I was seriously considering making The Park at Tour 18 my next home, but unfortunately my…read moreexperience with the Property Manager, Mabel Angel, completely changed my mind. I initially visited on October 5 and was told someone would be with me shortly. I ended up waiting approximately 30 minutes while the manager was speaking with a coworker, without receiving any update during the wait. When she eventually came out, she apologized, and I remained polite. I explained what I was looking for, toured the one unit she presented to me, and left genuinely interested in the property. The following day, I checked the property's website and saw additional units listed as available, along with promotional pricing that had not been explained to me during my original visit. Because I liked the property, I returned simply to ask for clarification and information about those units. Unfortunately, the interaction was completely different. When I asked whether the other units had also been available the previous day, I was told they had been. I asked if I could see them and was told no, without a clear explanation. I then politely asked if the unit numbers and prices could be written down for me. Ms. Angel responded that she was "not going to write anything down" and said the information could be emailed instead. I even asked if the information could simply be written on a brochure, and she refused. Her demeanor became increasingly dismissive and rude. I was repeatedly interrupted while trying to speak, and I felt as though I was being rushed out rather than assisted as a prospective resident. My voice remained calm throughout the interaction, and I did not become disrespectful or confrontational. When I stated that I would contact United Apartment Group regarding how I was being treated, I was repeatedly told to leave and to "have a good day." I even asked another employee whether this was how prospective residents were normally treated because I was genuinely shocked by the interaction. I left feeling discriminated against, unwelcome, and discouraged from renting here. What makes this especially disappointing is that I actually liked the apartment. The pricing was attractive, and I particularly liked the separate tub and shower and the built-in computer area. I had returned because I was seriously considering leasing here. A beautiful apartment and competitive pricing are important, but so is knowing that you can communicate respectfully with the management responsible for your home. Unfortunately, this experience was enough for me to remove The Park at Tour 18 from my apartment search. I have contacted United Apartment Group regarding my experience and hope they take the matter seriously.

I never had any issues whatsoever. The layout of the apartment was just beautiful. I never heard my neighbors and the pets weren't a big deal either. I never had any pest issues. Not only did it offer spacious apartments but we found at one of the most reasonable prices. We recently moved because we bought a house, but the year and half we lived there was nothing short of amazing. The management is not only very accommodating but very friendly. Anytime we had even the slightest issue or concern it was immediately addressed. They are awesome! The grounds are also very well maintained and I never felt unsafe. I was really nervous about that because we were so new to Texas. It's great. It's also conveniently located to shops and the beltway. No pest issues either which was another big one for me! When my husband and I drive by I tell him I miss it lol. Great place to live!

I have lived at Willowbend Apartments since July 2023, and I recently renewed my lease again…read morebecause I absolutely love living here! The community is clean and well-maintained, the neighbors are friendly, and maintenance requests are handled promptly and professionally. Willowbend has community rules in place to help keep the property clean, attractive, and enjoyable for everyone. Residents who appreciate a well-maintained environment and respect their neighbors will feel right at home here. Since Greystar took over the property, they have offered great resident incentives, including an excellent referral bonus. The amenities are another major benefit--two fitness centers, swimming pools, and a business center. The location is extremely convenient. Although Willowbend is located near FM 1960, it is not directly on the busy roadway. The community is close to IAH Airport, Highway 59 North, the Hardy Toll Road, Beltway 8, Deerbrook Mall, Kingwood, and New Caney. There are also plenty of nearby shopping and dining options, including Trader Joe's, Sprouts, H-E-B Northpark, and numerous restaurants. The management team is exceptional. Cindy and Sheree consistently address questions or concerns with professionalism and genuine care for the property and its residents. It is also always a pleasure working with Karen. The office staff is friendly, helpful, and sincerely committed to maintaining a positive community. The maintenance team is equally dependable and works quickly to resolve issues. Willowbend is a great place to live--especially for professionals and residents who value a clean, welcoming, peaceful, and fun community. I am very happy to call Willowbend home and highly recommend it!

We've lived here for several years, and management has steadily gone downhill. Maintenance issues…read moreeither take forever to address or never actually get resolved. We've been dealing with an ongoing fly infestation for months, and despite multiple complaints, nothing meaningful has been done to fix the root cause. The property itself is poorly maintained. Spider webs, ants, and general cleanliness issues are common throughout the complex. Reserved parking enforcement is practically nonexistent, and management rarely follows through when issues are reported. Communication is also terrible. It's extremely difficult to get clear answers or timely updates from the office, and residents are often left feeling ignored. It's frustrating because this place had potential at one point, but the current management team seems completely disconnected from residents' concerns. The only manager who ever seemed to genuinely care and help residents was Sarah. For the price you pay, the level of service and upkeep is unacceptable. I would strongly recommend looking at other options before signing a lease here.

I moved in about a month ago after living in a house for the past 12+ years. I was skeptical about…read morethe size of the unit, amenities, security, and price given Houston's cost for leasing an apartment. I am happy to say that all of my expectations were actually met if not exceeded! The complex is less than 2 years old, so everything still looks new, the units have the amenities that I value most like energy efficient appliances, a dog walk, a small dog park, washer/dryer connection, plenty of storage, a wonderful management team, and reasonably priced for this area of Houston. I could continue on about this friendly and secure community of only 70 apartments, but you should take a tour yourself. Now...keeping this all real, I was disappointed by the fact that there are only 4 visitors parking spaces for the entire complex, you have to call a dedicated towing company EVERY time a visitor parks on the lot for a visitor's parking code (good for 24 hours), visitors are only able to get a code to park 3 times max per week (oh, no they didn't), and there are no entry/security boxes for you to buzz your guests inside of the gates of the complex. You have to use your key fob to buzz them in, which I guess is cool because you have to call a company for a visitors parking code, write down the code, and walk it down to your guests to be placed on their windshield when they parked in one of those four cherished parking spots. I would have also appreciated knowing this information during or after my scheduled tour so that I could have determined if this was passable prior to signing my lease. Like I said...we're going to keep it real on here today. Despite these "challenges," I would still HIGHLY recommend moving here because I love my apartment! The pros outweigh the cons, and it's all subjective anyway.

~ Recomiendo Zòcalo, hablan español! ~…read more As a highly organized and intentional person, I managed a spreadsheet of 29 apartments and used 3 different apartment finders because I wanted to find the closest to perfect home for the next 8 months. After reviewing all of the webpages, speaking with dozens of representatives, and touring a couple of complexes, I felt confident about moving into Zòcalo for two main reasons: 1. For the price of $1126, an 8th month lease for a 2 bedroom, 876 square feet, newly renovated - never lived in, top floor apartment, was unbeatable and the main selling point for me. I was also drawn to the fact that 1A. everything from the bathtub to the laundry machines in the unit were new, 1B. the community is well cared for and still up and coming, and 1C. the amenities of the filtered water station, lounge workspace, weights room and the additional yoga/dance studio make the complex a wholistic space. 2. Desiré - the Assistant General Manager, was one of the most helpful and patient leasing representatives I engaged with. After asking over 50 questions, reading the lease word by word, and maintaining a high need for communication, Desiré consistently responded and additionally went above and beyond to address matters I didn't directly bring up, but she knew I'd care about. The cherry on top was when she respected my partner's pronouns and didn't assume their gender - which is rare here in Texas, but important and affirming as queer people. Pro tips: 1. Check-in and write a review on Yelp if you'd like to take advantage of the $30 application credit. 2. If you're an educator, veteran, first responder, or medical practitioner, ask if you're eligible for a waived deposit! 3. Ask about the available units and if you have a particular preference of placement, ask if you can view a specific one. Because of COVID they're tryna limit the number of folks in the space. 4. If you aren't using an apartment locator, check out @fancyapartments_htx on instagram - as they offer a move in credit for including them in your search and referral process. All in all, I am beyond excited to be moving in in a couple of days and am grateful for having found such a gem. Check out Zòcalo for yourself - their web presence is just one piece of the puzzle and it's worth the consideration!

I lived at Zocalo for almost 3 years, and this is my honest review of both pros and cons…read more Pros: - It's a diamond in the rough. (And it is pretty rough.) The neighborhood itself is awful. But for Spring Branch, it's probably one of the better complexes you're going to get. Best bet: Just don't move to SB lol. It's kind of a s*** hole. - Maintenance is okay and selectively responsive. Many problems that came up with maintenance, I believe, stem from lazy office management and their refusal to communicate. The property is maintained well. - Pet friendly, and other pet owners are courteous and cool. The people compensate for the nasty management. - No major issues with pests, as long as you stay on top of having pest control every couple of months. (Note: They only spot treat) - A pro and a con: They leave you alone for the most part and are not intrusive. But when you actually need something, they still ignore you. Cons: - Management: The biggest reason I can't give this place 4 stars. It started off much better here when I moved in. Only one manager has stayed (Ericka), but she doesn't respond and does not care about getting to know you. Neighbors have expressed the same sentiment. Just overall nasty staff to deal with who seem oblivious to how awful they are. They recycle staff almost daily, which is a sign of a complex going downhill. The best managers have not lasted more than a few weeks, and it's such frequent changes that they have no clue what's going on, and make it clear they don't care to. Calling the front office, you will be greeted rudely and talked down to like you're stupid, and don't expect an email response despite the importance of putting things in writing. You'll be ignored. - Safety: While it's safe-ish, management seems to work hard to make it as unsafe as possible. My car was stolen out of the lot. Cars and trucks always have windows smashed, trucks up on cinder blocks, gunshots aren't uncommon, and there is always a non-working gate that they ignore for months. 9/10 chance your car will get jacked, smashed, or something similar, and management will begrudgingly (if at all) send out a text that it's YOU who should be more diligent. God forbid they do anything about it. - Plumbing: There is a serious plumbing issue with this place. My apartment flooded with what smelled and looked like sewer water at least a dozen times. They ignored it the vast majority of the time and told me to have my insurance deal with it. That is their answer to everything, so they don't have to do anything. I've spent hundreds of my own money on repairs and lost so many belongings as a result of the flooding that happened weekly for a while; it's unreal. When I moved out, it was evident that I had been living with black mold hiding in places all over the place. The building is literally sinking into itself, and the floors are all warped by plumbing issues. My upstairs neighbor had a literal cardboard box placed on his ceiling to stop a leak that had been coming into my apartment as well. Unsurprisingly, the leasing office ignored his emails, calls, etc., and as I heard, he still had that cardboard box covering a hole in the ceiling. -Move out: Since nobody knows what's going on there, the leasing office came pounding on my door days before my move-out, and when I called the office after waking up, one of the fly-by-night leasing agent ladies was as rude as ever, acting like it's my fault she didn't know when my move-out was. And then they charged me extra for the days that they miscalculated. Sorry, but how's that my fault? Not my problem that they f*ed up. - especially after a year of neglecting a mold-infested apartment, refusing to replace a fob after my car got stolen off their un-gated, unsecured lot, and not replacing it for 4.5 months, but still charging me monthly for it and -surprise- ignoring all emails and phone calls about it. Unfortunately, this place had a lot of potential a few years ago. But they stopped caring, and so the place just went downhill. Wish I could recommend but honestly glad to be gone.
