Dan the owner was overly helpful on so many levels. He helped set up and insulated my water for the crazy cold KC winters. Plus I didn't have the best sewer connection, he ended up creating a pvc pipe connection for me. It's a great place for long stay parking, especially if you are in KC for a few months working like I was. It's very clean and well lit. Full hookups for 50 or 30 amp electricity, water and sewer. There is no WiFi or cable. I ordered an AT&T DSL as the other local companies don't service the area. AT&T was great. You pay the monthly electricity and water is included. Call first, set up a meeting with Fan and schedule a time to pull in. I have a 1989 24' Class C and a perfect spot, but there were quite a few larger Motorhomes and Campers.

She was the person that cleaned the mobile homes out that was surrendered to the park. There was quite a few. Since they could evict you for any reason they wanted by law. The place became a very hostile if you weren't in the click. I had considered moving there but had not during further investigation. I am glad I didn't. My boyfriend of 13 years was the owner of a mobile home. I stayed with him while reparing my home. He got evicted for us not being married. There was a big controversy about this. If that really was the case, then why was I oked to stay in first place. The paperwork and background check was fine under previous management. Well, there was a war to get us out. Even if someone had to lie. This one woman was on her porch alot smoking had always been rude to me, but I ignored it. Well, she had made a lie up about walking my dog. This dog never ever growed until her verbal attack. She really was making up a story, too. There was German Shepards living there, which are the highest ranking for dog bites. My dog had to go to the bathroom and wouldn't do it in crate. The person that smoked alot would always say, "Don't let your dog use the bathroom in my yard." She would always ket her dog run free. I had mine on a leash. Lots of people had dogs that did that. There was no possible way to keep a dog since all fences was being taken down. She called manager and there was a big conversation about that. It ended up we had to move back in my house. Thank goodness we didn't become homeless. Never again live in a trailer park. It flooded. Alot. It was our responsibility. If sewer problems that was on us. We really bad problems with the electricity there very expensive to fix. That was on us. Trees was on us. They did come and cut some diseased trees that didn't show any problems. I never saw the bug they were fighting. No I don't recommend this park at all.

We the residents bought the park and formed a co-op a couple years ago and more and more amenities keeping coming to us since. I've seen some bad reviews that indicate that we don't like children or we've had to evict someone. Yes, there are rules here. Children are welcome to play in their own yard and in any public areas, just not in other people's yards with no permission. And yes, if you don't pay your lot rent, you will be evicted. And yes, there is a background and credit check to move here, like anywhere else. The rules are necessary and keep our community nice. This is a wonderful place to live.

It's a no frills place, but very well maintained - they keep most of the spots' hookups heated so that everything works well unless temperatures are in the 20s or lower for 2 days, which made our December/January weather much more comfortable. The common facilities are clean and tidy, and the campgrounds well maintained. They even had a small lot where we could store our trailer at no extra charge! Best of all though, the manager is exceedingly kind and genuinely concerned about the well being of her guests. This will be our go to choice in the area!
