We stayed at The Falls at Ogunquit from 4/13/2026-4/16/2026 in Room 225 (Hillside Building), and I'll be honest--this trip had a bit of a plot twist. When we first arrived, I was a little underwhelmed. I had built this trip up a lot in my head, and between that and some seasonal closures around town (including one place we were excited to visit that didn't open until the day after we left), it didn't quite hit right away. But here's the thing... give it time. As the days went on, Ogunquit--and the resort itself--really started to grow on us. What started as "this is nice" turned into "wow, this is special." By the end of the trip, it felt like one of those vacations you know you'll be talking about years from now. The staff deserve a ton of credit. Everyone was friendly, welcoming, and genuinely seemed to care. Housekeeping checked in daily to see if we needed anything, which added a personal touch you don't always get. The room was clean and comfortable. The bed was great (the sheets were a little rough, but nothing major), and the living area made it easy to relax and enjoy time together as a family. The kitchenette is simple, but more useful than expected. Between the hot plate and griddle/hot pot, we were able to make meals right in the room--including a really solid breakfast. That alone adds a lot of value. The little extras stood out too--local tours (sign up early for the good ones), a DVD library that feels like a throwback in the best way, and board games in the lobby. And the heated pool? Perfect. It felt more like a warm, relaxing soak than just a pool--an ideal way to end the day. Bottom line: I'd absolutely recommend staying here if you're visiting Ogunquit. Just don't go in with unrealistic expectations like I did--let the experience build naturally, and there's a very good chance you'll end up loving it. Also, a quick note since I see a lot of negative reviews here about the "sales pitch" for the Vacation Club. I went into the presentation skeptical, but honestly, I ended up enjoying it. I love traveling, so it was something I naturally found interesting. I did end up joining, but I'll be real--I still had doubts until I actually booked my first trip. I used my free week (only paid taxes) and stayed at a nearby hotel through a third-party deal. That hotel didn't compare--limited amenities and a less-than-clean pool. What really stood out, though, was that I was still able to use the amenities at a nearby InnSeason Resorts property with no issues. We had access to the pools, hot tubs, sauna, game room, locker rooms--everything--and it was a much better experience overall. If you genuinely enjoy vacationing, I'd recommend at least considering the Vacation Club. Like anything, it comes down to how you use it, but if you take the time to understand it, there's a lot of value there. read more

My family reserves a week at the Falls in Ogunquit Maine annually to celebrate my mother's birthday. The staff are very accommodating in meeting my mother's every need. The suites are large, clean and modern. The location is literally across the street from a walking bridge to the ocean. THE DEAL: if you have a timeshare, this is a great place to trade it in and stay here for the week. It's a beautiful ocean town on the coast of Maine! read more

This place is a total scam they told me I won a prize at an air show raffle that all I had to do was listen to a sales pitch and I don't have to buy anything so they deceived me to get me there (that should have been the first clue) during the pitch I ask if I could hold the price with a small down payment ya know cuz I had to buy right now and and if I changed my mind I could cancel. Then that showed me what a 5 star resort looks like. Honestly I have stayed in better hotel rooms for much less. So I changed my mind. The next day no one would take my calls or respond to the email I sent so the fallowing day I sent another email and I got a reply that I was blocked from sending emails to the email address that was given if I had any questions. The Office Staff was very friendly. Allison checked us in quickly, & Concierge Megan appeared with a tray of Cupcakes to Welcome us. THE 2nd Floor 2-BR Penthouse was amazing! Every room was gigantic, plenty of space for 6. Great Room / Dining Room / Kitchen area was 24'x24'! Totally remodeled ~ new furniture, King sleep-sofa, 5 chairs, comfortable beds, blinds throughout, Jacuzzi, 4'x4' Shower, 3 TVs, 2 Fireplaces, 3 Closets. A Table for 6 is usually set close to the Kitchen. It has been replaced by a huge Island with cabinets underneath. It was so cozy, I couldn't wait for the Snowto start falling! But that never happened!?! It was one of the warmest Novembers on record for the area ~ green grass & gold leaves instead of snow. The other 73 units are very nice, each with its own private Jacuzzi. A huge warm Pool in the Main Building was also relaxing. Steam Room & Sauna too. Free wifi. Concierge Megan had set up Tours with Free Transportation. I signed up for partial days Monday-Thursday. Here's an odd take... We're time share owners, The Falls at Ogunquit being one of our Inn Season resport partners. In that, we get special deals (REALLY cheap) on last minute stays at each. On a whim, we popped in to TFAO for an overnight. During COVID, so the woman attending had to be running in and out to the parking lot to check ppl in & out like an old fashioned Sonic. Every minute she was polite, apologetic, and over accommodating. When we discovered the rooms available wouldnt suit our single night needs she began looking online elsewhere, and making suggestions. Within minutes, wed collectively found a more suitable place, and we parted. Exceptional service when we made her job challenging. Each time we've been to TFAO its been delightful! read more

Unsafe, Dirty , Overpriced , Dishonest . Retirees and business owners not welcome. A waste of time and money. Call somewhere else. Escape the timeshare presentation. Google "buy a timeshare" to find something better. Dishonest. They refused to honor an offer they made because of a "technicality". 'If my income was from a source other than a current employer, it wasn't income.' They didn't even want to hear about my primary source of income. I guess they don't sell to retirees , business owners , contractors , etc. . Dirty. The tub was dirty and gross from the previous guests and no dishwasher. How could I believe in the cleanliness of the dishes and kitchen, or that they clean for COVID-19 or B117?! Unsafe. When I called ahead to request extra shampoos for the room, the clerk accused me of planning to steal from the property. If they accuse potential buyers of that, what else happens there?! That's reason enough to believe there might be a criminal element on the property. I would protect my loved ones, and belongings from the bad element . Overpriced. For a similar price, my mom's timeshare is safer, nicer, cleaner, welcome's retirees, with more locations, and has better dates of availability. Innseasons has ugly views of garbage containers or the parking lot. I couldn't get a wheelchair accessible room. read more

Relaxing and adventurous week in Ogunquit area. Peaceful and restful in one bedroom suite with fun jacuzzi in bedroom. Clean fresh units towels replaced daily and anything else needed provided at request at front desk. Fun daily activities to sign up for or just ask for directions to go somewhere independently. Half mile jog to the beach with wide open soft fine sand and beautiful shells to collect. Staff attentive kind and friendly. Best staff Megan super helpful social and bright my son loved her and we appreciate her patience with all his chatter. He also enjoyed the fake fireplace he could touch without getting burned. Thank you for a comfortable landing spot while we made memories here in beautiful Maine. Hope to return someday. read more

Do not trust InnSeason Resorts when they're doing a "giveaway". I got a call that I won their "grand prize of a 3-5 night vacation stay" when I entered a giveaway at Apple Harvest in Dover NH, and they even emailed me paperwork stating I am entitled to this vacation without under any obligation to buy anything. There was zero mention of needing to buy a timeshare, the word "timeshare" was never even mentioned in the phone call. I was instructed to attend their "presentation" at 2:30pm sharp at the Falls at Ogunquit, and that we would "love the way we are treated when we're there". We arrive early, and aren't even seen until almost 4pm!! The representative called us over, and of course started trying to push a timeshare on us. I understand the need to advertise, but I was very firm with him and made it very clear we are not interested. I explained that I was there due to the phone call I received about winning "the grand prize of a free vacation." He looked at me and goes "well you didn't actually win anything," and shared with us how much money they make literally just from having us walk in the door!! Approximately $800 altogether. Are you serious? I would not be surprised if InnSeason Resorts called everyone who entered their so-called "giveaway". I am hard working and work long night shifts at the hospital, and when I initially got the phone call and the emails, of course I was over the moon. But to then be scammed and have my time wasted, was just plain mean of them and I will never ever stay at one of their resorts nor would I recommend them to anyone. I'll look back on this and laugh, but also remember that if it sounds too good to be true, it probably is. read more

We came up to Ogunquit for an evening this weekend, and decided to stay at the Falls for several reasons. We own a timeshare here, which we purchased sight unseen. Since we have never stayed here or seen it, we thought this would be a great time to do so! Also since we are owners, we get a discount for any time we come up for an evening or two, subject to availability. The location is very convenient. The Ogunquit trolley stop is next door. Also, the resort is located near the footbridge that takes one across the river to the Ogunquit Beach. The resort is about a mile north of the town center. It would be a nice walk but the sidewalks are a little torn up due to road construction. The check in process was good. The ladies behind the front desk were very nice and friendly. So we stayed in a second floor one bedroom unit. One thing we noticed right away was the stale almost motel smell. The decor reminded me a little bit of grandma's house. Overall, not our taste but everything was clean and works. The bed was comfy, though there weren't enough pillows in my opinion. The whirlpool/jacuzzi tub in the bedroom is a strange concept for us. It's a waste of space and would rather have a dresser with the TV positioned on top of it. The bathroom was a little dated. We attended the morning meeting with some of the other guests to get to know some of the sights and activities in Ogunquit. We found the session extremely helpful. We were only staying the evening before and so did not have a chance to check out the facilities (pool, sauna, workout room). Free wifi at the resort is very reliable. We would definitely come back given the benefits of ownership.... Some additional ones include day use of facilities and parking (so we can get to the beach without paying want we feel are high rates--$15 to $30)! There is also an activities director and activities for guests but those would only be valuable for those staying the entire week. read more

I love this resort. The suite was perfectly appointed. From the eat in kitchen to the fully stocked appliances and cutlery. The living room was well suited for guests and an overnight guest. The master bedroom has a Jacuzzi and king size bed and good closet space. The pool and sauna are in the main office building and are nice and warm, rare here in Maine . The staff is excellent. Housekeeping goes the extra step to add the little touches that make the room look special. The front desk staff are great in giving suggestions on dining spots, shopping locations and great places to visit besides the beach. Highly recommend this resort. As I am writing this it is my birthday and we are being snowed in by a blizzard. I am totally fine with that. I'm going to go jacuzzi ! Come here you'll love it. read more

My friend owns a timeshare and exchanged it to stay at this resort. It's a very nice place with friendly staff. What makes this place stand out amongst all the hotels or resorts is that this place has an activity director who plans and leads the guided hikes for no extra charge. Jeff is an awesome guide. The guided tour service gets 5 stars. I only went on one trip with him on my last full day at ME (to Cape Elizabeth) and so wished I had taken advantage of the trips he's posted earlier. It was really informational and helped me to appreciate Maine. Facilities is ok - My friend and the kid slept on the bed and there's an indoor jacuzzi in their room (but it doesn't drain well.) The sofa bed was very uncomfortable but hey at least i've got a place to sleep on; I felt every spring-coil. There's an indoor pool but you need to walk outside to access the pool which is in another building in the middle of resort. There's a gym but you need to get a key at front desk to access within the hour of getting the pass. Overall the facilities is ok and better than some of the places i've been to. I've been recommending this place to my friends just for the guided tours. read more

Truly enjoyed our stay at the Innseasons Resort. The staff and atmosphere was authentic. Front desk staff were professional and hospitable. The Restaurants were top notch, a bit pricey, but you get what you pay for which is absolute deliciousness. The Footbridge Beach is gorgeous and across the street. I honestly did not want my vacation to end. My kids loved the pool, the resort shuttle bus, the activity schedule for kids plus so much more. We'll be back for another vacation. read more

My parents were nice enough to gift my husband and I a weekend here for our anniversary, so I cannot comment on the timeshare challenges people have experienced. When we checked in there was a 47 dollar cleaning fee, which we paid, but that seemed really steep as we weren't staying a whole week. The room was very clean and updated, and there is a jacuzzi tub in the bedroom. We also had a nice living room, small kitchenette and a bathroom. The room accommodates 4 with the pull out but the paperwork states that the max occupancy is 2. Overall we had a nice weekend, except we found a drawer full of someone's hair in the vanity. When I asked them about prorating the cleaning fee, they refused and said it was a flat charge to clean the room. I then let them know that there was hair in a drawer of their 'clean' room and they were immediately calling housekeeping about it. There were also small trash bags on the upper deck that were there on Saturday night when we got in and were still there in the morning. One of the nicer timeshares we have stayed in, but the service could use a little sprucing up and the cleaning fee is steeper than most. read more

As I did on their facebook review I give (5-STARS) to the Innseason Resort in Ogunquit ME. It starts with a well managed property and personnel. I could go on and on but it's extremely well managed, personnel go out of their way to help and keep the property in top notch shape. As with any property in this area this is not the 4 Seasons but then it would not have the warmth and charm of New England if it did. We loved it for our off-season week. We would highly recommend it to anyone anytime due to its people and property but also it's location to a great bar and grill across the street to restaurants within walking distance all around. Amtrak serves out of Wells - check that out we enjoyed a Boston day trip! It is a timeshare property that we used through our timeshare company. I'm sure it's available for use as hotel but if you're in the market to buy...I think it's a great consideration. This trip was a top ten bucket list trip to New England three states for us so however unlikely we were to come up through here again...it would be right back here again! read more

I scheduled this resort through my Interval International timeshare membership. I'm not an owner at this location, but used my points to book this property for the week of Thanksgiving. My husband and I were traveling alone, no kids on this trip, so we didn't use much of the amenities like the indoor heated pool etc. We stayed in unit #106 bottom floor unit. It was a one bedroom with king bed, living room area with electric faux fireplace, flat screen TV in living room area and in bedroom. There is a small dining nook, sink, refrigerator and coffee maker. There is no stove, but there is a small portable plug in electric burner for minor cooking. The staff was fantastic! I called several times to confirm and let them know our arrival time would be middle of the night due to our flight delays. The guy who checked us in at 2am was friendly and informative. There are DVDs and board games and books for use. The indoor pool is located in the main building beyond the front desk. They provided us a list of recommend places for Thanksgiving dinner and even provided phone numbers and written directions! The unit was clean and spacious. I liked the Cape Cod decor. The bed was very comfy. We lit the electric fireplace when it was snowing out and felt very cozy! The Jacuzzi tub was AWESOME! Just what we needed after a long flight. Perfect for achy back and neck! The only recommendations we have are the shower curtain was reminiscent of a Motel 6 and the walls are very thin! Thankfully they provided a box fan. We needed that white noise to drown out the person snoring in the room next to us! If you can picture the cartoon with the roof lifting up every time this person belted out a snore, that's what it sounded like! Yikes! I can't imagine if he/she was in there alone or with a partner because they would have to be hard of hearing or using head phones to sleep through that ruckus! Thanks to the trusty fan, we slept peacefully all nights we were there. The location is fantastic. You're walking distance to the Footbridge beach and a few blocks North of the main street area where most of the boutiques and restaurants are. Overall we really enjoyed our stay! Laundry facilities are nice. $3 for a load of wash and a dry (total) boxes of detergent and softener are for sale at the front desk for $1 each. We will be back! Thanks InnSeason! This resort is a perfect location, close to the Footbridge Beach and walkable to downtown Ogunquit. Features we enjoy are the breakfast area, provided kitchenware, two vanity areas, and comfortable living room. Temperature in room is very comfortable and on Christmas weekend they managed to plow the parking lot during several hours of steady snowfall. Being away from home for the holidays, we felt like we were in a home rather than a hotel. The bed is comfortable, you can slip into a jacuzzi tub in the bedroom although I'm not much on the mirrors but it does make the nicely proportioned room feel even more spacious. Also, bathroom and vanity lighting are really good-highly recommend The Falls. read more

So it has now been a year since I first contacted Innseason Resorts regarding an agreement that they did not honor in 2011. Last December, they promised a resolution, they assigned Brian Willette in Ogunquit to help me. He promised the main office on the Cape would call after I sent him all my documentation. They never did call, even though I provided all the documentation, including my paperwork signed by Brenda Mendoza at Ogunquit when we visited. Magically, Brenda Mendoza sent me the paperwork to close the deal from TEXAS weeks later after sending them a check for hundreds of dollars to the title company in Texas that conveniently "went out of business" in the middle of transferring my title in exchange for a credit on the Innseason Concierge...which has been sadly a negative experience as well. Expedia, Orbitz can provide better services but that is a different story. Innseason is no more respectable that any other time share business. It is unfortunate some of the reviews on here are misplaced. They are reviewed off Inn Season the timeshare developer and seller and not the resort. This is the nicest of the six or so timeshares in Ogunquit. Units are nicely appointed with fireplaces and kitchens that have everything but a full stove. The story whether true or not is the town would not allow the ovens when they approved the property. Property has bbq area, indoor pool, spa and activities center. Conveniently located edge of town on main thoroughfare. Housekeeping excellent, maintenance staff friendly. Requests quickly addressed. Nice friendly knowledgeable front desk staff and busy activities program. Well worth trying as a trade or room rental. read more

Drove almost 2 hours in traffic to get here. Had an appointment for a tour and got stuck in traffic. Called 45 minutes before the scheduled appointment to let them know we were stuck in traffic. Was told "oh no it should be fine as long as you're there before 1230 pm". Got there at 1215 and were told to drive to another building. Got to the designated building, waited 5 minutes to be helped, to be told "oh you'll have to reschedule all our tour people are busy". When we said we called ahead they said if you were here by 1215 ( which we were) maybe. There was no customer service and they didn't care. InnSeason resorts were set up at an expo I went to at the end of March. They bribe you to believe your going to get a FREE 4 night cruise to the Bahamas if you go visit one of their 3 sites for 90 minutes. So we signed our name, put a $40 deposit and ended up losing that because we were 5 minutes late to our appointment(2 hour drive) On top of that, it's not free. They make you pay for the taxes on the cruise, a deposit on the trip, and other hidden fees. It was very pressuring and not a good experience. Lost the $40. Never would I ever recommend anyone falling for this scam. When things seem too good to be true, it probably is! Lesson learned. read more

My stay at the Innseason Resorts of Ogunquit was great!! I didnt book directly on their website because I was using filters on booking.com but booking was very easy and in my opinion very cheap!! the only difference between the hotel and the 3rd party company was a couple of dollars. when I arrived the woman at the front desk was very kind and helpful! got up to my room and it was very clean and much nicer than I thought It would be! LOVED using the tub which was also very clean! (I worked as a housekeeper for Hilton hotels for 2 years so I know all the shortcuts of cleaning and the forgotten things). I stayed for 2 nights and each day/evening the front desk called to ask if we needed anything and how everything was. I didn't get a chance to use the pool or the sauna but im sure they are very nice as well. great location close to tons of restaurants and only 4 minuets away from the beach! I would definitely recommend staying here. I will definitely be booking again next year for my annual trip! read more

It's a nice place, clean, big rooms, all the kitchen stuff you could want. The jacuzzis basically right next to the beds are pretty funny. The staff are very friendly and you can get board games and other supplies from the front desk. You can walk right to Footbridge Beach from here and not worry about parking at all. Lobster pound on one side of hotel, Italian food on the other, and the BeachFire restaurant/bar across the street. You can also take the trolley to town or to the cove. Good spot. read more

Watch out for the time share scam - it's only about them getting your mighty dollar. We hadn't even paid the down payment. Only 1 of 3 installments. 14 days after we signed a pile of papers mostly based on the verbal confirmations, we found out it was a bait and switch. We received additional information 14 days after signing which gave a clearer picture - you can not vacation where and when for the basic points. So though we received this information more than 10 days after signing the company would not refund any of our money based on "you signed the form that said you only have 10 days to cancel". Yes, our fault for trusting the seller's word and thinking there was integrity. Amazing they do not volunteer the short cancellation time after they rush you to "make your decision right now!" Nope they offered no support only blame on us, even said "it is a life lesson to read before you sign" yeah, that's integrity. Becareful! It's not Christmas at this place. read more

The friendliness and helpfulness of the staff earns this timeshare resort five stars. Koffee with Keith is the absolute best way to find out about this quaint seaside town and all it has to offer. We got info on where to eat, shop, visit, etc. The front desk staff are all wonderful. There is even blueberry coffee offered every day in the lobby. Because it is a timeshare, there is one mid-week cleaning w/ bed sheets changed, but our housekeeper was very friendly (always wishing us a great day), and there is daily trash service, bed making and/or towel changing. Jeff who guides guests on walks/hikes was excellent. He took us to the Wells Reserve at Laudholm Farm, and it was a very interesting walk through the marsh and beach. The sofa was not the most comfortable to sit on. However having two sinks was helpful, and the jacuzzi whirlpool tub was a nice added touch. read more

Total timeshare scam just like stated above... They go to events like MeadowBrook and put out signups for prizes and if you meet a certain profile they call you up and tell you you've won and you need to come to innseasons to collect. Which wouldn't be so bad except they'll set you up to drive all the way out there without telling you all the requirements... Even if One of the two of you still meets all the requirements they never told you they'll still blow you off after dragging you hours away from your house to see... i Make 150%(75k) of what they want to do a walk thru as a single male age 34.. They found out my fiance was a student so they literally snubbed her right in front of me and tried to reschedule me alone for a walk thru.. Apparently 8 year med students aren't good enough to even see their facility with their Sig.others... Absolutely insulting.. read more

Revolting went to use the whirl pool tons of pubic hair came out of the jets. Super gross the room was dated. It was a free night stay no point in complaining. Next day there was a 90 minute high pressure sales. Turns out the 4 free airline tickets they give you for coming in must be used with very pricey hotels..If you buy the Timeshare or Vacation programs remember the matenaince fees are pricey. Steer clear of this scam folks. They will persuade you to buy a timeshare, and make all kinds of promises, but once the ink is dry and the purchase has been made you might as well sink into the deep Atlantic. I sent them a letter terminating my contract, I was never given any documentation on cancellation or told of the terms of cancellation. It was never brought up or discussed. I've called numerous times to check on the status of our cancellation. I've never been subjected to such rudeness, talked to in a very unprofessional, condescending way. A salesman, using just his first name, was so rude, threatened me with court, and called me a liar!! He told me he'd call me back with the exact page the cancellation was on, and I offered to hold, and click, he hung up on me. I immediately called back, and got the same treatment from the receptionist. She hung up on me as well. Calls go unanswered. Save your money, and put it to better use.
