The most recent work John Hilberath completed for me was a water heater replacement. He contacted…read morethe tenants to schedule and was able to check out the tank the same day and replace it the next. The tenants were very pleased, as was I. i had no idea that a plumber could provide the tank for less than HD delivery and there was no waiting for it; cost would have been the same. He was professional, communicated clearly, and sent me pictures of the finished work. I highly recommend him. John also did the sewer clean out and reconnection the City requires for the sale of a home there several years ago, and did a great job. That job required cutting concrete and then repairing the driveway once the plumbing was addressed.

I see that John has a lot of great reviews. I don't like submitting poor reviews, but I think…read moresharing our experience may be helpful. We had a pretty massive poop-pipe failure that required a complete replacement of the sewage pipe going from our house to the septic tank. We were in an emergency situation, so we called John. He determined we needed a new pipe. John came out and made an assessment. He suggested a guy to dig out the pipe, who initially quoted us $6k to do the digging. Maybe that's the going rate for a 1/2 day of digging 15 feet of pipe, but it was way too much for us. I know this is not John, but it's the guy he brought in so I hold John responsible for his recommendation. We decided to dig it out ourselves. After we dug it out, the landscape guys came out to do the harder parts (going under a retaining wall), and while doing that work the pipe completely fell apart. (i.e.: disconnected from the house entirely). This was no ones fault, but it was an emergency. John knew we were now without a poop pipe, but despite this we were left without a pipe for a full week while we waited for him to return to our house. That meant a lot of unflushed toilets in our house while we waited for John. When he finally came back out to fix the pipe, he refused to do the work to connect the pipe back to the septic tank. I thought that maybe that was out of a plumber's scope of work, but when we had Allred's come out to help they confirmed that most plumbers would make that connection. Finally, we got the tank pumped, and the bottom of the pipe reconnected so John could finish the rest of the pipe installation. When I came home from work, John had installed the pipe at a near 90 degree angle, well above the soil line (see image). The pipe was not above the soil line before, and was not at a 90 degree angle. It was at a steep slope under the ground all the way to the septic tank. John said he didn't have the parts to make the pipe go back into its old position, so he put it back together with the parts he had. He did not talk to us to explain our options, he just made the installation with the parts he had. We will likely need to bring on another plumber to change the angle of the pipe. Overall, he was not a clear communicator, he made decisions without talking with us, he recommended an overpriced landscape guy, he left us hanging for a week, he refused to connect the pipe to the septic tank, and we were left with a 90 degree angle pipe to figure out how to hide. Like I said, some people are clearly happy with his work. That just, unfortunately, was not our experience.

But, Wade came through with flying colors !!! Starting from my original interaction with Lizzy (who is a jewel !) things ran as smooth as possible. My appointment was set up and Cory arrived slightly early ! He assessed the situation, covered in detail exactly what would be done, including code upgrades that were required, and that afternoon (NOT weeks or months later) I had my quote. I was able to schedule the actual installation just a few days after and again, the personnel, Miguel and Benjamin, arrived ON TIME. More importantly, they were PREPARED ! None of this baloney about not having the right parts on the truck, etc. They figured out BEFOREHAND what they needed and had it all, ready to go. Why can't all businesses do this ? I was referred to Duncan Plumbing by my quartz countertop and tile installer. Looking back, I…read moreshould have trusted my instincts and called the Scotts Valley plumber I had successfully used in the past. I scheduled Duncan Plumbing to come out two days after my new quartz countertops and floor tile were installed. They were originally scheduled for Wednesday, but on Tuesday they called and said they had a larger job and needed to move my appointment to Thursday. I agreed, but made it very clear that Thursday could not change because I was having a full knee replacement on Friday. The plumber arrived on Thursday, and we walked through my list of projects. After reviewing everything, he went to his truck to prepare an estimate. When he returned, he started by telling me it would cost over $200 just to install a $35 bidet attachment on one of my toilets. At that point, I told him to forget all of the smaller miscellaneous items and instead provide pricing for only the essentials: Reinstall one toilet in the guest bathroom Reinstall the double-sink faucets and plumbing in the primary bathroom Reinstall the kitchen faucet and garbage disposal The estimate for just those three jobs was $2,000. I was shocked. Based on my past experience, plumbers typically charge an hourly rate, and this quote simply wasn't justified. I asked him to wait while I called my regular plumber in Scotts Valley for comparison. He said he would also call his manager. When I came back outside, he asked what my other plumber was going to charge. I told him I still needed to send photos before they could provide an estimate. He simply stated that Duncan's pricing was comparable to other plumbers and made no attempt to adjust the quote. It honestly felt like they knew I was under a tight deadline because of my surgery and were hoping I would have no choice but to accept the inflated price. I declined the work and told him I would be writing a negative review. Apparently that message reached management, because a woman from the company tried to contact me afterward to "make things right." In my opinion, making it right should have happened while the plumber was still at my house after he spoke with his manager--not after I had already sent him away. By the way, my previous plumber ended up going me a quote for the exact same work for less than half of Duncan Plumbing's price. Out of curiosity, I also researched typical plumbing costs using ChatGPT (see attached screenshot), and those estimates further confirmed just how inflated Duncan Plumbing's quote was. Based on my experience, I cannot recommend Duncan Plumbing. I understand that every company has different pricing, but charging nearly double what another reputable local plumber quoted for the same work felt excessive and disappointing, especially given my time-sensitive situation.
