This was such an easy process. The team was very responsive, professional, courteous & knowledgeable. The process was fairly quick & completely painless. I was able to sign everything from my phone, except for the final documents, of course. They will send a notary to you for the final paperwork, which is really convenient! I would recommend them to anyone looking to refinance. There are a few things to note & these are most likely the same with all mortgage companies: When signing, you are now required to provide 2 forms of ID, & you will need to provide a canceled check, even if you previously provided one. After the funds are in your account & you are fully funded, they may still recheck your credit, even 3 days after, eventhough they checked it the same day your loan funded. read more

JFQ has one of the worst mortgage rates of any of the lenders who tried to get my refinance business. To make matters worst, they keep coming back over and over again, wasting lots of my time, promising a great rate, asking the same questions over and over again, then coming back with the same horrible rate. They use the "Bait and Switch" strategy to get business. They try to hide their high mortgage interest rates by offering loans with significant points and expensive processing fees. For a no points, no processing fee loan, their mortgage interest rates were 25% more than another lender that I eventually went with. Don't waste your time with JFQ Lending. read more

I've owned numerous houses in my life, and I've refinanced several times. Most reputable lenders will give you an estimate of the best rate that is available to you based on the information you are telling them. (Wells Fargo posts their rates on their web page!) After spending 30 minutes on the phone with this woman from JFQ and providing her all sorts of information, she refused to give me an estimate without allowing the lender to pull my credit. Again, most reputable lenders do not do this. I repeatedly told her no, and she starts arguing with me that having a credit pull for a refi wouldn't affect my credit. In response to my concerns, she texted me a copy of a BBB report. This place is incredibly unprofessional. If they are this bad when they are trying to get your business, imagine what happens when they've got you. Horrible. I can tell you this; I have received estimates from numerous other lenders. We really enjoyed working with JFQ lending! We have refinanced with other companies in the past, but JFQ has the smoothest process thus far. Chris Scartz was our loan officer and he helped us every step of the way. We went into the process feeling confused, but left feeling educated in the field. The staff was kind, helpful and professional. They are able to shop around for the best rates being offered by different lenders, which gives them an advantage over other companies. Politely incompetent is the best way I can describe the service I received. I will NOT recommend JFQ to anyone. It took OVER THREE MONTHS to close my loan. Upon starting the process, I was given a list of information and documentation by my original "client experience specialist" needed to get the loan done. I was told that it was "all we needed"... I after three weeks, I was told that the fee they asked me to pay for the appraisal, was not enough and said they needed another $225 bucks. Fine... Paid. After that, they switched people in charge of my loan. There were NINE times after that, I was asked for some kind of documentation or another. FIVE times it was something that had already been provided. In every instance I returned the requested information or documentation within 24 hours, if not immediately, only to be emailed or called the next day, or three days later, or the following week asking for something else... FOUR times I was told "We have everything we need now", only to be asked to provide something else a few days later. THREE times, I wrote emails asking for a call. Not once did I receive a call, or an email back. THREE times, I left a voice mail, asking for a call back. Not once did I actually get a call back, or an email. It seems to me that maintaining the communication between me the Client, and the "client experience specialist" is the easiest way to ensure that your client is well informed, and has had all of their concerns addressed. the entire time my "Client experience specialist" was courteous, and apologetic, and empathetic. However they were clueless and gutless on how to explain the failures of the persons actually responsible for doing the loan. Over all, the feeling I am left with after this loan closed today, THREE MONTHS TO THE FREAKIN DAY...was that JFQ, and their ability to close a loan as promised is just PATHETIC and the effort promised is disingenuous to say the least. read more

They just couldn't get it done. I really wish we had gone with our other lender option. We started our refinance in May and here we are in September and it hasn't happened. I don't know if it is a lack of communication between the team, but this place just seems disorganized. They fill you with confidence when you talk to them on the phone about how easy the process is to try and get you to choose them for your refinancing needs. We supplied every document requested, sometimes multiple times, shortly after they were requested, but there was always something wrong with the final paperwork. Eventually, they just stopped talking to us. I would look elsewhere for your mortgage/refinancing needs as we are not only out the $650+ we spent on an appraisal, we missed out on a great time to refinance by making a poor decision to go with JFQ lending. read more

This company has no idea about the loan process. They promised to close a FHA streamline in June it is now mid August and they still have not been able to get it together to process this loan. Steve Lucio was my loan officer and had terrible communication skills, never returned emails, and basically is a smooth talker which sums up his qualifications. I had a choice to work with Rocket Mortgage or JFQ on a HEL. I went with JFQ because they had a loan product that was more aligned with my long term objectives and had a better interest rate. I was admittedly hesitant because i had read some of the reviews discussing how JFQ strung along customers and then stopped responding. Because of this, I checked in periodically with my loan officer, Hunter, who assured me at every step that all was fine. Even when we missed the first closing date, he assured me that there were no issues and the only reason for the delay was due to end of month volume. Finally, I was told that there was a snag due to my HOA not being turned over to the residents but that JFQ may be able to get an exception. I have followed up via text and phone calls for three days with radio silence from JFQ. I have gotten NO response, no status, no update. Save yourself the headache and go with Rocket. They may charge a little more interest but you will have peace of mind. Even when Rocket found out I was going with JFQ, they responded to all my calls and texts, complied with my requests to transfer my appraisal, and acted in the most professional manner. I understand that things may not always work in your favor but I find it unacceptable to be in the process of a major transaction which has met a snag and not get a response, status or any feedback. That demonstrates a lack of regard for your customer. read more

If we could give a rating less than 1 star, we would. My wife refers to them as "Loan Sharks" and and we found them impossible to contact afterword. We have found that requesting a simple 1098/99 for taxes is impossible. We have 6 phone numbers for them and find five to be Not a valid or working number. The only working number tells you to leave a message but don't hold your breath as you will not get a response. We cannot even reach them through e-mail. I was referred to them through lending tree. Got a quote no better than ones I had and had no plan to move forward with them. Next thing I know I get a letter saying "credit inquiry notification" I did not give them permission to pull my credit. I know what my credit score is and I don't need to prove it to a company I'm not going to use. I believe this illegal as well. read more

Quick to take my money, even quicker to disappear and leave you high and dry! JFQ stopped providing guidance and completely neglected my needs as soon as closing was finalized on my VA Loan IRRL refinance. After weeks of no instruction on payment for my new mortgage, I had to reach out myself to figure out to whom and where my money needed to go. They provided INCORRECT guidance days later and ultimately admitted to have dropped the ball in giving instructions. I was required to pay JFQ AND my new mortgage company in the same three day period because of JFQ's clear negligence, dishonesty and lack of integrity. Terrible experience! its been 5 months since I started my experience with JFQ . Today I've moved to another Lending company that sTate's my loan will close in 3-4 weeks. Excellent credit 800+, business owner of a very successful business and they couldn't get it done. Continually asking for more financials, new appraisal because the first one expired, requested payoff of current loan twice for same reason, emergency certification to make sure my home was still sound after the recent bad weather in Texas, and just general disorganization. Very disappointing process. We had very little explained to us once the file went from James Broadus to Mason Humes. Ultimately we were not "cashed-out" of the money we were expecting. Our loan was $25,000 less than we requested. The fees to outcome ratio made this process very unsatisfying and frustrating. I spoke many times to several staff who were not able to correct the error that they admitted they made. We paid $35,000.00 in fees and received only 2/3 of what we were expecting. This realization did not become apparent until we were financed and by then it was too late to do anything about. I have projects on hold because I can't apply for a permits until I close on this, they request new payoff quotes every month (4x's) and the fee to expedite is $70 each time!!!! I am furious!!! One of the worst companies I've ever worked with to refinance my home. We were supposed to close in June. That didn't happen. Then July. Again, didn't happen. Then August. I submitted all the paperwork on time and was patient. What did Andrew Vega do on the last day? Gave me a warning email that if we didn't close today I wasn't going to be able to refinance. The negative reviews about this company are correct. You will spend 30 minutes chit chatting on the phone, only to have them do a hard credit check. Weston called and was going to provide the interest rate and terms that he found. He insisted that I take down the proposed loan information HIS way, "This is the way we do it and so this is how it gets done." He insisted that I draw a line down the center of my paper to compare old loan with new loan ( of which my new loan was DOUBLE so really no comparison) when I am not a novice to refinancing and mortgages. Then when he gave me a high quote I told him they were already out of the ballpark. When I said the other company's name he asked if I had checked out THEIR reviews. I think I should have checked JFQ's reviews before speaking with them. Then he said that I didn't seem interested from the beginning anyways. I told him he had a bad attitude, that I'd get a different agent, and use them if I ended up with nothing better. Plenty of other mortgage companies out there, don't waste your time. read more

I was contacted by JFQ to refinance my FHA mortgage. The mortgage broker gave me some terms that sounded great initially did not actualize in the final numbers. There were several lengthy delays and miscommunication throughout the process. In short I was not at all happy with the process or the results. I felt like being unfamiliar with the process put me at a costly disadvantage. I was then put in touch with a supervisor who listened to my complaints and was able to secure better terms for my refinance. While I was told there would be no closing costs added to my loan, I wasnt told that the FHA points would not be covered by the closing cost credits. In effect, raising my total loan amount. In the end, I did walk away with a decent loan and was happy to be done with the process. My advice would be to anyone who is looking into an FHA streamline refinance is to know all the ends and outs or have a trusted family member or friend who can help you through the process. These loans are not "free." You will have some costs added to your loan unless you are prepared to pay something at closing. The more you know, the more accurate your expectations will be and the less likely to end up with terms you weren't expecting. I personally wont do one of these loans again. In my case, the terms were not much different from my original loan. The next time I refinance would be when I have 20% equity in my home and am able to go to a conventional loan. If you are looking to do an FHA streamline, JFQ does do a lot of them and the brokers I encountered were friendly and answered emails rather quickly. I'm pretty confident in saying JHQ would not put anyone in a bad equity situation. I would ask lots of questions and if you are not satisfied, ask to speak to a supervisor. There are lots of companies out there doing these loans, so shop around and do your homework. read more

If that was true I should have been told . For almost 6 months I am told I am in the 'final step' or 'final approval' . Meanwhile my rate lock expired and your team wanted me to find more money to ' do another rate lock' . I submitted my documents multiple times every time a month went by every time I provided new bank statements . Every time you pinged my bank for an existing loan balance they charged me money. I don't typically leave reviews, but feel it's necessary given my experience. At first Brandon was incredibly helpful, but as soon as I signed he ghosted me. I would have to send multiple messages before I would receive a response. Victoria also assisted with the process. However, I quickly noticed the same issue. I would constantly have to reach out to her for updates and she often took multiple days to get back to me. She would constantly say she'd get back to me, but would not follow through. My payment date was quickly approaching and I had not heard anything about the refinance process, so I asked once again. Unfortunately, neither got back to me. In March 1st my payment was due and I had to contact them once again only to find out the loan would not go through for my refinance. Instead of being direct with me, they were constantly giving me excuses. I only ended up moving forward with this company because of all the positive reviews, but I would not recommend working with them. Not because my loan didn't go through, but because you will constantly be in the dark about the process, have to reach out to them for updates and be assured something will happen when it clearly won't. I had fully intended to streamline with what was my current mortgage company but after speaking with Blake I choose to give JFQ a chance and I am So Glad I did! I called to refinance with this lender. The loan broker gave me a quote. Took a long time to get it approve. He kept telling me don't pay my mortgage in October because the load will be ready and it would be refinanced in October. I got worried that I will be late on my mortgage and I asked on 12th since the refinanced is not closed I will have to pay $190 late fee if I don't pay by 16th he ignored me till the 15th of the month leaving little time to pay my mortgage. During several times of them updating the disclosure statement they kept increasing the points on the loan without verbally notifying me. Instead they wanted me sign it as is soon as possible. I got a better loan offer from another lender and I asked him to match it. Instead of matching it he stated falsely that I will be taking risk and rates will go up. When I told him that it is my risk and I don't the rates will go up he stated that he knew a lot about mortgage industry and I am Just a .... I called back trying to talk to manager they kept sending me back to him but this time he claimed to be manager. They would not let me complaint to their superior. No accountability. This con artist company will NOT STOP harassing and sending junk mail in the form of "official letters" that are nothing but fake adverting in the looks of a check. I have attempted numerous times to have them STOP and take my information off their junk mail list as my mortgage is paid off in full - so I do not need any high interest fake company business. The more I email or send via USPS for this demand, the more junk they send me. I am certainly not stupid enough to call their toll free number to allow them to then also start harassing me via phone calls for their scam mortgage that is not wanted or needed. It should be against the law to send mailings the way they do, elderly people will fall for their lies. We do not. I would NEVER do business with any company that mails unsolicited junk mail in the manner they do. read more

They won't stop bugging me. I started a refi with JFQ when they quoted me what seemed like a decent rate to my uneducated ears. However, after some additional research other lenders I contacted questioned why the rate JFQ offered was so high in today's market. I found another lender who offered me a much more attractive package - lender credit, significantly lower rate, etc. I let JFQ know that I was going with the other company but they won't take no for an answer. They tied up my mortgage case # and keep requesting payoff info from my lender. It is super annoying that they won't leave me alone, and their interference is delaying my actual refi.
