I've found that contractors give different service to different homeowners based upon various…read morefactors. They quickly size them up and determine what kind of homeowner they're dealing with. Is this person after a good price? Does this person require excellent work? Is this the kind of guy who is going to be a problem? They'll look at your house, your neighborhood, your car, and how you present yourself to determine if you have $$$. Another factor for varying quality of work is their crew. Have they had good workers leave? Are they having trouble finding skilled labor? Has their crew been together long so they work well together? If they think you're all about a low-cost job, they may still want your business and give you a low price but they're also going to give you low quality workers who work for less money. If they think you have very high standards and expect a perfect job, some contractors will outright tell you they can't perform up to your expectations or they may just never submit a bid to you. With this guy Joe, I thought I might have the very small leak in about a 220 sq ft flat roof. (I should have just put a little Henry's on it for $25.) He said if I had sealer and granules applied, it would protect it for sure even though some granules would blow off from the first few instances of wind and rain. These granules were poured a full 2 inches high. The first problem is that his price was more than twice what a well-known local roofer quoted me. (I had completely forgot that I had got a quote a year earlier from this other roofing company; came upon the estimate in my file many months after Joe was here.) I later came to find out that the second problem was that the loss of granules never stopped. Every single rain there would be scores of granules that came down the water spouts. After letting this go on for about two years, I finally went up to see the roof and discovered that the rain gutters were filled with the granules and there was hardly any left on the roof - the granules that were remaining looked like the lines in the desert sand caused by the wind. No granules whatsoever were actually stuck and held in place by the "wet" silicone coating as they were supposed to be (see photos). When I went back up many months after this, I found that the granules in those photos had now all been blow to the edge so the roof was as it had been before the job (didn't take photos that time). So this was a huge waste of $. When I paid Joe and mentioned how the job was done so quickly (in light of the cost), Joe said he thought it would take longer. No he didn't.

Black tar marks are on stucco, pillars and wood trim. Gouges are on wooden gate and fence. Nails and screws were left all over the landscaping. After the first rain, fountains of rain water gushed from the middle of the rain gutters. Joe installed diverters. He could have foreseen that issue and fixed it before it became a problem. Joe is very good at marketing.

They constructed and erected…read morea 7ft. tall steel post and panel fence on two sides of our ADU (we wanted non-combustible material because the fence is close to the house, but the steel fencing has a wood pattern on our side and is white on the alley side). The fencing includes a 12 ft. long motorized rolling gate of the same material for our carport. At our request, the gate includes a pedestrian door within it! All of it is so sturdy and maintenance-free that I won't need to repair or replace it for the rest of my life. The fencing is perfectly straight and tall (even if my camera distorts the angles). Best of all, Aleksei and Vlad are great to work with: honest and punctual; affordable in price; hard workers; extremely communicative about every detail of the task (even though English is not their first language); creative in design and execution; and just plain wonderful people.
