Everything about her is already written. All are true!! Our house was not million dollar house she sometimes handles, even had some negative aspects for sale, yet she took care with possible maximum attention. We never felt being treated poorly, we felt like her most important clients as somebody wrote previously . As a seller, everybody wants to sell high, spending zero cost. But she is realistic and does not give you a fancy picture as you desire. The pricing she gave us was little bit disappointing at first. Also she suggested to spend some for such as painting inside out, and fix problems. We wondered, this cost and time(3~4 weeks) would be worth spending to get better offers??? Probably only good for first time home buyer. Marissa (a nice lady but the work is of low quality) 1. She didn't see my home's entirety (only stopped by kitchen and living room), and started making "estimate" based on highly incomparable comps. She insisted in her very unintelligent theory which is premised on selling the home fast at a low price, whereas my goal is to sell the home as the highest price. Her real estate selling theory only works for the best interests of realtors, not for the property owner. Trying to push me into believing it? You got zero chance. It is my money, do not even think of discounting it. 2. She insulted my building's year (I doubt anyone with common sense would say my building was built in the 70s). I highly suggested her one: do just a little home work, you can find the year of the build in the very MLS website; two: develop a better sense of architecture knowledge. 3. She made very inaccurate comps, she clearly did not take a detail examination on each of the units in the comps, instead, she merely took whatever the computer gave it to her. When I asked her if she look into each of the units in the comps, she said yes. Well, if that is the case, she definitely does not have a good judgment on what is comparable and what is not; if not the case, then she lied. All this woman tried to do is to trash -talk (directly or indirectly) my place without walking through the entire place. I am not allowing that to happen, and you take responsibility for your behavior. I heard good words about her but totally don't live up to my bars in terms of expertise and insights. Business owners on Yelp usually try to mitigate negative comments by a variety of ways, here I can tell you no matter what your firm reply (or not reply), what I said is the true reflection my experience and observation with the realtor. My wife I fell in love with Pasadena after a visit with a close friend from Michigan living there. We recently sold our business in Detroit and decided Pasadena would be a great place to enjoy our retirement. during our visits we toured the area of Pasadena and picked an area we felt was just right for us. Once returning home to Michigan we narrowed our search to a particular complex. Our close friend we had in Pasadena had very little time to assist us in reviewing the locations that we liked on line. During my career in law enforment and years in business, I always worked with a team to get things done. During my search for a California real estate agent I enlisted Leslie Bohling's help. I can't begin to explain how much help Leslie provided to us. From Michigan we identified the apartment we wanted to lease. I have had the privilege of working with Irina on two occasions over the past 6 years. The support, time, and strategies that Irina provided were inspiring. Irina could be incredibly successful in any field ... that she chooses to work in real estate is a blessing for the field and for her clients. The first time we worked together was in 2005 when she served as the broker that assisted me in my home purchase. At the time, she was extremely professional, detail-oriented, strategic, and proactive. I could not have asked for a better experience. The second experience was in 2011 and dealt with the exploration of short selling my home. Earlier this year, I chose to go with a different real estate agent (aka Mr. Alexander) that another close friend was using. My friend was in the midst of short selling her home as well (she had received an offer and was working through the paperwork). My error was in thinking that "well, her agent is handling her short sale so he must be good." Selecting Mr. Alexander was a horrible mistake. I was a little wary at our first meeting when he forgot to bring a camera to take pictures of my property, did not list the property on the MLS for about a week and a half, and listed incorrect information (I have a 3 bedroom, not a 2 bedroom town home). He refused to correct the information, refused to even meet with me to work through the property listing issues, and locked me into a 90 day agreement. Even after repeated attempts to cancel my contract with Mr. Alexander, he refused to do so. I felt like I was being held hostage. Sadly, my friend who originally recommended Mr. Alexander still has not completed the sale of her home (she received the offer in the Summer 2011 and we are in Dec 2011). Her home is "locked" up in paperwork at the bank with an offer but no agreement by the lenders. Enter Irina into the battlefield. I humbly called Irina about 2 weeks into my situation with Mr. Alexander. Irina was empathetic, thoughtful, strategic, and incredibly helpful. We must have spent an hour on the phone every couple of days for 2-3 weeks. She played 1 part therapist and 1 part real estate agent. The time she spent with me was completely out of the goodness of her heart since at the time, I was locked into my contract with the other agent. After talking with the MLS and California Dept of Real Estate at Irina's suggestion, it was clear that there was nothing I could do until the contract expired. Fast forward to the end of the contract with Mr. Alexander. Towards the end of the 90 day period, I contacted Irina again to see how we could align things so that I could engage her as my broker for the short sale. The first thing she did was put me in touch with her financial team that assess an individual's financial situation and eligibility for mortgages, short sales, etc. After speaking with the financial team for 20 minutes, it was readily apparent that this financial team knew exactly what they were doing. They took all my key financial information and concluded that I would not be eligible for a short sale due to my high income level and a variety of other factors. I thanked them for their forthright honesty and told them that their 20 min phone call saved me additional months of grief. I reconnected with Irina who graciously handled the news ... the news being that at the current time, I could not short sell my home and would need to wait a few more years for it to break even. This latter experience is truly a remarkable testament to Irina's character and integrity. To have kindly spent so much time with me ... when she did not have to ... has made me deeply loyal and appreciative. We had an amazing experience finding a house with Leslie at Pasadena Views. She patiently showed us places in a bunch of random neighborhoods and was super helpful in helping us figure out exactly what we wanted. We ended up putting in offers for 4 houses and our offer was accepted for 3 out of those 4! (Someone went over $100,000 over asking on the 4th). So we were thrilled to have gotten to work with her. The combination of Pasadena Views and their mortgage lender Fairway definitely gets your foot in the door for getting an offer accepted. Also, for one of the houses where our offer was accepted, everything fell apart on the day before closing because the title company discovered only then that the sellers weren't being honest about an additional mortgage on the house that we would have been responsible for. Leslie protected us and made sure we got our money back from escrow, and we even got all of our money back from doing inspections on the house. I met Irina over a year ago when I purchase a house in Pasadena which I was renovating. Once the updates where done, I was considering either selling the house or renting it out. I had Irina come out to get her professional opinion on which route to take. Irina recommended that I rent it out. Irina Netchaev and her team at Pasadena Views were our saviors when we sold our condo last year. We moved out of town and renovated afterward, so we were not local for much of the process. She regularly checked in, responded quickly to emailed questions and calls, and made it easy for us to sign everything electronically (no trip to the escrow office for us). Communication is her specialty, and her team is very tech savvy. Also, she helped coordinate with the contractor she recommended, George Harrison, an excellent and honest professional who cares a lot about doing good work for his clients and particularly for Irina's. She encouraged us to get other bids for the work, and we did, but we used George for the bulk of the renovation and were very pleased. She also recommends an experienced stager that she has worked with for years who did a nice job, though she's on the pricier side from what I saw. Irina also never stops working for you. If there's an offer out there, she's going to find it - she kept following leads and showing the condo all the way up to the moment I finally accepted one. Lastly, Irina paid utmost attention and care to the condo as we got close to the time for the open house. If she hadn't been stopping by daily, we wouldn't have found out so quickly about a leak from our upstairs neighbor's condo that sprung at the very last second. She saved us from disaster!
