We bought our fourth home using a realtor, which as it turns out, we would have been better off…read morewithout. We had a very specific floor plan in mind, which required a guest house situation, so we figured we would look at used homes, before we went to a builder that we had in mind at the time, to see what was on the market. Of course there were very few homes that met our needs, so we ended up "giving" the team our deal with a builder that were were looking at prior to signing up with Cathy Stubbs Team. The builder ended up being a HORRIBLE experience as well, but we later found out, that our realtor did NOTHING for us in regards to being misled, and assisting us in the negotiation process, due to the fact that she was paid at sign of contract, and the builder marked up the price of our home, to accommodate the realtors cut. Needless to say, she didn't assist when a very serious situation went down during the building process, and she didn't even show up to closing. To top that off, we never received any thank you gift, just cards for more business ( since we have our other home for sale).We went to another group to list our other home for sale. I would NOT recommend this company.

Went to the front desk to inform them and the lady working was apologetic and got me a new room asap which was the same layout as my first just on another floor, I checked the pullout bed first and still, piss stains on it so I was upgraded to a new room with 2 queen beds to avoid sleeping on the pullout since I had other people with me which required more than one bed. That had me feeling really dirty and paranoid that everything was dirty but what sealed the deal was the fact that one of the people staying with me in the room took a shower and used the provided shampoo they have and it came out with some black gunk. Thankfully he washed it off and I packed some shampoo and conditioner in case just to have but if I didn't have it then what a mess the situation could have been. The couch still smells and feels itchy but that's okay, at least I'm not sleeping on it. Again wonderful front desk worker, shitty rooms.

Instead, Liz managed every step with professionalism, strategy, and an incredible amount of dedication. What impressed me most was that she never simply accepted what the buyer asked for. She dug into every repair request, compared contractor quotes against the inspection report, brought in independent experts, and challenged anything that wasn't supported by the facts. Because of her diligence, we avoided thousands of dollars in unnecessary concessions and repair costs. Several major buyer requests, including foundation concerns and other costly items, were either significantly reduced or eliminated altogether. She was also constantly thinking several steps ahead. When appraisal became a concern, she came up with a creative way to restructure the transaction by adjusting the purchase price instead of relying on seller concessions. It was a much cleaner approach that reduced appraisal risk while keeping the deal together. That kind of strategic thinking is something you don't see from every Realtor. Communication was another area where Liz excelled. I know nobody likes HOAs and they can be a bit intrusive but this one seems to let neighbors (reasonably) take care of themselves. The staff can be finicky at times, esp when renting out the clubhouse but they do what they can to keep residents informed of events through community watch emailing and sign postings. HOA fees are high in this area in relation to surrounding HOAs (i.e. Lakemont, Lakes at Bella Terra)
