He discussed legal matters relating to what I was doing based on his experience on top of the surveying work. The surveyor that did the field work was great too. I chatted with him quite a bit and was very personable, he explained the work he was doing so I understood all the markings. I had never had a survey done and didn't know much about the process but my experience was enjoyable. I was looking for surveyors for a neighborly fence dispute and wanted to figure out the boundary. Out of all the companies I reached out to, they were not only the fastest to reply, but also the most helpful. I probably reached out to about 8 or 9 companies, most never replied, 3 total replied one of them just replied they would get back to me after a week (they never did), the other one quoted 12k for the work and where not transparent on what the work would actually be. Mark Andrilla from Cinquini was exceptional. Not only did we have a productive phone call where he explained the options for the survey, the different types (city manager had also requested a topo survey) and about placing flags on the boundary. He walked me through the pros/cons and went the extra mile pulling the parcel descriptions I was looking at. It turns out the zillpow and google maps lot boundaries are simplified, and the actual deeds for the 2 plots describe a zig zag border, which actually aligns with what I observed. Mark suggested me to first do an informal walk through and then figure out if it was worth going the extra mile and do a survey, he explained the costs and the state requirement to submit the survey to the state, a large cost in itself. In the end, I realized the current border zig zag, though visually it looks like encroaching, is actually barely so, perhaps an inch here or there, and not the several feet I thought there was. It's odd that the boundary between only these 2 parcels is not a straight line like for most others in the subdivision, but its clear as day in both adjacent parcel descriptions. In the end, Mark saved me the cost and aggravation of the survey and put to rest my concerns. He truly puts customers needs front and center, I fully recommend him.

I was immediately referred to Mike, one of their professional surveyors, who quickly assessed my issue and then promised to research the City records and call me the next morning. Not only did he call me the next morning but he found time in his schedule to visit my property that morning as well. Within an hour of arriving we had identified two buried property markers that established where my backyard property line was so pool construction could continued. They provided a reasonable quote, and provided a clear estimate of the timeline. The survey markers were placed relatively quickly. Alameda county took some time to record our survey, but once it was reviewed it was approved right away. I called the county for an update at some point and they actually pointed out that our survey was very well done! Buyer Beware. It…read morehas been 2 1/2 years since we started the survey process with this company. They have around 5k of our cash money in their hands and they still have not completed the survey and filing with the county. I have been calling and emailing intermittently in good faith, but there's always an excuse as to why the work is not done. One is usually having boundaries marked and surveys done because there's another issue at hand or plan that comes next. I never imagined that we would be this far down the road and unable to start projects because the surveyors cannot complete the job that they have been paid 100% of the fee for. What will inspire them to get going? Legal action? Filing a complaint with the County? Fine, but what a pain. It may be tempting to use the company (BALS) that says they can come out and get started sooner than another company, but in the end, we've waited far, far too long. Their integrity is lacking, to say the least. They have taken advantage of us probably largely due to the Bay Area's insane real estate market and demand for their services being high. No one should have to spend their time chasing down the product they paid for outright as they demanded. I cannot recommend BALS and hope you find your surveyor elsewhere.
