( I don't know... but for me that's a big deal) These guys are awesome, my whole experience from touring, to moving, to 8 months later, has been super easy going. I take pride in living here, it is the cleanest, safest and most peaceful place to live in the area, in my opinion. I take great advantage of our awesome pool and the grilling area. LOVE IT! Oh! Free WIFI too in that area... I am however, looking forward to our new gym reopening soon. It's now expanding and being renovated with new state of the art equipment... I don't care for tennis or basketball but if you do, there are playing courts too, along with a car wash station. It's really cool here! I was very nervous to move into an apartment, because it had been a very long time since living in an apartment home and I am extremely sensitive to noise. I have had no issues with noise since living here. I do live on the first floor and I can hear my neighbor walking above me sometimes, but it doesn't bother me at all! I live in the 3-bedroom and I am absolutely in love with the spacious floorplan. I have an absurd number of various kitchen appliances and they all fit in my kitchen! I am a big cook and love that I finally have a place for everything in my kitchen without it feeling overwhelming / cramped. The rooms are spacious and the storage in the bathrooms are amazing! The use of storage space is one of my favorite parts of living here because I feel like I finally have a place for everything. I love that there is a screened-in patio for me to enjoy the outside without having to worry about bugs and mosquitos! There is even a storage closet on the patio. I am a mom, so I really appreciate the convenience of having the school bus come to the front office. There are tons of amenities for my family and I to enjoy like the swimming pool that overlooks the lake (this view is something I haven't been able to find anywhere else in the area), there is cornhole, ping-pong, hammocks, pickleball, and putt putt golfing so there are tons of things to keep us occupied. I love going for walks around the lake path with my kids. We normally go for scooter rides & bike rides around the community! I've always craved a connected community and I truly feel like I have found mine.

The office is located in #207 corner apartment. They have 1, 2 and 3 bedroom apts but there is a waiting list of 2 to 3 years. The tenant is responsible for their own electricity, cable and internet bill. The complex looks good freshly painted, grass cut, newer roofs. They actually have a contracting company working on them at the moment as well. There is plenty of parking and seems quiet during the day while I was there.

Put your money into your life, not this ridiculous corporate structure…read more There is no such thing as just paying rent here, they use Ratio Utility Billing System, which charges approximately between $80-$150 more a month on top of rent which fluctuates each month depending on all tenants Utility usage in the entire building collectively, along with paying a pet screening yearly, pet fee yearly and pet rent monthly, as well as renters insurance. My fees monthly range approximately $120-$140 more every month for the next year, you even pay a fee for their 3rd party to send you your rent statement, I'm paying them to bill me my monthly rent. Stuck here another year. Two years it'll be of them taking my money on top of my rent, which should average about $1,800 extra at the end of the year. Now the app Bilt Rewards that they switched to, to pay rent, will take too long to verify my bank account and I may have to pay on the 5th or a day after depending on the verification time, another month because it happened last month, and the property manager told me I'm not the only one having issues. I have to drive all the way to the Malabar Walmart because their the only ones that will do it, wait in line at customer service, just to pay an added fee of $5.00 on top of all the BS so I can pay my rent because their new app sucks, go read the reviews for the app, it has a lot of issues, but hey it probably saves corporate money. If I pay past the fifth I get an immediate eviction notice, and once I do pay it, even a day late, I'll be owing all of the court fees on top of it, plus a late fee from them, even though it's not my fault that their app is giving me issues with verifying my bank account. You talk to one person they don't know, talk to another they know...the people in the office have different information and they have some communication issues to resolve within their team, because the info I got from one of them last month set me back, and the info I got today from someone else is the info I needed a month ago and has me in this position going out of my way to give them more of my money. I got charged twice for pet screening because they didn't know how to update my email, so instead just make another account because that makes sense right, got charged again for insurance because their system is crap and I'm responsible for keeping them updated because there's a loss in communication between the complex and the insurance company, for some odd reason they can't see my updated policy that I already paid $50 for last month, so now I have to call again and get my updated policy because for some reason they can't, but don't worry, I'll take care of it for you, thanks. If all apartment complexes are like this, people we are universally screwed. I don't know why they have so many good reviews, people here stay silent against the machine, so I'll tell you what the majority is thinking, stop taking our hard earned money from us, we pay rent to live not to give it all away to corporate millionaires. This place squeezes everything out of you, always adding more and more fees. Community events do not give me back the hard earned money I slave for 40 hours a week to pay for this place, I don't care about food trucks and book clubs and egg hunts, that doesn't make me forget what's happening here, I'm reminded every month. Oh, but thank goodness they redecorated the pool area to drag you into the illusion of this place. Absolutely ridiculous. And no office people, I don't want to talk about it, so don't ask me to come into the office or call me and leave voicemails, or when I come in for something like getting my scan to go drive to Walmart to pay my rent and pay $5, don't sneakily pull me into the conversation anyway after I said no just to shine some fake kindness in order to get me to put down my guard and take down my review, sorry you lost a point and the truth is out. The first month I was there the cops were called 10 times at night for a screaming crazy person that was not even the lease that stole packages and tried breaking into peoples apartments all hours of the night. When I first moved in the apartment wasn't even clean and had a bug/roach problem. It looked like the apartment had been vacant as the fridge/freezer had bugs and roaches in it. The pest problem persisted and had to fix it myself after their pest guy that came would leave notes and said he took care of it when they didn't. The maintenance staff was nice but not great in their execution. I had a broken dishwasher that hardly worked and rusted all my dishes/utensils that they continued to try to fix with no luck. They finally brought a new one from another apartment but scratched the floor up from the kitchen to the front door. It's billed as a gated community but the front gate never works so its left open which isn't a big deal but decent sized homeless community would wander in as they have some under the overpass by the pond and then a tent community by the water at the turn of US 1. Last but not least I had been moved out for over 6 months when I finally got a bill in the mail for charges that they said I didn't owe any when I moved out. I was given no reason for the charges and just sent to a debt collection agency without contacting me. Do yourself a favor and don't live here.
