I thought I had seen it all being involved in several real-estate transactions, but this guy was something else. Completely over the TOP! The items that were raised by this inspector were so outrageously ridiculous that the seller and buyer agents were both surprised and she was sorry that they used this company. Who would miss the safety straps on the dishwasher if it was there but nicely hidden! Who would subjectively give a personal opinion of the water heater was a bit small for a 5000+ sqft. home after living there with 5 people for years? Just totally illogical! You read in the other reviews that he claims to be detailed! no one would contest being detailed and safe, but everyone would contest being illogical. If all the reports are 55-75 pages average and his report is 96 pages, it just does not mean it is better, especially when checking the 6 bedrooms' report, and seeing they all have exactly the same descriptions and observations...so Funny...thank God we have cut and paste. The transaction is over but this guy's approach and his verbal comments during the inspection are out of this world and over the top. NOT GOOD. read more

Without doubt Mark is the most thorough, knowledgeable, and nicest home inspector I have ever worked with. We received our report with photos emailed to us within 24 hours. Without hesitation, I recommended him to 3 of my neighbors (we had all bought newly constructed homes) they all feel the same as my husband and I about Mark's broad knowledge and friendly manner. A year or so after my inspection, Mark rang my doorbell to tell me that driving by my home he noticed a slipping tile on the roof. Mark is an AMAZING inspector. I am a first time buyer and really had no idea what to expect of a home inspection, but he was very knowledgeable and informative. He was SUUPER thorough in his inspection and found so many little things in his inspection that no one else would catch. With this crazy real estate market, we were in a position where we needed to find an inspector THAT DAY to have our offer accepted. Mark drove down to San Diego from OC in afternoon rush hour traffic to accommodate our schedule. During May 2015 I was in the process of buying a home and had contracted Ingraffia Home Inspection to perform an inspection on the home I was purchasing. Mark Ingraffia came out and did the inspection and I paid just under $500 for the report. My complaint is over 2 items that I feel should have been identified by any professional home inspector. Firstly, I found out that the oven did not heat up after I moved into the house and secondly the spa heater had been devoured by rats. Both these issues are items that I feel any person off the street could have identified as problems had they a) opened up the hood of the spa and b) actually turned the oven on to test it. This tells me one thing - Mr. Ingraffia does not do a thorough inspection so beware of using this company as this ended up costing me close to $3,000 after I had moved into the house to have the above repaired. read more
