I got a new job…read morenext to Legacy West, so I had proximity to work, the floor plans were nice and spacious for the price, and besides the sound of my upstairs neighbor stomping around no complaints. My leasing agent Jamie was super helpful and seasoned, but management shifted, and I didn't experience any issues then. It was not until I decided to not renew my lease, as I was missing my friends in Dallas. So I sent my 60+ days notice, and they conduct a preliminary walk through, which I thought was kind of odd as my previous building did not require such an early walkthrough. Not only did they not show up on the day they told me, they moved all my framed art work. My diplomas frame was ON THE FLOOR, while everything else was at a slight angle. I filed a complaint with the front desk, and they notified me that their staff was not supposed to do that (touch your belongings), and they should have arrived at the schedule time. However I have the slip saying when they actually conducted the walk through and the email confirming the scheduled time. Irresponsible and unaccountable. But this brings me to my next encounter. We had scheduled fire inspections, and on one of those days I left my AirPods charging on my nightstand. I come home to find that they are missing and no where in my apartment. I even try to track them on Find My iPhone, but they came up as offline. I sent an email to the leasing office, only to not get a response. So after work, one day later, I went in to the office to ask if anyone has seen my email. They have and suggested I show up the after during lunch to meet with the onsite manager, Stacy. Naturally, I show up and talk with her. She double checks my find my iPhone app, like I don't know how to use technology, and then tells me what happened on that day. She claims that she and the maintenance staff did the room checks together, but she never actually entered the room. Then, she says that my room was the messy room. I pressed her about that because that is just rude. She clarifies that there were boxes every where, because I was moving. However, I haven't started the moving process yet, so not only did she not do her research on who she was talking to, she has the audacity to tell me her staff didn't steal anything, as she can attest by standing outside the apartment. All in all, she suggest that no one could steal AirPods in the 2 min it takes to conduct the fire inspection, BS, and that I should file a police report. The main lesson here is that this building is fine if you can deal with extra noise, but never let these staffers into your room unattended. In fact, I would suggest getting a lockbox and an interior camera. However, for the $1,500 a month I pay in rent, security should honestly be included. Hence, my one star review. Live at Legacy/Metro West if you want a new building with walkability.

Once those ladies left the office, the service went all the way down. It made you not even want to go into the office for any assistance. Nevertheless, I lived in that unit for 8 years. I then requested to transfer into a two-bedroom, and that's when everything went downhill. Before getting into that experience, I completed a walkthrough to ensure no damage occurred, and the only charge I was given after those 8 years was the final water bill. I moved into unit 2102, a two-bedroom, and gave a 60-day notice to transfer so they had time to get the unit ready. Guess what--it was not ready. I had all my family from out of town there to help me move, and the carpet was not replaced even after they told me the previous tenants had been there for 10 years. They did not paint the apartment, there were grease stains all over the kitchen ceiling, and the apartment was not cleaned. I still had to move into the unit after paying the movers $800 to transfer, $700 transfer fee within the same property, which shows how much I had to move. Then I had to move everything around again for the carpet installer to replace the carpet, and there was a purple mattress pad underneath. The contractor came back to paint, used my ladder because he didn't have one, got paint on my ladder, and washed his paint brushes in my sink using my new dishes that I had just taken out of the box to wash. Management was constantly changing, and so was the information being provided. The office was always closed. It was just me living there, so there were no noise complaints and no issues, yet I received a non-renewal with no explanation. Of course, management changed again, and I tried to do a walkthrough when I moved out. No one came to meet me, so I sat outside the front locked office door until someone finally showed up. The new manager told me she had come by and I wasn't there, and that she was not going back. I explained that I was there at my appointment time, but she still refused and said the off-site office would follow up with me if there were any charges. After living there for 1 year, I received a bill for $290, and in addition to that, they placed $54 on my credit report with no notification. Where are these charges coming from? The worst experience I have ever had was with Lina Bezler (I have a video), Derrick Bivens, and Nicole Gonzales. I have been a former property manager for 14 years. I was told they found and noted some minor damages, including a chipped front door frame and multiple drywall repairs needed due to curtain rods and bracket installations in both bedrooms and the living room. Who charges for outside damages? I don't know who lived there before or who may have caused damage to the exterior--people walking by or even trash pickup could have caused that. And charging $290 for hanging curtains is unacceptable. This is completely unacceptable, and I am simply trying to help you make an executive decision. DO NOT rent here.

There are no more intramural team sports, no pool events, etc. Security at the pool has been nonexistent and feels pretty chaotic with people who don't live here, people with glass, spitting chewing tobacco into the pool, etc. The pricing no longer reflects the worth of this apartment complex. At this rate, I won't be renewing my lease and will be looking for a new place to call home. ------------------ I'm currently on my 3rd year of living at The Boat House and it's truly the best apartment community that I've lived in. I originally lived in a townhome for 2 years before moving to a larger floor-plan. The features in both of my units were top notch including stainless steel appliances, granite counter tops, and hardwood flooring. Kass, Megan, and the rest of the staff are friendly and professional, and were very helpful and accommodating when I moved apartments. I do think the prices are a little high, but you get what you pay for and Austin Ranch is a solid community to live in. If you're looking for an interactive community, this is one of the best you'll find in Dallas. Management hosts monthly events ranging from intramural sports, happy hour, pool parties, etc., which makes it very easy to meet your neighbors. She signed us years ago, when we were starting our little family. Then we got a newborn and a larger apartment. Now, we have to relocate for a job in New Mexico. This is a standard not typical of living, this is like a resort living. Just some awesome points. - The gyms are amazing. I would love a row machine, but the stair master is amazing. Enough weights for the average human, not for body builders probably. Average folk perfect. - Our neighbors are pretty awesome. One of our neighbors does alot of traveling, so we are able to talk about some of our favorite places to go. - The trail path or cement trail path is perfect. - Super dog friendly with some cool people. The normal points - Maintenance is ok. Things wear and tear. No big deal. - Zego the water company charges way more than they should. I haven't gotten to the point to complain because they do 2x what it used to be then randomly do a 3x than what it used to be every 3-4 months. - Electric (73 ave temp) is about 130 in the summer. That's normal, because it's hot out. - The pool is perfect during the day, afternoon and evenings get crowded. That's when you enjoy a drink on your patio ;) I love it. Check it out.

    This is the most honest and thorough review that you will ever need. Been here 12 months and I can…read moresee why some love while some hate here hence why the 3 stars are well deserved. It all boils down to how strong your wants outweigh the surprises you will meet when getting here. Pros The location is the selling point here. Immediately outside the building are several restaurants, golfing, movies, Andretti's and within a 10 a minute drive are everyday things like Target, Walmart, Sam's and Costco. It's convenient especially for Texas standards. Every month they have resident events which is always nice and management is cordial, but definitely not considered tenant friendly especially on money matters (we will revisit this in the cons). Overall the building is relatively clean and maintained especially the higher up you go in floor level. They pickup trash from your unit everyday M-Thurs and you have a washer and dryer (and water heater) in the closet (which also eats half of the already small closet space though). They have a pool, gym, sitting lounge and dog areas as amenities. Once here, you are monthly responsible for rent, electricity(about $70), wifi/cable ($65 for 1GB) and a $225 amenity fee, they cover HVAC and water. Those are the pros. Cons The cons are the "surprises" along the way here from both management and tenants. For tenants, almost everyone here has a dog so consider that and because of such you will occasionally see pee in the elevators and one or two pests monthly in or around your apartment no matter how exceptionally clean you are. Animals invite critters. Also if your neighbor has an untrained dog, you will hear the barking through the walls so ask if your neighbor has one when applying. The apartments here are nice but the closet space is NON-EXISTENT. Be sure to do an in-person tour BEFORE signing the lease if that is important to you and make sure the apartment you pick you REALLY want because they charge a $1,500 "transfer" fee if you choose to change at the end of your lease, surprise! Now fees. Honestly the management is money hungry and for that I would recommend The new apartments directly across the street called "The Jefferson at Grandscape". The were just built Jan 2025 so they are newer and CHEAPER than here by far when you add EVERYTHING yet offer the same pros listed. Prior to moving in expect to spend $485+ in application, holding and other junk fees, $350 security deposit, $225 amenity fee, renter's insurance and first month's rent. By the time everything is said and done you would have spent well over $1,100+ in fees just to move in NOT including the rent. Each month's rent no matter the method paid comes with 2-3% fee on top of your monthly rent and any free rent promo they offer ONLY applies to the monthly base rent, not the amenity fee. In the lease they also allow over $1,000 in fees anytime at their discretion for anything they deem necessary so because of all the surprise charges many don't stay past their first lease term. If you choose to extend your lease your rent will also go up, never down and again if you change units you will pay the $1,500 transfer fee already mentioned. All things considered, decide if it's worth it to you.

In fact live Grandscape didn't even properly communicate any changes or fines in advance. The management was snobby and refused to remove the fee! This pretty much sums up how difficult the management is to work with so if you are planning on living here, just know you're probably going to have to take them to court to get your deposit back. They seem like the kind that would try to charge their tenants for wear and tear (violate the law) If they try me, I'm taking them to Court.

For example; There's a 6th floor to this complex but only ONE ELEVATOR in the entire thing that goes up to that floor and it's tucked away in the corner of the garage through the maintenance hall. They don't enforce pet tenants to clean it nor are they cleaning it, so tenants with no pets are forced to deal with it & explain to company why there's dog poop everywhere! Not to mention you can typically find the cleaning staff playing in the hallways and wasting time.

I've never heard of them prior but I stand by them 100% if and when the next time I live in a apartment in which they are available as they have properties in multiple states. When I moved to TX, I did not know anyone! I checked out a few other apartments prior to checking out one of cortland's property and I was not really sold or to say the least satisfied. Long story short, I stepped into the Bristol and was very happy with the attentive staff and their duty to ensure all my needs were met. I lived in The Bristol by Cortland for 2 years and always felt valued as a resident there. I got to know the staff well and while the original staff (except Sierra) left the Bristol to fulfill other roles within the company at other properties, the new staff were just about the same: Caring and respectable. Cortland definitely knows how to hire great individuals. I did not feel like a number to them and have always felt like I was welcomed. I was in graduate school in time and this has been my first time ever living in an apartment and I must say I lucked out. If it wasn't for a awesome job opportunity out of state, I still would have been living at The Bristol. They have a gym, dog park, computer room, and even host special events here and there for residents to meet each other and interact with the staff. The property also looks completely fresh and great with the new white paint on the exterior of the buildings. You will see a few reviews on here discussing about the issues with the raccoons and how they get into the trash. However they have addressed this issue by getting rid of their old valet trash system and incorporating their own system and new trash containers so that raccoons are unable to have access to your trash and that the trash is now picked up in the morning rather than at night. The inside of the apartment is renovated and felt luxurious. I've had friends come over and even family (over FaceTime) compliment how nice my apartment looked like. When ever I had a maintenance issue which did not happen often. The staff was able to address the issue the same day of or the day after. I didn't get to use them but they were also having amazon lockers installed on the property. Looking for the right apartment in The Colony? Look no further, you will not regret choosing The Bristol as your new home! I want to give a shout out to the team at The Bristol for all of their hard work. Your diligence to keep all of us happy at The Bristol has not go unnoticed. Mahalo for everything! Side note: The pictures don't do any justice and it was winter season.
