This review was long overdue since I've moved but finally had some downtime to do it. First & foremost Cortland in general is a great company. I've never heard of them prior but I stand by them 100% if and when the next time I live in a apartment in which they are available as they have properties in multiple states. When I moved to TX, I did not know anyone! I checked out a few other apartments prior to checking out one of cortland's property and I was not really sold or to say the least satisfied. Long story short, I stepped into the Bristol and was very happy with the attentive staff and their duty to ensure all my needs were met. I lived in The Bristol by Cortland for 2 years and always felt valued as a resident there. I got to know the staff well and while the original staff (except Sierra) left the Bristol to fulfill other roles within the company at other properties, the new staff were just about the same: Caring and respectable. Cortland definitely knows how to hire great individuals. I did not feel like a number to them and have always felt like I was welcomed. I was in graduate school in time and this has been my first time ever living in an apartment and I must say I lucked out. If it wasn't for a awesome job opportunity out of state, I still would have been living at The Bristol. They have a gym, dog park, computer room, and even host special events here and there for residents to meet each other and interact with the staff. The property also looks completely fresh and great with the new white paint on the exterior of the buildings. You will see a few reviews on here discussing about the issues with the raccoons and how they get into the trash. However they have addressed this issue by getting rid of their old valet trash system and incorporating their own system and new trash containers so that raccoons are unable to have access to your trash and that the trash is now picked up in the morning rather than at night. The inside of the apartment is renovated and felt luxurious. I've had friends come over and even family (over FaceTime) compliment how nice my apartment looked like. When ever I had a maintenance issue which did not happen often. The staff was able to address the issue the same day of or the day after. I didn't get to use them but they were also having amazon lockers installed on the property. Looking for the right apartment in The Colony? Look no further, you will not regret choosing The Bristol as your new home! I want to give a shout out to the team at The Bristol for all of their hard work. We have live here for almost 10 years. Communication the the staff is simple and effective. The complex is quiet, and its easy to meet the neighbors if that's your thing. Maintenance calls are responded to quite quickly. In fact, we have just signed another 15 month lease! read more

Love the newly redone floors and tile, plus spacious bathrooms and brand new stainless steel appliances. This apartment complex has some great amenities and a good reputation as far as I'm aware of. Not really sure why the other comments here are so negative.. And from some people who never even lived here. I am aware the complex has been around for some time and is under new management now, though it seems to be great as far as I'm concerned. The only complaint I have from living here for about 5 months is that the trash service is sometimes later than their scheduled pick up, and occasionally miss a day. Regardless, it's been a great experience so far (had maintenance respond quickly and effectively to any issues, the only being a window screen that was falling off a bit). Also they've newly upgraded security and have a fingerprint scanner to get into the gym. Great pools that are always clean, and more than two scattered throughout the area so it's rarely crowded. Overall, fantastic place to live and a great value at that. read more

Overall, a great experience. I've been here for about a month and find myself enjoying this complex. It's quiet, plenty of parking, close to major stores, and has available garages. While they do have valet trash, you have to make sure it does get picked up before the end of the day. I've had two incidences of raccoons knocking over the trash can in the middle of the night and making a mess. Can't really blame the complex for this but it is a nuisance. read more

I have never left a review for a leasing company or property prior to living here. I have been here for 5 months and as time passes I am happier and happier with the service of the management staff and maintenance. When I say they are the nicest, most helpful leasing staff I have EVER encountered, I am putting it lightly! Not only has every maintenance issue been handled in less than 24 hours (not usually in large complexes) but I have never had an issue with them in my unit. Such as, muddy boots prints or tools left in my unit, or lights/fans left on (all things I have experienced else where). But they do little things like, leaving a note and treat tied to you door just to thank you for living there or having free wrapping supplies during a Christmas or other fun complex "things". They even ask me about my military son periodically! And he doesn't even live here. The staff here knows how to run an extremely efficient and professional office while connecting with the residents! Three problems to be aware of. 1) Alot of racoons overnight take over complex. 2) Minimum cameras onsite, think it has two, my car was damaged overnight in their covered parking, however they had no cameras that captured how the damage was done. DO NOT MOVE HERE! These apartments are cheaply made. The people below me smoked weed, cigars, and cigarettes and I could smell it in my apartment all the time. I constantly burned candles to mask the smell. You can hear everything from the apartments around you (both below and on the side) and even from people simply walking outside. The water pressure is very low and the hot water does not work longer than 10 minutes for a shower. When people visited me, we could not take showers right after one another because the water did not stay hot and was barely warm. I would not recommend renting here. The amount you pay in rent does not equal the quality of housing that you will receive. The manager, Catherine, is rude and tries to come off as "understanding or caring" but the lack of emotion she has on her face shows that she really does not care about anything you are saying. It also is not a safe place to live. While I was living here there was a shooting in my building, and multiple robberies of people's apartments and their cars.They need to build a gate with all the charges the renters have to pay. There is a huge raccoon problem. The Valet trash people do not always pick up the trash on time or when they are scheduled to so that gives raccoons plenty of time over night to cause problems.They are always ripping up people's trash and making it look extremely nasty and dirty around the complex. Not to mention, the smell of rotting food that this type of thing brings. Do yourself a favor and save your money and rent elsewhere. YOU WILL BE GETTING RIPPED OFF! read more

I've lived here for about a year now. In regards to the leasing office staff, they're great! They're quick to respond to any issue or question that may come up. I love, love, love the maintenance crew here. Paul, Jose, David and a recent addition (I haven't gotten his name yet!)are all awesome. They're so very friendly and any maintenance requests are handled in a quick and timely manner. They're always courteous when they come in to fix or check something out in my unit, and they're so welcoming to me and my hyperactive dog when they see us walking around the community. Thumbs up for this community's staff! The only reason I would give 4 stars for the community as a whole is more-so for the residents that don't follow protocol in regards to being a courteous pet owner. The staff seems to do the best they can to enforce rules in regards to picking up pet waste, and not allowing your dogs to roam off-leash, but you can only do so much. Some of the residents make fellow dog owners like myself look a little inconsiderate. Other than this, the community is great! read more

I have nothing but great things to say about The Bristol. We (my boyfriend, roommate and I moved in March of 2018 and we have had nothing but a positive experience from step 1. Our tour was pleasant and informative (I was hesitant and asked a lot of questions due to a bad experience at our most recent apartment complex). Our sales agent Kasey was patient and followed up with everything and made sure we had no issues with our move in. The apartments themselves are beautiful spacious and reasonably priced. Honestly the only downside was Coserv (not a terrible company I just enjoy freedom of choice) but the apartment well made up for it. Since we've been in the apartments, we've had superior service. Maintenance always come within 24 hours, but it's usually like 3. The staff is amazing - Zoe and Catherine especially - are always friendly, care about what's going on in my life and has accommodated any situation that arises. I especially like how communicative they are - I almost never have any questions. This doesn't seem like a huge deal but coming from a complex where my place of living was stressful, I do not take for granted not having to live with the extra stress of a bad staff. I want to start off by saying I NEVER do reviews but in this case I must. These apartments are the worst apartments I've ever lived in. The original managers Christine and Kiely were amazing but once Katherine became manager and Christine who used to be a leasing agent with her terrible attitude became assistant manager the property became ghetto and staff was very lazy. Iived here 3 years and made the best decision moving out because they were so unprofessional. They charged me for carpet damages and I shampooed the entire apartment and not only that I was promised the carpet would be shampooed when I renewed my lease from last year and it was never done like the previous years so it is not the fault of me. BEWARE! The police is constantly over there and about 9 months ago it was a shooting incident they failed to let residents know about until after the fact. read more

My biggest complaint is that the windows are awful and, since we have a bigger apartment with one a/c and heater on one side of the apartment from our master bed and bath. That room gets super cold in the winter between the cold air leaking in and the heat never pumping in. The rest of the apartment will be toasty warm (and yes, our door is closed because OMG cats that like to sleep on pillows).Other than that, I've never heard any disturbance, heard more than the occasional general water noises (toilet, tub, or w/d) from any neighbors where the pipes are all understandably close, or been charged anything that wasn't clearly explained and expected. read more

Never again will I step foot into on this complex. We went to celebrate my nephews (who is a tenant) birthday and were kicked out of the pool area because we were too many. Mind you, there was a pool party going on with at least 40 people drinking beer, eating in the pool, loud music, & smoking but we were the ones kicked out and we had none of the above. I know for a fact the one lady that called to have us kicked out was friends with the leasing staff and the officer that showed up because later we went back and she called him again on his personal cell phone. We were harassed and talked to like we did something wrong. Plus when I went in to my nephews apartment I told him he needs to report all the trash that is in the parking lots, around the apartment complex, dog poop everywhere (he has no dogs) leaks in his restroom, under his kitchen sink, and he has trouble with the lock on his door. These apartments charged my husband and I a $200 application fee, we have perfect rental history, make enough money, have great references from our landlords and we got declined because my husband was arrested 35 years ago in his teens for a marijuana charge. So now we're out $200 bucks. What a scam. Don't spend the money on applying if you've ever done anything slightly wrong in your life. read more

This place is a pure scam! I 1st moved in back in feb 2015 and thought it was perfect until a couple with a baby moved in above me. I literally heard EVERY move they made. From them walking to the kitchen to them shutting doors and flushing toilets. A few months in there was a shooting RIGHT by my door. Now I'm a single woman who lived on the 1st floor so of course I'm scared to even stay there by myself and I was ready to move, but they told me that I would have to pay a move out fee plus my additional rent. I didn't understand and spoke to Kristen who so called worked it out with the property manager to get me moved to the 3rd floor away from the front but NOT without a COST. My rent up an additional $55. Why am I paying extra for something that I can't control. I sucked it up because last thing I need is this hitting my credit and I didn't have the money to pay all of the move out fees. I move to the 3rd floor and realized that this apartment is nothing like my original and nothing what they advertise on the site or when you go and do a tour. It's smaller then my 1st one, the electricity plugs didn't work in the bathroom or in the kitchen. I couldn't even plug anything in the kitchen because of how they wired it. I couldn't pull out draws in the kitchen, and I experienced a leak in my kitchen a month in. I'm paying all this extra for a unit worse than my 1st one! I stored a couple of items and a couple of tubs at the storage area that was by my apartment because my new apartment was so small I got tired of looking at them in the middle of my floor. I didn't bother to ask if I could ask to use the storage which was my fault but since no one really lived upstairs where I was I also didn't think it was a big deal. A couple weeks in I realized my tubs were missing. So I called the office and asked if anyone seen them. Of course the answer was no. So now I'm dealing with gun shots AND thieves. My move out date finally comes along and they charge me for EVERYTHING plus a $250 charge because they SAY I left a couch at the trash compactor. I called and asked why am I being charged this and they claim that the maintenance crew remembers what my couch looked like and ASSUMED that the one at the compactor is mine and since the maintenance crew said it was mine they wouldn't take the charge off. Trust you do NOT want to live here. It's not worth it. Looks nice on the outside but wait until you move in. You'll be totally disappointed. Don't let the hype fool you. There are so many other nice apartments near by that don't have these many problems. Don't waste your money on this place. read more

The managemt here is quite horrible. We can't seem to get the repair people to come and when we do end up getting them to come they leave with the problem still not fixed... Then we get a call from the office saying that we need to cut back on the amount of calls being put out to get things fixed.. We had an incident that warranted us to call the cops. Well the next day we got a call from one of the managers saying that we needed to leave because we were giving the apartments a bad name.. (Any questions view the colony police department Facebook page). After that encounter we were gettting complaints pinned on us for stuff we were not even around to do. We later then asked a good friend of ours (a worker here) and he said that ever since the incident, any compliant they get from this side of the building they dont even question it they just pin it on my family. Well its coming up time to get out because they refuse to renew our lease and it seems to be impossible because a lot of the apartments need information about us and how we were where we previously lived.. Well the management told them we were late all the time with rent which is a lie and that we got an excessive amount of complaints put on us.. This apartment complex is a horrible place to live.
