Good luck if you work nights or work at home during the day. For some reason the landscaping crew is out all the time just messing around with leaf blowers. I'm not talking about taking care of the property. It's Monday, they just were "leaf blowing" for 9 hours on Friday. It's February. No leaves. We barely even have grass. I've brought this up numerous times. Nothing ever happens. We have mountains of dog poop with no bags, yet leaf blowing invisible leaves and causing insane amounts of noise for no reason is the priority? Crime, trash cans, trash, and more trash make up the rest of the apartments.

I've lived here for over two years and I don't know if they have new management (because no one ever responds to calls or emails) or what has happened but this place is a joke. I had to cancel all my bank info when I had my wallet stolen a month ago so my rent payment reversed. I got them their money and now I have an "overpayment" of $740 that the leasing company is not releasing to me. They blame my bank. Even though the only place the credit is showing is through the leasing company's app. Christina Pena just argues back and forth with you like a toddler, not a professional. Also, we are charged $25/month for valet trash and trash hasn't been collected from our apartments since last Thursday.

I've lived here for 2yrs now, I just renewed my lease and I'm so sad that I did that. Things have gone downhill here. Our apartments are labeled "luxury", but should probably be relabeled. I'm not sure what happened in the past year but it's bad. I have been requesting maintenance for our breezeways for 3 months. Yea, you read that correctly, 3 months. I can't even get them to have maintenance clean the breezeways. We have garbage pickup every night, sometimes garbage just sits in the breezeway for days. Garbage bins line the breezeway (eyesore) but also they fined me for leaving my bin out when I first moved in. Do not move here, it's getting worse! Do not move here. I will finish my time here (as if I'm speaking about jail) and move on without hope of anything changing. My rent went up almost $200 and the service went down. DO NOT MOVE HERE!

I don't know why they have good reviews, they probably bribed people to write those. People saying this is a nice or safe area are not concerning that is a quality of living in Plano, nothing to do with the apt management. You can live anywhere else in Plano and get the same experience. They've slowly raised my rent every year due to "market conditions", which is understandable. My problem is that same market conditions have brought housing prices lower but they are still offering me the same elevated rate to resign my lease. They are offering $1100 monthly for new leases in the neighboring apartments in MY SAME BUILDING while charging me $1389 which is 26% higher than the unit right next door to me. I brought up this issue with the management staff and they refuse to bring down my rent amount. They only offered me a 1 time $1500 credit which would math out to me still paying 15% more than a new lease. I don't understand the logic or the greed with this company. They have no redeeming factors for living here, it's just a place to live. Here is a list of other major issues during my time here. -no noise control. They have designated playground areas but they let kids run around outside, pool areas, parking lots with no supervision and don't address complaints. My upstairs neighbors stomped so loud they knocked out one of my ceiling lights and management refuses to enforce any kind of noise control. -mice and rats on property. One time a rat died on a busy sidewalk, I called the issue in to management, and they left the rat there for over a week and let it rot 20 ft outside someone's door. -they charge for amenities but frequently shut them down or don't fix them while continuing to charge you monthly. Includes the car wash, pools, laundry rooms. -their back gate regularly breaks or doesn't work with the opening device and they never fix it fully. -maintenance is horrible. I've asked about a mold issue in my air ducts and they brushed it off as nothing. I have issues with the bathroom and sink plumbing breaking with the same issue because they won't fix it properly. My sink was leaking which is classified as an emergency and the maintenance man calls me to tell me he isn't coming today because HE does not consider it an emergency. -they will do some unit checks occasionally and they will come in your place and trash all your stuff to their business and won't help clean it when they're done. -they changed their payment system and my auto pay didn't update with it and they blamed me and charged me extra late fees for something that was their fault.

Once those ladies left the office, the service went all the way down. It made you not even want to go into the office for any assistance. Nevertheless, I lived in that unit for 8 years. I then requested to transfer into a two-bedroom, and that's when everything went downhill. Before getting into that experience, I completed a walkthrough to ensure no damage occurred, and the only charge I was given after those 8 years was the final water bill. I moved into unit 2102, a two-bedroom, and gave a 60-day notice to transfer so they had time to get the unit ready. Guess what--it was not ready. I had all my family from out of town there to help me move, and the carpet was not replaced even after they told me the previous tenants had been there for 10 years. They did not paint the apartment, there were grease stains all over the kitchen ceiling, and the apartment was not cleaned. I still had to move into the unit after paying the movers $800 to transfer, $700 transfer fee within the same property, which shows how much I had to move. Then I had to move everything around again for the carpet installer to replace the carpet, and there was a purple mattress pad underneath. The contractor came back to paint, used my ladder because he didn't have one, got paint on my ladder, and washed his paint brushes in my sink using my new dishes that I had just taken out of the box to wash. Management was constantly changing, and so was the information being provided. The office was always closed. It was just me living there, so there were no noise complaints and no issues, yet I received a non-renewal with no explanation. Of course, management changed again, and I tried to do a walkthrough when I moved out. No one came to meet me, so I sat outside the front locked office door until someone finally showed up. The new manager told me she had come by and I wasn't there, and that she was not going back. I explained that I was there at my appointment time, but she still refused and said the off-site office would follow up with me if there were any charges. After living there for 1 year, I received a bill for $290, and in addition to that, they placed $54 on my credit report with no notification. Where are these charges coming from? The worst experience I have ever had was with Lina Bezler (I have a video), Derrick Bivens, and Nicole Gonzales. I have been a former property manager for 14 years. I was told they found and noted some minor damages, including a chipped front door frame and multiple drywall repairs needed due to curtain rods and bracket installations in both bedrooms and the living room. Who charges for outside damages? I don't know who lived there before or who may have caused damage to the exterior--people walking by or even trash pickup could have caused that. And charging $290 for hanging curtains is unacceptable. This is completely unacceptable, and I am simply trying to help you make an executive decision. DO NOT rent here.

The attention to detail has gone down significantly and the monthly resident events have become a complete joke. There are no more intramural team sports, no pool events, etc. Security at the pool has been nonexistent and feels pretty chaotic with people who don't live here, people with glass, spitting chewing tobacco into the pool, etc. The pricing no longer reflects the worth of this apartment complex. At this rate, I won't be renewing my lease and will be looking for a new place to call home. ------------------ I'm currently on my 3rd year of living at The Boat House and it's truly the best apartment community that I've lived in. I originally lived in a townhome for 2 years before moving to a larger floor-plan. The features in both of my units were top notch including stainless steel appliances, granite counter tops, and hardwood flooring. Kass, Megan, and the rest of the staff are friendly and professional, and were very helpful and accommodating when I moved apartments. I do think the prices are a little high, but you get what you pay for and Austin Ranch is a solid community to live in. If you're looking for an interactive community, this is one of the best you'll find in Dallas. Management hosts monthly events ranging from intramural sports, happy hour, pool parties, etc., which makes it very easy to meet your neighbors. Management completely botched everyone's renters insurance and expected tenants to pay a fine for it. No concierge ever on duty anymore, only 1 works here(he is awesome) . I've never heard of them prior but I stand by them 100% if and when the next time I live in a apartment in which they are available as they have properties in multiple states. When I moved to TX, I did not know anyone! I checked out a few other apartments prior to checking out one of cortland's property and I was not really sold or to say the least satisfied. Long story short, I stepped into the Bristol and was very happy with the attentive staff and their duty to ensure all my needs were met. I lived in The Bristol by Cortland for 2 years and always felt valued as a resident there. I got to know the staff well and while the original staff (except Sierra) left the Bristol to fulfill other roles within the company at other properties, the new staff were just about the same: Caring and respectable. Cortland definitely knows how to hire great individuals. I did not feel like a number to them and have always felt like I was welcomed. I was in graduate school in time and this has been my first time ever living in an apartment and I must say I lucked out. If it wasn't for a awesome job opportunity out of state, I still would have been living at The Bristol. They have a gym, dog park, computer room, and even host special events here and there for residents to meet each other and interact with the staff. The property also looks completely fresh and great with the new white paint on the exterior of the buildings. You will see a few reviews on here discussing about the issues with the raccoons and how they get into the trash. However they have addressed this issue by getting rid of their old valet trash system and incorporating their own system and new trash containers so that raccoons are unable to have access to your trash and that the trash is now picked up in the morning rather than at night. The inside of the apartment is renovated and felt luxurious. I've had friends come over and even family (over FaceTime) compliment how nice my apartment looked like. When ever I had a maintenance issue which did not happen often. The staff was able to address the issue the same day of or the day after. I didn't get to use them but they were also having amazon lockers installed on the property. Looking for the right apartment in The Colony? Look no further, you will not regret choosing The Bristol as your new home! I want to give a shout out to the team at The Bristol for all of their hard work.
