Ambiance: not a huge location but it is nice sized. We were greeted immediately and seated promptly. Service: Our server was very upbeat and took our order and brought us our beverages immediately. She even returned with paper and crayons for the kids. Food: 20 minute wait for the meal but that's good as it means the food is fresh. The lemon ricotta crepes were pretty good. We were a party of six and we all had different meals and everyone enjoyed their food. The black coffee is drinkable without any additions. That's a win in my book. Our server brought the check but at no point did she rush us and she checked on us often. In total, we spent 90 minutes inside and I'm sure the bill was around $100 based off my rough calculations. I'm glad I decided to give this location a chance. Every once in a while, I crave some good ol faithful Ihop and have been let down quite a few timws. This location renewed my hope in the franchise. Though short staffed, service was sufficient. Shout out to Ms. Ericka and Fatimah. Everyone was working well as a team. Please be patient. I was tempted to try one of the new menu items, a chicken biscuit sandwich, but decided on a value pancakes combo. 7 bucks, can't beat that. It was good, coffee was great. Everyone's food passing by looked delicious. Clean(yes there were some water stains on the silverware, but they weren't dirty lol). I will return. Whoever was on music definitely had me vibing. This place is quite smaller in comparison to standard IHOPs. Yet it gives cosy feeling. The food is quite good, same as other IHOPs. We tried the Chicken Fajita Omelette, Chicken Biscuit Sandwich and a Full Stack Pancake. It was too heavy for a brunch. I would recommend double checking your order while placing it with the waiter. We also ordered hash browns but our waiter mixed it up with more pancakes. But she was quick enough to replace it with hash browns. read more

Looks like a new location. Only booths so you feel like you are the only one there. I've never had a bad meal at ihop and the trend continues. I had a colorado omelette with protein pancakes and coffee. My server, Lucinda, was great and treated me like family. read more

Made my own omelette- Cheese & Spinach w/ 3 pancakes He did- Chicken Fried Steak & Cheese Eggs w/ pancakes. Sooo I received great service from the employees here the staff was very polite and friendly and attentive. My food came out at a decent time and everything tasted great and cooked to perfection. I enjoyed my meal and plan on coming back. FYI they get busy on weekend mornings so expect delays compared to going on the weekday but still great food. read more

Worst waiting and serving experience ever.. Me and my 2 friends was put in the waiting list and it was ok, even though there was plenty of empty tables, it looks like they prioritize deliveries more than the people at the restaurant, after 25 minutes which is ok we were sit down and waited another 25 minutes just to see the waitress started helping everyone else who was sit down after us. We waited and no waitress not a single person came to our table to get our order not even to offer a glass of water. At this point after 50 minutes of waiting we decided to leave. The waitress seems to be nice and i dont blame them but this restaurant needs more personnel more cooks and someone to organize better the restaurant. My family and I came here after landing at the Newark Airport, and it was an okay experience. The wait staff were all very nice, but the service was a little slow. Over 30 minutes to receive half of my order and i had to eat with my complete order even after I finished eating i had to wait over 30 more minutes for someone to come and check on us to see if everything was fine like really poor customer service and paying for something that doesn't make satisfy that's when business starts loosing customers, sorry but you guys just lost one. read more

Came here while in town for Mary J Blige concert. It was one of the few places in the area that served breakfast. Unfortunately, this was not a good experience. We waited 10 minutes to get a table after being told twice by two different waitresses that there were no clean tables available, yet we saw off to the left side of the restaurant clean tables with chairs on top of them. We also saw a person who finally before coming inside to clean the tables was busy outside cleaning the sidewalk. Anyways, after finally being seated in the section with the chairs on the table we were past ready to order. I ordered the split decision with a side of grits and coffee. Everything was ok nothing special except for the grits, by the time the grits arrived the rest of the food had been eaten and the grits were sent back. They do not have a parking lot you have to park on the streetsno way im paying $12 at the parking lot and have to walk and pay for our food
