From day one, my "new" apartment reeked of stale cigarette smoke. It wasn't just a faint smell; it was practically soaked into the walls. I even suggested painting the walls and a foundational cleaning, and offered to buy my own odor absorbers to help. Their brilliant solution instead? An HVAC blow-out. It did absolutely nothing. I tried everything - air fresheners, burning incense - anything to escape that disgusting smell that clung to everything. It didn't just linger; it ruined my nice couch and mattress, leaving them permanently tainted. Adding to the misery, I also had to contend with a mass bug infestation. I made them aware of the problem, and they said they would fix it, but guess what? They never did. I was left to take matters into my own hands, constantly buying and setting out my own bug traps just to keep the creepy crawlies somewhat at bay. Then came the parade of incompetence with maintenance. My AC broke down not once, not twice, but repeatedly, leading to a massive leak. Every time I reached out, I was met with such condescending emails or voicemails - like I was inconveniencing them by having a broken AC. the AC was the real torment. When it gave out for the third time, while I was gone for an extended period, they claimed it was "fixed." I returned to a sweltering apartment where the thermostat insisted it was 75 degrees, but the actual indoor temperature was a suffocating 94 degrees - a heat that's simply impossible even with the AC off. And then I saw it: the bathroom ceiling was literally collapsing, dripping and crumbling. This confirmed my worst fears - mold was everywhere, visibly growing on the ceilings and under the sinks. They patched the ceiling, but the AC still barely worked, lasting maybe three days before blasting 94-degree heat again, all while I was being charged insane amounts of money on my energy bill. The place wasn't just uncomfortable; it was a health hazard, completely unlivable. But what truly made this place intolerable, what pushed me over the edge, was their outrageous disregard for my privacy and safety. They entered my apartment without my consent. This wasn't some honest mistake; it was a shocking invasion which they even admitted to doing..... And it's not just me - I met another resident whose power was actually shut off by the manager because he didn't immediately respond to a noise complaint he got on a Saturday afternoon! Feeling utterly unsafe and exposed, I told them, "Please do not enter unless there's a life-threatening emergency." That simple, reasonable statement? They twisted it into their leverage. They refused to let me out of that hellhole lease without a hefty fine, which I had no choice but to pay. I wasn't risking mold poisoning or continued invasions of my privacy. I even had to get an attorney involved, but even that couldn't fully protect me from their manipulative tactics. I'm sharing this because no one should ever have to go through what I did. Every time I spent more than two seconds in the parking lot, I ended up meeting another one of my neighbors and having a wonderfully positive interaction! The management, especially Marlowe, are amazing. Everyone is extremely caring and empathetic. This is their community too and we could tell they cared deeply about our experience living there. We lived in a 1-bedroom plus office, which we needed since we work from home. This was a great place to work from home because we could leave our apartment and take the trail right behind building 6 down to the creek if we wanted a break in nature. In terms of repairs, every time we needed something fixed it was addressed immediately. Fortunately, everything worked well during our time there, but when we were having trouble with our washing machine, they gave us a replacement immediately! We moved out to live in a single-family house with a big back yard but if I were to move back into an apartment, I would go back to Barton Hills Apartments.

All the grass is dead. The stairways are inaccessible. And the elevator was out for over 1 month. This place would be a 4 or 5 out of 5 for the cheap price, great area, and attentive staff but I had to move out because of 6 months of genuinely hearing yelling, all day long, right outside my door. Also, the laundry system is a pain in the ass. Cash may only be used to recharge a charge card in the leasing office. The office is open during regular business hours, so 5-days in office means you'll rarely get the opportunity to refill your charge card, making doing laundry for someone who works 9-5 m-f difficult without planning a visit home during the workday to recharge your card.

Since I was moving to Texas, my roommate went on apartment tours since she was already living here. When she was given the apartment tour, the place looked decent. However, you never get the apartment you tour. Our move in date was July 9th and I was excited to finally unpack and call this apartment home. When I got there, it didn't seem like the apartment was ready for us. There was a hole in one of the bedroom closets. The cabinets were not painted -- maintenance came in and had me remove all my stuff from the drawers and cabinets so they could paint it. The sink was backed up. So many more. Fast forward a few days, maintenance comes into our apartment to replace the bedroom closet door. I wasn't home that day so I wasn't aware that they were coming. I come back to see red sauce/stain on my white bed sheets. I never eat in my bed and it wasn't the time of month stain. I was so upset -- I went to the leasing office and they told me that maintenance didn't do such a thing as make my bed sheets dirty. So how did that happen? I am grateful they gave me $10 laundry card so I can clean the sheets. Another issue about this apartment -- it was infested with roaches. Every morning, I would kill at least 3 roaches. Around dinner time, a few more appear. My roommate and I are clean and we clean up after ourselves. However, there just seemed to be so many roaches EVERYWHERE. We've gotten pest control to come and spray down the apartment, but it didn't help. When we come home from work, there weren't any roaches. However dinner time approaches and they're back. It was horrifying. These roaches were in the bedrooms, kitchen, and living room. Sometimes I would find a roach crawling on my bed. It was a nightmare living with them. In my personal bathroom, the toilet smelled horrendous. It smelled like stale pee. I had to buy so many cleaning products to clean my bathroom and leave in the toilet to help with the smell. When I informed the leasing office, they told me that maintenance would come and check it out. They said it didn't smell like anything, but in order to solve it, they got a cleaning crew to clean my bathroom. Funny thing is, I've had multiple people tell me how terrible the toilet smells. When showering, there is a whiff of more stale pee. That's when I realized it could be the pipes that are corroded causing the smell. It was awful. I hated being in my room cause the smell of stale pee was always lingering. When I emailed the leasing office about the smell of the bathroom, I also added that my sink was a bit backed up from the last tenant. Instead of handling it, I had to purchase tools to unclog the drain. This was when the landlord decided he wanted to speak to us. When my roommate and I put in requests about the apartment and informing them about all the issues that we had at the apartment, the landlord/property manager said he would rather pay for us to leave the apartment complex than to pay for anymore issues with the apartment. He told us that he would prefer that we never rent an apartment again from any Tramor property. My roommate and I spent months looking at apartments and spent so much money and time moving in. Even if my landlord would've paid for movers and given us all our money back, we would have to find an apartment to sign in less than a month. This is not how you manage property. Since then, we were always too afraid to put in any maintenance requests. He told us if we wanted to live there, he implied that we will not bother the leasing office with maintenance requests for 2 months. In his terms, he is giving us a 2 month trial on living there and then decide again with what he wants to do about our lease. We lived our lives with a roach infestation issue and just kept our mouths shut. That was the worse 11 months of my life. The moment I signed a new lease, I moved out 2 weeks early cause I did not want to be there any longer. I know we can't pick our neighbors, but our downstairs neighbor would hit their ceiling. We lived on the 2nd floor and the floors would creak. Every 2 steps the floor would creak and we felt so scared that our downstairs neighbor would bang their ceiling to tell us to be quiet. There were days when my roommate and I would walk around our apartment at 11PM and just chit chat and we would hear banging. We were scared to walk around freely because of them.

Multiple types of mold were identified including black mold (toxic and pathogenic). I terminated my lease. To the best of my knowledge my unit (408) has not and will not be remediated. As of writing I have not heard of any other units being remediated either. My journey is a bit too long for a review. But I've had significant health problems when living in Coldwater and missed 4 months of work and spent over $5000 in medical bills. Im currently trashing many of my belongings to avoid cross contaminating my new apartment. And I am expecting about a 3-6 month detox process to return to health. Mold is unfortunately not well covered by law, insurance, or healthcare. 1. Landlords don't have to test or guarantee mold levels. They simply have to give the tenant a safe living space and make fixes in reasonable amounts of time. It's rather lax in definition making it hard to enforce. 2. Renters Insurance does not cover damage from mold. 3. Health insurance doesn't cover mold toxicity treatment and most doctors covered by insurance aren't trained to recognize it. I recommend paying out of pocket for an integrative or functional medicine doctor. Due to a history of mold in this complex and poor mold protections, I would not recommend taking the risk of living here.

There were some issues from living in older buildings. When it rained, water came into our kitchen from the path up to our front door and, if it rained really badly, it poured inside around the sliding glass door frame. During the summer, the AC struggled to keep up with the heat. That said, maintenance is kind and responsive. While there, the water heater in the unit above us burst, flooding our apartment. Management was helpful, giving us an extra unit to store our stuff in to avoid mold growth. They also let us transfer our lease the same week. However, they refused to give us a rent credit despite the cost of time off from work and incredible stress. Renters insurance covered the cost of our extensive property damage. Overall, my experience was positive despite some friction points.

The only con I can think of is that all packages are delivered to the office, which is nice for security but it is closed on weekends and sometimes for a few hours during the day since there is usually only 1 person working.

Apartment review…read more I'll start by saying I'm paying "2460" a month for my apt.. Quotes because Utilities not included, the trash valet that you HAVE to pay for isn't included, and washer/dryer isn't included. Or internet. I know that's common for apartments, but still. You cannot link a debit card or credit card to auto pay your rent without like a $45 dollar convenience fee. You have to jump through hoops to avoid all their extra fees, and when you confront the manager about it, regurgitates what corporate told her to say, and rolls her eyes at you So within less than a week of moving in, my fridge and freezer break in the middle of the night. Ruined the groceries I had in there. I luckily cleaned all of the frozen stuff out before it fully melted and made everything sticky. Maintenance comes and says "well, at least you had no groceries in there!" About a week and a half into living there, the outlet that my tv is plugged into burns and Melts while I'm in the shower. The fact it didn't start a fire is very lucky. It Damaged my new tv. First thing management asks me is what devices I had plugged in I say, I had ONE TV plugged in. Still, I could've had 3 and it still shouldn't have burned and melted; the circuit breaker should've switched. Except it was just one single tv. Maintenance comes, and they tried to act as if it was my fault. he asked me to turn on the tv, seemingly to test an outlet, then he tries to say the display is working fine. I had to have them stay and watch something to made it blatantly clear the tv was damaged, and they made me repeat "I know you see that." Many times before admitting it. Management then tried all the tricks to try to get out of paying. They asked for proof of purchase, for receipts. Different stuff. Like I mentioned before, I tried to come in to discuss avoiding the "convenience" fee on the rent payment center, and manager literally was incapable of not rolling her eyes and repeating her corporate manual. It did also seem like she wanted me to to pay the convenience fee So I've been here less than 3 weeks, maybe less than 4 I forgot. Today. Monday morning, (may 2023) 9am. I get up to take a shower and start my day. The water is off. Totally off. I call accountant and bank and ask for details abt my rent payment and utilities payment, because it's the first of the month and I'm sure this must be my fault. Nope. I Go to the office and they shut off the water without giving us warning. Monday morning at 9am. (I am updating this review as of January 2024. They have shut the water off without notice many at least 8 different times. Sometimes it'll be off for hours. We are not given warning most of the time.) I called the front desk, Front desk says "ummm, we sent an email but ummm... we only sent it to one building because ummm... we didn't know ummm... it would be the whole complex.... Thanks! Have a nice day!" The gym/ most of the amenities are out of order indefinitely. So I initially wrote that the gym seems out of order indefinitely, and it is. I have been here for nearly a year, they lied about how long the gym would take. (Updating this as of January 2024. I moved in April 2023 and they said the gym would be done July 2023 by the latest. the gym is still not done.) There was an ENORMOUS leak in my kitchen, and in the walkway leading to the kitchen (both on the same day.) it took 8-10 towels to mop up. It kept coming for over a day. Maintenance had to have someone come into my apartment and break open the wall. The lights in garage and entryway to my apartment went out and have been out for a long period of time. The toilet seat is super cheap flimsy plastic and broke easily. The bathroom sink is clogged/drains very slow, and I have only ever shaved there two times. I don't have a big or long beard either. I haven't asked maintenance to come fix these problems because having them come in and out has been so exhausting. The Outlets in kitchen and in dining room and near glass sliding door suddenly went out with no explanation, maintenance was not in any rush at all to come fix At night, I noticed sometimes there are power surges or brief blackouts here. Idk what it is. The lights will turn off for a sec/flicker. Despite all these problems, I moved all my stuff into here, and it would likely be easier to renew my lease rather than find a new place and move everything out. I was debating leaving a bad review as I did not want to put a bad review on somewhere I am currently living, But today, with no explanation given, I was handed a notice of lease termination, meaning they are not going to allow me to renew my lease. So I thought I'd leave the review For me the lease termination is an inconvenience, but for someone with less options, something like this sudden and unexplained lease termination could be seriously detrimental. I would not recommend renting here.
