EVERYTHING WENT PERFECT! Courtnie Schmidt was our property manager we had the pleasure of working with and she was absolutely a rockstar! She went above and beyond to make sure I had a true partner as I navigated this process. She went to bat for me and my family and made the whole process seamless! I am so pleased! Extremely Disappointing Experience With Invitation Homes I would NOT recommend renting from Invitation Homes based on my experience. From the moment we moved into the property, we encountered numerous issues, including an unpleasant odor, plumbing problems, a dirty home, and problems with the dishwasher and cabinets. These were not issues we created. They existed when we moved in, and we documented several of them through emails and photographs. Despite these conditions, we maintained the property to the best of our ability and left it in better condition than we received it. What made this experience even more frustrating was the move-out process. During the pre-move-out inspection, we were informed that we were required to hire professional house cleaners, carpet cleaners, and potentially painters, and provide receipts proving these services had been completed. We were also told that failure to meet these expectations could result in additional charges, even for something as minor as dusty blinds. I have rented homes before, and I have never experienced a move-out process quite like this. The expectation seemed to be that we should return the property in a condition suitable for the next tenant, despite the fact that it was not provided to us in that condition. I fully acknowledge that we mounted televisions and that certain walls may require patching or painting. I have no problem accepting responsibility for legitimate damage we caused. However, I do have a problem with being expected to correct preexisting conditions or pay for services that go beyond our actual responsibilities. During the inspection, I specifically brought up the unpleasant odor that had existed since we moved in. The inspector stated that he could not smell anything. I also informed him that we had documentation and photographs of the property's original condition. Before leaving, the inspector promised to send an email detailing exactly what needed to be addressed before move-out. That email never arrived. I subsequently sent an email expressing my concerns to multiple Invitation Homes representatives who had previously communicated with us regarding the property and our lease. As of this review, I have not received a single response. The situation became so unpleasant that we chose to move into another residence while still financially responsible for the previous one. We were willing to pay rent in two places rather than continue living in that house. That alone should speak volumes about our experience. At this point, my concern is no longer simply about the security deposit. It is about accountability, communication, and how tenants are treated. Tenants should not be expected to return a property in better condition than it was provided while legitimate concerns about the original condition go unaddressed. My advice to anyone considering Invitation Homes is to document EVERYTHING. Take photographs before moving in, keep every email, review your lease carefully, and make sure you understand the move-out expectations before signing. Unfortunately, our experience with Invitation Homes has been extremely disappointing, and I would not rent from this company again. read more

I waited nearly 3 weeks to write this review to see if anything would improve or get better. To give Invitation Homes the opportunity to make it right. We had our home Orientation with Fred and he warned us about our leasing agent Shannon Ruiz and said that we definitely should've had Courtnie who is more professional and stays on top of things. I tried to remain optimistic, and hopeful, regardless of what was said. Shannon Ruiz is our leasing agent. I met her 3 days via text message before I received the keys to my home. We were taunted and pressured to ensure that we made payments to move in. We are fully moved in, and this house clearly was not ready for us. There are many maintenance issues. All of the maintenance workers are super friendly and professional however, I cannot say the same about the representatives at Invitation Homes. I've talked to about 10 people who seem to work overseas, it's hard to reach someone in the Houston office, a Direct point of contact. INVITATION HOMES, I AM EXTREMELY DISHEARTENED MY FAMILY AND I FEEL SO VULNERABLE AND ABANDONED. We have no point of contact to deal with issues directly. It's easy to make Maintenance request on the app However, you can never speak to a member of management about anything read more

when you rent a house from them, they ask you to do a inspection on the property, everything you see wrong they tell you it's normal because it's a property that somebody rented before you and when you move out they have there expert fining everything little detail so they won't give you your deposit, I was lied when I let them know that I was going to be mo out in a few months, I was supposed to be in a month to month contract but that was a lied. l had to pay two months for moving out, if not they said it would affect my credit score. If I knew then what I know now, that they are so unprofessional and liers I would not rent from them. read more

If I could leave ZERO STARS I WOULD! Lying company that baited clients into moving across America , only to later claim they never approved installations after previously acknowledging them. They also charge random fees to your cards and cover up black mold with paint. I had a health condition thats urgent when it comes to your sinuses. Don't worry they don't care and still bill your account every month though. Let's not even mention the fact they don't have pest control, and there were multiple entry points for roaches, mice, and bugs to get inside through cracks around the doors. I had to spend my own money fixing and sealing these gaps myself. Don't rent from this scandalous company I promise you will have more issues then your started with Disgusting company, and they should be ashamed. NEGATIVE ZERO -0/10 stars Do not recommend read more

Andy White is always helpful and knowledgeable about the maintenance issue you may have.

Do not give them your hard earned money. They will keep your deposit and try charging you for everything. They take weeks fixing things and they blame you for normal wear and tear. They gave me the home in worse conditions then I left it to them. It was very dirty and things needed to be fixed like e caulking and tile which the tile was never fixed. One time they shad to fix ceiling from the garage because it fell and took them a month to get it fixed. When they painting and everything they never covered my things in the garage and got the paint and dry wall material all over my things. They charged me for pressure washing outside of home when that it landlord's responsibility and routine maintenance and charged me for cleaning the home when I moved out. Which is stupid because it was a lot cleaner than how they left it to me. My experience with Invitation Homes has been great! From the leasing office to the maintenance team, I can always rely on excellent customer service! I'm in my 3rd year of leasing my beautiful home and love it! A few days ago I heard a screeching noise coming from my A/C unit outside. I submitted a maintenance request on a Friday, had a contractor come out Saturday morning, a quote was submitted and approved Monday. The A/C unit was replaced on Tuesday! The company that performed the work was excellent! Thank you Invitation Homes! I love my home! read more

I was having a hard time finding a home in the area and stumbled upon Invitation homes, the person who helped me Shannon, was very helpful.

If I could give ZERO stars i definitely would. Absolutely terrible experience with Invitation Homes at the home I rented in Houston. They are refusing to return my entire security deposit of $1,765 and are now demanding an additional $600 on top of that. The charges are outrageous, inaccurate, and appear to be an attempt to make former tenants pay for upgrades and pre-existing issues. When we moved into the home, it was filthy. We submitted multiple work orders because the cleaners they sent out did little to nothing. We ultimately had to clean the house ourselves and got sick from the dust, dirt, and grime that should have been addressed before move-in. Yet they have the audacity to charge us over $200 for "interior cleaning" after move-out. We also paid over $200 to have the carpets professionally cleaned and left the receipt on the counter exactly as instructed. The house had numerous problems from day one. We repeatedly submitted work orders regarding the windows because only one window downstairs was actually double-paned. We could hear every car driving by and barely slept for the entire year we lived there. Nothing was ever done about it. Now they want to charge us for window coverings on the same cheap windows we complained about throughout our lease. The bathtub was clearly in poor condition before we moved in and appeared to have simply been painted over. The paint started chipping within a week. I wasn't going to continuously submit work orders and expose my family to paint fumes because they chose a cheap cosmetic fix instead of repairing it properly. I also submitted a work order regarding mold in the bathroom that was causing issues in the garage ceiling directly below it. Nothing was done. Now they are attempting to charge over $800 for tub repairs. I refuse to pay for upgrades to a property that was already in poor condition when it was handed over to us. You gave me a damaged tub, and you got back a damaged tub. They're even charging for things that weren't damaged, including ceiling fans. On top of that, they're charging a $71 "lack of notice" fee because our move-out occurred on a Sunday. We followed every instruction we were given, left the keys in the lockbox as directed, and were told an inspector would come out that day or the next day to verify the home was vacant. Nobody ever informed us that we also needed to send an email stating we had moved out. Now they're charging us because they failed to follow their own process. What makes this even worse is their complete lack of customer service. I called at 9:00 AM and made it very clear that someone needed to contact me by 1:00 PM regarding these charges or I would come to the office myself. No one called. I went to the office, and despite it being during business hours, the door was locked. I rang the bell multiple times, and no one answered even though I know they were open. To make matters worse, I am currently on hold with billing for over 30 minutes waiting for someone to answer. I even requested a callback and still have not received one. While standing outside the office, I received an email from them. I immediately responded, informing them that I was physically outside the office waiting to discuss this urgent matter after taking time out of my day to be there. They have yet to respond to that email as well. Invitation Homes had no problem collecting rent every month, but when it's time to return a security deposit, they seem determined to find every possible excuse to keep it and charge tenants even more. Between the unacceptable condition of the home at move-in, ignored maintenance issues, questionable move-out charges, and nonexistent customer service, this has been one of the worst rental experiences I've ever had. I will be disputing these charges and strongly encourage prospective renters to think twice before signing a lease with Invitation Homes. Another issue I have with Invitation Homes is the way they delivered the move-out statement. We received it on a Saturday evening, close to 8:00 PM, instead of on a normal business day during business hours. If you're going to send tenants a statement claiming they owe thousands of dollars and disputing their entire security deposit, the least you can do is send it at a reasonable time when someone can actually contact your office to discuss it. Sending a move-out statement on a weekend when your offices have limited availability and people are spending time with their families is completely unprofessional. Matters involving security deposits, disputed charges, and move-out balances should be communicated during normal business hours on a business day so tenants have a fair opportunity to address concerns immediately. Instead, we were left frustrated all weekend with no meaningful way to get answers until Monday, only to then be met with unanswered calls, locked office doors, and no response to emails. read more

We moved into an Invitation Homes rental house from out of state about a year and a half ago. It has been a great experience. First, they helped us lease the property without being there physically which was so helpful. Also, we have only had one maintenance issue which was resolved the same day. The issue was with the AC system in the heart of summer but they sent a contractor immediately and it was fixed in a couple of hours which was a huge relief! I highly recommend this company if you are looking for an excellent home in a great neighborhood. read more

If you're looking for reviews before renting with invitation homes then this is the review for you DO NOT, I REPEAT DO NOT RENT FROM INVITATION HOMES. This company is a low integrity and low quality business. Service requests are never done in a timely manner or handled professionally. If you also need to speak with a manager, GOOD LUCK. Managers never seem to be in office past 3PM and even if you ask for one the chance of you being transferred to them is slim to none. After 3 months of a sever water leak under the slab of my house invitation homes is still giving me trouble on covering the excessive water bills. Their handling of maintenance requests is ATROCIOUS. There is active mold growing in my property that I rent from invitation homes, they sent someone today to inspect who did even enter my home to perform a visual inspection. He arrived to my house, at which time he decided to look at the images I provided to him before deeming it a job out of his hands. Everything! Do not rent from these people. I have a leak in the house once again. They don't care that it's an inconvenience! Do NOT rent from this company. They are greedy and incompetent. I've been in this home since 2021 and it's been problem after the other. There has been mold/mildew growing in the house, especially in the master bathroom. They keep sending contractors and the each contractor states that the government hole bathroom needs to be replaced due to leaking pipes. Instead of fixing the issues they put a bandaid on it. Paint over the mold growing on the ceiling and walls. Using industrial size fans to dry the drywall using electricity that I have to pay out of pocket for. Replacing the vinyl flooring where water is seeping from the bottom. The attic above the bathroom is soaked and they have yet to replace it. It's causing breathing problems and several allergy issues. They are quick to lock you out or fine you, but could care less about providing you and your family a safe place to live. read more

THEY WILL STEAL YOUR SECURITY DEPOSIT just look up there lawsuit filled by the FTC. This was last year and these practices are still on going with plenty of others who had the same experience. I would like to leave a -100 review. This is the worst company on planet Earth. It's been over two months since they came and pulled out my cabinets and ceiling, and now there is no communication. How can a company work on such a low level? They use third-party companies for repairs and clearly have no experience. I try calling and wait on hold for over 48 minutes every time.
