This company is the worst you could have deal with . Literally took over 4900.00 of my money for a house with mice,mold and mildew and told me they would let me out of the lease with first and last months rent. Mind you we haven't stayed there due to my baby got hand mouth and foot. Carpets were horrible. They do AI so the house looks great. Couldn't get in the house before I paid all the money due to grass to your thighs and broke tree from the storms. Mind you attic window is completely gone. Which you could not see from all the tree broken and grass. So all the storms we had. Water was going in the house. So she made it seem like it would be taken care of within a few days. We couldn't move in on the day we was supposed to and was charged for due to the filth. We have been in a air bnd for 8 days. So now we have to seek legal counsel. Make sure you take oi s of everything if you do move into their properties. Keep all your emails. They will keep there past your 3 days to get out of the lease and then they will mess over you. read more

This property management company is HORRIBLE! I lived in one of their homes for six years and took care of the place. I had pipes burst a couple of times, a fence fell down in the back yard, a water leak in a bathroom ceiling where the ceiling fell through and countless other problems. It was always difficult to get in touch with anyone. Their contractors did terrible repairs and I kept having to call for the same repairs to be fixed. It took 30-60 days to get repairs done, even with leaks, AC issues, etc. This company took my entire deposit when I moved out citing multiple issues but would never give me an itemized list of what they "fixed". A few weeks later I saw the home posted for lease again with a brand new kitchen, appliances, etc. and other upgrades to the home. They also charge extra fees on top of rent for a bunch of nonsense. read more

Houston area - I lived in a Home River Group managed property for four years. The issues were endless -- maintenance problems, lack of response from property manager, unprofessional conduct, and refusal to directly deal with the tenant with a concern and direction to speak to the neighbors instead. Upon move-out, I am continuing to deal with the incompetent and unprofessional property manager Michelle O. in the Houston market. I am so glad to not live under the negligent "care" of HRG any longer, and I look forward to the day when these issues are resolved. UPDATE: HRG paid me to move out and it took them 50 days to resolve the account and send me what was owed me. Michelle Oxendine in the Houston market specifically belittled my job, was slow in her communication, and did not follow through on her job as a property manager until I mentioned that I would take HRG to small claims court if our issues continued to be unresolved. read more

After selling our home and renting until we buy a new home in a new location, I thought there would be less stress, WRONG! If you put in a request for repair/service no one shows up/or they show up days/weeks later rather at the requested time the company makes you jump thru hoops to select date and times in their system. There is no communication between their departments. From day one trying to also show proof of our tenant homeowners insurance, it was also crazy trying to provide proof of your insurance. RENTERS BEWARE HomeRiver Group (AURORA Community) I am writing this review to express my extreme frustration and disappointment with the ongoing lack of professionalism, communication, and follow-through regarding the unresolved plumbing issues in this home. Despite submitting multiple work orders since May, these serious problems have not been fixed, and the conditions in my home have continued to worsen. Over the past several months, I have consistently experienced low water pressure, little to no hot water, and now sediment coming from the guest bathroom tub faucet, causing water to back up in the tub. These are basic, essential functions of a home, and the inability to use them safely or comfortably is completely unacceptable. I have submitted numerous photos and videos documenting these issues, including images of my water heater. The plumber from Lulu Plumbing also recorded his own photos and videos during his visit. Every licensed plumber or maintenance technician who has entered the home has confirmed that these issues are plumbing-related and require immediate escalation to management. Yet, each time, my work orders are closed as "completed" with no repairs performed. Additionally: * A previous maintenance visit resulted in the kitchen faucet being installed incorrectly. A later technician confirmed it was improper, but he couldn't fix it because it wasn't listed on his work order. He stated he would notify management, yet the work order was once again closed without repair. * The most recent Lulu Plumbing technician explained that my extremely low water pressure, combined with my electric water heater, is likely preventing proper heating in the kitchen and master bathroom. He confirmed the issue is plumbing-related, contacted his supervisor, and advised escalation--yet the work order was still closed with no follow-up. Once again, a licensed professional has confirmed all the plumbing issues I have been reporting for months. Despite my repeated communication, these problems continue to be overlooked or minimized. (Keep in mind that these are their VENDORS that they are sending out) Professional Findings (Provided by Licensed Plumber) Issue Summary: * Water pressure is poor throughout all bathrooms and the kitchen. * Faucets are experiencing sediment buildup, causing decreased pressure. * Low pressure is preventing the hot water heater from activating properly. * Aerators have been cleaned, but the kitchen sink hose is clogged. Required Actions: 1. Replace the kitchen faucet. 2. Install a new aerator in the master bathroom. 3. Replace the shower head in the guest bathroom. 4. Install a whole-house water filtration system. 5. Flush the water heater to remove sediment buildup. Additional Notes: * All sediment lines and hoses must be cleared during installation. * Water pressure should be tested after each repair to confirm resolution. These findings match everything I have been reporting for months, yet management continues to ignore professional recommendations and close work orders without performing the necessary repairs (keep in mind these are their VENDORS that they are sending out). To make matters worse, I was scheduled to host Thanksgiving, but due to these ongoing plumbing failures, I am no longer able to do so. This situation has directly impacted my plans, my comfort, and my quality of life. This level of service is unacceptable. The lack of resolution, communication, and accountability from management has been extremely disappointing. I strongly urge management to finally take accountability and address these long-standing issues. We are going into the 2nd week of rain with two holes in the roof. I notified meld right away when the first vent got ripped off from the storm and they told me to turn off the water. I can't turn off the rain. There is no sense of urgency with this company. I sent photos of the holes and all the rain coming in. I told them they needed to bring dehumidifiers because of the rain. And the ceiling is coming apart. Because no one give a crap about the tennents. There should be a emergency plan put in place for this kind of situation. I do understand I'm not the only tenant but you could have sent somebody to put a tarp on until they got it fixed. Do not rent from this company they don't care about the tennents. STAY AWAY!!! First of all your property manager will change like 500X. It started the day we were to move in. My sister was 9 months pregnant & actually had the baby the next day. We were told the keys would be in a box, etc etc. Our movers got there in the evening & there were no keys. Imaging the frustration at 7pm. The person I had been communicating with all week was suddenly replaced. That was the first of 500 property managers. Moving on, The renting experience was not great but the worse part was moving out. They set a different date and charge for my move out. I took very good care of the home, hired professional services and paid over $600 to get it professionally cleaned, etc. No damages on the wall except normal photo marks, etc, however even after paying the extra dates they charged when I had already moved out, they added charges of like $200, for cleaning, charges for repainting the wall, charges for lawn care (mind you it was in the winter & throughout the year I had someone taking care of the lawn 2x a month) , etc. I provided my receipts for cleaning & asked them which professional service they found to clean a 4 bedroom , 3 floor home for $200. They charge you for getting the house move in ready for the next customer. As soon as we moved out, they listed the home for $600 less than what we had paid for 2yrs. But the worse part is that they won't refund the botched security check. It is a rug of war to get it back....even the half. 2 months out & still no check. OWNERS BEWARE!! We had 'One Prpoerty Management' managing our Dallas property for 17 years without any problems. Since the 'Home River Group' bought out 'One Property' we have had nothing but problems. We have suffered outrageous costs against our one single family that they managed. Over the past twelve months they charges us $6,940 in management and miscelaneous charges. Our rent was only $1,750 per month. When you add in insurance and taxes we made only $336 for the entire year! We just received about half the monies they owed us after we had cancelled their service on January 14, 2025- four months later! Then when we had an emergent maintenance problem, flooding, the emergency maintenance line was an outsourced line to someone not local. They proceeded to take 4 days to fix the flooding in our apartment. They could give us no communication as to when it would be fixed and stop damaging our belongings. I think they didn't want to pay for a plumber on the weekend. Weird, I thought they were "Missoula's premier property management". More like "Missoula's most brain dead property manager: Sheila Parker". Sheila is so dense light bends around her. Maybe she should find a second job renting her head out on weekends as a speed bump, would be so much more useful!! ZERO STARS!!!!!!!!!!! This company did nothing they said they were going to do prior to our move in date. That includes clean the property and cut the grass. We showed up to a filthy house with grass waist high. I have spent so much time trying to get them to clean and repair this place it's ridiculous. They refuse to allow us to speak to the owners who should know they are doing a terrible job managing this property. Previous residents had a dog and they never knew. House had not been treated for pests. Lizard feces on garage walls I'm told is an as-is condition. There's a muffler in the attic and all kinds of other crap they say is ok to stay there. The pantry smelled like piss. Dog feces left on the porch. They send the worst vendors (except Premier, thanks Emilio and Marco). This is a nightmare. I am an owner of 3 properties managed by HomeRiver. I can say that they have gone downhill since they were OneProp and since acquired by HomeRiver. As an owner I expect a quick turnover of my properties when a vacancy occurs. All I can say is that it took 5 weeks to finally get a cleaning crew out there and they never even trimmed or cleaned the front. The curb appeal was non-existent. I couldn't figure out why people weren't even looking at the unit. It was like talking to a wall with them. They defended their inactivity as if 5 weeks make ready was swift. This was a property that needed just minor fix up. They normally choose vendors that charge high fees, like $1700 for touch up paint, $100 to change 4 light bulbs. If they treat owners that way I can only imagine they ignore tenants as well. Save yourself a lot of money and find another property management firm or as a tenant do not rent a property managed by HomeRiver. read more

Do not rent. They add hidden fees at it takes several months to get any help as they always need to 'ask a senior coordinator' but the senior coordinator seems to never come. I had an hoa fine for a dead tree that was there when I moved in & I couldn't get a copy of the hoa bylaws to fix it & kept getting changed, when I told the property management they said they'd have to discuss with the senior coordinators & I was still being fined while waiting. Refused to give me any options to replace the tree per the hoa guidelines or send them to me. Terrible company, do not rent from them. Waste of my money & time. I signed up with the Home River Group in Arizona to be my Property Management Company. I will Never Sign Up with them Again! I had to replace my Dishwasher right before leaving Arizona for 5 months. my Property Manager was great getting a Great Company to install the new dishwasher into my condo. The Charge for the Installation was $250.00. No Problem. I talked to my Property Manager and she assured me it was paid. A little over 4 months later I found out that Home River Group was still billing me for this charge. come to find out I was suppose to put the money in a portal that I didn't know about. Home River Group failed to explain this to me and Nobody let me know it had been 4 months and it wasn't paid yet. I did get ahold of the installer and since then it has been paid by me! My next complaint of Home River Group is I get a call from my Property Manager stating someone broke into my Condo and it looked like the person laid on top of my bedspread and pillow and it stink and was very dirty. She and I agreed it must have been a Homeless person. She told me it was so bad that she was going to get me a new bedspread. OK. About 3 months later, since Home River failed to get me a renter for my Condo, I told my Property Manager that my Sister and my Brother In Law wanted to stay at my Condo a couple of days. She Agreed to this. When my Sister and Brother In Law got there they called me and said my Bedspread had a Huge Nasty Stain right in the middle of it and the Pillowcase wad dirty. Oh My Gosh! My sister Sprayed the heck out of my Bedspread and put it into the washer. The Bedspread and Pillowcase came out clean. I could Not Believe my Property Manager put that dirty Bedspread and Pillowcase back on my bed!! Disgusting! Home River Group never did get us one renter! Worst company ever. Could go on a rant of everything they've done to me. Tony was our property manager and he was a complete jerk. Also they required a deposit even though the house wasn't finished on the inside. Well they got our deposit and wouldn't let us see the inside. When it got time to move in, they sold this house to Darwin homes 2-3 DAYS before our move in date and they never warned or told us. And they wouldn't give us the key lock box combination! We are finally settled in the house with Darwin and they're not much better but HomeRiver is the worst. That company is a big liability. read more

Worst experience in my life renting from this company! I want everyone that is looking to rent a home to avoid using them. The customer service is horrible, they can't communicate well, and you get no resolutions on the time they claim. They have keyboard warrior managers that talk a big game, but don't ever call back with an answer, they charge you late fees on payments made. They bounce your checks on rent payments. I found out from a previous tenant that they did it to them so the late fees accumulate so they make more money. You could have $1200 rent payment and $4000 in your bank account and they will still return your check so they can charge more in late fees. Also, since I'm in the city of Phoenix, the city requires landlord signatures to transfer water utilities to your name, but HRG is actually NOT AUTHORIZED to sign as a legal landlord......hmmmmm. read more

I was absolutely in shock and amazed that this company would even offer up a home with so many safety and code violations. I am almost certain it is absolutely illegal to rent a home in this condition. Exposed wiring inside and outside of the home, lack of GFCI protection on the exposed wiring in garage and outside, which is where most people are killed, No GFCI protection in the kitchen, the garage was absolutely filled with exposed wiring just stapled to the wall randomly and poking through the ceiling. Lack of smoke detectors in required locations. These are just the items I noticeably saw during the 10 minutes that I was in there. read more

I rented from 5/24 to 5/25. The entire experience was a nightmare. The Property Manager Selena Norris was a complete and absolute terror and argumentative. Her version of a conversation is when she is done speaking there is nothing else to talk about. I personally she was profiting from the fees as to why she was so apt to not reduce or eliminate them. When I moved in I asked why the grass was not cut, the home not cleaned, the trees not trimmed and the garage door not working. Her reply was that all of that was done and I needed to replace the battery myself. I di that and when we moved out we cleaned the home spotless, yet I was charged a cleaning fee, replacement for bulbs, the battery in the garage door remote at $150. It was originally $450. When I complained it dropped to $150 because as she stated they had to wipe down the counters. I had HOA violations that they didnt tell me about or warn me beforhand. Ihad to pay $250 to get the tees trimmed when they were not trimmed initially. I would avoid renting from them unless you get them to personally walk through the home in the beginning with you and then walk through with you when you move out. They will use old pictures of the place to justify fees or add pictures of things that are reasonably expected wear and tear to reduce your deposit. Not a good company to deal with. read more

Renewed my lease through Home River Group, was under another owner whom sold to home river group. IT has been a nightmare! All kind of junk fees, you can't never talk to someone local about issues. Through the few storms that we've had reaching out for maintenance was a Joke!!! From trees dow, to broken AC units it was Unacceptable! They work on there terms if the prices is negotiable for them.. our fence was broken for 2 months before someone through Meld or whom ever this third party is... Ac unit blow out, again no one and it was in the high 90's in Houston Texas!! No concerns for their residents. We had to pay out of pocket repairs! Do not trust these people. They lie, they switch documents out in your lease signings, they are 100% dishonest. There is a reason they do not have a review section activated people. Avoid!! They sent me over my lease renewal and said that there was a new required "resident benefit package" and that it would include renters insurance. When I got my bill for the 1st month on the renewal though they had on there a separate renters insurance fee. They then tried to claim that the benefit package does not include the renters insurance. When I presented the original documentation they stopped responding. They fee you to DEATH. currently paying $240 in extra fees on top of my rent. things like 2 renters insurances that wont cover anything of mine, all proceeds to owner. administration fees, it cost a fee of $40 just to be allowed to pay your rent, a fee because they have electric locks no one wants and hardly ever works, a monthly dog fee in addition to the pet deposit. just endless amounts of fees. read more

Then after a laundry list of item to check off before leaving they put the house back on the rental market . They said it was ( unfortunate). If I could give this company 0 stars, I would. I rented a home from this organization several years back, and it was hell just trying to get them to fix anything in the house. For instance, I had overgrown trees that were not only overtaking the property but also that of my neighbors. The neighbors complained to me about the trees, about which I would later complain to my property manager. After years of back and forth and letting the property manager, Anthony Mason, know that the branches were scraping the roof and windows loudly...nothing!! One morning after a good old Texas storm blew through, guess what...the tree came down on not only my house but also that of the neighbors. I called the property manager and informed them of what just transpired. They called some workers out to cut the portion of the tree that was on the neighbor's home. I overheard the guy explaining to management that he could not leave the rest like it was, as there were huge branches just dangling, and he was not willing to put his company on the line for not doing proper work. He went ahead and took the other portion of the tree that was no longer connected and cut it down. So now I have this huge tree that has been cut down, and now guess what!!! It is a city violation to have a tree of that size blocking the entire sidewalk. Another battle ensued. I had issues with the gas plumbing and issues with gas leaks in the house. Atmos Energy stated that the property needed to have the lines fixed, as there was a bent line out back...never addressed the issue. I also had problems with plumbing where my front lawn would flood with sewer backing up in the front yard and into my neighbor's yard. They would not come out and fix the issue. I called the City of Dallas and asked them to come out to inspect the issue. The City of Dallas reported that because of the massive trees, the roots have pierced the plumbing. They never addressed the issue. I moved out of the home in 2022 due to them constantly going up on the rent and not making fixes to the home. There were so many issues that went unaddressed and ignored by them, but they wanted to charge me at move-out for things they should have done. They charged me for everything! Even things that were broken before I moved in, they never fixed, like garage door openers that were never provided to me when I moved in, and so much more. I was in the home for 10 years, and I did my best to keep my end of the rental agreement up. They attempted to keep my entire deposit. Absolutely NOT! I took them to court and won my case. Here we are a month later, and guess what?! They still have not paid me what was ordered for them to pay. So, I guess I will have to take them BACK to court and hold them in contempt and use all the tools necessary to collect what has been ordered for them to pay me. To anyone considering renting a home that is managed by them, be sure to keep every single phone conversation and every single work order, and if you can, try to demand a physical walk-through upon move-out. read more

They will lie to you about the lease and the fact that they have a Residence Benefit Package to assist with helping you get acclimated to the area. I'm stuck with an early termination fee for security services that they recommended and utilized my personal information to setup. Again, recommend you establishing your own utilities, from electric, water/trash, cable, internet and if you want security yourself so that you are aware of what you or signing yourself up for in the future. read more

My landlord sold the rental I live in to this company without informing me. Home River says they don't have my August rent, old landlord says Home River does have it. I have gotten past due notices every day since 8/8/24. I've talked to Home River 2x and they still don't have it. Sent me a notice today about September rent. Worse management company EVER! They allowed 4 people to view the home with damaged carpet before telling us they need to change it because the viewers all complained about the carpet, so we paid to have it changed. They only changed the bedrooms not the living room and we where charged for the living room as well. Sean kept giving me some lame excuse why the carpet was not changed, even tho that was the main reason the home couldnt be rented. Then squatters entered my home under their watch because they were not going by weekly as they were suppose to. Sean then had the audacity to ask if we wanted to rent to the squatters! These people were in my property 5 months. They trashed the floors, bathroom and kitchen. There was no sense of urgency to have repairs done after the squatters were evicted. Sean was never for us as property owners and always just making up answers. His manager Anthony was just as bad. I sent him an email asking for a call in regards to my property manager and he replied referring me to the property manager not even asking what my concerns were. I moved in on record with the property, not up to date. Issues after issues... Every time I call my property manager Vanessa, who NEVER answers the phone who always sends the call to voicemail. Who always puts the lowest budget possible in for things to get fixed. I get Minimal effort from this woman, It is sad that I just came back from deployment. I am so sorry there is not a "no star" category. All we can say is if you are renting a home, look and see who the property management company is and if it says HomeRiver Group ANYWHERE, run. Just do not rent from them. They are horrible at communicating with clients, have additional charges they add on for ridiculous items, it takes weeks to get them to have someone come out for any repair issues you have and normally, if you DO contact them about a repair issue, you just won't hear back from them. Don't forget the notices you'll receive that you haven't paid your utility bill and they ask you for more money. Twice in a 2-month period of time we had to email our receipt and line item from our bank to show them we paid it. But, we DID receive a notice that HomeRiver was three months behind in utilities regarding the home we rented from them. They are driven by money, have no customer service skills at all, and once you do move out, will send you a closing statement with ridiculous charges, and then try to add on that YOU owe THEM. Oh yeah, don't forget the filthy home you will get to move in. Our oven was disgusting yet they showed pictures (probably a stock photo) of a beautiful oven. Despite us having to clean the kitchen counters, appliances, sweep and mop floors, vacuum carpets and clean up glass, yes glass, from the master bathroom, they're charging us a cleaning fee. We were going to just leave the house as-is but we are not that way. We cleaned it up but still they charged us. We rented from them in AL but they are nationwide so just beware.
