Even though their price was a bit higher than the company my agent recommended, I decided to go with them -- after all, buying a house only happens a few times in a lifetime, and you want true professionals for something that important. Looking back, it was absolutely the best decision. Jay did my inspection and was extremely thorough and professional. A few months later, I had a question and reached out to Ian -- that's when I truly understood why everyone gives them five stars. I got a response from Mark on 05/11/24, and we talked on the phone for over 5 minutes to discuss the location of the house, the best time to do the inspection, and the prices. He was patient as I asked many questions, and I never felt rushed. We decided to the home inspection on 05/13/24. On 05/12/24, it rained very hard, and I was concerned about the new house since it is located next to a drainage system. Fortunately, Mark was doing another home inspection in the area and dropped by to take some pictures for me, mind you, I did not even ask him to do so. He just thought it was a good idea to do so since he was in the area. He sent pictures and confirmed that the basement was not affected. I appreciate this so much as it gives me a peace of mind. On 05/13/24 Mark, my realtor, and I went to the house for the home inspection. Mark is very thorough and meticulous with everything. He took his time to explain everything to me and answered all my questions. He even spent around 5 minutes on the roof to ensure there is no problem with it. He also did the radon test for me. The inspector, Sam, arrived early and was both professional and friendly. It is important to me to fully understand any identified issues and to identify key home components (water main shut-offs, sprinkler bypass, etc.), so it was a relief that Sam didn't mind my inquisitiveness and was happy to provide information throughout the inspection. He is clearly very knowledgeable and did a thorough inspection, specifying which issues would require professional attention. The inspection report was completed the same day and was accurate, with an appropriate level of detail and photos. Home inspections can be very expensive, but will frequently save you significant amounts of money if they are done properly. The inspection provided by Pro-Tec was excellent and I highly recommend them. (An additional note: several people mentioned receiving calls and emails about home security systems. It has been a couple of weeks since my inspection, and I have not received any emails. I received one call, politely declined, and have not received any more. I didn't find this to be a problem.)

It seems like the inspector is more for the seller rather then the buyer who is hiring them for contingencies. I have done construction management and commissioning before so I dont know how in my case where a window latch on an exterior window thats UPSTAIRS is considered a low priority where there is a fall risk, wind/gust that goes through since it cannot fully latch and would need a potential replacement - which in hand did not help our case with settling on the deal to get this resolved. Literally handed us a paper and not even a follow up call to discuss the contingencies on the home. All I got told was that they only look visually and even when I looked you could see it is a bigger issue than what it was marked as. Waste of $475 that I could've done myself, oh and when I email the owner Hulbert, same half response of excusing the poor inspection that was done. I do not recommend this inspector company whatsoever. I forgot to mention - his wife when I told her the situation told me "This happens when you get a home" like what kind of response is that, don't know but this family business is beyond disappointing and a let down to put it nicely. This establishment lacks the actual foundation of what and who they're doing this for. Also the inspection was 30 minutes for a 3 bedroom and 3 bathroom house.... I've seen people thoroughly inspect homes smaller and take longer.
