Accurate, knowledgable and efficient. She is also well connected in the area which was so helpful as we went through the closing process. I can't say enough good things about Jen, I'd give her 10 stars if I could. HIGHLY recommend!!!

Her close -ratio, market knowledge, industry expertise, and tenacity make her one of the most sought-after agents in the area. As one of the Top REALTORS® in Windsor County, Jennifer proves that perseverance and skilled negotiations are the keys to success. She grew up in the real estate business, first obtaining her license over 30 years ago. American Consulting Engineers & Surveyors

    American Consulting Engineers & Surveyors

American Consulting…read more We hired American Consulting engineers & Surveyors to survey and subdivide a small parcel of land. We found that communication was extremely difficult as they rarely answered their phone and never returned calls. Rob would even go weeks on end with no response to voicemails or email requests. We were often promised by the office manager that she would have Rob return our phone call by the end of the day and we wouldn't hear anything from them. Anytime we needed to reach them it took continuous follow up calls to finally get in touch with someone for actual information. The subdivision survey process itself was a very simple task that should have taken no more than 30-45 days to complete from start to finish with the final Mylar being submitted to the town; however our experience with Rob and American Consulting took over 5 months to complete this process which included several lies, false promises and major surveying errors on their part that took not just weeks, but months to finally get corrected. This several month delay caused multiple parties involved several thousands of dollars due to American Consulting's unprofessionalism, irresponsibility and unethical business operation. Applications for permits to the state/town were submitted several weeks after we were promised they had been, thus causing unnecessary delays. After submission, it was discovered that the paperwork was incomplete and primarily incorrect. This meant the application had to be corrected and then resubmitted for a second time. This caused extensive delays, hassle and frustration. The initial "final" survey was inaccurate and the lot acreage numbers were incorrect. This, being a "paperwork issue" had to be fixed and which should have taken a day or two ended up adding another month and an added delay in the process. The final invoice was also much higher than what was originally quoted with no additional explanation of why. The invoice seemed like made up logic to the specifics We received a general indifference attitude from the owner when we addressed these issues with him. If you need any survey job completed, no matter how big or small; I cannot stress enough to STAY AWAY from Rob Townsend and American Consulting Engineers & Surveyors.

I retained Robert Townsend's / American Consulting Engineers & Surveyors services on December 30,…read more2023 to complete a boundary survey; deed research; perimeter traverse; to set iron markers at any unmarked corner; prepare Septic Design; and submit a wastewater permit application to the State of Vermont for approval for my land. I paid him a 50% deposit for this work which was cashed on January 10, 2024. To date, Robert Townsend has not provided any physical proof--documents, photographs, maps, septic mound plan, soil sample reports, any reports at all, regarding the project I hired him to complete. This is despite repeated phone calls, emails and voice messages. It appears he has no intention of honoring the contract that we made. I have twice requested that he refund my deposit and have filed a complaint with the State of Vermont regarding the uncompleted project.

Thanks for all your help! I know I made your lives difficult (who new $425k was such a good deal:0)…read more but we got to the top! My new tenant may also be my new girlfriend;) I will recommend you to everybody at Ben & Jerry's. Great Job, I'm couldn't have been more pleased.

I recently had the pleasure of working with New England Landmark Realty, specifically Cindy Lyons,…read morefor a second time in the last 7 or 8 years. The first time I worked with her, it was as the seller of a rather straight-forward home sale; everything went off without a hitch, as I would hope and expect. The normal pieces of pretty much everything being taken care of for me were certainly present; with all of it being cleanly, smoothly and professionally managed across the board, but the idea that my realtor was so much more than that, more like a close friend stuck with me over the years. Fast-forward those 7 or 8 years to my current interaction with Cindy (which turned into calls & emails with Tony Walton as well) and the purchase of a partially improved piece of land and construction loan. New England Landmark was not the listing agent, but I called Cindy just to see if it were something she might be able to help us with (mind you, this was after 5 or 6 'unofficial' calls to Cindy that she provided me a bucket-full of useful information, recommendations and assistance - I thought I should really formalize the whole arrangement!). At the time I placed my call to Cindy, I was literally pulling my hair out, frustrated with the entire process, stressed beyond anything I had experienced and ready to figuratively throw in the towel, (more literally I would have likely thrown that towel, or a big rock, at someone). When I hung up, I exhaled for the first time in weeks, called my wife and said: "We're all set, Cindy is going to take care of us" I had no idea how true that statement could have possibly been; the navigation of a process that included 3 postponed closings, several interactions with the selling agent, circulation of what seemed to be an endless stream of documents (often the same one 2, 3 or more times), coordination of multiple disparate parties (our purchase had more than the "traditional two parties", including one out-of-state), a contested appraisal - pretty much everything I could have thought could possibly "go wrong" (and any number that I couldn't have thought of) and there was Cindy leading the way through the fog (or blackest night as I was beginning to feel). I should also make the important note that not a single one of these difficulties was created by, or the fault of, NELandmark Realty; 100% of the issues were external to them - Cindy just managed them for us. Then on closing day, at something that she didn't really even have to attend (as far as I know) as she wasn't the listing agent and wasn't signing anything, there was Cindy already at the bank waiting for us to show up. Of course closing didn't go smoothly either, but Cindy sat right next to us and weathered that next storm with as much grace and aplomb as she had shown over the previous 4 months. So now, 4 months after that phone call, we are finally ready to start building our home; and it is with absolutely zero creative license or hyperbole that I say, literally, we would not be getting ready to start construction if it were not for Cindy Lyons, Tony Walton and the New England Landmark Realty crew. I wholeheartedly recommend and encourage you, your family and friends give them a call and experience how real estate can and should be done - my guess is that not only will you be pleasantly surprised, you might also come away finding folks you end up calling friends..... With complete sincerity, Don, Stephanie & Tristan Haddox
