Our first inspection by Scott's was excellent. Extremely detailed & in depth. That's why we came…read moreback. The most recent one was a different story. The inspector seemed to gloss over many things & tried to downplay issues without evidence. We were called prior & told our inspector would take only two hours to finish an inspection that normally takes longer -- I think he glossed over many things as a result. Specifics we found after moving in that a visual inspection should have caught: * An interior door on the second floor with visible crack/damage from being forced. The report says interior doors were tested. This one isn't noted anywhere. * Mouse droppings under the kitchen sink -- a cabinet he opened & photographed -- & elsewhere in the home. No mention in the report. We now have an active rodent problem we didn't know about at closing. * The front door handle sticks & fights you when unlocking. Entry door locks & latches are explicitly listed as inspected in his own report. On top of that, three window coverings fell off the wall the first time we pulled the cords. Technically outside inspection scope -- but it speaks to the overall condition of a house we were told had basically nothing wrong with it. The in-person review made it worse. We were told there was basically nothing wrong with the house, & our questions were treated as an inconvenience. He seemed annoyed, arrogant & unkind. When asked, he explicitly said he didn't see evidence of mice -- verbally & on the report -- leading me to believe he was lazy & sped through it. Not characteristics of a great inspector. His own report lists 59 maintenance items & 8 repair recommendations -- so the verbal summary & the written report told two different stories. When I hire an inspector, I'm more impressed by people who are nit picky than forgiving. This is a huge purchase so I prefer someone who's kind, willing to take the time to make sure he doesn't miss anything at all & looks out for us. There are less expensive inspectors out there who are less forgiving than Scott's was this time around. I pay for anal retentive. That was not my experience. Worst of all? I asked for a refund & they flat out refused. It's possible they could do the same for you. I don't think we'll use Scott's ever again. I wouldn't recommend them & ESPECIALLY not Todd Brualdi for inspection services. I'm disappointed in Scott's leadership. Once upon a time, (in my opinion) it felt like a well ran firm that cared about their clients. That's not my opinion, anymore.

Buyers beware! He missed HUGE issues in our house and it was very detrimental and costly to us! We…read morewere moving to CO from out of state and used Paul (Lighthouse) for our inspection. We were counting on him to thoroughly inspect the home we were buying for any issue and we specifically shared with him that any previous leaks/water damage were a major concern for us. He missed an endless number of things in our house, but I'll just name a few major ones: There was a previous roof leak that caused actual mold in the attic. The mold remediation team said the moisture damage in the attic roof was quite apparent and there were also literal water spots on the interior ceiling at the time of inspection ....he missed it all! He also missed water damage around one of the interior windows in our family room. The entire window frame was warped and damaged and very visible...he completely missed it. The guest bathroom had a previous leak around the toilet, this was made clear by the staining around it on the floor, which he managed to miss in his initial inspection. We did call the toilet out because the damage was so apparent to us and so we asked him specifically to go back and look at it again. Upon his second inspection of that toilet, he did acknowledge there was water damage. How could a trained inspector miss such MAJOR and obvious issues?! I would never trust him with your home inspection. We have spent so much time worrying about the things he missed, not to mention how much it will cost to fix. He is not thorough and he will not take your concerns seriously and you will end up paying the price. Update: I read Paul's response and am sorry to see that he takes no ownership for his mistakes...one more reason not to use him. A few points of fact: 1) He claims he told our agent there was "previous moisture stains" in the attic, but yet what he sent to us in writing regarding his inspection of that portion of the attic was: "All other photos are from attics inspected today. Fiberglass Insulation averages about 10 to 12 inches thick. Attic appears to have appropriate attic ventilation. No major concerns were visible in these areas today.".....I'm supposed to believe he told my agent something different than what he told me directly in writing? I'm happy to share screenshots, Paul. He also doesn't explain how he missed the obvious water staining on the ceiling in the middle of the family room, which was how we ended up finding there was an issue. He missed it, we saw it, he is not thorough. 2) His excuse for missing the obvious water damage around the window was that he wrote in the report: "windows in the home may be original to the property and at or nearing the end of their useful life". Saying the windows may be original and may be near end of life is a heck of a lot different than saying a specific window has a specific issue that needs to be addressed. Paul missed an obvious issue with obvious damage, period. 3) We agree on this one, he did NOT note the obvious moisture damage around the toilet in our inspection and only went back and thoroughly inspected it based on our request. He admits that he then identified the damage. This is exactly what I said in my initial review. Once again, he missed it, we caught it, he is not thorough.
