**If you like to do your research this is worth the read.** I usually write reviews that are either for outstanding businesses, or complete failures. I wish I could say something positive about this company other than their on site model selections are superb. Houses are great looking and that's where it stops. After reading other reviews on this place I completely understand these complaints. 95% of the time I side with the company because some people lack common sense. I wish I had done more research prior to purchasing. The only reason I went through Vanderbuilt, was because a co-worker had a great experience. Must have been the one in a thousand. Hopefully this review will deter anyone from making the same mistake. For starters - Everything is hunky dory when they want or need money. Then when you have an issue arise, or a question, it takes a week up to a month to get a response. The organization of this company is horrendous. You sign papers and get told "Congratulations!" During the sales process everything is made out like it is simple. "Save money and hire your own contractors." What they don't tell you is it's nearly impossible to get bids on work with no house in place. And in return, they wont apply for a building permit until you have contractors. Then when you tell them just use the contractors they have so you can get a permit they want to charge $1000 to put their contractors back on. I was lucky enough to have this fee waived after explaining to the GM. Timelines are downplayed to the fullest extent. You are made aware of 90-120 days but are also told turn around times really aren't that bad. What they really need to do is start at 120 days. I was told by e-mail tentative delivery date was end of July 2023. I sent my septic permit and ATC May 20th. End of June I finally got an e-mail they were applying for a building permit. I didn't receive an e-mail that the building permit came until July 28th. Therefor delaying everything and work didn't starts until August 28th. Now lets get in to the contractors. Tony did the footers and actually showed up to do his work a long with plenty of help. He gets a 10/10. House was set and crews worked on the roof and taking braces out of the interior. Roof crew threw nails all over the yard ending up in peoples tires. Also beleive they cooked lunch in the yard and started their own burn pile? There are 4 or 5 places the shingles do not look correct. (Hoping this doesn't cause problems in the future.) However that will come up on the final walk through. A lot of contractors show up for a day and stay 3 hours and leave. Then you do not see them for weeks. They tried to take a second draw out during construction and luckily the bank sent someone to look at the work that was done. Or should I say not done. So they didn't get a full second draw because the work that was said to be done for the draw was incomplete. I will give credit where credit is due. The interior contractor Ray.... guy's a stud. He knows his stuff and works hard every day until the job is done. He also points out all flaws so you don't have to. Even the ones you don't notice. December 1st the new owners move in to our current house and the house will not be completed. I wasn't aware of this until 3 days before Thanksgiving when I was told "We're nowhere close to being done we still have a lot to do." I was under the impression their contractor for plumbing and electric would be finishing when he said he would be. Not the case. Showed up November 13th and hasn't been back since. December 5th will be the 90 day mark and now I have to figure out housing for myself, girlfriend, 3 month old daughter, and 3 dogs, and HOPE they are finished by 120 days their date being January 1st. When explaining this to Vanderbuilt I was told, and I quote "We've got 20 houses before you we can't just skip the line for you. We've got a lot of families that are trying to find housing, or are paying on houses they aren't in yet." I was a smart ass and said well I guess we'll just live in a tent. In which the response was, "We actually do have a large family living in a tent, we've got every story out there." I can't speak for everyone out there, but you'd think a company would actually have some compassion for all these families that are being put in tough spots. If I worked for Vanderbuilt it would not be a company I would take pride in. So if you're thinking about going through Vanderbuilt for your house tread VERY carefully. read more
