Dropping off the earnest money was easy and once that happened they created an online portal for myself and my wife to see what all was needed. There is an online chat function that also sends an email whenever there is a new message. Everything was super smooth and very responsive. We closed during SNOVID, so they were still responding from home with limited email/power/water/etc. We were able to coordinate and close remotely and get the file funded shortly there after. I would highly recommend them for anyone looking for a title company that is responsive!

To start everything: My fiancée and I were purchasing a new house, where we came across the house we ended up purchasing. First the house was about 95% done just. Needed a few things on the inside completed. Tom the project manager, was not very helpful. After we got our 3rd party inspection, Tom told us he would take care of the issues the inspector found, especially the backyard where the ground was corrupted. Well after getting the keys this was never taken care of nor did we get the opportunity for a final walk. Also within the buying process (prior to closing) Tom told us he would take care of the grass and trees until we closed on the house and after that we would have to take over. Which is fine, except he did not take care of any of it. Our trees were dead when we got the keys. After getting the keys (prior to moving in) I would go and water the grass and trees daily to make sure the lawn looked okay but it was too far gone for the trees. Also when we were appliance shopping for the fridge, I asked Tom multiple times what is the measurement of the area for the fridge. His response was "it can hold a regular fridge". This made the process of purchasing a fridge very difficult and at the time we didn't have the keys so I couldn't go in and measure myself. Finally we were able to get the info about a week later and we were able to purchase a fridge. Also I want to add that when we did close and the house was supposed to be cleaned by the cleaning crew. They sent one person to clean the house who attempted to "clean" the house in 15 minutes. Which they didn't clean at all, there was dust and debris on the floor. We had to contact Tom to have the cleaning service come back again same day to clean. Even after the second attempt, we found that bathrooms and shower heads; countertops etc were not cleaned. At this point we were fed up and unfortunately had to bite the bullet here. Reminder this house was completed September 2022, we moved in October 8th 2022. In December we noticed a crack in our master bedroom ceiling, so we requests to have someone come take a look. The gentleman was able to patch it up pretty quickly that day and told us it was a "settlement crack". The following day, my fiancée and I received an email from KB Homes telling us that the crack that was fixed is not included in our warranty and that it was only fixed on good faith. Which if this is a settlement issue on the house, then that would factor down to a foundation issue on the house. Also mind you, this house was built in 2022 so not sure why we would see such a crack that quickly on the house. Again, I DO NOT recommend purchasing a house with this builder. And if you do, decline to answer any surgery questions until after you've lived in the house at least a month or two. This will give you the opportunity to see the response times from employees and experience the house. If anyone would like to see the email from KB please let me know. I will add the email as well

I'm sure it's hard to get leads and with the market not ideal realtors seem more aggressive than usual. I did what most people do and that was go to the big name company. Just doing the online application said I qualified for a substantial amount. Then I decided call and speak with the banker for RM. He said I qualified and I feel like out my hopes up. For about a week of submitting tons of paperwork I've been was told that I did not qualify because I was self-employed and did not have a W-2 to submit. I did show all my other banking statements and tax information. I was bewildered. I decided to go and look for someone local and read many reviews. Finding Laura Eason with Texas Top Mortgage was a blessing. Best decision I ever made. She made me feel completely comfortable and explained every detail to any question I had She was available non-stop. The property that I purchased had many issues along the way and there were times where I would think it would fall through but Laura seemed to figure out everything and make it work. When I had fears, she put me at ease. Believe me, there were roadblocks ( on my side) but she always said " we will get through this, it will be O.K" . She made my panic attacks disappear. Not only is Laura working on my behalf but she also really cares and puts you as the number one priority maintaining other clients as well. Do your research on a lender. I did. Never have I ever worked with a title company that cared less about me or my business. Over and over they promised to do things that they did not do. Things as simple as a call or email to provide an update on progress. I called several times and left messages with the front office staff and on answering machines. I even went up to their office once because no one was returning my calls. Even then the person assigned to my file was not available to see me nor did she return my calls. When I called and asked to speak with the person in charge I was told it was the person assigned to my file. Stay away, far away.
