Buying a house is incredibly stressful and having Ingraffia home inspections on our side was exactly what we needed to get us through the process. Their inspection results were thorough and detailed. They helped us during a very emotional time and provided expertise and knowledge which helped us eliminate a lot of the fears we had. We were buying a home that had been a rental and had a lot of deferred maintenance. Ingraffia inspection report detailed what we would need to address immediately and other items that could be addressed over time. We are really glad we went with Ingraffia Home inspections and have recommended them over the years to friends and family when needing a home inspection. We look forward to using them again when buying our next home. read more

mark is as thorough as the day is long. mark is absolutely dedicated to giving you a comprehensive and useful inspection and was patient and detailed in the almost three hour process while i watched and asked questions. mark has a unique background that makes him different than most home inspectors and pointed out lots of things that i would never have seen. in the end you can know that he works for YOU and he doesn't farm out the work to someone else. rates are very reasonable as well. i can go into this purchase with eyes wide open. highly, highly, highly recommend mark. read more

We used Ingraffia Home Inspection last year, and Mark was highly recommended, so we specifically worked with him over who was recommended by our realtor. Now we know why Mark was so highly recommended, he provided a thorough inspection and was exactly what we needed and provided extensive knowledge. We were so lucky to have chosen him, that even our realtor was impressed! Highly Recommend! read more

I thought I had seen it all being involved in several real-estate transactions, but this guy was something else. Completely over the TOP! The items that were raised by this inspector were so outrageously ridiculous that the seller and buyer agents were both surprised and she was sorry that they used this company. Who would miss the safety straps on the dishwasher if it was there but nicely hidden! Who would subjectively give a personal opinion of the water heater was a bit small for a 5000+ sqft. home after living there with 5 people for years? Just totally illogical! You read in the other reviews that he claims to be detailed! no one would contest being detailed and safe, but everyone would contest being illogical. If all the reports are 55-75 pages average and his report is 96 pages, it just does not mean it is better, especially when checking the 6 bedrooms' report, and seeing they all have exactly the same descriptions and observations...so Funny...thank God we have cut and paste. The transaction is over but this guy's approach and his verbal comments during the inspection are out of this world and over the top. NOT GOOD. read more

Mark is our go-to inspector! He has done 4 homes for us in the last year, everywhere from Big Bear Lake to Palm Springs and in between. Mark is reliable, extremely thorough in his inspection, and very knowledgeable. I always feel like I get more than just a home inspection after Mark's assessment. He offers valuable advice and has helped us avoid making bad investments. Mark is punctual and gets the job done, I would highly recommend him to anyone who is in need of an inspection. read more

Go somewhere else. They do not call back. Still using an old answering machine. Let that be a clue.

Professional and thorough on the inspection. The report has been helpful a couple times this year in our new home. Choose Ingraffia if you want to make sure you know all the details about your new place before you buy it. read more

Mark did a great job inspecting my new house. He was very thorough and found many things that I was able to negotiate a credit for.

Now I know why Mark has so many 5 star reviews. Wow, such a wonderful inspector. My situation called for a short notice Condo inspection and Mark came through in a big way to help me out. He was early, looked over EVERYTHING and went in depth with his answers to our questions. After receiving the report, we decided to order a mold test as well and Mark graciously moved his schedule around so we can get the mold report in the shortest time frame possible so we could close escrow on time. I would use Mark's service in a heartbeat in the future. Anyone thinking about hiring a professional home inspector should consider choosing him. read more

Mark did our home inspection yesterday, and we are so pleased with his work. He was thorough, professional, and friendly. He walked us through issues, and provided the formal report the same day. His work helped put my mind at ease about the condition of our future home. Thanks Mark! read more

Mark was extremely thorough and was heavily knowledgeable on code. He was honest and he even took a phone call from me a few days later to discuss his findings (thanks Mark). When I arrived at the house a few minutes early, he was already in the backyard getting to work. He brings the proper tools to the job site and not just a clipboard and measuring tape. I would recommend him to my family and friends at a drop of a dime. You will be happy with Mark - use him!! **disclaimer - this was the first time I met Mark and I didn't know him, I found him on yelp. I was extremely happy with his work. read more

Without doubt Mark is the most thorough, knowledgeable, and nicest home inspector I have ever worked with. We received our report with photos emailed to us within 24 hours. Without hesitation, I recommended him to 3 of my neighbors (we had all bought newly constructed homes) they all feel the same as my husband and I about Mark's broad knowledge and friendly manner. A year or so after my inspection, Mark rang my doorbell to tell me that driving by my home he noticed a slipping tile on the roof. It's now 2 1/2 years since Mark carried out my home inspection and I called him two days ago to ask for a favor. I needed him to check out a water stain on the ceiling to see where it was coming from. He stopped by the following day, went up into the loft, took a picture, and explained the problem. He didn't charge me. As he pointed out, service to his clients doesn't end after the inspection has been carried out. I suggest that even if you think Mark might not cover your area you call him! I should add that inline with his character, his prices are very fair. I've read all the reviews written about Ingraffia Home Inspection and echo what everyone has written. I noticed there isn't a bad review or a reviewer who gave less than 5 stars !! read more

Met Mark on site, he got there early due to rain and was already hard at work. He answered all of my questions thoroughly and honestly. This was a big job with a lot on the list and he was in and out in time to make my deadlines at a very reasonable price. Very accommodating and was detailed and straightforward in the descriptions and recommended actions. Funny thing, I was the inspection Mark had just prior to the post by SK so I know he was able to do north oc and SD all in the same day and at short notice! read more

Mark is an AMAZING inspector. I am a first time buyer and really had no idea what to expect of a home inspection, but he was very knowledgeable and informative. He was SUUPER thorough in his inspection and found so many little things in his inspection that no one else would catch. My mom was present and said that Mark made the inspector that inspected her last home look like a chump with the thoroughness and attention to detail of his inspection. His report and findings are definitely putting us in a better position to negotiate with the condo we are looking to buy. I told Mark personally that I would happily recommend him to any home buyer and that I will ABSOLUTELY call him for any future real estate transactions of mine. read more

I've been in the real estate business for 33 years serving my clients in the Palos Verdes and Beach Cities areas. I've seen LOTS of inspectors but none too Mark's service. He's thorough, careful, takes his time to explain things to sellers and buyers that is understandable and non-threatening. He's always available after the sale to explain things to the new owners of homes he's inspected. I can count on Mark to be professional at all times. read more

Ingraffia Home Inspections - Home Inspectors Near Me - Foothill Ranch, California

I have trusted my clients home inspections with Mark my entire career as a Realtor and will continue to do so! In fact my entire team consistently works with Mark and we are all pleased. I read a review on here stating that "several realtors and a GC that reviewed Ingraffia's home inspection report state that they had never in their careers seen such a nit picky, over the top inspection report... IF you are looking for a home inspection that will give you an excuse to back out of your home purchase contract, IMO you need look no further." I couldn't disagree more! I love how thorough he is! I'm definitely looking to protect my buyers as much as possible and avoid expensive surprises in the future, if that kills a deal, so be it! It doesn't get better than Marks extensive knowledge, experience and continued education! If you're looking to purchase, protect yourself and go with Mark! He's also got a great personality and will make you laugh! read more

While Mark did find several genuine issues requiring correction, several realtors and a general contractor who reviewed Ingraffia's home inspection report state that they had never in their careers seen such a nit picky, over the top inspection report that IMO is likely to spook first time home buyers. Mark Ingraffia is a fantastic home inspector! Impressively knowledgable, thorough, friendly, patient and helpful, Mark is just awesome! We were so nervous buying our first home, and had seemingly a million questions. Mark got us on his schedule quickly, followed-up, and also arrived early to get a head start on such a large house. Then he went over everything with us and answered all our questions with patience and expertise. He is a bit younger than average, but don't let that fool you! He has tons of experience and is the official inspector for the City of Irvine, so he has amazing credentials. He also has a killer website, which is so refreshing and helpful. He got us our report that night, and it was so thorough and easy to understand with all the photos and explanations. We had some questions that came up later in the week, and he answered us quickly and helped us so much! He has an amazing memory and really pays attention to detail. Oh, and his prices are very competitive, and we paid less than we thought we'd have to for a big house. Mark put us "newbies" at ease right away, and we actually had a really fun morning with him and our realtor at the inspection. Very pleasant experience, and I would recommend him in a heartbeat! It's nice to be able to find a kind, hardworking, knowledgeable person and help spread the word about him!!!! read more

"Now is the time to buy your first home. It's a buyer's market..." HAH! Not even. I have spent month after emotion-filled, grueling month searching for a home. I have unfortunately taken a serious look at three properties (two of which did not work out) in the past 10 months and had to plunk down money for three inspections. But at least my money went toward good inspections! Mark Ingraffia was highly recommended to me, and as far I could tell, he did an excellent job on the three inspections. He is punctual, thorough, and efficient. This has been my favorite part of the home-purchasing process. read more

With this crazy real estate market, we were in a position where we needed to find an inspector THAT DAY to have our offer accepted. Mark drove down to San Diego from OC in afternoon rush hour traffic to accommodate our schedule. We took a chance on a home inspection service our agent was unfamiliar with, and we are pleased with the service. Mark did a great job. My husband has some experience in home remodeling, and Mark totally did not mind him hovering the entire time and asking questions. He offered plenty of off-the-record advice on how things could be fixed, which we really appreciated since we will be saving cash by doing a lot of fix-ups ourselves. When the inspection was complete (seems like it was about 1.5 - 2 hr), he stayed a while and we talked about some of the projects we had in mind for the house. And he still got the inspection report out to us that night. Mark has a background in govt building inspection and construction materials testing, so he is not just some guy who took a home inspection course. Plus, he was a really nice guy. I highly recommend his services if you want to be an informed house buyer. read more

Needing a home inspection, I asked my brother for recommendations. Ingraffia Home Inspections came highly recommended from the time he used them. I contacted Mark and set up my inspection. He arrived early and got right to work. As he checked some areas he explained what he was looking for. He was very thorough going over my home from underneath to attic and roof. When complete, he advised I would have an electronic copy of his report within 24 hours. Later that night it arrived by email. A 64 page report with photos, inspection results, and as applicable, recommendations for repair. Now I have a clear road of what needs to be done for my 58 year old home to bring it up to date. Having watched Holmes on Holmes and seeing sub standard home inspections which covered little, I believe Mike Holmes would approve of Ingraffia Home Inspection Service. You will not be disappointed. read more

Mark will research the property prior to the inspection, and on more than one occasion let my clients know of issues on the property and the surrounding area that might adversely effect them. Mark is extremely knowledgeable about building codes and construction due to his background as a building inspector. He will go above and beyond to let clients know anything he finds about the property and how to investigate further. He never makes you feel rushed and will answer any questions you might have as a buyer. During May 2015 I was in the process of buying a home and had contracted Ingraffia Home Inspection to perform an inspection on the home I was purchasing. Mark Ingraffia came out and did the inspection and I paid just under $500 for the report. My complaint is over 2 items that I feel should have been identified by any professional home inspector. Firstly, I found out that the oven did not heat up after I moved into the house and secondly the spa heater had been devoured by rats. Both these issues are items that I feel any person off the street could have identified as problems had they a) opened up the hood of the spa and b) actually turned the oven on to test it. This tells me one thing - Mr. Ingraffia does not do a thorough inspection so beware of using this company as this ended up costing me close to $3,000 after I had moved into the house to have the above repaired. read more
