My experience with Invitation Homes has been great! From the leasing office to the maintenance team, I can always rely on excellent customer service! I'm in my 3rd year of leasing my beautiful home and love it! A few days ago I heard a screeching noise coming from my A/C unit outside. I submitted a maintenance request on a Friday, had a contractor come out Saturday morning, a quote was submitted and approved Monday. The A/C unit was replaced on Tuesday! They also charge random fees to your cards and cover up black mold with paint. I had a health condition thats urgent when it comes to your sinuses. Don't worry they don't care and still bill your account every month though. Let's not even mention the fact they don't have pest control, and there were multiple entry points for roaches, mice, and bugs to get inside through cracks around the doors. We have been in our home for 4 years originally managed by Streetlane homes then it was changed to invitation homes. We've had nothing but a positive experience while renting with them. Your company has left us without Hvac for 4 days now we had an appointment scheduled and you never showed up because one of your team members didn't know what they were doing and sent the technician home! I took off work yesterday for nothing. Then today you sent someone with no heads up so we had to rush home just for you to not approve THE WORK ORDER!!!!!!!!!!!! It's 90 degrees in Texas with an 80% humidity rate. We moved into an Invitation Homes rental house from out of state about a year and a half ago. It has been a great experience. First, they helped us lease the property without being there physically which was so helpful. Also, we have only had one maintenance issue which was resolved the same day. The issue was with the AC system in the heart of summer but they sent a contractor immediately and it was fixed in a couple of hours which was a huge relief! I highly recommend this company if you are looking for an excellent home in a great neighborhood. read more

We were excited to move into our first rental house after leaving an amazing apartment complex. While we were sad to leave, we needed more space for our children and after falling ill, climbing three flights of stairs became impossible for me. Naturally, we had high expectations. We thought, "If the apartments were that great, imagine how nice one of their homes must be!" Unfortunately, our experience has been deeply disappointing, and the home presented several issues that affect its health, safety, and livability: * The HVAC system has no air filters installed, and the ducts are full of debris and pet dander from the previous tenants. The system blows out visible dirt and contributes to a persistent dog odor throughout the house. * The backyard was left in poor condition, with old pet waste and toys scattered around. The lawn appears damaged, likely from the previous tenant's dog. * The living room flooring has visible scratches and gouges. * We were told all kitchen cabinets would be replaced, but only one has been. The rest are mismatched, yellowed, and detract from the home's appearance. * The dishwasher was found to be dirty and full of visible mold, making it completely unusable. * The entire house still smells strongly of dogs from front to back. * There is a hole in the master bedroom door that was not disclosed prior to move-in and has yet to be addressed. As first-time house renters, we didn't expect perfection but we also didn't expect to walk into so many unresolved problems. The leasing agent pushed for payment immediately after the tour, despite us pointing out visible damage and a broken cabinet. Oddly, he stood in front of the dishwasher the entire time, blocking our view likely to prevent us from seeing the mold inside. Attempts to contact the property manager have been unsuccessful in getting these issues resolved. What's even more frustrating is that there are multiple rental properties on the same block. Out of basic courtesy, we should have been offered a clean, move-in ready unit instead of this one. Do NOT rent from this company. They are greedy and incompetent. I've been in this home since 2021 and it's been problem after the other. There has been mold/mildew growing in the house, especially in the master bathroom. They keep sending contractors and the each contractor states that the government hole bathroom needs to be replaced due to leaking pipes. Instead of fixing the issues they put a bandaid on it. Paint over the mold growing on the ceiling and walls. Using industrial size fans to dry the drywall using electricity that I have to pay out of pocket for. Replacing the vinyl flooring where water is seeping from the bottom. The attic above the bathroom is soaked and they have yet to replace it. It's causing breathing problems and several allergy issues. They are quick to lock you out or fine you, but could care less about providing you and your family a safe place to live. read more

There is active mold growing in my property that I rent from invitation homes, they sent someone today to inspect who did even enter my home to perform a visual inspection. He arrived to my house, at which time he decided to look at the images I provided to him before deeming it a job out of his hands. THEY WILL STEAL YOUR SECURITY DEPOSIT just look up there lawsuit filled by the FTC. This was last year and these practices are still on going with plenty of others who had the same experience. I received 30% of deposit back after leaving the home in good condition. Charged me $495 to replace 5 cheap plastic blinds and $510 to "mow the lawn" that was maybe 2 weeks after mowing it myself. I cant stress enough look else where I've rented from 4 other companies and all had there issues but none of them stole from me. I have been a tenant for almost 3 years. I have never had a problem with getting anything repaired or fixed but this damn carpet. I was told after I moved in that the house I rented sat unrented for awhile. The persons who lived here before me had five dogs and were not so clean so just Imagine this carpet. So my children arrived to Texas before I did only to tell me this house was a mess I had them send pictures before I arrived. Yes we had to do a full cleaning from top to bottom.I have had this carpet cleaned several times only for my 6 year old to stay sick with allergies. Im sure it's this carpet. They sent two inspectors and are now trying to send a third one to inspect the house again because they did not want to accept the proposal to resolve this issue properly. This is unacceptable and they have no regard for the health and safety of my family or small baby. I called their local office only to be told they are sending another vendor out because the vendor doesn't service the area anymore which was a complete lie and they want to send someone else to inspect the issue and only test the moisture in our house to give them another proposal. Since the last time, my sons ceiling caved in. He couldn't sleep in his room for over a month. Why?! Because that's how long it took them to complete it. Do you think that they would prorated or compensated me since my son couldn't sleep in his room for exactly 38 days. No!!!! Do not rent from them. They do not fix anything! Terrible. Illegal operation. Pathetic and indifferent customer service. I called numerous times and none of my calls were returned. We live in Houston and were hit hard by Berryl. My next door neighbor lives in a rental owned by invitation homes. A tree on their property fell on their garage and hit our house. It was rotten and we have pictures to prove it. I called numerous times to no avail. We have had to pay our own insurance deductible for repairs. Our neighbors garage has never been tarped, never been touched by Invitation. The garage continues to breakdown as time passes. We can see our fence is being pushed down and eventually the garage will more than likely come down and into our yard. The only reason the 80 foot tree is gone is because a tree company from NC was paid by our insurance to remove it. A huge crane came out. Today is October 5. Berryl hit July 7. We have a new roof and the property owned by Invitation has not been touched. Criminal. They obviously don't care about their clients. The law will be involved soon. read more

Whoever runs these reviews should get 5 stars because this company is a joke. I've lived in my invitation homes owned rental for almost 3 years. I've never once had a pleasant experience with anyone or the house. The maintenance people never fix anything. They vendor it out via some app. The "vendors" that are supposed to be specialized are random men with seemingly no company association. Not wearing any uniforms, no branded truck. Nothing. They come wearing crocs and barely have any tools. If you have an emergency issue, it will take a week or more to fix because no one wants to do the work to fix it. It bounces between the vendors and the maintenance people for weeks. The houses are TERRIBLY run down because they treat them like a business, as cheap as possible. Our toilet has been leaking on and off since we moved in. The same two "vendors" come in and "fix" the issue. This time around, the TOILET WATER has been leaking under the floor into our kitchen. It is seeping up through the floor and leaking out through the top. I asked the maintenance man (who vendored it out) when the floors would be be fixed. He laughed and said "they won't approve anything with the floors unless it's really bad.". Someone from your own company told your customer how cheap you run things, and I have had to deal with toilet water warping my kitchen floors for 3 weeks now. I'm not surprised that I pay $2000 each month for warped kitchen floors that will never be fixed. Don't bother calling any invitation homes customer service numbers or "the office downtown" because every single number you call goes to an outsourced customer service representative who won't help you. **EDIT 7/26/23** I got a call from the director of operations Justin Lane last night at 6:30 PM. I do appreciate him reaching out and apologizing to me. I did want to update the review to reflect this information. He is working to do what he can to resolve the issues that remain. I still think this is unacceptable and I shouldn't have to go to the extent of posting one star reviews on Google to get a good customer service experience. I hope Invitation Homes takes my feedback and gives every renter the opportunity to speak to a real person when they have an issue. It shouldn't be a game of phone tag or sitting on hold to get something done for a house we spend our hard earned money on. The rental property I live in has recently been transferred to Invitation Homes, and if I had been aware of this change before I applied, I never would have applied. I am shocked at the lack of information, the lack of communication as well as the lack of customer service from this company. We've been under this new management for almost 2 weeks now, and I still haven't received any information on how to request maintenance, how to access utilities, and other pertinent details. I was told that much of my issues arise from the fact that they haven't even issued me an updated lease. So now, I'm waiting for the 1st to see if they'll even process my rent payment because that's the only resource they've sent me so far: the rent payment portal. If that doesn't tell you anything about this company, I don't know what will. Also, it's important to note that I never would've received access to my payment portal if I hadn't called almost every day -- only to speak to customer service agents who couldn't do much to help me since they were NOT from the local office. Since writing this review, I have received no further communication from this business. I've had to pay $450 out of pocket to repair a leak in the kitchen sink since I had NO way of requesting the maintenance because I still haven't received access to the maintenance portal. The company sent me a message about an HOA violation with a letter timestamped from 2022. i sent a message back about the fact that our lease began in 2024 and there's no way we could fix a 2 YEAR OLD HOA VIOLATION! Poor customer service: they want everything done through the online automated system. If there is an issue with your application, the system gives you 24 hrs. Poor contacts: can't get good answers, if you are able to talk to someone. Background: 30 yr military vet with a wife who recently suffered a heart attack. Was offered a 6 figure position, plus bonus to move to Houston. Found a suitable house, viewed it and submitted an application. The one issue that I was emailed about, my bank statement has our daughter on the account and she was not included on the application. She doesn't add any funds to the account, but I was asked to also submit a check stub within 24 hrs. My base salary is four times the amount of the rent after taxes. They only require three times before taxes, according to their application. If you like very impersonal business then this is your company. read more

I want to discuss my journey with Invitation Homes Houston, TX office. In February 2018 my family and I left Phoenix, AZ (invitation home) for a new home in Spring Texas. The address was 4818 Quailgate Dr. Even though the house was small, and we moved without looking at the house, we embarked and signed lease. First thing we noticed was the amount of dead trees, broken fences and nothing but dirt in back yard. Now because I read lease wrong, I paid out of pocket to have all the dead trees removed at a cost of 600.00, without any reimbursement from Invitation homes. At that time, I had all the pine needles removed from the roof that were not removed, and proceeded to start our new life. Within 3 months of moving in, the AC was stuck in on position and would not turn off. Called a service tech out to discover the AC had very old parts, the motor needed replaced (which had to be ordered) capacitors were blown, and according to the tech, the system was not wired correctly. Finally, after 3 days of freezing because the AC was stuck on at 65 degrees, the AC was fixed. No compensation was given from Invitation homes for this. In the next 3 months we started noticing cracks in walls and ceiling, and again called a tech. Was discovered that the foundation of the home was in dire need of repair. We were basically given two options, either set up in a motel for a minimum of two weeks, or I could look for another property that was available, and we could move again. We decided to move. We moved to 21310 Springbrook Hollow Ct Spring Tx. Now we looked at 3 different homes before we selected this one, and the house had just been re-secured by Invitation homes and was filled with trash and clutter, and even-though we agreed not to say we were in the home, upon quick inspection, we decided this was where we wanted to move. We were told it would take a week to get house cleaned and painted before we could move in. We went back to Quailgate and began packing. Got a call saying house was ready and code to lockbox, paid the additional security deposit (which I thought was a little crappy considering the circumstances) went and secured a uhaul and began moving. Within the first month, family was being bitten and Terminex said house had to be treated for bedbugs, and we shelled out 2500.00 for that treatment. Should I have told Invitation, yes, but after what I felt was a generous offer not to put us on street I swallowed that bill. During a rain storm we noticed the roof was leaking over kitchen area. Service was requested and over a span of 6 different trips to the house, 6 different days I had to take off work, they finally managed to get leak fixed, walls patched, and painted (although not same color) but I didn't care, it was finally fixed. During the Freeze of 2020, when Houston basically froze for 4 days, we had 3 water pipes burst. One in garage off master bedroom, another garage fitting, next to outside outlet, and in the main room next to main water supply. No water for 4 days, no electricity, thank god for natural gas, we were able to melt the snow. Not one of the pipes that was fixed, had a patch job on the inside that was done correctly. The paint did not match, the stucco wasn't sanded correctly, but again, we were happy with just having water again. Later that year one of the AC units had to be replaced, thermostat upstairs died, and had to be replaced, the water in the ice maker started leaking. Shortly thereafter in 2021 I suffered a massive heart attack, my wife had 2 strokes, and we had decided that at end of lease, we needed to go back to Phoenix, for family to assist in taking care of us. Lease was up in October 2022. Because of pending medical appointments and family securing a house big enough for all of us, we packed up and left at end of September 2022. Yes, we had a month left on our lease, but life circumstances afforded us no leeway. We called to have someone come out to inspect the house, the day he came the carpet guys were there cleaning, we had the broken mini blind leaning against wall to replace as he took pictures of it. Upon inspection of the yard, he stated that it looked like it was well taken care of, recently mowed, bushes were trimmed. Upon entering home, he saw the cleaners, inspected carpet and made statement the carpet looked like it was coming apart, would need to be replaced, but that was not something we did. Took several pictures of all the damages from the freeze, and said they would need to paint, but again that was because of the storms and repairs and paint not matched. The cleaning guys told him, they treated the whole house for pets, and he asked for receipt to be left on counter. Now its December 2022 and I get a letter from a collection agency, stating charges. 3 separate charges for cleaning carpets totaling 603.75, (for carpet your own maintenance man said needed replaced). 3 different charges for painting totaling 1199.75, for walls that had to be painte read more
