I vacated this property after being subjected to racism and vehicle vandalism, leaving me without reliable transportation to get to and from work. Throughout this distressing experience, both Airbnb and the property management company, Properties by Preston, demonstrated an unacceptable lack of customer service. Their response was characterized by poor communication, lack of empathy, and zero assistance, making an already difficult situation even harder. This is no longer about the money; it's about the appalling lack of support and basic courtesy from both Airbnb and Properties by Preston. I left the premises out of concern for my safety due to a tenant whose actions seemed racially motivated. Before leaving, I returned the key to the front office and recorded a video showing the apartment in a clean and undamaged state. Given this experience, I would not recommend Airbnb or Properties by Preston to anyone. They have shown no regard for the well-being or safety of their guests, and I will not be using their services again. read more

She clearly explained all the documents needed to create a strong renter's portfolio. She was extremely patient with us as we were completely inexperienced. I really don't like writing bad reviews, but this is a PSA for anyone who finds an apartment represented by Jennifer Cafici. My experience with her was absolutely horrible. I found an apartment through Streeteasy and Jennifer was the leasing agent. I asked for more information about the apartment and Jennifer sent me a video of an apartment. I had a friend tour the apartment, however, when my friend sent me a video of the apartment she toured for me, it was a completely different one than the one Jennifer had sent me a video of. My roommate and I came to find out that the video Jennifer sent us was actually of the wrong apartment. This should've been a big red flag, considering Jennifer was not attentive to detail since she was unable to send the right video of an apartment. Nevertheless, my roommate and I needed an apartment so we asked to sign a lease for one of the apartments she had. When Jennifer sent the lease to my roommate and I, she sent the lease to the wrong email address (she sent it to a random person with the same name as my roommate) . Another sign of her incompetence. As for the final straw, after my roommate and I signed the lease (which obviously contained all of our personal information, including our Social Security numbers, bank routing information, and workplace information) AND wired more than $10,000 to J Preston Reality (Jennifer's leasing company), her party did not sign the lease. Because of this, my roommate and I thought the apartment was a scam. I called Jennifer over 20 times and sent multiple emails and texts, however, she did not call me back. I finally reached out to John Preston himself, the head of J Preston Realty, where he had to personally call Jennifer himself. After that, Jennifer was extremely rude and short when she finally got back to me. It's worth noting that she made a 15% broker fee on my overall yearly rent even though she did every step of the leasing process wrong. If you find an apartment that Jennifer has or an apartment that is under J Preston Realty, I would highly recommend looking for another one. Although our apartment turned out not to be a scam, Jennifer herself made the process of signing a lease in New York City horrific. I did appreciate John Preston's help during the process, but regardless, he should have better leasing agents to represent his company than Jennifer. read more

We could well over afford it but she was so unreasonable to not even show the apartment because our credit scores were below 600. We have a guarantor who makes 100K + but that "still" was not enough. Dave Shapiro is the best! He is very patient and knowledgeable. He's a true New Yorker, so don't be put off by his efficient way of doing business - give him a second and you'll see he truly cares and wants to find the best for you. I was surprised about his honesty and insight into the properties, he is very honest and won't hold back. He'll give you his opinion and patiently show you properties. They can show you most anything anyone else can (except some exclusives) of which they have several too. They will fairly work with you and let you know when they can negotiate fees and when they can't. I found my apt in 1 hour, but still looked at a few places to make sure I was making the right decision. When I moved to NYC, my work put me in touch with Preston (specifically Thomas Walker) to help me find a place, and thank god because only after living here for a while do I realize how screwed I would have been without him! He spent two days dragging my brother and I all over the place, and I thought he did a really brilliant job. I had NO IDEA what I was doing; didn't know any neighborhoods or anything, and had a pretty limited budget, but he showed us a variety of places within my price range--all different types, layouts, neighborhoods--so I really felt like I had a better grasp of what I was getting myself into. I found him to be honest and approachable--he definitely called out another broker for trying to bullshit me at one point, which was pretty awesome, and managed to negotiate a discount on the rent of the place I eventually chose. Plus he was extremely punctual, which goes a long way with me. In addition, he did a great job handling the long-distance aspect of it (I was in DC at the time). All the paperwork and keys and such were handled promptly via fax, email, and FedEx, and he even had to deal with my mom because I was going to be out of the country shortly before the move and wasn't around to handle some of the paperwork. I have been living in the apartment he found for me for almost two years now and could not be happier--I hear horror stories from my friends about their landlords and such and feel like I won the lottery having him show me this place. read more

Preston was the broker for an apartment we saw online and liked. Got to the apartment and Mark Davis was overseeing the open house. Knew the basics about the apartment, but specific questions were dodged in favor of general or intuitive answers. Mark was knowledgeable about the application process, I'll give him that. He took our calls and answered our questions regarding paperwork and last minute concerns pretty well. But he (or Preston NY) needs to be more clear about what paperwork is required, and request that paperwork specifically. After we paid him more than anyone doing that job ever deserves, his incentive to answer emails (one which concerned a rebate he owed us) was completely washed away. How do they not realize they are alienating a potential chunk of their future customers? Disappointed. Confirmed the "brokers suck" mindset. read more

After working with other brokers during the peak of the summer rental season, Thomas was a refreshing change of pace. He listened to what we wanted and showed us multiple viable apartments in our price range and desired neighborhoods. The apartment we ended up taking was only on the market for a few hours before Thomas had us in the door looking at the place. We never could have found it without him. Overall, our experience with Preston, and Thomas in particular was excellent, and if it wasn't for the 13% fee (too high in my opinion), I would rate them 5 stars without hesitation. read more

My experience at JM Preston (on 21st St) was horrific. We really liked the apartment, and were ready to move forward, but the broker we worked with made everything difficult. He would not return calls or texts. We put down a deposit and held the apartment. When we had the lease signing, our broker happened to have another new renter in the office signing paper at the same time. The broker was completely distracted and not really present with us - not something that makes a person feel good handing over more than an $8000 broker fee. At the same meeting, the firm owner suggested that we be good tenants, because it would be good for his special relationship with the building owner and that if we were noisy the super would make our life difficult. thanks for that info... idiot. After signing and paying, the broker was still practically unreachable to set up move in details. What a frustrating experience. Don't use JM Preston if you have any other option. read more
