No one ever uses the pool. Walkable to some restaurants and stores and park. downsides: right next to dart train so walked by some sketchy homeless folks. Construction zone. Some sketchy people make their way into building who I never recognized, They need to remove the # code to get in, should only be with keyfob. read more

I would give 0 if I could. I was a resident here until March 2024. Recently, while applying for a new apartment, I discovered that this property had placed a balance of approximately $1,300 on my account and sent it to collections for alleged insufficient move-out notice. I have written email records from March 2024 showing that I notified the leasing office that I would not renew my lease. I sent my move-out notice on 3/1/2024 and moved out on 3/31/2024. After discussing the lease terms with the leasing office, they responded in writing: "We can accept a 30-day written notice." Later, they further confirmed in writing: "We will honor this request. Your final day is 3/31/2024." Based on these written confirmations, I moved out on March 31, 2024 and believed the matter was fully resolved. More than two years later, I learned that the property had nevertheless charged me approximately $1,300 and sent the account to collections. I provided the leasing office with the original email chain showing the agreement, but after more than two weeks I still have not received a final resolution. What has been especially frustrating is the lack of communication. During business hours last Friday and Saturday, I called approximately 10 times and left voicemail messages but received no response. When I visited the leasing office in person on Saturday, staff members were present, yet my calls had gone unanswered. Each time I follow up, I am told they are still waiting for a response from management or corporate. I am not asking for special treatment. I am simply asking the property to honor the written agreement made by its leasing office and provide a timely resolution to a dispute that is now affecting my ability to rent a new home. AVOID THIS PROPERTY AT ALL COSTS: Unethical Billing & Pest Infestation I lived at The Lyla Apartments in Richardson, TX, until January 2025. We terminated our lease early by agreement due to severe cockroach infestations and chemical exposure that made our home uninhabitable and hospitalized our dog. Upon move‑out, I received a final account statement from our previous property manager showing $176.12 owed. Months later, the new manager, Precious, fabricated a revised statement adding over $1,700 in false "insufficient notice" fees and sent it to collections, damaging my credit. I have both statements in writing and proof of the agreement. Despite providing this to management, they refused to correct the error. Extremely Disappointed If I could give one star just for maintenance, I would but even that feels generous. While the staff appears to try, they are not transparent or reliable. I first noticed noises that sounded like a mouse, and at first, I didn't believe it. Then a guest of mine saw it and confirmed it was a large mouse. The following day, I saw it myself running around the apartment.When maintenance came, they claimed they "couldn't find anything," trying to make it seem like the apartment was in perfect condition. I eventually caught the mouse myself, which made it obvious the issue was real. It was frustrating to feel dismissed and treated like I was exaggerating.Before I ended my lease, maintenance said the apartment was in "great condition," even though the AC barely worked. Once my lease ended, the management revealed their true colors charging more than our security deposit and adding unnecessary fees. Security is also a serious concern. Despite claiming to have a secured entry system, homeless individuals frequently entered the complex. I even had strangers knocking on my door late at night, and I had to call the police once because it felt unsafe. Overall, I do not recommend living here. Don't be misled by the CityLine location the apartments have mice, large roaches, poor maintenance, and unsafe conditions. There are far better options nearby. read more

Do not move here if you ever want to get your deposit back. I've been dealing with this for 2 months now. We were never asked for a deposit at our previous apartment before buying our new house, so I wonder if they do this intentionally, since we told them we were in a rush and needed something temporarily. Now all I get is the runaround and I wonder if other residents have gone through the same dilemma. read more

Despite +5 formal notices (over the course of 3+ mths) with management (not to mention the lease agreement and tenant's right to quiet enjoyment), management has been unresponsive and absent. read more

I've been living here for almost 3 months and feel comfortable. I choose The Lyla because of the friendly professional staff when I came to view the apartment originally and my overall feeling of security. My move in process was easy but communication was lost. I tried calling the Lyla to confirm details and it took them 2 weeks to return my call (I had to email them.) When I arrived they didn't have my keys ready so had to wait awhile. Not the biggest deal but after a 3 day drive and having the internet cable guys waiting with me... it was frustrating. Since living here it's been great. The "neighborhood" is quiet for the most part, location is walking distance to shopping and lots of food and staff is all friendly. One small complaint is the amenities can be not dependable. For example, the yoga rooms have a tv in there and tablet to stream workouts on but they don't work. I think it's their internet connection because I use their Peloton as well on a daily basis and every-time I get on the internet doesn't work and I need to disconnect/ reconnect the network. Also, when you go to change the music station in the gym or outdoor area morning happens. It's just a shuffle. If you workout in the morning try to plan your time around when the cleaners get there. I found myself choking on chemicals they were spraying everywhere while I was working out twice. They didn't care that I was in there. Sometimes tenants let their kids roam free in the gym which can be disturbing during my workout. Lastly, the garage stair case is gross. People smoke in there. The quality of my apartment is great and has a small patio. Anytime you make a maintenance request they are ON IT! That's great. They plan fun community events which all look great but most of the time they start at 6 and I don't get off work until 6:30 so I skip them. Overall, I would recommend The Lyla and will continue renting here. read more

I've lived here since November 2020 and have really enjoyed my experience so far. The amenities are always clean and I've used the game room several times. I've made a lot of friends with my neighbors walking around the area or at the Apartment Life events. Price is cheaper per square foot than other apartments in the cityline area as well. Also the electric switches make sense. I've been to some of the other complexes in City Line and their electrical system makes no sense. Management is a hit or miss. Some individuals are great and super helpful, others have a lot of attitude and seem like they hate their job. I guess it depends on who's in that day. Maintenance is also really polite and timely. Parking is not bad either. If you come into the garage late at night, you might have to go up a half ramp. I've never had to park more than 1 floor away and there's plenty of guest parking. There are also 2 dog runs that get super smelly during dry seasons. Try to avoid the first floor near them. Doesn't smell too bad from the second floor. The complex uses Active Building for communication between leasing and residents, and I hate it. We used to have a groupme to help each other out during the winter storm, and once residents started unionizing their complaints, the groupme was deleted. You can't even post anything on Active Building without an administrator's consent, so if you need something during the evening or weekend, there's no chance your post will be shared. As far as noise goes, I personally don't think it's too bad. You will hear sirens on the street and some people walking/chatting outside your doorway. Overall the residents are pretty quiet. You can definitely hear dogs barking every now and then though. I also feel the Lyla is pretty safe. I'll see a door open occasionally but the garage gate is almost always closed. I know some of the other complexes around here are accesible without a fob. read more

Marisol is the BOMB.com - she was so pleasant and well informed on the property, she really sold the place in a genuine way(you could tell she really enjoys her job.) We had seen various apartments before this and after speaking with her and seeing the property, we were pretty much sold. Great apartment complex, great amenities , great customer service, I could go on and on. Jessica the property manager was also very pleasant and after meeting her it made loads of sense why everyone seemed very happy here. I always remember being in the field that I'm in that customer service is internal as well as external and sometimes internal mirrors external. Good job! I've lived at the Lyla for 12 months and it's been a wonderful because of the unit, staff, neighborhood, and amenities. The apartment itself has high ceilings and plenty of storage space. I often cook so I really like the large sink and glass-top stove. Another plus of the room itself is the pool. The neighborhood is quiet and at night, you can hear the sound of the fountains from the pool which is the perfect soundtrack to fall asleep to. The staff is also impressive. Unlike other apartments I've lived in, I've never had to submit the same maintenance request more than once. Also, when I have requested maintenance, it's been resolved that afternoon or the next day. The head leasing agent and lobby staff are very friendly. When I first got to Dallas, the leasing office bent over backwards to help me get into the unit I liked as soon as possible. Even now, the leasing agent actually remembers who I am and stops to chat with me. The neighborhood has a good vibe. It is open, with lots of places to walk and has a shopping center across the street with a CVS, Whole Foods and FedEx that I use a lot. Best of all, there is a definite feeling of safety. You can see people walking around the neighborhood, making cookie or restaurant runs at 9 at night. A little ways away is a bus stop for the UTD shuttle and nice park if you want to walk in the trees. The last thing I want to mention are the amenities. The parking garage is nice and although you can reserve a space, I don't think its necessary. I live on the fourth floor and I can almost always get a spot not too far from the hallway door on 4. The extra rooms on the second and third floor are clean and kept up. There is a room with couches on the second floor that is nice when you just want to chill outside your apartment. I looked all over for a place to call home and this is it. I had looked at so many apartments my head was spinning. I was concerned about space amenities location safety dog friendly and kid friendly and I found all of that at the Lyla. I moved from a 4000sq house and into a 1750sq apartment and I couldn't be happier. I had no idea that I could even find a 3 bedroom with walk in closets and a study that fit my dinning table that seat 8. This has been a dream. The staff has just been amazing and has taken care of all my needs. When I have had a issue, which have been hardly any, they take care of it immediately. I love all the social events that The Lyla has as well as Cityline. Having Whole Foods and CVS across the street helps too. From the natural preserve to the dog runs when I get home I really don't leave. It's nice to live in a resort style apartment. I may never want to live in a house again. read more

The property itself is lovely, that's why I gave 2 stars. As for the management, I am in awe over how awful it has been since Hilltop took over about 2 months ago. I've had noise issues that were completely ignored. I kindly took care of it myself. I've had issues with how packages are delivered and handled by the office. I was dismissed and never talked to about a negative survey I filled out. I brought an interested friend to the office to tour floor plans and we were just handed keys to go look at the units ourselves with no help from a leasing agent. The one that upsets me the most is when my apartment was entered by a carpet cleaner without my knowledge after I had stressed that I be notified before-hand. My things were chucked on to the bathroom floor and no note was left after my unit was entered, which is a violation of the lease. I've never been so frustrated, had this many issues or treated so poorly by any management company and they have only been here for a couple of months. read more

My favorite thing about living at the Lyla is the location is close to a bunch of different restaurants and the nature preserve. We love our two bedroom apartment and the layout. Finding a parking spot after work can be hard to come by and sometimes the apartment complex can get noisy. Overall, have enjoyed living here. read more

For how much this place costs ($2000+) for a two bedroom, I expect better. The place is not kept clean or tidy. Elevator is filthy and full of dirt, they have a rule to not place trash on the hallway for pickup before 7pm or they'll fine you, well there is constantly trash on the hallway stinking up the place all the time at all hours, just now I saw two apartments right next to the leasing office with stinky bags of trash on the hallway at 10 am. They love to mop the hallway between the leasing office and the elevator, but that's it, nothing else ever gets cleaned properly. There is dirt and dog hair everywhere. The trash in the mailroom is constantly overflowing with trash, I've even seen bags of garbage placed next to trash bins in the parking garage. It's not their fault people are pigs, but they certainly have no interest in doing something about it. There is dog poop everywhere on the outside areas, someone loves to leave bags of dog poop next to one of the entrances, again nothing is ever done about these things. The gym is a mess, they post the rules about putting equipment away, and have two cameras in the place that you'd think they'd use to find those who don't follow rules, but I don't think they do. Just last night I went to use the game room for the first time and the place was filthy and a mess. Nearby restroom was overflowing with trash, with no paper towels and looked like it hadn't been cleaned in days. I like the location very much however, there are shops and restaurants nearby, UTD is not far, and you have two highways close by. At least where my apartment unit is located, is quiet, but I guess that's just luck that I have quiet neighbors (or an empty floor); but For how much I pay, I don't think I'll stay once my lease is up. There are other options that I imagine are better. read more

I ABSOLUTELY LOVE THE LYLA! From my initial visit through move-in day and still today, Valerie has been attentive and so sweet! Not being from this area, I had a plan to visit 10+ apartment complexes but only after seeing two (The Lyla was the first stop), I knew I wanted this place to be home. On move-in day, I sat in 7+ hours of traffic coming from out of town and Valerie assisted with the whole process. She even met me after hours to give me my keys. The Lyla Apartment staff has been a true blessing for my family and I. I was in a horrible apartment move nightmare and Valerie came and saved our day! I had 24 hours to find my family a new home unexpectedly and I stumbled along The Lyla Apartments. When i provided my wants in an apartment Valerie knew exactly what model apartment to take me. As soon as I walked it I knew it would be our now new home!Moving from a 2,000 sq ft home to an apartment was easy with the space the Lyla provides. Within 24 hours the staff was able to clean, paint accent walls and more! They were really determined to turn my situation completely around! If I could give more than 5 stars I would! If I could have given this place a zero, I would. They throw events for the residents but can't seem to follow through on actions that they send out in emails. Example: they send an email saying get your packages and also post in the mail room that packages are to be left in the front office and not to leave packages sitting out but yet, the mailroom is full of packages. I've had my packages stolen multiple times from there and now just send to a relatives house anything that's important. The worst thing? Pets who go everywhere. If you want to be assured that your pet can poop anywhere, not clean it up and have zero consequence, please rent here. The dog run stinks and there is CONSTANTLY dog poop in there from the same residents but NOTHING ever gets done. EVER. This place is full of empty promises and threats when it comes to keeping their word about the dog area. All talk and no action so it makes the 90% of us who don't own a pet stuck with seeing it all over the place. People even let their pets pee in the mailroom and on the elevator without cleaning it up. As far as the hallways, sure the first floor looks good but the last time someone took a broom/mop to the area has got to be at least a year. This place has been such a disappointment and all of this can be easily corrected if they simply followed through on their empty threats and fined the pet owners who are constantly not cleaning up after their dogs clean the dog area, and fix the mailroom problem. read more

When you bring your concerns or issues to them they will go above and beyond to make sure it is addressed and taken care of. Maintenance is quick to complete any work orders and keep the community looking clean and tidy. The location is amazing, and the apartments are gorgeous! I previously gave a five star review, then they had a change in management. Few of the original office staff remains. The current staff seems to have very little customer service experience, if any. They never answer the phone. The manager hides behind a closed door and when I asked to speak to her about my lease, on a Tuesday, I was told by office personnel she would get back to me by the end of the week! This used to be a great place to live, now I look forward to the end of my lease. read more
