The apartments are all updated and NEVER have I seen one single bug. ( I don't know... but for me that's a big deal) These guys are awesome, my whole experience from touring, to moving, to 8 months later, has been super easy going. I take pride in living here, it is the cleanest, safest and most peaceful place to live in the area, in my opinion. I take great advantage of our awesome pool and the grilling area. LOVE IT! Oh! Free WIFI too in that area... I am however, looking forward to our new gym reopening soon. It's now expanding and being renovated with new state of the art equipment... I don't care for tennis or basketball but if you do, there are playing courts too, along with a car wash station. It's really cool here! I have always lived in a single family home, but I needed to move quickly and Grand Oaks at the Lake had exactly what I needed at the time I was looking. I was very nervous to move into an apartment, because it had been a very long time since living in an apartment home and I am extremely sensitive to noise. I have had no issues with noise since living here. I do live on the first floor and I can hear my neighbor walking above me sometimes, but it doesn't bother me at all! I live in the 3-bedroom and I am absolutely in love with the spacious floorplan. I have an absurd number of various kitchen appliances and they all fit in my kitchen! I am a big cook and love that I finally have a place for everything in my kitchen without it feeling overwhelming / cramped. The rooms are spacious and the storage in the bathrooms are amazing! The use of storage space is one of my favorite parts of living here because I feel like I finally have a place for everything. I love that there is a screened-in patio for me to enjoy the outside without having to worry about bugs and mosquitos! There is even a storage closet on the patio. I am a mom, so I really appreciate the convenience of having the school bus come to the front office. There are tons of amenities for my family and I to enjoy like the swimming pool that overlooks the lake (this view is something I haven't been able to find anywhere else in the area), there is cornhole, ping-pong, hammocks, pickleball, and putt putt golfing so there are tons of things to keep us occupied. I love going for walks around the lake path with my kids. We normally go for scooter rides & bike rides around the community! I've always craved a connected community and I truly feel like I have found mine.

You can literally hear the neighbors next to you and above you do everything. Someone talking in the hallway outside the door, feels like their in your apartment. Someone lets the front door close on its own, apartment shakes and the loudest bang ever!! Neighbor with a barking dog, now feels like you own a dog. The flooring in the main living space is glued to subfloor and you can tell!! No actual room for a dining table if you want to access ur laundry and second bath. Living room is probably the smallest we have ever had, smaller than the actual bedroom and can really only fit a couch and TV stand. Kitchen is probably the thing I hate the most!!! We were in building one, not sure if building 3 is the same as it was built a year prior but the space from the bottom of the upper cabinets to the countertop is small. So small that you can't even put a regular size coffee maker on the counter, paper towel holder or a kitchen utensils holder. Which makes the use of your counter tops for really nothing but food prep! My husbands coffee maker had to sit on island the entire time we lived there. Other things like blenders and utensils had to be stored away, in a tiny tiny kitchen. Whatever brilliant person decided to hang the tall uppers way lower then they are supposed to be. Everyone we talked with there has the same issue. They are completely aware of the issue and have no plan to resolve said problem. Pour layout in main bedroom/bathroom with walk-In shower. You don't realize it in the model they show but you can't have the bathroom door open at the same time you want to use the toilet or open the closet door. Horrible bathroom and one of the huge pains in the butt if sharing the space with someone else. Complex is surrounded by wetlands, which at first seems beautiful until you realize that your tiny porch is basically unusable because the mosquitoes will literally carry you away!! Will never understand how these "luxury" apartments don't have screened in porches!!! We also had a huge issue with our cheap fridge, called maintenance several times and just kept hearing nothing was wrong. Food in freezer would not stay frozen, freezer pops were slush, and more importantly everything in the fridge expired so quickly because the fridge temperature was in the 40s most of the time!! We had to buy milk so many times because it expired prior to the expiration date. With a toddler at home who drinks milk EVERY single day, I found myself running to the BP to by milk way to regularly. I can't even imagine the amount of food that was wasted in the cheap fridge!!! We had even pulled it out into the kitchen space more to allow more airflow in the back of the fridge. Which in a tiny kitchen is horrible. I will also add in poor drainage in parking lot and common areas. Coming home after it's raining, good chance you will need to remove your shoes to walk through standing water in parking lot and walk ways. Walking to check your mail or go to gym? Probably need to wear sandals or remove shoes as not to end up soaking your sneakers!! Let's talk about the $500 non refundable pet deposit, that doesn't go toward any repairs/damage after moving out. Never have I ever had to pay $500 for a cat and a monthly pet fee and then get charged another $500 for the damage the cat did to the carpet after accidentally being locked in the closets/bedrooms. Completely unacceptable in my opinion and the $500 pet fee should have went to that but the little bitch in the office refused to and said read the contract that fee isn't for that. What's it for, all the pet amenities my cat used. Then she sent us to collections when I tried to argue about the bill after we moved out. Mind you, we weren't even 30 days past receiving the bill in the mail. So we ended up owing 3 months of water, which is nuts cuz water gets paid every month with rent, at the exact same time on the app. When I asked to see proof that they were behind in the water bill statement, she refused and never showed any proof what so ever of the supposed back water bill payment. I will add we pay them for water and they pay the water company. We don't actually receive a bill for water. I'm not the kind of person to just sit back and believe the BS a business is saying, especially when they won't show you that the bill is behind. If it is behind because you didn't pay it, show me that we didn't already get charge and you're not trying to charge an extra $300.

The office is located in #207 corner apartment. They have 1, 2 and 3 bedroom apts but there is a waiting list of 2 to 3 years. The tenant is responsible for their own electricity, cable and internet bill. The complex looks good freshly painted, grass cut, newer roofs. They actually have a contracting company working on them at the moment as well. There is plenty of parking and seems quiet during the day while I was there.

The first month I was there the cops were called 10 times at night for a screaming crazy person that was not even the lease that stole packages and tried breaking into peoples apartments all hours of the night. When I first moved in the apartment wasn't even clean and had a bug/roach problem. It looked like the apartment had been vacant as the fridge/freezer had bugs and roaches in it. The pest problem persisted and had to fix it myself after their pest guy that came would leave notes and said he took care of it when they didn't. The maintenance staff was nice but not great in their execution. I had a broken dishwasher that hardly worked and rusted all my dishes/utensils that they continued to try to fix with no luck. They finally brought a new one from another apartment but scratched the floor up from the kitchen to the front door. It's billed as a gated community but the front gate never works so its left open which isn't a big deal but decent sized homeless community would wander in as they have some under the overpass by the pond and then a tent community by the water at the turn of US 1. Last but not least I had been moved out for over 6 months when I finally got a bill in the mail for charges that they said I didn't owe any when I moved out. I was given no reason for the charges and just sent to a debt collection agency without contacting me. Do yourself a favor and don't live here.
