Leasing was such an easy and smooth process with the staff of Pavilion at the Groves. Anytime there is an issue, they are quick to respond especially with any maintenance requests. The entire staff is friendly and helpful, and management is amazing here. I've rented at a lot of complexes and this is by far my favorite. Renewed my lease recently and will continue to do so! Long post - please read if you are considering moving here. If I could give zero or negative stars for the amount of time and money wasted, I would. I will change this review to 5 stars when the issue with MyLoftLiving is fixed. This apartment has the most predatory and draconian towing policy in any apartment I have seen in the past 15 years. If you live here you will get towed even if you follow the rules. I believe there is a system in place to profit off of residents and the apartment gets a kickback from every car they tow. It is actively hostile to any residents, and the apartment (specifically Maggie) refuses to help or do ANYTHING to remedy the situation. When you confront the apartment, they point their fingers at the tow company and say "sorry, our hands are tied, we can't do anything" (even though they are the ones who set up this system) and when you confront the towing company or the car lot, they point their fingers at the apartment and say "sorry, our hands are tied, we can't do anything", leading to a loop of unaccountability. You can end up in this situation even if you follow the rules, and the apartment will refuse to refund you the literal thousands of dollars you will waste. If you move here, be prepared to get towed and lose money. Here is a full breakdown of the situation for those curious: 1. We had a friend arrive at 10pm during the christmas holiday (3 days before christmas!). I told him to park on the far west side of the apartment where there is never any cars (always empty). I thought he would be good for a single overnight stay. Nope, he was towed at 3am, less than 5 hours from when he arrived. They allow the predatory towing companies to snoop around the parking lot at 3am because its the best time to catch prey (rent-paying tenets) 2. For a different time my car was towed (not my friend), You are NOT contacted if you have your car towed. No email, no text, no message through MyLoftLiving. The apartment will MAKE SURE to tell you if a food truck out front, but will forget or outright refuse to contact you for a towed vehicle. To quote Maggie (the Community Manager for the apartment) "We have over 320 vehicles, we can not send a message for every vehicle". Sorry Maggie, but are you making excuses for how you are unable to do your job? Because they failed to contact us, our car ramped up daily fees at the car lot for over a week. 3. If you put your cars info into MyLoftLiving (the official community portal where you pay rent), you will get a success message saying that the car was added successfully. YOUR CAR WILL STILL BE TOWED because the apartment switched to a new system without updating the old one. There NEEDS to be a message on MyLoftLiving that says something like "Car Failed to Add - Please use My Community VIP". Like I said at the beginning, I will change my review if this one thing gets changed, because I was screwed by this (false sense of security that I added my car) and other people have been screwed by it as well. The apartment manager told me we weren't the first to have this happen, which is why I think its purposeful and predatory. The person who eventually reads and responds to this will say "Hello, sorry for your bad experience, you are required to register all cars with My Community VIP", please fix your website to reflect this, and stop being hostile to tenets. "There is nothing we can do" yes there is, but you refuse to do it, and refuse to refund tenets for this headache machine you have crafted yourself. P.S. Hugo, Holly, and Lucy are fantastic. Don't live here if you don't want to deal with predatory tow-truck drivers. The management leaves at least one gate open 6 days out of the week so tow truck drivers and other freaks who don't live here have the ability to come into the community. When talking to the front desk people about this they have an extremely aloof demeanor, almost laughing at you if you ever have issues, tell you their "hands are tied," and do not offer anything to alleviate the frustration. There are two separate websites that the complex offers to register your vehicles but only one of them is correct. If you choose the wrong one, you will get a confirmation email telling you your car is registered. It is not and your car will be towed in less than 6 hours. Especially at night. The management acknowledges that the tow truck drivers are more active at night than during the day and deny any ability to do anything about it. Basically they will wait until 3am or 4am to tow your car to make sure they don't have any problems with getting the car. So, even if you /try/ to follow the rules, they punish you. The complex manager has also stated to us that she "cannot contact the owner of every towed vehicle" despite a full name and phone number being attached to a vehicle if you register it. So what's the point of residents giving that information if, evidently, it doesn't matter? What's the point of registering if you're still going to be towed? Why do they leave it up to the towing company to contact you (which they will absolutely not contact you in a timely manner) if the car was on the complex's property? Really seems willfully neglectful on the part of the community manager. Furthermore, the impound lot they have made a deal with is owned by an insanely hostile group of people who will make terribly insensitive and uncomfortable remarks about your race. God forbid you do anything to upset them because they will threaten to keep your car and refuse to help you. The cherry on top is the fact they do everything in their power to extract as much money from you as humanly possible (including not express-mailing the legal document that tells you when your car was towed and to where so they can push the highest legal maximum fee onto you). With the voracity in which they have vehicles towed from the (never full) lot, I can't help but think the complex has a monetary incentive to tow your car. If you have car-towing-induced PTSD, consider another complex. read more

1. Paper thin walls. And I mean paper thin. If your neighbor stays up yelling and playing games or whatever other activity, you will feel like they are right next to you. 2. Raccoons taking out your trash. You will have raccoons and you will rather walk to the dumpster a few feet away from the building rather than cleaning a trash mess and stained hallways. Meanwhile, wasting $30 a month on trash pick up. 3. A couple of weeks after move in the pool was closed due to "unforeseen" maintenance. The reality was that management did not keep up with their certifications and was made to close the pool until they are up to code again. 3 months closed. 4. Your friends and family are only able to visit you 7 times a month otherwise they get towed. 5. The girls up front are great to the extent they are allowed to. read more

Was here from the beginning and worked with both management teams. Both took good care of the grounds. Current team proactively manages issues as they come up. Lauren is very helpful! My apartment home away from big city traffic at the same time within striking distance of Houston Texas. It's quiet, clean cut and hidden away in woodlands just near Sam Houston 8. I have shopping business in every direction so it doesn't matter which way I come or go, I can easily pick up anything I need. I knew this place was the real deal when shortly after I moved in someone rammed the gate broke it off. I ran some errands came back 4 hours later. The gate was replaced running smoothly like nothing ever happened impressively. Front office staff Lucy & Holy and others are amazingly professional and courteous. They actually care to listen to concerns and take care of issues right away. Maintenance team is spot on. So for so good, I've been able to accomplish a lot personally and professionally with peace and quiet at home. I resigned a new lease because there's no other place I'd rather be. My husband and I moved in mid July and there were a few things that could have been done differently upon move in but not anything major. Upon move in we received a welcome package in our apartment which was nice with details about our trash service but no information about our mailbox, how to let guests in the gate, or for any codes to get through out the premises. We received this a week later and after I asked for it. 1st week being here our pantry had an ant problem which I feel pest control should have handled prior to us getting here but then I probably should have asked for it to be done as well. Other than that our apartment was very clean with fresh paint and the amenities are also why we love being here! read more

This apartment complex has a HUGE bug problem. I've never had so many bugs in any previous apartments before. I get all kinds of bugs, when I first moved in there was a fire ant problem, and has continuously had gnats all over my apartment as well as other unidentifiable bugs. It's disgusting. I've had their pest control come twice and it has not helped. read more
