales pitch to "buy now!" or over-extend myself with a monster "Jumbo Loan." That's exactly where Mr. Schmitz was different. He treated me like a person, not a transaction. He was interested in understanding my goals and preferences so that I could make the correct longterm decision for my family. Any 80's kid knows at least a little of the GI Joe theme song. I'll sing you a small part: "GI Joe! A Real American Hero, GI Joe is thereee.. He never gives up, he'll stay 'til the fight's won, GI Joe will dare." Joe Schmitz's parent's couldn't have picked a better first name for him. My husband and I had a very trying year in our search for a home. We probably put in no less than 8-10 offers, but this market is insane, as I'm sure you know. We had dreams of a single family home, but were only approved enough for a condo, so we were competing with a lot of cash offers and just couldn't win. We absolutely ADORE our first lender and would recommend her any day of the week, but as much as she tried, and she worked hard, she couldn't get our preapproval amount raised to cover what we really wanted to buy. Then we met Joe Schmitz. We thought we would take another shot with a different lender to see where we stand, not thinking we would do any better than where we started. Surprisingly, Joe was able to get us $200K over what we were originally approved for!! A single family home for us just went from "haha yeah right" to "holy crap, we might actually be able to pull this off!" We went over all the details with him and knew we could afford this. That wasn't the problem. The problem was we were barely qualified for the home we wanted. I mean barely. I won't lie. It was not easy jumping up $200K more than what you are originally approved for without a lot of bumps in the road. We were hanging on, but just by the hair of our chinny-chin-chin. But Joe knew how much we wanted the house and assured us he was going to make it happen. We were committed to it. We had to file endless amounts of paperwork, write all kinds of letters to the lender and had to file extensions on our closing date a few times (I'm sure the seller still hates us; ) On top of that it was during the holidays, so you can only imagine how busy everyone was, including Joe, trying to get year end deals closed. I'm sure he had a lot on his plate, but he fought for us like a champ and we ended up closing Jan 2015. Most people won't need to do as much as we did. Our story is a little crazy, but I wanted to share to show that with Joe, even in an extreme scenario such as ours, he fights for his clients all the way and delivers. He can definitely make something happen for you too. Was Joe done though? Uhhh no, he's GI freakin' JOE, remember?! He contacted us out of the blue a month ago about a refi. We've been working on the house and added a lot of improvements. We just completed the refi. Guess what? He saved us 2 months rent and our mortgage payment is even lower! That goes a long way towards our remodel budget. He is tirelessly working to build very solid relationships and he is just an all around nice, honest guy working really hard behind the scenes for his clients. Joe Schmitz saved our latest refinance from disaster. We've refinanced 10 mortgages over the last 15 years, and we thought we'd seen it all. Using Mr. Schmitz was the best decision I made during our home buying process. I still don't know how he managed to get me such a great interest rate while still paying all my closing costs. I really thought it was to good to be true and my wife and I were very skeptical. He was the third broker we went to and he managed to get us a 4% interest rate when everyone else could only do 4.35%. My credit score was just above 800 so I was eligible for the lowest possible rates available. The other two brokers also had me paying over 10k in closing costs. Joe called two weeks before we were going to close and said the rates dropped and lowered our rate to 3.875. When we closed we had the 3.875% and I paid zero closing costs. I even had several thousand dollars of incentive money left over that was applied to my principal the first month. I still do not understand how he managed to do it.
