I've been a seven year seasonal camper at Branch brook. A new owner took over a couple years ago…read morewith new management. Over the past two years it has slowly gone down hill. The biggest problem is the workers from out of state that take up living there because it's the cheapest way to live while they are up here working. Now that's ok, if, and that's a really big "if", the owner and the management enforced the rules. Unfortunately they do not. Parked on the sites they live at, is their travel trailer or fifth wheel, Very long construction trailer, make shift tents, their cars and their diesel trucks. You will be woken up anywhere from 4 am to 6 am when they start up those diesel trucks. There are some management that live on-site and do nothing to stop any of this for the family's that actually are regular campers. two years ago this place was packed with LONG TIME seasonal campers. All have left but maybe 4 or 5 . Not for anything, how about a little common courtesy. I have asked the owner to please have them park where us real campers won't be disturbed at this hour of the morning. He kept saying he will have them park in a designated area so this doesn't continue, but that never happened. For the most part, they are nice people, I don't directly blame them. This is something the owner and management should address. The owner himself told me he has bigger fish try fry. Well those words speak loud and clear. So the bottom line is, If you are from out of state and come to Branch brook to live while you are working in this area, by all means, this is the place to go. If you are looking to camp with your family for a weekend, a week, a month or longer.....I give you heads up....stay away. it is nothing more than a glorified storage facility. Very pricey for what you actually get. Instead of hearing children laughing and families around the campfire making memories and eating smores, All you hear are diesel trucks driving around campground, car's being worked on, garbage all over the place and dog poop EVERYWHERE. I do have pictures to back up my statement in case you might be thinking I have nothing better to do but complain , but when you've made a life at this place for 7 years and now it's turned into this, it's actually very sad.

The sites, being first-come, first-served, we open enough and many offered just the right amount of privacy. I can see where a busy weekend might alter people's views of this, but mid week July? Perfect. The restrooms / showers were clean. The sites were also very clean. I believe the staff comes by everyday and cleans the fire pits from the sites that are empty. A great local gem. It stands apart from other campsites for…read moreits ample space (and therefore privacy at each site), views of rolling hills, and a wonderful host that makes your stay personal and comfortable. For my husband and me, it was like a lovely cross between a bnb/camping experience, because we were lucky to spend a morning chatting with Wally over his delicious breakfast sandwiches and coffee--but if you want a secluded, private experience, that is easily yours as well at this lovely farm campsite. Instead of feeling like you're all on top of each other with tent site after tent site like at many places, you have an entire verdant hill all to yourself, with nice flat places for tent set-up, a firepit, and chairs. It is quiet, peaceful, and beautiful, and we slept well on our overnight stay. We arrived really late but that was no problem. The site is charged per person, so it may be more expensive than other places that charge per site, but if you want to exchange a bit of extra money for a much more pleasant space, this may be worthwhile for you. Please note no potable water faucet. We didn't make use of the shower option, but he said one can be installed at your request. The farm is about 15 minutes from New Paltz, so really convenient for anyone headed that way, or toward the Mohonk Preserve for the multitude of outdoor activities there. Wally is a great host with great stories, life experiences, and philosophies, and we look forward to staying there again sometime. Thanks Wally!

There is nothing…read morewrong with expanding into luxury cabins, but the campground should not raise campsite prices while simultaneously reducing amenities and leaving the camping area itself unimproved and overlooked. As it stands, the value for RV campers is simply not there. The entrance has been beautifully done, but once you enter as a campsite guest, that changes. We stayed at this campground years ago when sites were around $70 per night. At that time, the campground was basic but acceptable, especially since campers had access to the pool which helped justify the price. We just returned and found the property significantly changed, with much of it converted into luxury cabins while the lower loop of campsites remains completely untouched. The check-in experience was positive; the staff member was very friendly and welcoming. That said, the current pricing for campsites is hard to justify based on what is actually provided. Campers no longer have access to the pool, only cabin guests do, which is entirely disappointing. There is no reason why the pool could not be offered to all paying guests. There are no meaningful upgrades to the campsite infrastructure itself. In fact, the sites are increasingly worn down rather than improved. For the price being charged, I would expect at minimum some investment in basic site upkeep--such as replacing warped wooden picnic tables and upgrading old, rusted fire rings. Instead, the campsites are largely unchanged from years ago, while rates have increased. With what they've invested, the campsites need to reflect that as well. But it fell entirely short.

They tout their "best rating"and charge like they still have all those things but it is now nearly abandoned as a campground while your site will have water/electricity/sewer. We have stayed at similar state campgrounds with no amenities for $25-$30 a night but to pay premium rates is insane. Legoland and NYC aren"t far but you need to absolutely have a car as there are no trips or shuttles despite all the potential it has to be amazing again. We tried to get an Uber since we were in a motorhome and didn't bring our car but gave up after no driver would take our trip as they don't seem to like going there. It's the biggest bait and switch we have ever seen on a campground and I expect if Good Sam ever bothers to go back to review or check the campground, they would re-rate them appropriately. Definitely wished we had visited this campground at its peak as it sounds like it was great.

The WiFi was great and the owners were very kind and helpful! Spots looked a little tight but we got in fine. Due to this, the water pressure disappears during busy times of day (mornings and evenings). If you turn on your pump to supplement the water and just remember to refill the tank before leaving, you'll be fine. Overall, a great spot for a safe place to sleep.

The campgrounds are covered in pine trees, so you awake to great, fresh smelling air. It's very clean. The showers, bathrooms and rec room were immaculate. I drove my RV here, but on the premises, you can rent well restored, classical 3-wheel campers for a minimal fee and spend the night in camping luxury (and instead of my gas guzzling RV, I'll bring my car next time, instead and still save).... Tim, one of the owners, is great. From his story, he had no intention of running a campsite. He was in corporate management. He came to Happy Days as a kid. When the woman who owned the site told him, he'd have to find another place to camp next year ... the wheels went into motion. This campsite is Tim and his brother's baby and the care and the high standards they have also shows in their appreciation of their customers ... and I'm sure that comes from having originally been a customer of the campsite. Make sure you make reservations in advance, especially when Bethel Woods has a concert planned for the weekend. I was going to stay an extra day but I waited too long. Booked for the Bethel Woods concert goers.
