I contacted Janes Radiant Heating Company to schedule what I believed would be a straightforward annual maintenance visit, and my initial phone experience was excellent. The representative I spoke with was courteous, knowledgeable, and asked detailed questions about my system. I explained that it was a wall-mounted unit that provides both domestic hot water and radiant floor heat. I did not know the manufacturer offhand, so I walked to the mechanical room and provided the brand name directly. After discussing the system, she quoted me $189 for the maintenance inspection. Because I value transparency, I specifically asked whether there would be any hidden or routine add-on charges such as filters, valves, or other expected upsells. I was clearly told there were no hidden costs, and that if any issue was found during the inspection, the technician would explain it and I could decide whether or not to proceed with repairs. That sounded fair, so I scheduled the appointment. Then came the actual service call, and everything unraveled immediately. The technician, Jesse, arrived at my door, introduced himself, and then asked, "What am I doing here?" That alone was concerning. I explained it was for annual maintenance. He then asked whether I had a boiler or a tankless water heater. I told him I was not certain, only that it was wall-mounted and handled hot water and radiant heat. Without inspecting the unit, without stepping inside, and without taking even a moment to assess the equipment, he declared that it was "likely a boiler" and that the $189 quote was wrong. He then informed me the price would actually be $289. That is unacceptable. Whether intentional or not, that is exactly how a bait-and-switch feels to a customer. I did my due diligence. I described the system in advance, gave the manufacturer name, asked specifically about surprise charges, and received a confirmed quote. Then the company sent someone to my door who attempted to raise the price by $100 before even looking at the equipment. When I objected, Jesse responded defensively that he was "not trying to bait and switch." Intent is irrelevant. The customer experience was precisely that. I declined service, and he left. Within approximately 1.5 hours of Jesse's departure, I was contacted by Eric, the service manager. To his credit, he did make an effort to address the situation. He offered to send a different technician and stated they would honor the original $189 price. That was the correct offer, and I appreciate the attempt to remedy the situation. However, I explained that diminished confidence in a business cannot simply be restored by sending a different technician after trust has already been broken at the front door. Unfortunately, the conversation then raised additional concerns. Eric reassured me that Jesse was a valued technician, then explained that in their industry it can be difficult because "wives call, then tell their husbands, then the husbands call back," and that he sometimes feels like they are "marriage counselors." That explanation was inappropriate and irrelevant. I made the original call. I scheduled the service. I met Jesse at the door. My wife had absolutely no involvement in this matter. Instead of focusing on the actual issue--poor communication, an attempted price change upon arrival, and Jesse's confrontational demeanor--I was given a stereotype about married couples and customer dynamics. Eric also stated that it is difficult to find technicians who are good at customer service and that they spend significant time and resources training them, but that "it didn't work today." At least that portion was accurate. I even asked whether Jesse had some personal issue or circumstance affecting his emotional state, because if there had been a legitimate explanation, I would have revised this review with more grace and understanding. Eric was unable to provide any meaningful context. So the review stands. To be fair, the scheduler was excellent, the reminder communication was professional, and Jesse arrived on time. But punctuality and scheduling competence do not overcome what happened once the technician arrived. The opportunity to earn my business was lost entirely because of the technician's unprofessional, confrontational, and valueless approach. What should have been a routine maintenance call instead became a lesson in how quickly trust can be destroyed. Janes Radiant Heating Company had every chance to create a long-term customer relationship. Instead, they sent a representative who tried to raise the agreed price before inspecting the unit, then followed it with management explanations that missed the point entirely. Just had my propane radiant heat/potable water system replaced after long saga below. Assuming all is well and uneventful for years to come I couldn't be happier. I will update if that changes. I dealt with Aaron & Ryan and have only good things to say. Especially for Ryan since he did the physical installation. I live well off the beaten path on the SW corner of Hood Canal so finding a company who would touch my system took days of phone calls. The couple of plumbers who came onsite said it was a specialty outside their comfort level which, while frustrating, is commendably honest. Most didn't even bother to send someone. (the original installers are out of business). Anyway finally found Janes online. Since I am so far away I didn't have high hopes but I was rewarded for trying. Aaron made the trek w/i a few days. He seemed to have a complete grasp of the situation. He was friendly & professional. I had an estimate in writing w/i 2 days. Although it was a heart stopping amount! Considering it was a complete replacement/transition to a tankless system & I didn't really have an alternative I agreed in April. I asked if I could put off until fall for time to get $$ together. Aaron agreed and I called in early September to schedule. Quote was honored, (which included overnight accommodation) Ryan came for a 2 day job on the 23rd. FYI I'm not implying I was overcharged or over configured. I just wasn't mentally prepared for the cost (I had just bought and extensively remodeled the home so I had visions of The Money Pit) & honestly I have no real way of knowing if I was overcharged as I have nothing to compare. So given the situation I have chosen to believe it's a fair price. Ryan was great. Polite, didn't seem to waste a second, friendly & most importantly knowledgeable. He did a good job cleaning up after himself. The tutorial he gave me before leaving was thorough. I have a weird redundant set up with an additional electric water heater and HVAC so I had the luxury of being able to wait to replace the propane system. We have a radiant floor/hot water tank system powered by a Triangle Tube boiler which has been running flawlessly for about eight years in our house in West Seattle. On a Sunday noticed the house heat was down and soon discovered an EO2 code on the boiler (failed ignition). Tried repeatedly to re-fire but no go -- started up the wood stove and thought it would be days before we would have heat (washed our dishes with stove-heated water) because the following Monday was a holiday. Called Janes Company in Mulkiteo on Monday and was answered by Greg who said there just happened to be a service truck in West Seattle that very day and could be there by noon. Great. At eleven I tried one more time to fire up the boiler and for some reason away it went. Heat on for the moment. Thought a service tech should look things over either way so waited another hour until a service tech named Jessie showed up and he pleasantly but on booties while our collie dog jumped on him. He then came down and quickly assessed the problem (particulate build-up on the heat exchanger and a pressure-relief valve that needed adjusting). While there he adjusted the heat on our hot-water tank (Triangle as well) from 130 to 120 (which had been a little too hot for years). We then agreed that since the boiler was running for the moment to reschedule the full cleaning of the heat exchanger for a different day in the near future. On the way out he even fixed a small leak in our kitchen sink (which was out of his service purview) as we settled up for the service call. We also discussed overall maintenance for the future (the company that installed our system is no more) and felt assured that Janes Company's expertise in radiant systems would be a good match for our house's needs. Just bought my condo in early June 2023, and not even 10 days after closing, my water heater sprung a slow drip leak on the potable water inlet. I sought out bids for repairs on Yelp, thinking it'd be a quick and easy fix. A couple companies came out and said it'd be about $300 to $600 to do the fix but recommended that I find a radiant heating specialist since my radiant in-floor heating system is also attached and would need to have air flushed out after the fix. So I called Janes (they were on the label on my tank) on a Wednesday and talked with Aaron. He was surprised the thing was still running 25 years after its original installation at the time these condos were built. He recommended a full replacement, saying that the current system was severely past its expected operating lifespan. He sent us a quote by email while on the call and explained the process and set expectations. We agreed that replacement was the right move, despite the high cost. One week later, Michelle arrived on time around 8:30 am to start the work. The whole job was done in about 8 hours. One thing that makes this more of a 4.5-star instead of a full 5-star review is that the build is quite intrusive into the very limited space we have in our laundry room. I'm absolutely not an expert, but I have to believe there's at least a couple of things that could have been configured differently to alleviate this issue. Then again, maybe not. Again, not an expert. While the end result is not what I would call "pretty", (I wish it were less space-demanding), the work and service by Aaron and Michelle were excellent. This is one of the few times I would rate a business 7 stars out of 5. Our less than two year old hot water heater, which supplies hot water for a hydronic heating subsystem and regular use, failed in early November 2022. Other providers quoted technician availability after Thanksgiving. Janes understood the importance and had a technician (Jessie) on site within 2 days. Jessie found the problem and investigated the cost of repair. The needed parts alone cost over $2500 and were unavailable. Therefore, we chose to install a new heater. Aaron, Janes' retrofit expert, recommended a tankless unit that cost 25% less than the repair parts cost. We took his recommendation and then had to worry about time-to-install. Janes wiggled some schedules around and found a team (John and Oscar) who were willing to work overtime (on a Saturday). They did a superb job implementing Aaron's recommendations and left the work site cleaner than they found it. Really nice job. Finally, we found an error in the original install because there was no check valve on the recirculation pump. Greg installed one on Monday and all is well. Side note: we have struggled finding a company that will do annual preventive maintenance. JanesRadiant does that too and at a reasonable price. Louise administers the program. Bottom line: My wife and I are extremely happy with the company and its service. What makes it even better is that all the staff with whom we have interacted are pleasant, professional, and competent. Really happy we found JanesRadiant and will be long term customers. read more

I really wasn't sure how infloor heating systems worked, but since I've had an issue with air in my system, I've learned quite a bit... What could've been a very frustrating and stressful situation was made much easier to handle thanks to Janes employees, Nikki and Dennis. First of all, Nikki was extremely patient and helpful - from helping schedule troubleshooting calls, to trying to get my tank change-out expedited. Now, I'll be the first to admit that I'm a "high maintenance" type of person, but Nikki helped ease me anxieties about the issues I've been having, rarity. I also truly appreciated Dennis' professionalism and thoroughness in helping me troubleshoot my problem and explain the issue to me in layman's terms so I knew exactly what was going on. He took the time to rule out leaks in the floor (thank goodness!) and pressure tested the entire system until he found the problem to be in the tank. By taking the time to explain what he was doing and what he found, it gave me peace of mind and that's something that's hard to do these days when working with service oriented companies. While it should be the norm to get good service, it's often not the case so it's refreshing to find companies out there such Janes that still provide excellent service. Was assured that the designs Janes came up with to install the Tankless water heater would easily supply the infloor heating & potable hot water. NOT SO!!! When the infloor heating is engaged I cannot take either a hot shower, bath, or get hot water out of the faucet. Now, after thousands of dollars in installation I have to find a way to supplement the system in order to take a shower. DO NOT ever think of going with these guys. My plumber has heard horrible things as well. Jim H Updated review....... Janes came out to investigate the problem I was having. They spent quite a bit of time going over the potential problems and discovered a few issues that were not a result of their system but were things associated with new house builds and the inherent debris that can clog and disrupt the system. The problems really came down to proper installation acumen with the plumber, or the lack thereof. Janes did a great job of diagnosing the problems, going over them with me, and rectifying them as well. I was more than appreciative of their professional approach and help and their general concern that my system was running properly. We had a 13-year old radiant heating/water heater combo unit that suddenly died (failure to light) on Tuesday night. On Wednesday, I got on the phone with Janes, and discussed the options. They suggested that although they could come out and try to just fix/replace the gas valve, probably the rest of the tank would fail soon, so it would be better to just replace the whole thing. They quoted me ~$6000 for the replacement, and were able to come out the next day (Thursday). Boy, I'm glad I took that advice! When Jesse showed up, it was immediately apparent that he was an experienced hand who knew his stuff. He recommended that I also replace several other original-build parts (a couple valves, the pressure/temperature gauge, the re-circulation pump, and the expansion tank.) That was also good advice! It turned out that one of the valves and the expansion tank had already failed, and the heat-exchanger in the water heater itself also had a leak, so it all needed to be replaced regardless. I'm a curious person, and Jesse was happy to explain everything he was doing as he did the work. I'm confident that the new system will last (with regular maintenance) another 10+ years, which is apparently all you can count on water heaters for these days. read more

I had the displeasure of having to have my water tank replaced. I was lucky enough to have had Jesse from Janes Company as the person sent out to replace it. My tank is connected with my in floor heating system and was going to cost me a pretty good amount of money to replace. I was told before hand that there may be an additional charge due the leakage with floor and walls from the old tank. Upon arrival Jesse looked over what needed to be done and informed me that he didn't believe the water had damaged the wall to were they had to be replaced, this news I really needed to hear, I knew that Jesse could have replaced the wall and charged me and I would not have known the difference. That meant a lot in trust and appreciation I have in Jesse and the Janes Company. Just had my two water heaters serviced by Janes. I have been using them for 10 years. And each time they have really great service. The new technician, Jessie, is knowledgeable and friendly. He lets you know what he is doing, he is very professional and considerate. He wears booties in when he needs to come in the house. He explained the issues that needed to happen for my water heaters. My house is heated by hot water in the floors, so it's super important that the system is in good working order. All the technicians have been very professional. I never have felt pressure to fix anything, I can decide what I can afford at this time. And this is what happened today. I decided to fix a couple of things and there was 1 thing I wanted to put off for now. They are great about that. No high pressure at all. So basically, my recommendation is that this is a solidly run company, very fair pricing, quality trained technicians. Over 10 years they have been fair and have a quality product. I want to give a strong shout-out to Louise Dingel! As the weather was shifting to cooler I tried to turn on the heat in the house but the Honeywell thermostat screen had failed. Now what to do? I called Louise at Janes & explained the situation. Right away she began to look for options because at the time I didn't realize how old the part was & Honeywell Customer Service said it might still be under warranty. Louise went the extra step *beyond* the extra step to track down a new replacement, get a delivery date & schedule time on the technician's schedule. As it turned out the warranty had expired but Louise suggested I work with Greg the technician to figure out other options from the thermostats that Janes carries. You know what really impressed me: that Louise pulled the laboring oar (as we call it) to make sure that if I qualified for a warranty she was prepared to tell me how to go abut that. And when we learned that the warranty was expired Louise said that her efforts weren't wasted; it's what she would have done any Janes customer. Now *that* is Customer Service. I had to find a new company to fix my gas fireplace because the previous one I used moved. Aaron was the expert they sent. He was very respectful and great to work with. In my book, the most important thing to know about a company is not how well they do when everything goes right, but how well they take care of things when it goes wrong. In my situation, we unfortunately had a few diagnosis go wrong and some very expensive wrong parts got ordered. But they have taken full responsibility and gone out of their way to make sure it gets set right. First, they stopped charging incremental additional time because I already paid the service fee and for the very expensive part. They made sure that my fireplace got fixed and they've also promised that they'll refund the difference of what I already paid to what I should have paid. I have no doubt that they will. Knowing that I can trust the company means the world to me because there are so many that you can't trust. I will always use these guys in the future and suggest them to anybody who asks. The Janes Company was the second company I worked with to address major concerns of an 8 year old Rinnai tankless unit and heating system at my townhouse rental in QA. Issues began Thanksgiving weekend - yes, that cold and blistery day - (Nov '16). The first company was able to restore hot water but unable to identify the underlying issues and turned the valve off for a downstairs unit making it unuseable. (thinking they were isolating a leak). I found Jane's Company online who focus on these units and have technicians and inside service dept that were willing to come out and assess the concerns. In the end a new system was installed to bring back consistent how water, mix valves to control water temp and ensure the heating system was not on overload. System was purged and old system (farewell trouble-maker) was taken away and a Norwitz installed. This was a challenging year given the very cold cold weather, systems failing and the flu rampant. I am not sure what all the negative fuss is about. My job was a replacement of an existing boiler with a new Triangle Tube boiler. I got 4 bids for this job, one was twice the average, one was total low ball and The Janes Company came in at the middle (along with one other). I selected The Janes Company because they had immediate availability and they were the lower of the two middle bids. The guys arrived on time and knock out the job in a single day. They even replacing an expansion tank and a valve for no additional charge (the job was fixed fee and I was VERY glad they didn't try to nickle and dime me for more). The hardest part of the work was the ducting and having to climb under the deck. The work was done quickly and professionally. While doing the install, they straightened up some of the old wiring work and re-did the condensation run so that it looks a lot nicer and no longer drains on my floor. The boiler has been running for a month now with no problems. Based on this experience I would recommend The Janes Company. I dealt with Tom, their Service Manager. read more

Janes just completed a Norritz combi-boiler installation in my basement, providing radiant in-slab heat, expandable to domestic hot and cold for other projects, and as a backup to the main system. I have worked in and around residential and commercial construction for more than 30 years, and my Janes installer, Ryan Comried is absolutely as good as it gets - as a mechanic, customer service rep, and human being. Ryan gets 5 stars. I have also worked with their service department (Aaron, Grant and Greg), with good satisfaction. Oevrall, I view Janes as good, stable family run company; very responsive, caring, pleasant to deal with, etc... The only thing that makes me give 4 stars right now instead of 5, is their current practice of marking up some parts 300% or more. In my opinion, their typical customer is savvy enough to know they can obtain parts themselves at a much lower cost. I am fine with a fair markup: 50 - ~100% for handling of some items. Again, overall, I believe Janes to be a good company, and worthy of my high recommendation. read more

Amazing, responsive, knowledgeable service! Our infloor combi radiant heat boiler was leaking and I called Janes for service and maintenance. When the Janes technician, Jesse M., inspected the system he found the issue immediately and quickly and efficiently swapped out the part to remedy the leak. He also found that the boiler had blown internally and advised that the unit would need to be replaced soon. (It was over 13 years old). He provided a detailed bid at the end of the service call. We called another local company with very good reviews and asked for a bid on the job. We found that the Janes bid was very competitive and decided to go with them. I'm glad we did! Today the new boiler was installed. Jesse M. was the technician again. He arrived on time, prepared and completed the work perfectly! He was friendly and knowledgeable and walked me through the work he had done. It was such a pleasure to deal with an individual who genuinely cares about the work he performs. I just want to pass along a big thanks to one of your service techs, Dennis. I was house sitting my friend's house for the weekend. When I arrived Friday night the house was cold and there was no hot water. I text my friend who instructs me to look in the systems room for the service sticker on the boiler for a phone number...Okay...I'm not mechanical at all but I find the sticker/label with the number for Janes Radiant and I call. It's 5:50 p.m. on Friday now. The nicest person answered I didn't get her name but very helpful. I explained my problem with the house being cold and no hot water going into the weekend. A few minutes later I get a call to my cell. It's a service tech from Janes Radiant--he'll be arriving approximately 7:00 pm to have a look. 7:07 p.m. Janes Radiant vehicle in driveway...wonderful technician, Dennis at door.
