I rented unit 12415 Columbia Way apartment C downey, CA 90242 for nine years, and this is the condition of the apartment and nothing was ever fixed by the property management By far the worst property management ever!!!!! I've contacted HPK several times regarding repairs that need to be done in my apartment, and they never fix anything. I've emailed, called, and even gone to their office in person, yet nothing gets addressed. Instead, they continue raising the rent while ignoring major issues.!!! The carpet has water damage from an old boiler that exploded, and they refuse to replace it. In the bathroom, instead of properly fixing the tile, they just covered it with silicone -- now mold is spreading everywhere in the shower. I have children, and we are being exposed to this mold daily. I've sent them pictures multiple times and still have not received a single call back. What makes it worse is that instead of addressing these serious health and safety issues, they seem more worried about my security camera that I placed outside for my safety. Due to a neighbor that continues to harass me over parking because HPK cannot manage the parking situation!! They completely ignore my other complaints. This management company has shown zero concern for tenant health, safety, or well-being.! Chris should be fired IMMEDIATELY she's extremely unprofessional spreading everyone's business at this apartment complex! It's embarrassing that this company is called "PROPERTY MANAGEMENT" I've now reached out to the owner myself! Don't get me started with our crazy maniac-neighbor downstairs who harassed myself and my kids and management did nothing!!! read more

This company manages my condo HOA. I notified them of a roof leak that caused water damage to my ceiling and NOTHING was done about it. Emails, phone calls nothing. Then I was verbally told that the roof was fixed. No invoice given, no proof. Nothing. And every time it rains this spot gets worse. After the 2 day rains last week the spot doubled in size. there is black mold showing AND it's opening up. They STILL have not done anything about it. I've been lied to, ignored, and they have allowed and caused worsening property damage to my home. They have violated California Health and Safety codes and Civil codes. My neighbors have repairs needed to their properties also and are being ignored. We will be finding a new company to manage our HOA. DO NOT do business with these people. You will regret it. Just like we do! read more

The key fob to our laundry room has been broken for 3 weeks now. Anyone and everyone wanting to do laundry has to climb in through a window inorder to get access to the laundry room. I've called HPK for 3 weeks now, so have other neighbors and they still don't know why it hasn't been fixed or when it will be fixed. Horrible company. We never had this problem when wh needed a key. Then they decided to get fancy and changed it. read more

I've been trying to contact the company for weeks. I have left message and no one has returned my calls. For the last two weeks I've been waiting to hear for the managers. I need to sell my condo, and I made this requested several months ago, and I have not heard from the agents. I hired this company and have had an excellent relationship, but something seem to have happened. Our family used HPK Property Mgt. For over five years. What a change in our lives! They handled everything! They kept us informed at all times! John and Chris, (owners), did an excellent job over seeing our properties! We thanked God we found them...excellent service for an excellent price. What a great team they have, including their bookkeeper! I believe they have been in business over 40 years and it shows! read more

HPK has been a life saver for us. We moved back to LA area from northern CA in 2019. The house we rented was managed by HPK. 1year after moving in the owners wanted their house back so we had to move again. Chris at HPK went out of her way to find us another house and it was so much better than the first one. We have lived here almost 5 years and any time there was a problem Chris responded right away and help was sent. We believe in mutual respect and honesty and have gotten it right back with Chris. I truly appreciate Chris and John and all who work with them to serve their tenant community. They do a very good job under a whole lot of difficult circumstances. no Raise a glass to HPK read more

Unscrupulous management company. Don't bother calling them for repairs. They don't follow up with requests. I didn't get my deposit back after emailing them twice. I would never want to deal with these people again. read more

Am giving this company 1 star because there is no option available for zero. This is the worst Hoa management co. Ever! The gates don't work properly, we have asked for them to be fixed and we are ignored. It took them 2 years to finally spend the money to fix a falling balcony. The pool is in horrible shape. Nothing ever gets fixed. During zoom or in person meetings you are rarely allowed to talk and if you can get a word in, the answer to any topic always is we'll get back to you, but they never ever do. They are a total joke. They ignore emails. They don't respond to phone calls. Who owns this company? How can we get rid of them?! read more

So far soo goood. We have recently found ourselves in an extremely stressful situation of having to move out after 18 years of renting. HPK eased our stress with an affordable application fee and provided an update within 2-3 business days. We are still awaiting results, which is probably just the formalities of applying for a rental. Keeping positive for a great outcome. read more

I highly recommend Hpk. "I really had a great experience with the company as a whole and the staff. The staff was very professional and are just great people to take care of family's that are in need of a home. I appreciate the quality and work ethic they bring in every area." Chris and John are two amazing people that really treat you like family. My family really appreciates everything they've done for us. Thank you Hpk. read more

This property management is the worst. They do nothing for the you! I'm a homeowner at one of the locations that they supposedly manage but they do nothing. We are suppose to have annual meetings and we haven't had one in at least 7 years. Then the lady that I spoke with responds that management companies usually don't do anything but the bear minimum. What kind of an answer is that?! They are terrible. Our complex is falling apart with termites, it could use new paint, new door for the trash bin, new signs, etc. They do absolutely nothing!! I highly recommend you do your research before you commit because this place is not it! read more

This will be my 2nd time renting from HPK and I can honestly say I am looking forward to it. I applied, was approved, and in no time was i moved in. Do not do business with this company, they do not care if they illegally change the price after the acceptance of a deposit, as long as they can continue to kiss their clients a**. My family was looking to rent a house from them and wanted to act fast so we put down a deposit. About 2 weeks later, after we've already put in our notice at our current location and packed up half of our belongings, we get a call that the property owner wants to raise the rent significantly. Technically we had already paid the deposit, which means that's not legal, they cannot force us to pay the new price. During this time, they never took the house off the market, and the Sunday before we were supposed to move in, they listed the house as available on Zillow. Furthermore, they have the house inaccurately listed as a 3 bedroom, when it's a two bedroom and a formal dining room. Even 3 days before we were supposed to get the keys, they had not called us or attempted to communicate with us that they were going to enforce the raised rent. When we finally confronted them, they said they needed "to do what the owner asked," which means that they blatantly do not care about screwing over a family or doing something illegal. We ultimately decided to withdraw our deposit and ardently refuse to do any business with them in the future. read more

No stars! I rented with this property for over an year! This company is dishonest and out to get your money. It's a family run business so they never have any accountability! I had to take them to court and it was a nightmare. They presented pictures of other apartments flooring to try to get me to pay for new carpet. We didn't use shoes in our home so our carpet was in good condition . Always take pictures of everything... do the walk through with whoever from the office if they don't forget and document everything... have them acknowledge everything and sign off on it. I would never refer them or rent from them again! Save yourself money and headaches! read more

there really should be an option for 0 stars. My previous HOA property management was incredible and they had to do a changeover to HPK, and the way this company is ran is horrible. I dont know how they're in business. Lack of communication. Lack of responsiveness. 9306 PALM ST / BELLFLOWER This property management HPK is really dishonest and will keep your deposit. Since the moment I moved in I had issues. The place smelled like mold and I had The worst allergies.. Then the first day I use the washer the water pipe broke and got all my laundry room wet and my garage ceiling and they had to come to fix it more then twice. During all that mess the cheap vinyl floor got damaged because of all the water damage. I kept on calling and emailing the office about the bad smell and other problems but I would always got the same answer. WE DON'T KNOW call John. John, is the only person that can really give you a solution or rudely kick you out. No one in that agency knows anything. The problem is that John is never around. After living there for only 6 months ( TG I only signed a 6 month lease) They sent me a letter telling me all this bogus charges For cleaning the apartment after 6 month of me and my brother living there. Charging me $36 dls more after giving them $1800 deposit. I took pictures of every room before living because I knew this would happen. All the rules they have on the lease application are not enforced. They claimed it was a smoke free building, everyone there smoked weed all day all night. My place smelled like weed all the time. NO parking on the emergency lane. I always had issues coming out of my garage because everyone parked there. The dumpster area was always dirty and I don't think they ever cleaned the outside. The carpets are installed in a very uneven surface. The walls they cleverly use flat paint so they can charge you for painting after your leave. Worst place I have ever lived at. DON'T RENT WITH THIS PEOPLE. They are shady... really.. the building they rent are not taken care of. Make yourself a favor and don't deal with this property management. read more

Horrible company and horrible customer service. Door was broken couldn't get into my apartment. This management company should be ashamed of dealing with the public.. Called them several times over the last week about a house being available to rent and without fail every time they say it was. All the rest of the employees seemed shocked. One even said "Wow.. when were you going to update us?" Lady's response "Eventually" So they were just going to take our money for an application on an already tented house.. Wow.. read more

We hired John Mcgoff and the HPK team to assist our HOA. Their staff is rude and have done little to show that they have our best interests in mind. Most recently, we requested that John gather a couple of quotes to fix our intercom system. He came back with (which according to him was the lowest bid) a quote for $1,650.00 to repair our existing intercom and about $2,300.00 for a new system. After some very brief research and gathering the quotes myself, we were able to repair the intercom for $502.00. This is only one example of the overpriced bids we've received from HPK, I'm personally starting to believe they're increasing the bids in order to take more than their fair share. It works like this: Contractor bid = $1.00 then HPK presents the bid at $3.00 (instead of a fair $1.50 or $2.00) to the HOA. The work gets done. HPK pays the contractor his $1.00 and pockets $2.00 for "facilitation." .........Shame on you HPK. Additionally, John has been increasingly rude and condescending to a few of our homeowners; even going so far as trying to restrict a homeowner's voting rights by quoting a false CC&R rule. I'd highly recommend you not use HPK Property Management or JK Pratt Construction (John's other business). Apparently, I'm not the only one who feels this way. Considering the terrible reviews I read, I was pretty nervous about getting my security deposit back. I was surprised when I received it in full, the only time this has ever happened. I think it's because I documented in photos and in words and wrote a rather assertive letter stating such, and how I expected my deposit back. It could have also been because my unit was not cleaned, professionally or otherwise, when I moved in. Pluses are really cheap rent. I had a big 1 BR in Belmont Shore for $900. Nothing really broke while I was there, also a first. Usually there are problems with the plumbing and lighting, but I did not experience any of that. Cons: Staff was rather rude and did not address my concern at all when I had a termite infestation. One day I opened up my bathroom door and they were swarming out of the tub drain. I immediately called up, more out of concern for the damage they might due to the apartment, and was told "Yeah, we know, we are sending someone out." The person never showed up and when I called again, they said this person had been out and the management was working on it. As far as I know, no one came out, and the termites got bored and went back where they came from. I think "Meh" about covers my experience. They didn't try to screw me, but they didn't do much at all. read more

This should seriously have negative stars, cause HPK isThe worst.you have to literally harass to have someone come out to check out any damages or any requests you might have.our electrical outlets are old and Shut on and off,the carpet is old and a needs to be replaced(my wife had lived here with her parents previously and they paid to replace carpet out of pocket),cupboards and drawers falling apart, bathroom tile is peeling off I mean the list goes on and on.finally,JP stopped by,he said yea this looks pretty bad.this was over two months ago.now, according to Chris, whose a very disrespectful and rude person, said JP told her there's nothing wrong and we are exaggerating.seriously?why play games and act that way with people?how utterly pathetic and low this isn't how you treat tenants.i don't know who's lying, but it shouldn't come to this point where my wife is literally fuming after getting off the phone with them(particularly Chris).before,we dealt with cogburn realty and we never had a problem.but now that hpk merged and took over, utter failure. read more

The standards of HPK Property Management are definitely a five-star rating. John, Chris, sons and crew exceed all expectations. They are prompt to all requests weekday or weekend. Their professionalism far exceeds any property management I've dealt with in the past. Needed major electrical repairs done on a Sunday. John drove from PS to LA County same day of request, leaving his family event. Company who carried the part we needed was closed. However, John was able to get them to open due to the urgency of the repair, amazing! Highly recommend this family team of professionalism, kindness and promptness. read more

No Stars if I could! Who are they trying to kid? HPK is NOT a Property Management Company. Perhaps HPK Rent Collectors, would be a better name. Calls and emails go unanswered. Driving down to talk to them in person, gets you faked sympathy, but your problem doesn't get written down. It's goes in 1 ear, gets scrambled up in their brain and is dismissed pretty much immediately. Even as just rent collectors they are pretty inept. My check was credited to another tenants account, even though my name and address and unit # are clearly printed on my check. You would think that if 1 tenant paid rent twice, and the other tenant that is never late on rent hasn't paid...maybe something is up. Even after presenting my cancelled check, they wanted to see the back, to make sure it had the HPK stamp (which it did). No apology, no nothing. Thank God, that nightmare is over! read more

(Renter Beware) I went to view a apartment at 10123 Alondra Blvd. This complex was dump. They wanted $1400+ per month for a 1 br here way too much. There was trash and cigarette/black & mild's buds everywhere garages were falling apart over grown bushes on the side walk way of the building. Termites were eating through the wood on the garages wooden stairs and balconies of the units and all they did was put bondo on the spots that were being eaten by the termites. A exercise gym pad was put over the Jacuzzi, bbq grills do not work and door on laundry room was falling off. Unit 14 has a gas leak and you could smell gas as soon as you open the door. Entrance & car security gate was broken wide open for anyone to enter. The balcony wood boards felt weak best not to walk on them. The second unit we looked at had dirty carpet. Also this building was designed to have 2 parking spaces per unit but they will charge you extra for a parking space here what a scam. The placed this company showed us down the street was not much better it was smaller for more money too. What a waste of time! read more

I've tried to rent from this management since January. Each time I walked in I felt discriminated and racially profiled. I finally had the courage to apply for an apt. With all this Covid going on I was furloughed from my job and specifically asked if it would interfere. Chelsea, the young lady, stated it wouldn't. I asked again. She assured me. 2 weeks later I call to check status and finally get a response. She stated due to my unemployment, I don't qualify for any of their property. So they basically ran my credit knowing I was unemployed. They are extremely rude and treated me like I was a piece of shit!! NO STARS read more

My father in law has rented a unit in Bellflower for 35 years. He lost his wife (married for 60 years) in 2015. Still trying to adjust to life without her, HPK delivered a notice to vacate the property in 60 days. There was no reason given on the notice. My father in law went to the HPK office and was told that they would would like to remodel the unit and raise the rent by $600+ and did not want to accommodate my father in law while the renovations were under way. Their "only option" was to ask him to leave because the law states that they cannot raise the rent that much within such a short amount of time. Can you imagine asking an 81 year old man to move from his home...for what??? Nothing but greed. GREED. And there you have it. Please do not support such an agency. read more
